AS I REFLECT ON EVERYTHING OUR ORGANIZATION ACCOMPLISHED while I was fortunate enough to serve as its chairman in 2018, I become overwhelmed with pride and gratitude. I’m incredibly lucky to have worked with such a terrific group of board members as well as the 2,200 members and 650 companies united as The Real Estate Council. This past year, we kicked off the Dallas Catalyst Project and commemorated the 30th anniversary of one of TREC’s flagship philanthropic events, FightNight. We launched new educational initiatives like Market Matters and TRECcast, and expanded TREC’s efforts to support aspiring developers and entrepreneurs with the start of TREC Community Fund’s Real Estate 101 Bootcamp and Community-oriented Real Estate (CRE) Accelerator programs. We even took our first steps toward achieving equitable economic development and access to affordable h ousing, v ibrant n eighborhood centers, small business growth, healthy food options, parks, arts and culture for all our neighbors here in Dallas with the start of TREC Community Fund’s work with the JPMorgan Chase PRO Neighborhoods grant initiative. In 2018, we truly laid the groundwork for making an even greater impact on people’s lives, and I cannot thank you all enough for your hard work and steadfast dedication to our city. It was an absolute honor to be your chairman in 2018. I am incredibly excited to see what the future holds for this organization and am confident that my successor, KFM Engineering & Design’s Jim Knight, will lead with the strength, compassion and grace required of us all to build upon our efforts in 2019. As Jim likes to say, many hands make for light work, and we will continue to make progress if we continue to work together for the betterment of the Dallas community. I’ll be right there with you, as I have been throughout my career, beaming with pride and ready to help however I can as we continue to Build the City You’ve Imagined.

LATE LAST YEAR, THE REAL ESTATE COUNCIL UNVEILED ITS NEW MISSION STATEMENT:

TREC’s mission is to cultivate relationships in the commercial real estate industry, to catalyze community investment, influence policy, propel careers and develop the leaders of tomorrow. We believe relationships are the lifeblood of career success, civic responsibility and community investment. As an organization, our work has long reflected these words, but we agreed it was time for us to write them down and reflect on their meaning. Why? Because we’re growing! It’s no secret that the commercial real estate industry here in Dallas has enjoyed extensive growth in the last decade, and that has made our service to our members, their companies and the community more important than ever. In 2018, we began our work in the Forest District as part of the Dallas Catalyst Project, introduced several new educational and policy-related programs, and received funding from JPMorgan Chase’s PRO Neighborhoods grant initiative to explore equitable economic growth and affordable housing options for three of our city’s most vulnerable neighborhoods – all while continuing to bring you the latest market trends and forecasts, insightful and engaging speaker panels and site tours, and first-class networking you’ve come to expect as members of The Real Estate Council. Our mission reminds us that our members are our most precious resource for maximizing the industry’s impact on our city and leaving a legacy that future generations will enjoy. Our mission reminds us that prioritizing our members’ growth and career development will result in a stronger commercial real estate industry with an even greater responsibility to lend its time, talents and fortune to those in need. Our mission reminds us that our relationships to each other are as important as they are to the community, that we are responsible for shepherding the next generation of commercial real estate professionals who may lead our industry and city to unprecedented heights. No matter how our organization evolves in the next year, we will not waver on this mission. It is our north star guiding everything we do. Our first Young Guns About Town event of the year featured a bicycle tour through the Bishop Arts District, as our members learned about the neighborhood’s evolution and ongoing revitalization efforts.

Programs

Bank of Texas Speaker Series 1,075 ATTENDEES 2018 topics included the future of business leadership with Gallup CEO Jim Clifton, emerging transportation technologies and making a lasting community impact through collaboration. Market Matters 409 ATTENDEES 2018 topics included mixed-use and capital markets summits. Power Hour 122 ATTENDEES 2018 tours included Digital Realty’s Richardson data center, the West End Innovation District, and The Union. TRECcast 2,000-PLUS DOWNLOADS The official podcast of The Real Estate Council debuted in 2018 and is now available on Apple Podcasts, Spotify, SoundCloud, Stitcher and Google Play. Young Guns Programs 1,322 ATTENDEES Mentoring young professionals and developing the leaders of tomorrow, TREC hosted several programs and panels in 2018. Young Guns programs included: About Town tours, Rising to the Top, Forum and TREC Breakfast Groups.


Leadership

Development

IN 2018, TREC  Hosted our 7th Mentorship Program with 48 participants, 24 mentor-mentee pairings.

Since 2012, the Mentorship Program has had 398 participants.

 Welcomed our 23rd Associate Leadership Council class. There have been 608 graduates

of TREC's Associate Leadership Council and Fellowship of Executive Leaders programs.

 Held five programs and events for our Leadership Alumni program, which consisted of

287 members in 2018.

 During a Talent Capital Forum luncheon, a complimentary membership offered to

human resources professionals from TREC's member companies, we analyzed the research that psychologists Dr. Robyn Porterfield and Dr. Bob Rose of the Rose Porterfield Group collected from the last four ALC classes. Rose Porterfield Group has provided individual executive coaching on the challenges and opportunities facing the midcareer workforce and how to engage that age group.


Ambassador Ron Kirk speaks to our Associate Leadership Council class, which invested more than $200,000 in grant funds and in-kind donations to upgrade the 4,000 squarefoot offices of the nonprofit For Oak Cliff, which serves as a place where community leaders can work to transform the neighborhood.


PAC &

Public Policy TREC POLICY VISION AND GUIDING PRINCIPLES: To achieve TREC’s vision of a world class and livable North Texas region for all, TREC advocates for public policy priorities which promote long-term economic growth and vitality as well as quality of life across the region. We engage in policy issues which impact the commercial real estate industry and the public good in a significant way to Build the City You’ve Imagined.  More than 120 members served on our Public Policy Committee and participated in more than 50 meetings, working group sessions and briefings on:  Development process improvement  Mixed income housing  Tree mitigation reform  Park land dedication ordinance  Transportation  Economic development  TREC PAC contributed $18,000 to candidates in Dallas City Council, Texas state legislative, and Dallas Independent School District board elections

We welcomed State Rep. Morgan Meyer to our offices in May as part of our “Lunch With Legislators” program series.


In September, we hosted Public Policy 102 so our members could find out how to get involved with our PAC and Public Policy Committee initiatives.

In 2018, TREC Community Fund added the Real Estate 101 Bootcamp and Community-oriented Real Estate (CRE) programs to its community training programs.

OVER THE YEARS, TREC FOUNDATION HAS WORKED DILIGENTLY TO STRENGTHEN OUR CITY THROUGH GOOD WORKS THAT ENHANCE EDUCATION, HOUSING, JOB CREATION, AND THE ENVIRONMENT. Utilizing the time, talents, and generosity of TREC’s members and their companies, TREC Foundation has contributed $12.5 million in grant funds and thousands of hours of pro bono professional services to more than 150 community organizations throughout North Texas. From its initial investment in the La Calle Diez, Short North Dallas, and St. Philip’s neighborhoods in the 1990s, to kickstarting the project that gave our city Klyde Warren Park, to ushering in a new era of community revitalization with the Dallas Catalyst Project, TREC Foundation has remained dedicated to providing resources for community building.

REAL ESTATE 101 FOR NONPROFITS In August, we began the ninth iteration of the popular Real Estate 101 for Nonprofits lunch series, hosted by Eliza Solender of Solender Hall. Comprised of five, two-hour-long monthly workshops, Real Estate 101 helps nonprofit organizations navigate the complex real estate decisions they face. Dallas

Catalyst Project

IN 2018, TREC FOUNDATION AND PARTNER ORGANIZATIONS ST. PHILIP’S SCHOOL & COMMUNITY CENTER, CORNERSTONE BAPTIST CHURCH, AND CITYSQUARE KICKED OFF THE INAUGURAL DALLAS CATALYST PROJECT (DCP) to achieve the Forest District community’s vision for revitalization with a threeyear, $1 million initial investment. In the first year of the DCP, 111 members provided more than 1,160 hours of support to ensure the Forest District reaches its full potential.

PROJECTS WE STARTED IN 2018:  Young Guns Foundation Project to renovate the Cornerstone Baptist Church Community Laundromat at Ervay Plaza, led by Jesse Montgomery of HPM and Benton Smith of Brasfield & Gorrie  Renovations to a 12,000-square-foot retail space on Martin Luther King Jr. Boulevard, led by David Fazio of The Retail Connection and Hoshi Brooks from Perkins+Will  Restoration of the Forest Theater’s façade, led by KDC's Kim Hogan and HKS’s Zach Lamp  Beautification of a streetscape in front of Cornerstone Baptist Church, including the implementation of landscaping and improvements to the building’s façade, as well as the installation of a playscape beneath a portion of I-45, led by Emily Henry of Studio Outside


One of our Young Guns volunteer days included renovating a house owned by Cornerstone Baptist Church.


We commemorated the 30th anniversary of FightNight by honoring the members and families who have chaired the event since its inception in 1989.
