HOW TO FORECAST PROPERTY MARKETS

Each individual city has literally dozens of moving parts which collectively influence the performance of a city’s property market. Evidence-based studies confirm that there is a ‘science’ behind property market forecasting. But, as with all other sciences including medicine, it certainly is not an exact science. Propertyology’s Head of Research explains the unique complexities in this sit-down video interview linked below.

BOLD VISION UNVEILED TO SUPPORT HOUSING GROWTH IN CAIRNS CBD

MEDIA RELEASE

• Targets housing, public space, and precinct revitalisation

• Supports 32% population growth forecast by 2046

• Community invited to engage through June exhibitions and events

Transforming the City Centre

Cairns Regional Council has launched the City Precincts Urban Regeneration Project, a bold initiative to encourage residential investment and revitalise key city areas. The project focuses on increasing housing supply and enhancing public spaces across the CBD and inner suburbs, preparing for a projected 32% population growth between 2021 and 2046.

A strategic vision for urban growth

Drawing on early insights from the Draft Toward 2050 Strategy, the project outlines a long-term plan for a more vibrant, connected, and liveable Cairns.

It includes detailed, costed projects and policy recommendations designed to attract investment and support infill housing.

The vision spans the Cairns CBD and three major precincts:

• Major Events Centre – including Barlow Park and the Cairns Showgrounds

• Health Precinct – encompassing Cairns Hospital and the JCU Health and Innovation Precinct

• CBD South – featuring areas such as Abbott Street, Grafton Street, and Wharf Street

Key strategies

The regeneration roadmap proposes a mix of urban improvement and policy reform, including:

• Enhancing public space quality and connectivity

• Expanding the urban canopy

• Implementing resilience and hazard mitigation measures

• Improving connectivity, walkability

• Boosting economic and social vibrancy

• Reflecting the community’s diversity

• Tailored planning policy that responses to Cairns’ housing needs, climate, demographics and construction feasibility

This initiative complements Council’s Development and Incentives Policy, which waives infrastructure charges for eligible infill housing in targeted precincts.

KEY STAKEHOLDERS SUPPORT

COUNCIL’S PLANS TO UNLOCK

SOUTHERN GROWTH CORRIDOR

MEDIA RELEASE

Cost estimates, the need for accelerated and robust planning, and investment from all levels of government to unlock the Southern Growth Corridor and deliver new housing sooner, have been outlined in a report unanimously endorsed by Council today.

Cairns Chamber of Commerce, RDA Tropical North, and Advance Cairns have added their support alongside Master Builders and Access Housing to Council’s strategy to development of the 3,300-hectare undeveloped land to the south of the city, located between Edmonton and Gordonvale.

As outlined in Council’s Securing Cairns Hosing Foundations briefing paper, the parcel of land has the potential to deliver 18,500 new homes and ease the city’s housing crisis.

Independent cost analysis commissioned by Council has identified approximately $450 million in new and upgraded infrastructure is required to facilitate the first stage of the Southern Growth Corridor.

Council is advocating for a tripartite funding arrangement with the State and Federal Governments – $150 million from each – to deliver the infrastructure required to initially service around 3,800 lots and create additional capacity for thousands more.

Pivotal to accelerating delivery of development in the Southern Growth Corridor will be implementation of a Priority Development Area (PDA).

Through the PDA process, Council can work collaboratively with the State Government to bring forward the planning and delivery of infrastructure in the corridor, meaning more new homes in liveable communities can be delivered sooner.

It also strengthens Council’s advocacy position to secure the necessary State and Federal Government investment for critical trunk infrastructure.
