FROM INFLUENCE TO IMPACT Since 1992, the ULI Houston District Council has been a respected source of leadership in our community, for all areas of land use. Last year, ULI Houston became an even more powerful voice for best practices in real estate. A few highlights of FY13:

On behalf of Winstead, presenting sponsor of the ULI Houston Development of Distinction Awards since its inception, Greg Erwin welcomed more than 300 guests to the sold-out annual event.

The Houston Chronicle requested a ULI editorial about redevelopment of the East End for the Sunday Opinion section on NBA All-Star weekend. Three additional Houston Chronicle front-page business stories reported on our leadership in urban retail redevelopment; the Energy, Technology and Real Estate forum; and the ULI Technical Assistance Program on southeastern Downtown. The Houston Business Journal, NPR, and other news outlets also reported on ULI Houston’s impact within the City and surrounding areas. Heightened visibility followed ULI Houston’s web site and digital communications upgrades. New online tools enabled “The People’s Choice” Award — 5,008 Houstonians picked their favorite finalist for our Development of Distinction Awards. Three sitting Mayors, two former Mayors, several City Department heads and a County Judge joined us to applaud ULI honorees at our sold-out Awards program.

The ULI Foundation awarded Houston a second ULI Urban Innovation Grant, funding Graduate Research Fellows and Texas A&M University faculty in our Technical Assistance Program, “Making the Case for Urban Green Space in Southeastern Downtown.” And our member Mentors humbled us with their willingness to pass on their wisdom, values and generosity of spirit to younger professionals. Our Members are enjoying Houston’s robust economy. We are thankful so many are busy and business is good. If you are already actively volunteering, thank you. FY13 HIGHLIGHTS Incorporated into City of Houston Downtown Living Initiatives: recommendations of ULI Technical Assistance Program (TAP) panel on stimulating Downtown residential development. Hosted a Global Policy & Practice Forum on energy, technology and real estate with participants from across the US and London, Mexico, Stockholm, South Africa, and Tokyo. Presented Bobby Turner, CEO of Canyon Capital Realty Advisors; Ira Mitzner, CEO, Rida Development; David DeVos, Chief Sustainability Officer, Prudential Real Estate Investors; Russ Conser, Leader, Gamechanger Team at Shell; and more top executives of leading-edge organizations representing every facet of real estate development. Conducted a TAP panel on redeveloping southeastern Downtown. Created the first ULI Houston graduate student fellowship for three Texas A&M students, faculty, and volunteer leaders. Advanced the 2013 Class of ULI Young Leader Mentorship Program graduates with Mentors Fred Caldwell, Ric Campo, Paul Layne, Scott Galloway, and Tim Williamson. Welcomed 2014 mentors Chip Clarke, Mark Cover, Doug Goff, Brad Freels, and Jane Page.

Launched the ULI Phase 2 Mentorship Program for Young Leaders + Real Estate Graduate Students at UH, Rice, and Texas A&M. Awarded $10,000 in scholarships to the UH Graduate Real Estate Program. Honored two City of Houston historic preservation projects with Heritage Awards and sparked a social media get-out-the-vote campaign that generated 5,008 votes for the People’s Choice. Provided a forum for information exchange on the “state-of-the-art” in the development field through local Product Councils for Urban Development and Mixed Use, and Housing and Community Development. Participated in the first-ever statewide All-Texas Council Forum, bringing Houston’s local councils together with their counterparts from across the State. Initiated planning for Spring 2015 national ULI Meeting in Houston with a focus group of Spring 2012 national Product Council meeting attendees and debriefed with San Diego leadership on “lessons learned.”

ULI EDUCATES ULI Educates people in a position to make things happen, providing objective and trustworthy information, lessons learned, and pragmatic, expert advice.

the next generation. The list of mentors who have generously volunteered their time and hardearned wisdom is a “who’s who” of the real estate industry.

Providing young professionals with opportunities to grow, connect, and build long-lasting relationships is the aim of the ULI Young Leader Mentorship Program, developed for promising young real estate professionals a few years into their careers.

Upon completing a year with their mentors, Young Leaders are asked to “pay it forward” by mentoring students in Graduate Real Estate Programs at University of Houston, Rice University, and Texas A&M University.

ULI IMPACTS ULI impacts communities by making a measureable, positive difference in cities and regions.

Media coverage extended the impact of ULI’s leadership in reviving urban retail; the importance of technology, energy and real estate; in redeveloping the East End; the potential of urban green space to spur reinvestment; and other top-ofmind topics. At the beginning of this fiscal year, in August, 2012, Houston City Council approved a Chapter 380 incentive program to spur downtown residential development—a plan drawn from recommendations of a ULI TAP panel on redeveloping the Downtown Convention District. An article in the Houston Chronicle on August 23, 2013 outlined the intended outcome of the new Downtown Living Initiatives package of incentives: “Those condos, apartments and lofts would fill with property- and sales-taxpaying residents on what are now vacant lots, prompt retailers to locate nearby and engineer a vibrant 24/7 street life near the convention center that would make the city more competitive in attracting conventions.” By November of 2012, the first development project to result from the incentives was announced, the $67 million SkyHouse Houston project by Novarre Group of Atlanta. In March, 2013, ULI Houston conducted a TAP panel, “Making the Case for Urban Green Space in Southeastern Downtown,” partially funded by a ULI Foundation Urban Innovation Grant, with in-kind support from AECOM, TBG Partners, HFF, and Griffin Partners. This TAP examined the potential of urban

parks and pedestrian greenways to catalyze residential redevelopment in a neglected area of Downtown. The TAP also offered a unique educational opportunity for graduate student research fellows and faculty from Texas A&M University’s graduate real estate programs. “Making the Case for Urban Green Space in Southeastern Downtown” coincided with the Mayor’s Task Force on Urban Retail, a blueribbon group of developers who included immediate past ULI Houston Chair and current ULI Trustee Jonathan Brinsden, CEO of Midway, and past ULI Houston chair Ed Wulfe, President of Wulfe & Cos. The Task Force was chaired by Fred Griffin of Griffin Partners and reported to Andy Icken, Chief Development Officer for the Mayor and a past ULI Rose Mayoral Fellow. Task Force member Marvy Finger is a past ULI Houston Development of Distinction Awardwinner, for One Park Place, 2010, and Brinsden and Wulfe also won Development of Distinction Awards in 2012, for CITYCENTRE and Gulfgate Center, respectively. The Mayor’s Task Force worked in cooperation with the Downtown Management District, whose President, Bob Eury, also is a long-standing ULI Member. More than any other single effort of ULI, TAPs and other ULI advisory services are arguably the best example of the ULI mission at work— industry leaders at the top of their game, giving of their time and insight to shape a better community.
