Parking structures are among the most common—and carbon‑intensive—building types, yet they also offer significant potential for change. This study developed by Truebeck Construction, WRNS, Holmes, Walker Consultants, and Stantec, examines what’s possible when parking is built differently. Using a conventional concrete garage as a baseline, the team evaluated a mass timber alternative across carbon impact, constructability, cost, and delivery, finding substantial embodied‑carbon reductions with comparable schedules, feasible costs, and compatibility with current construction practices. With more than two billion parking spaces in the U.S., the study positions mass timber as a viable, scalable system that supports adaptability, reuse, and long‑term building performance.
