Home prices in our region demonstrated continued growth through the first half of 2025
Home prices across the Washington, DC metropolitan area demonstrated continued growth through the first half of 2025, though at a more measured pace as inventory levels climb. The median sold price reached $650,000 in June, representing a 1.6% year-over-year increase—the most modest annual gain recorded in two years. Active listings increased substantially, rising 41.2% compared to the same period in 2024. While regional inventory remains below 2019 levels, supply has exceeded pre-pandemic benchmarks in Arlington, Alexandria, and the
District of Columbia. New listing activity has decelerated; June recorded 5,259 new listings— just 0.9% above the previous year, with a notable 12.2% decline between May and June.
The combination of elevated mortgage rates, premium pricing, and economic uncertainty has shifted market dynamics in favor of buyers, who now possess enhanced negotiating leverage. We anticipate continued moderation in sales activity through the summer months, with price growth slowing and potential year-over-year declines in select local markets.


Closed sales were higher this June than a year ago, but that year-over-year gain primarily reflects the slow market in June 2024 when mortgage rates had reached 7%. Sales activity is most robust in the close-in Virginia suburbs with slower activity in Maryland, which may be feeling the impact of DOGE-related federal job reductions.
