Plans submitted for three-storey villas at Pottsville
By Jo Kennett A WELL-KNOWN block of units on Elanora Avenue in Pottsville could be demolished and replaced by a threestory building with eight villas, pending development application approval by Tweed Shire Council, but many locals are not impressed with the plans. ‘Alcheringa’ overlooks Mooball Creek in Elanora Avenue, just off Tweed Coast Road. The Weekly spoke with Les Hardy, who has lived in Pottsville all his life. “Bert and Margaret Overall built them; they would have been there for 50 years easy,” Mr Hardy said. “There was a house there years ago and then they built the eight flats. “It was always going to happen, but I didn’t think you were able to build three storeys in Pottsville. “Ross Hardy from Hardy’s Haulage owned them for a while, but I don’t know who owns them now. “There are two or three blocks of ground there and it looks all the way up the river.
“I did a bit of concreting up there a couple of times and the view was magic; you can see right round to Byron Bay.” Alcheringa was sold to developers Omira Property Group, who also developed St Barts at Kingscliff, on July 23 this year. A development application for the demolition of Alcheringa and the subdivision of the twolot block into four lots, each lot with two dual occupancies, was received by Council in July. The estimated cost of the development is $6 million. While it is not known who owned the block of units when they were sold in July, the new owners registered Elanora Breeze Pty Ltd with the Australian Securities and Investments Commission (ASIC) in April this year. The eight proposed threestorey villas would be within the nine-metre height limit of the R3 Medium Density Residential Zone. Each of the eight four-bedroom villas will have a terrace and a swimming pool overlooking the estuary and Mooball Creek.

The garages for the villas would be on the ground level of the Elanora Avenue side. The site of the block is 2,023 square metres and the total floor area of each villa over the three storeys is 251 square metres with 28 square metres of balconies. The news hasn’t thrilled everyone with locals taking to social media concerned that

the luxury villas were an ‘over development of the site’ and suggestions the it ‘would not help the Tweed’s housing crisis’. Some took issue with the number of residents and vehicles that could be housed in the development and potential traffic issues. Some were concerned that the trees on the block would be removed should it be approved.
Locals can have a say on the proposal for 7-9 Elanora Avenue, Pottsville on the Council website under DA21/0582 or by mail to Tweed Shire Council, PO Box 816, Murwillumbah. NSW 2484. Submissions must be titled ‘SUBMISSION’ and include the DA number DA21/0582. Submissions close on September 1.
