THIS ISSUE’S Agent of the Week is Michael Smith, principal at Tweed Coolangatta Real Estate. Since he joined the real estate industry in 2000, Michael has built a reputation for achieving outstanding results on behalf of his clients, including many record prices.

What makes a great real estate agent?

Being honest, wanting to help people whether they are buying or selling or just require information, being available.

What is your favourite part about being an agent?

Seeing the faces of buyers who are about to purchase their first home or who have found their dream home — celebrating the achievement with them.

Before you were a real estate agent what was the most interesting/unusual job you had?

Before real estate I worked for automotive and engineering firms. It was the same as real estate, customer service focused, helping to find buyers the property they want, obtaining a sale for a seller — both sides are winners.

What’s the hottest location/type of property in the Tweed Shire now?

The hottest locations how would be waterfront homes and centrally-located units.

Any advice to people thinking of selling (or buying)?

If you are thinking of selling, understand the process and costs, including if you are repurchasing.

The past 12 months have been consistent, available properties have been low so it’s still a seller’s market with good buyer enquiries across the board.

How can people get a foot on the property ladder?

Buy what you can afford, stretch a little if necessary, but you may have to compromise. Don’t expect the ten out of ten on your wishlist. If you get it — fantastic. Buy what gets you into the market now — in 12 months you will look back and realise how smart you were.
