Life happens. It is actually the perfect mantra or philosophy for living ... especially post pandemic. Perhaps it was always the way we should have been moving through life, pivoting and evolving with the moment / the situation / the circumstance. Based on this issue’s series article, it seems like folks buying and selling in the high-end residential market got that memo before the rest of us. According to the experts we spoke with, “consumer demand for housing has defied logic throughout 2023” and it is a “life happens” type of market, driven by life stages and lifestyle.

You could beg the question, shouldn’t it always have been that way?

Regardless, it is one of the main trends writer Camilla McLaughlin discusses in her mid-year luxury market update story, beginning on page 48. There are markets to watch (i.e. Los Angeles) interspersed amid a number of other trends, including the strength of the suburbs, and how location matters even more (check out the section entitled “Hyperlocal”).

A growing number of people have embraced a two-main-homes lifestyle, allowing them to be in the office a few days, and then back to their home outside the city. That could be a wonderfully timed “life stage” trend to adopt.

‘Life Happens’

From millennials seeking a family refuge while sorting out changing work demands to boomers looking to embrace life changes, a new buyer paradigm is taking shape, altering the map of residential luxury.

Even experts seem baffled by the current status of real estate. Recently, two well-publicized transactions in Los Angeles broke price records. An expansive waterfront estate in Malibu sold for $190 million, creating a new benchmark for residential prices in California. Also notable was a reported $60 million transaction to Ben Affleck and Jennifer Lopez, one of the highest sales in the general Mulholland area, according to Global Marketing Specialist Joyce Rey, with Coldwell Banker Realty in Beverly Hills. These two notables stand in contrast to recent stats in Los Angeles, in which the sales volume in the

$10-million-plus range was down 42% in May. The slowdown can, in part, be attributed to a new tax on $5-million-plus sales, which became active in April, making this area a prime luxury market to watch.

This scenario is unique to the LA market, but still illustrates the contradictions of the current market, where prices are holding relatively steady, especially in the Northeast and Midwest, and inventories of homes for sale are slim even though mortgage rates hover around 7%. Year-over-year, sales dropped 20.4% nationally, with the $1-million-plus segment off by 22%, while days on market for this group number 15. On the other hand, locations mainly in the eastern half of the country see brisk sales and small price increases. Everywhere, the lack of inventory persists and continues to constrain transactions.

Reporting there are direct flights to Nassau from up and down the East Coast, Bernard adds, “You’ll use your second home more if it’s easy to get to.” At least 75 percent of buyers are from the U.S. and Canada, but Bernard also reports strong interest from Europe. He cites the stable government, safety, and tax-friendly environment as major advantages, as well as an opportunity to buy and sell properties in U.S. dollars. The Bahamas also offers an attractive permanent residency program, requiring an investment of just US$750,000.

Bernard says luxury ocean-view condominiums are available for

approximately US$750,000, or US$1 million if directly on the beach. Prices for single-family residences start at about US$3 million, but homes with bona fide beachfront begin at US$10 million. According to the veteran broker, the pandemic triggered a market for primary residences, and now many of those transplants are trading up. Among the many homes currently offered by Berkshire Hathaway HomeServices Bahamas Real Estate is a 7,000-square-foot estate on Paradise Island for US$8.495 million, and a penthouse with marina and ocean views for US$6.6 million, both showcasing an extravagant Bahamian lifestyle.

Despite global economic headwinds, owner/broker Paula McCartney of recently opened Berkshire Hathaway HomeServices

Cayman Islands sees no indications of the local luxury market softening, with high-net-worth individuals paying cash for multimillion-dollar properties. Her partner, owner/broker Anthony Lawson, adds, “Our market is very resilient and in past recessions, it has flattened, but never really dipped.” In addition to enjoying some of the world’s most pristine beaches, homeowners in the Caymans appreciate the renowned sailing, diving, world-class cuisine, and nightlife.

Dismissing the concept of competing with other Caribbean destinations, McCartney says, “There’s something unique and different about all of our islands.” She notes, however, that the exceptionally tax-friendly environment of the Cayman Islands, its security, and

presence of sophisticated financial services make it particularly inviting to affluent buyers. Emphasizing the destination’s convenience, McCartney quips, “I can fly to Miami in less time than it takes someone to drive from Fort Lauderdale to Miami in rush hour.”

“The capital appreciation here is phenomenal, averaging 10 percent per annum over the last 40 years,” says McCartney, noting that investors can own up to three income properties without obtaining a business license. “Luxury doesn’t mean the same thing to everybody,” she says, noting that some buyers appreciate the amenities of a Ritz-Carlton-branded condominium while others prefer a stand-alone residence. Lawson shares that while most available real estate is on Grand Cayman, some buyers crave the even more laid-back islands of Little Cayman and Cayman Brac, which offer some of the best diving experiences in the world.

McCartney, a longtime resident, identifies 17,000-square-foot estate Casa Mare as a genuinely exceptional current listing. “It’s

very difficult to find a property with 200 feet of water frontage, incredible craftsmanship, and a design that represents the ultimate Cayman lifestyle,” she says of the home. Offered at US$15.95 million, the compound would be ideal for a family with live-in staff or a celebrity seeking absolute privacy. Speaking to the overall Cayman lifestyle, Lawson shares, “We offer a fantastic product, and now, with Berkshire Hathaway HomeServices, we have a fantastic brand to showcase it.”

“Here you have a piece of the world where all nationalities feel at home and are happy together,” says Kok, an Aruba native of Dutch descent. “Because we all have some international background, this is a small island, but feels more cosmopolitan,” adds the 20-year real estate veteran whose office joined the Berkshire Hathaway HomeServices network in late 2022. “There’s no limitation to investment by foreigners in Aruba, and everyone’s welcome,” notes Kok, who advises that most buyers are from the U.S. and Canada, followed by the Netherlands and other European countries. The market also generates interest from South American buyers, indicates the Luxury Collection Specialist.

Kok explains that some buyers are people who have been visiting Aruba for many years, staying at hotels or timeshares, and have finally decided to purchase properties for future vacations or retirement. Noting that some buyers discovered Aruba when seeking a safe refuge from COVID-19, Kok says, “During the pandemic, there was an explosion in demand for residential properties.” He adds, “Now we’re seeing a more stable market, but still very high demand.” Kok reports Aruba has never experienced a recession and that current fears of slowing global growth are not affecting local demand.

And our designer clients often come up with ideas as well,” says Speare. The company’s elegant wallpaper collections range from the Chinoiserie Collection, which is based on Chinese wallpapers that became popular in luxury homes and palaces between 1750 and 1850, to eclectic, deco, scenic, and much more, according to Speare.

Each piece is a work of art dedicated to de Gournay’s unique style that has been melded with each client’s individual dream. “We will paint whatever our clients ask us to paint, and we have worked on murals from Jules Verne’s, ‘Around the World in 80 Days’ to historic views of

Virginia Beach has many popular accommodations, including The Historic Cavalier Hotel & Beach Club, which originally opened in 1927. In terms of newer lodgings, Pender recommends the brand new, luxurious Moxy Virginia Beach Oceanfront hotel, which features both “smart rooms and stylish communal spaces” and is located right on the oceanfront. She also suggests the Bees Nees Pink House, which, as the name suggests, is an idyllic pink bungalow moments from the beach, “stylish and cozy, with a heated plunge pool.”

The restaurants in Virginia Beach all seem to take advantage of the natural beauty of the area. One of the newest and most exciting places, according to Pender, is The Porch on Long Creek, an American/

seafood establishment known as a prime spot for boat watching and taking in gorgeous sunsets. Pender also suggests another new destination not to miss is Oscar’s Oceanside, a fine dining location directly on the ocean.

PLAY

The region offers no shortage of compelling destinations. Pender recommends visiting the Military Aviation Museum just south of the city or venturing off the coast to enjoy a dolphin-watching boat tour. One of the newest places recommended by Pender is the ViBe Creative District. This area is “known for its trendy restaurants, museums, and brightly colored murals by local artists.”

As a policy, Ms. Gayot generally does not divulge her favorite restaurants or brands, but her website cites specific vintages of Cuvée William from Deutz, Grand Cuvée from Krug, and Sir Winston Churchill from Pol Roger on a list of the finest prestige Champagnes. Gayot suggests that cost can sometimes be misleading, as consumers are willing to pay a premium for what they perceive as exclusivity or cachet. Personally, she enjoys Champagnes with smaller bubbles, and when pressed on what foods pair best with Champagne, Gayot concedes, “Almost everything goes with Champagne.”

For pure unadulterated extravagance, nothing rivals Goût de Diamants (“Taste of Diamonds”) from GDD Chapuy, a privately commissioned Champagne that commanded nearly $2 million. The spectacular packaging features a platinum bottle enclosure encrusted with a 19-carat diamond.

Founded in 1808, the esteemed Champagne producer Maison Henriot represents eight generations of family leadership. Henriot CEO Richard Moreau says, “For centuries, Champagne has been favored by royalty and celebrities, which has cemented the association with luxury and sophistication.” He notes that Henriot’s Champagnes were quickly embraced by aristocracy, with its vintages enjoyed by the royal courts of Holland, Austria and Hungary.

Marking the 200th vintage of the house since its founding is Henriot’s Cuvée Hemera 2008, a soon-to-be-released Champagne named after the Greek Goddess of Daylight. Noting the 2008 vintage is, fortuitously, an excellent one, Moreau says, “Hemera is regarded as an elegant, refined Champagne with complex flavors and a light, delicate body.” Even more rare is Maison Henriot’s Cuve 38, a special blend of the most prestigious Grand Cru Chardonnays from the Côte des Blancs, of which only 1,000 magnums are produced each year. “This is a truly special wine and unique gift,” says Moreau.

As in most alcohol categories, the Champagne industry has witnessed an influx of celebrity-branded products, and arguably the most acclaimed celebrity

label is Armand de Brignac, a venture of billionaire musician Jay-Z, now halfowned by luxury conglomerate LVMH, whose impressive stable of Champagne brands also features Dom Pérignon, Moët & Chandon, Krug, and Veuve Clicquot. Armand de Brignac, easily recognizable by a distinctive pewter Ace of Spades insignia adhered to a mirror-glazed bottle, has a much longer history than most celebrity-branded alcohols. The house dates to 1763 (the Champagne is still created by a staff of artisans in Chigny-les-Roses, France) and regularly earns high scores from respected wine journalists. Retail prices of Armand de Brignac generally range from about $300 to more than $3,000, but the limited-edition Armand de Brignac Rosé Midas Champagne—presented in a 30-liter, glossy pink bottle—was priced at $275,000.

MYKONOS

When you think of Greece, you might picture cerulean skies meeting white sand beaches, and rows of spiral staircases etched into spectacular landscapes. “Our unique islands and seaside locations have

wonderful beaches and cool blue waters that you can only find in Greece,” Xydis says of his home country.

If you’re looking to achieve this classic snapshot, similar to what is captured in Mamma Mia and other films, Mykonos may be for you. But as the day goes on in Mykonos, the party emerges.

Xydis says this island has the perfect “summer party” atmosphere. The most famed beaches here are Paradise and Super Paradise, where booming music can often be heard for miles. Famous DJs travel from across the globe to lead these all-night events, at massive beachfront clubs that often stay open way past dawn. But after the partying is over, Xydis notes that there are iconic landmarks to travel to as well—particularly a row of 16th century windmills, sitting atop a small Mykonos town.

Just as popular is the beautiful Santorini. “Santorini was devastated by a volcanic eruption in the 16th century B.C., forever shaping its rugged landscape,” Xydis notes. “The whitewashed, cubiform houses of its two principal towns, Fira and Oia, cling to cliffs above an underwater caldera (crater). They overlook the sea, small islands to the west, and beaches made up of black, red, and white lava pebbles.”

Santorini’s distinct look and feel came to be because of this volcano, which is still active to this day. Perched high in the sky, Santorini is now known for this unique geology, which people come from all over to see. Sunsets with out-of-this-world views are a favorite of visitors here.

CRETE & CORFU

When searching for more wonders of the world, many travel sites recommend Crete and Corfu for even more history and beauty. Crete was a focal point in ancient Greek mythology and had a booming civilization—it is the largest Greek island, with many adjacent archipelagos of its own.

For the best experience, travel aficionados recommend staying on the main island of Crete, and not on one of its subsequent islands. “On every Greek island, in every hidden corner of Greece, there are unique restaurants and bars for all tastes and all wallets,” Xydis notes. There’s everything from Michelin-star restaurants, to traditional taverns with centuries-old recipes and stories.

But above all, he encourages travelers to interact with residents in order to find the best fare: “Greeks are very friendly. What I strongly recommend is, in each destination, ask two to three Greeks (the one who owns a small mini market, the waiter in a cafe, et cetera) to recommend a place with good food, nice music, and drinks. This is how you will discover the real secrets of our country, islands, and destinations.”

WHEN SHOULD I BOOK?

For Mykonos or Santorini, it’s best to book as soon as possible. Travel authorities report 220,000 visitors in a single week in 2022, and some hotels in Mykonos reaching up to 90-percent occupancy.

For the other islands, and as a general rule, travel agents recommend booking a Greek vacation as early as six or seven months before your intended departure date.

environment is very challenging and not likely to change for the better in the near future,” observes Bob Hurwitz, founder and CEO of the Hurwitz James Company. “There are a number of well-known factors affecting the market in general, and luxury homes are not exempt. Although most of the apex property buyers are paying cash and not as affected by the increased interest rates, the overall financial uncertainty, inflation, and the unwillingness or lack of necessity for sellers to either reduce prices or even put their homes on the market at such a time are all impactful.”

“You don’t see interest rates affecting the luxury market like other segments,” shares Kathleen Bibbins, general manager for the Institute for

“It’s remarkable how resilient the housing market has been,” says Marci Rossell, chief economist for Leading Real Estate Companies of the World. “If you had presented the current scenario of mortgage rates jumping to 7% four years ago, I would have expected prices to be down by 10%, 15%, even 20%. That’s what you would have expected,” she says, adding, “Nope! We’re not seeing that happening.”

Mid-year 2023 price forecasts range from a slight decline of 0.6% (Realtor.com) to a 4% increase (CoreLogic) by mid 2024. Zillow’s revised forecast estimates a 5% hike in home values. Lawrence Yun, chief economist for the National Association of Realtors, projects a 1.8% price growth. Until interest rates come down, Rossell does not expect improvement in inventories. And like other economists, including the Mortgage Bankers Association, she anticipates rates to begin to come down by year end or early 2024.

A “Life Happens” Market

“Consumer demand for housing has defied logic throughout 2023, which is a testament to the demographic tailwinds of today’s market and the inherent desire for homeownership,” said Ali Wolf, chief economist at Zonda Economics. It’s “a ‘life happens’ type of market,” in which sales are driven primarily by changes in life stages and lifestyle, she explains.

In Manhattan, Joanne Hoagland with Compass sees a “necessity

versus luxury mindset” affecting sales. “While the $5-wmillion-plus luxury market is moving along at a healthy clip in 2023, smaller units seem to be more consistently trading. Buyers seem less aspirational today than is typical due to uncertainty around economic activity, interest rates still not settled, political activity ramping up ahead of the upcoming elections, et cetera.” Prices continue to edge up in Manhattan.

Underlying demographic forces support high-end sales.

“Consumers at the high end just have a lot of cash on hand, even with the stock market gyrations over the last 18 months. People’s investment accounts are jam-packed and that’s what makes a difference in the higher end,” says Rossell.

According to the Institute for Luxury Homes Marketing (ILHM), the number of luxury home sales edged up month-over-month in 2023. May saw a 33% sales increase for single-family homes compared to April. Also growing was high-end inventory with single-family up 22% and attached 14%, on par with May 2022.

Manhattan

Regarding buyers, Whitney LaCosta, Howard Hanna/Coach Realtors and chairperson at Leading Real Estate Companies of the World, says, “I think they’re broadening their search. It’s no longer somewhere they want to go and be retired; it’s somewhere they want to have an experience and be in different parts of the country or the world. Instead of just visiting, they want to own a home there. They want to have roots in those places where they find joy.”

For example, Nashville’s charisma and quality of life continue to beckon newcomers with homes snatched up in less than a week.

Hyperlocal

Location matters even more. In fact, “hyperlocal” is the way some experts describe the current market. A good example is Florida, a favored pandemic refuge that is just now beginning to see subtle shifts. Tami Simms, a trainer for ILHM and an agent with Coastal Properties Group International in St. Petersburg, Florida, explains: “In my South Pinellas County area, we remain in a sellers’ market, still experiencing a lack of inventory, so properties that are in desirable locations, presented well and priced well, are selling in a matter of days, often at or above list price. Properties that are overpriced or have some sort of deficiency will be

rejected by the market and remain unsold until there’s a correction. Down the road an hour, in Sarasota, where the median sold price is roughly 50% higher than ours, it’s a balanced market. Across the state in the Palm Beach area, with a much higher median sale price, they’ve actually shifted to a buyers’ market, so it is definitely hyperlocal.”

Miami once again reported the highest price increase, 5.2%, among 20 cities in the most recent S&P CoreLogic Case-Shiller Index. Chicago edged into second place with a 4.1% year-over-year gain. Both Chicago and Boston are experiencing a normal market, per Case-Shiller, and their suburban areas are even more robust.

The Big Apple continues to star among global metros. Prices are holding steady, even charting a slight increase.

Atlanta’s pace continues in 2023, and the city continues to outperform other metros. “Maybe not as crazy as last year, but it’s still very healthy. We continue to have a high demand of people moving here,” says Debra Johnston with Coldwell Banker Realty in Atlanta.

Second homes continue to be prized. In most of those locales, too few homes are the primary constraint. Even states such as Vermont are experiencing a shortage of inventory. Vermont ranked third, behind New Jersey and Indiana, among states with the highest price gains in April, per Case-Shiller. Ten states, including Washington, Idaho, Utah, and Nevada, recorded annual losses.

Despite some buyers pausing, the prices for prime properties and vacation rentals across the board in Europe are trending upward with Americans still very active in markets including Spain, according to recent research from Berkshire Hathaway HomeServices.

“Across Cape Cod, sales are down year-to-date compared to 2022, likely due to a combination of low inventory and general economic uncertainty. It’s now a more balanced environment for buyers, yet price gains seen over the last couple of years are holding. One thing that’s particularly interesting, however, is that sales of $5 million and above are even year over year. This segment of buyers is less likely to be impacted by today’s interest rates, and they view real estate in a premium market like Cape Cod as a safe investment,” explains Paul Grover, co-founder of Berkshire Hathaway HomeServices Robert Paul Properties in Osterville, Massachusetts.

North Carolina’s mountain locales continue to be in demand, particularly for individuals looking to escape the heat. The average list prices here continue to top the $1 million mark. But it’s changed. “Two years ago, people were just writing a check. They weren’t even asking much. Now people are at least doing more research,” says Terry Potts of Country Club Properties. And in addition to retirees, newcomers are apt to own a business and often work remotely.

In May, according to ILHM data, Aspen tracked one of the highest median sold prices in the U.S., charting $20 million for single-family homes. But potential local changes in zoning regarding home sizes could shift future market dynamics.

Boulder, a perennial luxury enclave, continues to favor sellers with luxury homes taking about a month to sell. Still, with the May median price for luxury at $1.6 million, down from $2.3 million last year, buyers have opportunities. Properties are selling for approximately 98% of list.

Twice as Nice

A penchant for two main homes is a growing post-pandemic trend. La Costa sees “a new normal” emerging. “People are adjusting their schedules to be in the office a few days a week. So, they have two homes and can live comfortably in two places at the same time. The trend is particularly apparent in Manhattan, where individuals spend a few days in the city, and then four days in their country home. That country home brings them peace and joy,” she adds.

Research from Coldwell Banker shows secondary home ownership grew significantly during the pandemic. New York has the highest population of individuals who own secondary homes in other cities, followed by Silicon Valley, San Francisco, Los Angeles and Chicago.

The two-home trend also extends across the pond. “As more people are coming back into the office, many are keeping their country homes, but are also buying or renting a smaller London base,” shares Martin Bikhit, co-owner of Berkshire Hathaway HomeServices London.

Suburbs Rule

From Southern Connecticut to northern Virginia to San Francisco’s East Bay, suburban locations dominate the story in many metros. In Westchester County, New York, 2023 charted the highest first quarter median price on record. Sales were down by 32%. On Long Island, the lack of inventory continues to damper sales while demand remains strong.

“The market in New Jersey remains very much in favor for the seller with very high demand and extremely low inventory. Most homes are still seeing multiple offers with homes in my market on average selling 10-17% above their asking price,” shares Frank Isoldi with Coldwell Banker Realty in Westfield, New Jersey.

Although year-over-year home values are down in metros such as Austin, Seattle and San Francisco, recent data shows a possible rebound brewing, particularly in tech hubs.

Among markets to watch, these cities still top the list as real estate changes going into 2024. The current status could portend big changes in 2024 depending on interest rates and the mindset of the upscale consumer. Will it once again be a “new normal” or simply an evolution of today?
