It would seem that Sixth Street is in for some changes: TU, George Kaiser Family Foundation and Capital Homes have partnered to revitalize Kendall Whittier through property development. The Collegian’s real estate reporters Sara Douglas and Kyle Walker keep a tally on TU’s property purchases across the board. The corner of 6th Street and Columbia Avenue is to be the site of a University of Tulsa affiliated structure, but no timeline for construction has been made public. “Plans currently include a facility that would be designed to house classrooms and faculty offices,” according to Susan Neal, TU’s Vice President for Public Affairs. Neal connected the project to neighborhood revitalization efforts led by Kendall Whittier Task Force, Kendall Whittier Main Street and others.

A concept for the building is outlined in a document provided by the city of Tulsa entitled “6th Street Concept Plan,” dated Feb. 17, 2014. It was prepared for the George Kaiser Family Foundation and the University of Tulsa. The concept plan suggests that the building would serve residential and commercial needs, housing graduate student apartments as well as small businesses. the document with the help of Tulsa-based developer Capital Homes. David Charney, owner of Capital Homes, emphasized that the concept plan is still in a draft stage and would take time to finalize. TU already owns plots specifically recommended for acquisition in the “6th Street Concept Plan.” The new building would replace structures currently located at 2646 and 2640 E. 6th Street and 2645 and 2641 E. 7th Street, all of which are already owned by TU.

TU purchased the 6th Street properties from real estate companies Jaris Properties and Abercrombie Real Estate. All four properties were acquired between April and June of 2014 for a total of $668,503. The “6th Street Concept Plan” identifies “sites along 6th Street between Lewis Avenue and Columbia Avenue” that are “under utilized, blighted or developed with inappropriate densities or building types” for the area. It recommends that TU and George Kaiser Family

Foundation work together to acquire these sites, demolish some existing structures and develop the land to ease access issues, improve walkability and attract investment. The university appears already to be acting upon some of these recommendations, as the school owns many of the relevant properties, including several plots from the 2400 to the 2700 block of 6th Street. TU has numerous other holdings across Tulsa County. These range from a
