About Us

Tricorp was founded in 2004. By 2007, it was recognized as the fastest growing company in the Sacramento area and its four surrounding counties. By 2011, Tricorp had expanded its operations to the Central Valley and Southern California with Multifamily and Hospitality work.

In 2014, Tricorp closed several of its Southern California offices, and started Tricorp Group, a new corporation to focus on projects being constructed in Northern California bringing all operations back to its Sacramento headquarters.

The decision to focus on Northern California work, fewer projects and less revenue has paid handsome dividends for Tricorp Group, it’s clients, and building partners. The company has become well known for its successful delivery of innovative and challenging projects due to its focused approach, and direct involvement of its principals on every project.

Homekey conversion of existing 128-room hotel to 124 affordable housing units. Interior upgrades will include new electrical, plumbing, HVAC systems, fixtures, flooring, cabinets, and countertops. Exterior improvements will consist of painting, landscaping, fencing, asphalt, striping and signage.

Rehabilitation of partially occupied affordable housing complex consisting of 14 two-story apartment buildings with 76 units, a community building, and 152 on-site parking spaces on a 5 acre site. Project includes interior upgrades to include new cabinets, blinds, countertops, appliances, fixtures, plumbing and paint. Exterior improvements include new roofing, windows, gutters, and asphalt, parking areas and updating all common walkways.

Shotover Inn Apartments

This 1930’s historical building restoration project consists of interior and exterior improvements while the property remained occupied. Interior upgrades include new electrical, plumbing, HVAC systems, fixtures, doors, flooring, cabinets, and countertops. Exterior improvements consisted of complete balcony rebuild, stucco repairs, railing & gutter replacement, as well as new paint and light fixtures.

This 12-unit affordable housing renovation included complete water line replacement, updating fixtures in the kitchen & restrooms, and installation of new fire alarms. Exterior improvements included adding accesible parking and making existing paths fully accessible.

Alvarez Court Apartments

Rehabilitation of an occupied affordable housing complex included interior ADA unit conversions, common area ADA improvements, new fire alarms, and new interior fixtures. Exterior improvements included replacing existing deck and waterproofing, exterior dry rot repairs, unit door & roof replacement, adding accessible parking and route of travel, and complete building repaint.

Neighborhood Improvement

Renovation of 20 buildings, 2-story, 236 unit, 162,232 sf occupied affordable housing complex included site improvements, interior refurbish, ADA improvements, and remodel of the community building. Interior improvements included self-performed cabinets, countertops, appliances, plumbing fixtures, electrical panels, and finishes.

This project was performed while occupied during the pandemic. Tricorp Group’s COVID-19 Prevention Plan was used by the developer at their other sites to keep essential workers and residents safe during construction on affordable projects.

This 2-story, 72 unit, 74,894 sf rehabilitation of an occupied affordable housing complex included site improvements, exterior building improvements, selective interior refurbishment of the apartment units, ADA units, and remodel of the community & maintenance building. Site improvements included a new playground and site lighting improvements.

This 9 building, 56 unit, 82,505 sf affordable housing apartment complex included Interior improvements included new water heaters, plumbing fixtures, electrical fixtures, ADA improvements, and a full refurbished kitchen. Exterior improvements included roofing, HVAC replacements, window replacements, exterior painting, playground improvements, path of travel, landscaping, and site lighting improvements, and foundation erosion remediation.

Apartment Renovations were performed in phases while surrounding apartments were occupied.

Park Village Apartments

Stockton

Upgrades to an occupied 226 unit, 21 building affordable housing complex, with no displacement of tenants. New asphalt shingle roofing system with related flashings, and new HVAC units. Selfperformed demolition of existing roofing & roof sheathing, structural improvements including sistering LSL to top chord of existing trusses and roof sheathing replacement.

Mutual Housing at Foothill Farms

Underground hot water distribution system was replaced while keeping overall system running.

Phased repairs were completed while adjacent units were occupied.

This 11 building, 98 unit, 79,560 sf project consisted of unit upgrades include interior finishes, HVAC, plumbing, mechanical, ADA upgrades, and kitchens. Common area improvements comprise community building, site improvements, and replacement of hot water distribution system.

The 10 building, 2-story, 152 unit, 132, 840 sf project was on an accelerated schedule to minimize tenant displacement. Each group of apartments was surveyed at start of renovation to determine elements needing upgrade: bath, kitchen, flooring, etc. At the same time, exterior stairways and some roofing were replaced.

This 4 building, 138 unit, 135,000 sf project features a community room, maintenance building, skybridge between buildings, and porte cochere. Amenities include pool and spa, above-ground outdoor community garden with built-in irrigation, and bocce ball court. Types V-A and VB construction were used. Services included preconstruction and value engineering.

This 10 building, 3-4 story, 146, 051 sf, Type V-A wood framing project included all new site improvements and underground utilities, a community building and 220 on-site parking places. The exterior consists of wood composite siding, cement plaster, aluminum storefront and vinyl windows. Self perform crews completed window installation and siding.

AIA CV 2023 Award Winner

Sonrisa Apartments is the first project to break ground under Governor Newsom’s order of Affordable Housing Development.

The five-story building was the first time using crosslaminated timber (CLT), in this region, for the horizontal & vertical components of the building.

Because of the lack of layout space on the jobsite, the framing was preassembled and shipped in on a just-in -time delivery schedule. It was then erected by Tricorp Group’s team of rough carpenters.

The project includes high efficiency HVAC units, and is built on a concrete mat slab foundation.

Comprised of 3 buildings which feature wood framed Type V construction. Amenities include Meeting Room, Community Room, Laundry Room, and outside courtyard. The complex features a modern look with metal siding and plaster finish on the exterior facades, with covered patio, bike storage and onsite parking.

Forty-nine vehicle mechanical parking system.

1430 Q was the first project in the nation to be permitted for 6 stories of Type IIIA fire-resistant wood framing. This required a special exception to code, which typically allows only five stories of fire-resistant wood structures. This allowed for cost savings over steel or concrete construction, which would have been the alternate methods available.

The three levels of Type I concrete construction at the base of the structure form the parking, retail shops and lobby.

Amenities in the luxury residences include high-end finishes and appliances, gymnasium, yoga room, rooftop terrace, and courtyard with outdoor seating.

250 modules were precision built and prefabricated offsite, resulting in a high quality, energy efficient building completed in less time than typical construction.

Complete remodel from framing out

$50 million dollar, interior and exterior renovation of condominium grade, high end apartment complex built on a hillside overlooking the San Francisco Bay. Work included structural repairs, new mechanical, electrical and plumbing systems, new stucco and siding, pop outs and overhangs.

AC Hotel Sacramento features an upscale lobby and bar area with underground parking. The hotel is a 8-story concrete structure plus a basement. The sophisticated guest rooms and public spaces feature sleek furnishings, curated artwork, and intuitive technology. Exterior features include aluminum storefront windows with aluminum fins, aluminum suncreens, insulated metal panels, external insulation & finish system (EIFS), and exposed concrete. When Tricorp Group’s repeat client, J&P Hospitality , wanted to minimize changes during construction, the team of Tricorp Group & HRGA recommended a design/build approach due to our mutual experience with previous hotels.

The 4-story, 136 room, 86,00 sf hotel includes exterior features of corrugated metal panels mixed with aluminum panels at the corner tower, cement plaster, and porcelain tile at the ground level.

Adjacent to a popular conference and banquet center, this 72,249 sf, 4-story hotel provides 136 rooms to visitors. The Type V-A, fully sprinklered building features a fitness room, pool, sunroom and breakfast area. Meeting rooms, business center, guest laundry and other amenities are be provided.

DoubleTree Suites by Hilton Rancho Cordova

Rebrand from Hyatt House to DoubleTree

All of the 158 guestrooms in the 3-story, 88,238 sf structure were given new finishes, plumbing, HVAC, and fixtures. Exterior renovations included pool area, courtyard, front approach, and entry.

Discovery of unforeseen conditions during construction led to replacement of exterior wall framing, drywall, plaster, roofing repairs, floor repairs and replacement of doors, frames and hardware.

Open to guests during remodel/ rebranding

Remodel was phased by area so guests could be served while construction was in progress.

Renovations of common areas included entry and lobby, lounge, bar, dining area, fitness center, meeting rooms, corridors and grab-and-go food market area.

Courtyard by Marriott Redwood City

This 5-story, 107,031 sf, 177 room Courtyard by Marriott includes two levels of parking garage built above grade with the rooms on top. 602 cast-in-place piles were installed due to expansive soil conditions. Amenities include meeting rooms, breakfast area, business center, fitness center, and pool. The pool was built on top of a concrete deck on the 3rd floor of the 5-story building.

Type V-A construction of a 4-story, 130 room hotel includes a spacious event space. The 88,039 sf hotel was built to serve the growing tourist trade and wine industry in Central California. Project included a full restaurant.

Exterior onsite improvements for this 2-story, 4000 sf, 132 room hotel, which included an outdoor fire table, site concrete improvement, cable railings, planters, lighting, outdoor seating area, fencing, decking, and minor remodel of the entry door.

Hyatt Place Hotel

UC Davis

Tricorp Group built the first phase of this hotel, which was one of the first hotels in California to be built as a Public Private Partnership (PPP) located on the UC Davis campus. The Ph. II Design/Build project was the first collaboration of its type between HRGA, Tricorp Group, and the client, Presidio Companies. The hotel features conference facilities, breakfast area, bicycle parking, lobby and bar.

The construction was inspected by UC Davis and overseen by the Yolo County Fire Marshall, an unusual arrangement.

SpringHill Suites by Marriott

Anaheim

Construction of a 120 room, 4-story, 79,000 sf hotel located in the 2.5 acre Anaheim Resort District, adjacent to Disneyland. New construction included Type I prefabricated metal stud framing systems. Project amenities included an outdoor pool, porte cochere, meeting spaces, kitchen, dining spaces, communal spaces, and exercise facility. Mechanized shading panels and store front glazing allowed for comfortable use of daylight.

Salinas

Construction of a 105 room, 80,880 sf hotel with Type V-A 4-story wood framed structure over concrete podium and subterranean parking. Amenities include meeting rooms, breakfast area, business center, fitness center, pantry and food preparation area. The project also has an indoor pool with green roof, providing an eco-friendly view to guest rooms overlooking this side of the hotel.

Hampton Inn Union City

Construction of a 90 room, 4-story, 54,210 sf hotel. This hotel is a LEED certified building. Designed to comply with the Cal Green Code, the project included features such as energy efficient appliances, an indoor pool, and bioswales. Bay Mud Conditions existed on site, which required significant subsurface conditioning.

The developer, OTO Development, won Hyatt’s Development of the Year Award for the Hyatt Place Los Angeles/LAX/El Segundo hotel. The 143 room hotel was the first completed Hyatt GEN 2 model in the United States. This was one of the first Type III, fivestory, wood framed buildings completed in California.

The Table - 3 Strands Global Sacramento

Size: 12,526 Square Feet

Project Description: A tenant improvement of office space for 3 Strands Global Foundation. The new space is an interior remodel of existing building which includes training, conference and therapy rooms, a clothing closet, full kitchen, tech center, laundry room, showers & restrooms. Improvements consisted of fire protection, mechanical, plumbing, electrical, new flooring, paint, doors, and light fixtures.

Project Description: Design/Build tenant improvement for Capitol Area Development Authority (CADA), to renovate their office space. Improvements consisted of fire alarm system upgrade and addition, complete changeout of lighting system, upgraded HVAC system, construction of new offices and conference room with metal stud framing, update and modernization of existing finishes and restrooms.

Project Description: Tenant improvement for the headquarters of the Midtown Association. These offices suit the personality of the Association, with modern design which incorporates the rustic industrial elements of the original building. Finishes are polished concrete and tile with wood accents. Roll-in showers accommodate employees who would work out at the gym next door or bike to work. Self-performed labor included framing, doors frames and hardware, window frames, and concrete flooring.

Project Description: Tenant improvement of a bank lobby and reception area for the first phase. The second phase of construction included bank offices and vault. Business remained open during construction. Mall wall was used to cover construction work during both phases.

Project Description: Tricorp selfperformed much of the framing and drywall in this office tenant improvement. Improvements included 2 conference rooms, 2 kitchens, 4 restrooms, built-in cubicles, 14 offices, a spacious copy room, and a custom designed plan room. The tenant improvement was built in stages over the course of a year as the growth of the company accelerated.

Project Description: This design/ build office tenant improvement project consisted of new cabinets/countertops for the breakroom & showroom, new storefront windows, interior doors, flooring, painting both interior & exterior and restroom upgrades.

Haagen-Dazs Ice Cream Parlor

Project Description:

Tenant Improvement for Haagen-Dazs Ice Cream Store, located in the new Downtown Commons adjacent to the Golden 1 Arena, Kimpton Sawyer Hotel, retail stores, and restaurants. The tenant improvement entails interior metal stud walls, plumbing, electrical, cabinetry, flooring, finishes, and coordination of owner equipment. Self-performed work includes: metal stud framing, drywall, and doors frames and hardware.

Project Description: Tenant improvement of an endurance and personal training fitness center in Midtown Sacramento. Self-performed labor included framing, drywall, electrical, HVAC, cabinetry, plumbing, and installation of structural supports for fitness equipment.

Student Learning Center at Bay D

Size: 21,411 square feet

Project Description: Renovation of a former military building into a new videography and broadcasting Student Learning Center for the Twin Rivers Unified School District. We installed high-end finishes and technology such as cyclorama walls, partition Nanawalls, interactive display boards, and ceiling mounted cameras, speakers, and projectors.

Sunrise Banquet Hall

Size: 5,079 Square Feet (plus added 1,151 sf interior and 2,992 sf exterior)

Project Description: Tenant improvement of existing banquet hall and kitchen plus an addition of two restrooms, corridor and storage room. Interior improvements consisted of new commercial kitchen appliances, new flooring, acoustic ceilings, lighting fixtures, extensive plumbing, custom designed crown molding, column wraps, and wainscoting. Exterior upgrades included new stucco, stone veneer, paint, and storefront entry doors, infilled all windows, and enlarged patio area with new patios and firepits.

Select post-occupancy work. Six-story and four-story existing office buildings consist of towers and a parking garage. Project includes select restack projects to remodel and repurpose occupied spaces. Tricorp also finished the site work including hardscape and landscape work.

Alila Napa Valley St. Helena

Five-Star Resort and Spa

Tricorp Group and HRGA worked together on a design/build contract for nearly three years to design this five-star resort in St. Helena, which started its life as a Marriott property, but ended up as a Hyatt brand. First known as Las Alcobas, it is now Alila Napa Valley. Acacia House, the 100-yearold centerpiece, was a historic renovation of a Georgian Revival Farmhouse, now housing reception, restaurant, and guest rooms for the new hotel.

Yabu Pushelberg were the interior designers on the resort. The fittings and furnishings were mostly ordered from Europe and required extensive coordination both with the plans and logistically. Tricorp performed this coordination and managed the warehousing of the owner’s FFE for just-in-time delivery on the site.

Rooms have grand views and luxury amenities including patios with firepits, soaking tubs and bidets in every room.

Project consists of 69 guest rooms, 3,500 square foot meeting & conference room with teaching kitchen, and a 3,500 square foot spa and fitness center. Total building area is 50,000 square feet.

Alila Napa Valley
The property is located next to the Beringer Mansion to the north and the vineyards to the west.

California State Capitol

Sacramento

Size: 90,000 square feet

The project consisted of roof Replacement, HVAC upgrades, and seismic upgrade of the existing Rotunda. The state of California added the remodel of the Senate and Assembly interior spaces as change orders. All of the work was completed while the building was fully occupied.

Historic Hyatt House Hotel K Street

Sacramento

Size: 86,087 square feet

Construction of an 8-Story, 28 room Hyatt House Hotel within the exterior of the historic Eastern Star at 2719 K Street. The exterior historic facade was strengthened and rejuvenated along with the lobby. Additional project work included demolition, soft demolition, abatement, micropiles, concrete, steel shoring, sitework, and new steel structure along with the typical trades required to build a new hotel. AIA CV 2023 Award Winner.

Jefferson School Adaptive Re-Use

Sacramento

Size: 24,950 square feet

Project Description: Structural retrofitting and renovation to existing building including new MEP and installation of a new roof and windows to match the existing historical look. Interior will include renovations to create shell work spaces for future tenants.

The school is listed on the National Register of Historic Places and the California Register of Historic Resources. As such, key architectural features from the 1920 construction are being preserved including exterior brick facade, historical main entry, and side stairs.
