The Update Group Board is responsible for leadership and setting the strategic direction of the Group, reviewing management performance, and to ensure compliance with all policies and best practices. What We Do
Our expertise in multi-disciplinary building services covers three main sectors: Commercial, Hospitality and Industrial, and three project types: Buildings, Fit-Out, and Infrastructure. Our combined sector experience totals over 7 million sq ft of commercial office space, 5,000 hotel beds, and $300 million+ of industrial and manufacturing facilities.
Buildings Over the last decade, we have completed multiple new builds and major renovation projects across three continents, for both public and private sector clients. Our proven track record covers a wide range of sectors and includes hotels, office developments, R&D centres, sports arenas and retail malls. As we build up knowledge of the project requirements we will guarantee the cost of the MEP works. We manage the coordination of the entire MEP package and bring ISO management processes to local supply chain partners on large scale projects. Throughout the project we apply a continuous QA/QC process, and provide project reporting at all stages. Where required we actively participate in design development workshops to ensure best value and design suitability.

A properly commissioned building runs efficiently without wasting costly utilities. Prior to handover we prepare a detailed commissioning plan and monitor and validate the results on an ongoing basis.
Fit-Out Our fit-out track record ranges in scale from an 80,000 sq m office campus for Santander to the high-quality finishes and attention to detail required for a retail store for Apple. Project Profile
Work is well under way to build Santander UK’s landmark new workplace in Milton Keynes. Procured by Osborne+Co for Santander and designed by LOM, Unity Place will be a centre for digital banking innovation and will incorporate a range of community facilities.
Designed to achieve a WELL ‘Gold’ certification, this vibrant new workplace will nurture collaboration and support staff health and wellbeing. It has also been conceived to help attract the next generation of talent who will drive the banking sector in the future.
With a total construction area of 800,000 sq ft and over 550,000 sq ft of commercial office space, this will be one of the largest office developments to be completed in the UK over the next few years outside London.
The scheme will be the focal point for Santander’s UK business and the local community. It includes coworking space for small businesses and start-ups. The public will be encouraged to use its facilities including an ‘urban market’, retail outlets, health facilities including a gym, yoga and consultation spaces, community hall and auditorium. There is also a rooftop running track and café and restaurant with terrace.
Unity Place will bring together Santander’s 6,000 employees who are currently spread across four sites in Milton Keynes.

Turning challenges into solutions The Unity Place project was resourced by our skilled project team. During the planning and procurement phase, key design objectives and detailed co-ordinated construction procedures were identified and agreed with the client Santander. The bank had particular timeframes that needed to be adhered to. The Covid-19 pandemic led to a unique set of circumstances that arrived during this project. Challenges needed to be turned to solutions. Long lead plant procurement was prioritised and earlier end user sign off was sought as global supply chain delays began. Solutions were managed to allow for new work practices and Covid regulations. Output was maximised from available manpower resources to facilitate the changes. Off-site manufacturing of mechanical pipework was closely managed as it was dependent on the construction schedule. The experience of our programme management and design teams successfully steered this project through this unprecedented era.

The smart approach to building management
From the project outset, Santander knew that technology would be a vital component in this state-of-the-art building. Unity Place will be an intelligent Smart Building facility that will set the benchmark for other such institutions, as one of Europe’s most technologically advanced office buildings. But it is not just the occupants who will benefit from these smart features. A key benefit of a smart building is its improved sustainability and a reduced carbon footprint.

Our mindset is to add value to a project from pre-construction through to project delivery by adopting the following plan of work.
The best time to start thinking about the building services requirements of your project, is at the same time as your outline brief is being developed. The MEP scope is usually the largest package after construction, up to 25% of total cost on some projects, so getting this right from the outset should be near the top of your list of critical factors.
Once appointed, we will work closely with the construction consultants and MEP design team to define the Project Brief. This will involve an indepth study of the client objectives and planned demands on the building services.
Where design responsibility needs to be maintained, we actively participate in workshops and provide input in areas such as technical, sustainability, cost and buildability.
These principles are a culmination of over 30 years in the industry, and are regularly appraised against changing trends and international benchmarks.

Having established a target cost, the path becomes clearer.
As soon as the design & cost review process is completed our construction team issue a project schedule or programme. Critical path factors and procurement requirements are identified
At this stage our construction delivery team are fully in place and engaged, working alongside our pre-construction team. This allows us to hit the ground running and ensure meaningful coordination of the MEP works with ongoing QA/ QC reviews, all while maintaining the maximum efficiencies of the construction programme.
Always with one eye on the commissioning requirements we will develop a Commissioning Plan from the beginning. This plan starts with the preparation of commissioning scripts per system so we can get the agreed buy in from all project stakeholders.
Following handover, our contract is still active for a further 12 months.
If the system performance and design intent has been sufficiently identified, we have the experience and skill set to take ownership of the design and carry it through to the construction and implementation.
Our supply chain procurement schedules will be issued simultaneously when final scope is clarified.
It is important to stress that during this phase cost models are continuously updated to reflect the status of the design. Without these updates it is difficult to gauge on whether value for money is being achieved.
We issue regular project reports advising on procurement, supply chain performance, design status, financial and critical factors to ensure all stakeholders stay informed.
This follows through with detailed system commissioning work plans. We also set out the validation and handover processes so everyone knows what to expect.

Project Profile
No 2 Triton Square is the UK headquarters of Spanish banking giant Santander. This facility extends to over 200,000 sq ft over seven levels. Together with Osborne + Co we are presently engaged in the multi-phased refit of the entire building on a Design & Build basis. Being a live working environment means there are a number of project complexities. The core challenge is ensuring continuity of the existing MEP systems to allow the executive and trading floor functions with critical systems support to continue to operate. Not forgetting that this building is in one of central London’s busiest districts makes the logistical planning and resources management a vital factor. For Update Group, the project includes a change out of the entire Mechanical & Electrical plant infrastructure, and all new sustainable redesigned layouts across levels 2 - 6 of the building. As we are responsible for the MEP design, our delivery team worked closely with Santander, Osborne + Co and the project Architects LOM, to ensure this fast track project meets the future needs of the Bank into the coming decades.

Project Profile
Central Plaza Dublin The new Central Plaza development was the former home to the Central Bank of Ireland. This iconic building, designed by Sam Stephenson in the 1970’s, is truly one of the few buildings that identifies itself with Dublin. This unique redeveloped structure is now home to WeWork as well as new restaurants and retail offerings. The addition of the hospitality rooftop venue with its 360-degree view terrace crowns off this famous building. The overall area of the development is 21,500 sq m, with a mix of commercial, retail and food & beverage space.
Our Scope We were responsible for all electrical works elements, which included new electrical infrastructure with security and fire safety systems. A new outside lighting installation was constructed, incorporating the latest ideas and features to enhance the structure and open up the new plaza area.

Dupont Singapore Located in the Biopolis district in Singapore, a centre for international research and development in the biomedical science industries. Comprising 180,000 sq ft of office space servicing their sectors in agriculture, nutrition, bio-based industrials and advanced materials development. This unique facility mixes office space with cleanroom standard research laboratories in their lines of health and nutrition product development.

Kerry Foods Singapore Singapore is proud of its reputation as South East Asia’s leading food and nutrition hub. Kerry Foods were among the first ingredient companies to establish a presence in the region. They have recently expanded their flavours and ingredients business with the development of a 40,000 sq ft facility at Biopolis, an international research and development centre for biomedical sciences in Singapore.
The Campus Cherrywood Ireland A development by Spear Street Capital located in South Dublin County. This project consists of two new Grade A commercial buildings known as blocks F1 and F2, totalling 150,0000 sq ft of office space. These two new commercial office buildings are located in the Cherrywood town centre development by Hines, and is Dublin’s largest mixed-use location.
Update Group were responsible for the complete mechanical and electrical installations. Some of the specialist systems include a chemical fume extract system, a compressed air system, speciality gas installations and process water installations.

Project Profile
On a 15-acre site previously owned by the Guyana Sugar Corporation, ExxonMobil are building their new office campus to support their operations division.
The facility includes a full standby generation system, a waste water treatment plant and full site-wide infrastructure works.
Technology The primary function of the development is as an office facility to support its off-shore oil exploration business. The project has a total floor area of approximately 120,000 sq ft plus surface parking.
To provide shade for all vehicles in the car park, a solar panel car shading system and supporting structures will be installed, generating 1.4MW of electricity.
The project includes a full end user fitout with a strong emphasis on security, fire protection and detection systems.

Building services contracts can be incredibly complex, so it is imperative that project reporting is as clear, comprehensive and accurate as possible. Producing a high-level overview that offers the critical data the project generates in a simple, easy-to-use format provides a window into what’s happening and what to do about it for the entire team.
On all our major projects we designate a dedicated Project Reporting Manager. The role has overall responsibility for coordinating with the various stakeholders covering all core aspects including programme, procurement, health & safety, and critical issues management.
These status updates are then compiled into an integrated report, and submitted on a monthly basis. Our reporting process and structure has been developed across a wide range of diverse projects and has a base template which can be customised to the unique requirements of your project.

Why is project reporting so critical? Sample report extracts
Project reporting is important so that progress can be monitored, and helps predict and deal with any issues and potential risks. It also includes an evaluation of the quality of work performed, and provides the client with all relevant feedback and a snapshot of what is happening on site. How do you ensure your reports are as accurate as they can be? Each member of the team is responsible for a section, where they have to give a summary of what occurred during the month in question; so if I am informing on submittals, for example, I include in the report an updated tracker of the submittals showing which were submitted and its current status and revisions, a dash board summarizing all this information and a chart comparing its progress. If there is a critical item that needs to be highlighted, this is passed to the Senior Project Manager, responsible for the ‘Critical Items’ section. An Executive Summary is written by the Commercial Director after all sections are complete. Every referenced document or tracker that is not usually part of the report is added as an addendum. Project Profile
The Royal Academy of Dance recently moved from their previous location in Battersea to their new purpose-built global headquarters, one mile away on York Road. The state-of-the-art space includes seven full-size dance studios, a studio theatre (seating 193) with a full lighting rig and sound desk to be used for both RAD and community partner performances, two cafes, a specialist dance library and a large welcoming reception space that will be used to host exhibitions and events.

There are extensive ELV systems installations which required specific detailed planning during the design and commissioning phases. In order to facilitate the increasing popularity of Bermuda as a destination, a public private partnership project between the Bermudian Government, Skyport and Aecon Group was initiated to construct this new 280,000 sq ft terminal. The building was designed to be a state-ofthe-art terminal to reflect Bermuda’s growing status as a destination and to transit up to four million passengers per year.
The design brings Bermuda’s airport into line with other major modern airports in terms of passenger comfort, facilities and ease of arrival and departure. Modern lounges and passenger boarding bridges will enhance the passenger experience, while immigration and security have been streamlined. In addition, the whole project is geared towards sustainability and crucially, the new building has been designed to minimise the effect of extreme weather conditions.

Our scope on the project included the entire mechanical, electrical, fire protection, IT and security systems. Update Group worked closely with Aecon in the development of the design into the detailed and coordinated install which was ORAT-compliant (Operational Readiness and Testing). Our scope also included the infrastructure packages for the MV network and storm drainage systems, as well as standby generation and full load UPS support. Update Group is especially proud to be associated with a project that is creating something special for Bermuda and its people.
Technology Within the overall IT systems we had responsibility for the Airport Information Management systems. This included the: • turnkey install of the flight and gate display systems • automated check-in kiosks • all airline check-in desks, bag drop and integration with the baggage handling systems • automated entry passport kiosks • fit-out of US Customs and Border Protection areas • management of the entire access control and analytic CCTV install.

What aspect of your role do you enjoy most? As a Director of the business, my role is wide and varied. However, one of my most important roles is leading our PreConstruction team. I work closely with our estimation and engineering teams to ensure our bids are both competitive and prepared to the highest standard. What are the key challenges faced by Quantity Surveyors on a day to day basis? One of the key challenges is management of time – tendering, estimating, preconstruction proposals, contracts, insurance, tender docs, payment applications, variations, procurement, programme – the list goes on. Quantity Surveyors must also maintain accurate records and ensure that all aspects of the construction process are managed from inception to completion.
Provide an example of a project where the QS-related skills/experience of Update Group really made a difference to a successful project outcome. Bermuda Airport – our ability to negotiate with a supply chain whose expectations far exceeded “normal” market rates, based on our industry knowledge and detailed estimation proved to be a “game changer”. This ensured our client could contract with us at fair market rates and obtain the benefits of UG taking the risk in relation to procurement and engagement with local trade specialists and the supply chain. How has the world of QS changed since you started your career? I would say the world of the QS has changed significantly since I started in the year 2000. Primarily, I’ve witnessed a shift in responsibilities away from the Design team on to the Main and Sub Contractors. This has been borne out in countless bespoke contracts. The “old” days of the standard
RIAI, GDLA, JCT contracts, with simple collateral warranties, are no longer seen in my experience. As an MEP subcontractor now, I personally feel the weight of responsibility has shifted too much and some realignment is needed back towards the Design team. How does QS differ between the various UG locations? The fundamentals are very much the same. However, I would say the greatest challenge comes from the need to adapt to different cultural expectations in relation to contracting. UG are always mindful of this and ensure we respect each and every client, contractor, tradesperson, engineer and the like from wherever they may hail from. Do you prefer being office or site based? I would have to say I am 50/50 on this one. In relation to being productive, nothing beats the office where we have created a fantastic environment to collaborate with colleagues
in our newly refurbished head office in Dublin. I also enjoy visiting sites to see projects come to life and nothing beats the feeling of achieving handover on projects and receiving positive feedback from our clients. Describe working at Update Group in three words. Challenging, Fast-paced, Rewarding. What is the best piece of advice you have ever been given? The three most important things in construction are “Records, records, records!” What is your favourite quote? “Be yourself, everyone else is already taken” – Oscar Wilde When I’m not working, I’m… Spending time with family, running or travelling!

A project by Range Developments this new resort property consists of 78 rooms and 48 suites. The hotel is located on the southern tip of St Kitts & Nevis at Christophe Harbour. The overall development comprises an arrivals area, spa, back of house building and various bar and restaurant facilities totalling 300,000 sq ft.
Our Scope We completed the two-megawatt MV site-wide electrical infrastructure with N+1 standby power generation, together with the entire guest room mechanical HVAC systems and public lighting.

A development by Accor Hotels Group, this property consists of three adjoining towers, one of which is 70 storeys, totalling over 2,000 rooms. The upgrade works for the entire property were on a phased basis over a four-year timeframe.
In partnership with Grove Developments we completed the renovation of the 821-bed Gatwick Hilton Hotel South Terminal for Arora Group.
This new hotel by Seraphine Hotel Group and operated by Hampton by Hilton, is a 280-room property located adjacent to the Four Courts in Dublin City Centre.
Update Group completed the replacement of the mechanical infrastructure systems in the Swissȏtel building, as well as the mechanical cooling upgrade in the Fairmont towers.
Update Group understand the operational requirements of all buildings we work in. Regular stakeholder meetings are scheduled to maintain constant communication throughout all stages of the project.
Over the last decade we have completed more than 30 hotel newbuilds / renovation projects.
Working in live environments Update Group delivered all the building services to this project on a Design and Build basis. A busy and bustling location, it presented challenges in terms of contraction logistics and managing the works safely.
Communication is key to working in live environments. Careful planning and programming of any works and keeping the project stakeholders fully informed ensures a cohesive and safe working environment. We have established processes, procedures and management systems tailored towards a proactive zero accident policy, coupled with minimal disruption to operations. 37
Bishop Square Dublin A development by Hines Real Estate Ireland. The works enlarged this 180,000 sq ft property by an additional 30,000 sq ft of commercial space. The scope sees the construction of additional space to the existing 4th and 5th floors and adding an entire penthouse level.

National Indoor Arena Dublin A project by Sports Council Ireland. The arena extends to over 400,000 sq ft of multipurpose high performance training facilities catering for up to 26 individual sports. The main facilities include a 200m six-lane running track with viewing capacity for over 4,000 spectators. Update Group were appointed as M&E Contractor. Programme duration was 18 months.
Apple Singapore The second Apple store in Singapore opened at Jewel Changi Airport in July 2019. Our scope included the mechanical, electrical, fire protection and extra low voltage systems. A diligent and robust testing and commissioning plan ensured the project was handed over defect free, on time and within budget.
