Kingscliff readies for another boom

beachfront home at Kingscliff for a couple of hundred grand — my how things have changed. In the early 2000s the Ray family developed Salt and almost overnight Kingscliff went from a sleepy beach village to an investors’ paradise with new homes sprouting up everywhere. Fancy boutiques, restaurants and cafes popped up next along Marine Parade and beyond and the beachfront park got a major Tweed Shire Council makeover. It’s not hard to understand how fast Kingscliff has grown when you see the creek at high tide on a sunny day, the emerald green waters filled with happy swimmers the odd humpback or dolphin pod and holidaymakers. YOU MIGHT have thought Kingscliff couldn’t grow much more but think again, with the new hospital due to open this year, the demand for housing for staff is sending developers into overdrive and with Kings Forest well underway it’s boom time again for Kingy. With Kings Forest expected to start soon at the new Kingscoast (at the bottom of the hill at Cudgen), there should be plenty of accommodation available in the future as well as opportunities for investors. For many years, Kingscliff had the most expensive real estate in the shire, though that title has since been wrested by Casuarina, and prices have definitely slowed since the crazy pandemic FOMO madness struck. Kingscliff is a part of the Bundjalung Nation and there is evidence of camps around Cudgen Creek where local First Nations people must have had a pretty great life fishing, hunting and gathering berries and other food. According to the Tweed Heads Historical Society (THHS), Kingscliff Hill was named ‘Sutherland Point’ in 1840 in honour of the Duke of Sutherland, and in the early years of European settlement the locality was known as Cudgen Headland, until an early property owner or developer subdivided some of the land and called it the ‘Kingscliff

Houses were on the market for 87 days on average before being sold, although that’s for four-bedrooms, with no other data available, and have definitely stabilised since the mad pandemic times. Units were on the market for an average of 55 days. If you are looking for an investment property, houses in Kingscliff rent out for a median of $995 per week with an annual rental yield of 3.1 per cent. Units rent for $700 per week on average with a rental yield of 3.8 per cent. Kingscliff has seen an annual compound growth rate of minus 10.0 per cent for houses and -1.9 per cent for units. Kingscliff has changed a lot over the years and there are huge changes still to come in the near future, but the vibrant town, sparkling beauty of the creek and the casuarina-lined beaches will always be there for all to enjoy, which makes it a very special place to live.
