Editorial

Tracy Ellis has changed in our world since I sat down to write my last Editorial. At times I think it would be wonderful to go back to New Year’s Eve and start 2020 all over again but only if there was a way that we could change the path we have been led down. At this point, I am ready to put it all behind us and move forward with hopefully more knowledge and understanding. We have all experienced things recently that I never thought we would be explaining to our children, but I think the kids have handled it better than most adults. Let’s face it, our kids are tech savvy and the adjustment for them doing schoolwork from home was simple. Obviously, the most difficult part were the missed social interactions, missing sports, and other fun activities. This was supposed to be the year of memories for our son Zack, his high school graduation year. I think Rick and I were more disappointed for Zack than he was for himself. It is hard not to think about all the last moments he missed and will never experience again, but at this point Zack is just ready to move forward with his next chapter of life. We are looking forward to some form of graduation ceremony in August even though it will not be the ceremony we have had with our other children. After all we have been through recently, we are just grateful to all be healthy, have one another and look forward to watching our sons grow into fine young men. I am asked often how the real estate market has been affected during this challenging time. Obviously when things started everyone was unsure of what was going to happen and tried to simply stay home. We went through a three-week period where the phones did not ring which was something we have never experienced. I think as we all stayed home even more, we had time to focus on all of the things we were not happy with in our own homes and allowed many the time they needed to work on their homes to get them market ready. After that three-week period of silence in March, we have not stopped. I think we have been busier than any other time in our over 20-year career in real estate. It is a completely different market; we have been helping more and more sellers that have been in their homes over 20 years than ever before. Obviously, sellers are realizing this is the perfect time to take advantage of record pricing and low interest rates, a winning combination. It would be wonderful if we could predict the real estate market forecast for 2021, but that is even more difficult to predict right now as things are changing with each passing month. Even though the housing market is showing strong signs of rebounding from economic shutdowns, there are still so many unknowns such as how persistent the coronavirus pandemic will be. The good thing, at least for buyers and investors alike,

is giving you the edge you need in Real Estate!

is that house prices have nearly flattened and are poised to remain stable in the latter half of this year when evaluating national averages. In our area right now, we are still experiencing multiple offers on homes and in certain price ranges homes are going well over list price. Before the coronavirus pandemic began, the U.S. housing market was already extremely low on housing inventory. Housing market experts predict that sharp declines in pricing look improbable as the buyer demand has remained relatively strong despite the pandemic. There are a lot of new buyers looking to purchase a home, while some investors have taken a pause. Obviously, the reason most investors have paused is due to higher home values. The 2020 housing market was running at a record pace in the early stages of the coronavirus outbreak in February, with sellers continuing to gain leverage, and buyers benefiting from lower mortgage rates. We have seen some of the best home sales and housing starts to date in more than a decade. As the population of millennials is increasing, the demand side of housing remains strong. Many buyers are looking to get into a larger home because they have a growing family, while we have more mature sellers looking to downsize. We have also noticed since the COVID-19 pandemic more buyers are looking to move into more rural areas or seeking more land. Maybe staying at home more also made some sellers re-evaluate their current lot or privacy conditions. I know Rick and I were so grateful to have plenty of yard space to be outside with our sons during the stay at home order. I cannot stress enough if you have been on the fence about making a move in the past, this is the time to consider giving us a call and taking advantage of the market while you still can. The homebuyers in every segment will continue moving forward with transactions. According to the National Association of RealtorsÂŽ, first-time buyers were responsible for 36% of sales in April, up from 34% in March 2020, and 32% in April 2019. Individual investors or second-home buyers, who account for many cash sales, purchased 10% of homes in April, down from 13% in March 2020, and from 16% in April 2019. The latest housing market indicators still point to a shift towards more balanced conditions in the near term. Therefore, taking into consideration the current housing market trends, most believe that we can expect a more balanced real estate market with buyers getting some relief from the rising housing costs. After any prolonged period of crisis, there is a strong desire to get back to some form of normalcy. I am so proud of our great city and all the citizens that came together during these challenging times. I have seen so many businesses adapt and thrive during this difficult time. As


I look around our many wonderful communities, I see so many people simply happy to be out and about and appreciative of something as simple as having dinner with friends and family. I think most of us have learned through this time in our life not to take anything for granted and most are feeling a tremendous burst of creative energy and economy building. There is such pent-up demand for products and services and so many are eager to get back to work, invest and shop. I am confident brighter days are ahead, and we will see many new businesses born and some re-evaluate their existing structure. As for The Rick and Tracy Ellis Team, we could not be prouder of our team and all their hard work. We are on track to have another record-breaking year with over 100 homes under contract or sold and almost 100 active listings and we still have six months to go in 2020. It takes tremendous team effort and everyone working together. I have learned so much in my 24 years in real estate and continue to learn more every day. Through the years I have learned that you cannot be great at everything, so find the people that are perfect for the role and let them do their job. We are excited to have Allyson Heisler back on our team as our new office manager. You may remember Allyson was a licensed agent on our team a couple of years ago, but unfortunately her fiancé was transferred south, and she moved away. While she was away, she was the office manager for another successful real estate team and gained even more knowledge. Allyson’s organizational skills are remarkable, and I am so grateful to know that between her and Rick our paperwork is always in order and all our clients are well taken care of. We have added several experienced real estate agents to our team. Joanie Jacques is a wonderful

agent that lives in city of St. Louis and is licensed in Missouri and Illinois. Joanie loves helping all our clients on the Illinois side of the river and we are looking forward to expanding even more into Illinois later this year. Several months ago, Sheri Wolfe joined us as well. Sheri is an experienced agent with over 12 years’ experience who lives in a beautiful lake community in Hillsboro. Later in the magazine you will see articles on both lovely ladies along with other agents on our team as well. As many of you know we made the move to eXp Realty over a year ago and continue to be so thankful for all the wonderful opportunities it has brought Rick and myself. We continue to grow our downline of wonderful agents not only in the St. Louis area, but all over the U.S... Pat Moxley has been a licensed real estate agent for over 20 years and has lived in Missouri and Texas. Recently Pat moved back to Missouri and joined our team to focus on recruiting agents to eXp Realty so that they could take advantage of everything our wonderful company has to officer as well. We also recently welcomed Tina Spicer to our team, Tina focuses on the Destin, Florida area and helped my parents buy their home in Florida over five years ago. From Drab to Fab! Peak Inside The Ellis’ Great Room Makeover

W

hen Rick and I purchased our home last year, we knew the fireplace would be one of our first remodeling projects we would take on. We tour so many amazing homes which gives us many great ideas! Over time, your fireplace can look neglected, dated and desperately in need of a makeover. That was the case with our great room fireplace. Apparently when our home was built, the builder thought it would be a good idea to essentially put a mantle surround on top of another mantle surround. When the home was built, I am sure it was a popular design, but in today’s design world it looked like a mistake. We took some time to think about the overall design of our great room before deciding on the makeover design. Rehabbing your fireplace does not have to mean a major construction project. It can be as simple as a fresh paint job on unfinished or previously painted brick, or it can be a simple construction project where you cover up the brick with drywall, wood, or tile. More involved fireplace makeovers might incorporate a lightweight masonry product called manufactured veneer

stone, perfect for do-it-yourself work. You can also choose the direction we took with full masonry brick and stone up the wall of our two-story great room. I always suggest when you move into a new home, allow yourself at least six months to get used to your surroundings. Take the time to get comfortable with your home. I always feel our home speaks to us in some ways and helps guide us in our design choices. We have owned several homes over the thirty-three years we have been together. Never during that time did I like a rustic design style until this home. There are such beautiful, private views of our tree line looking out our great room windows. Many evenings we watch deer grazing on our property and falcons soaring. So, after time, I knew the direction and vision for our fireplace. We have been lucky enough in our career to work with some incredible companies, and when it comes to masonry work, Thomas Masonry in St. Charles is our favorite! Steve Thomas is extremely talented and the only one I trusted with our project. My Dad, Grandpa and Uncles were all builders. I know that a good masonry is

almost like an artist, they have great vision while laying every stone and brick to create a masterpiece. We met with Steve Thomas and roughly sketched our design. Since we added “Marty The Moose” to the Ellis Family, we knew Marty needed his own special place on the wall. We worked with Steve to create a herringbone pattern flanked by stone to have a special home for Marty. Being in real estate for over 20 years, we of course are always looking at every project thinking “will the next buyer of our home like this design?” We always try to create a design that is timeless, as Nettie White would say. I do not feel you can

ever go wrong with brick and stone, but always be mindful of your color choices as well. After the masonry work was complete, the next undertaking was the mantle. Rick and I knew we wanted it custom. I think that having things in your home that you will not see in other homes you walk through is important in increasing your home’s value. Obviously since we were going with a rustic theme, we envisioned a wood mantle with moose, elk, trees, and soaring eagles etched into the wood. We searched for quite some time until we found a wonderful company called Wild Life Woodcraft. Together we worked with the owner to create a custom mantle by taking different designs from several of his mantle choices to create our very own. Although Wild Life Woodcraft can also stain their work, we knew that Nettie White Interiors would be remodeling our bookcases, and felt it was important to let them work their magic to pull all the pieces together. After discussions with Nettie White Interiors, we decided to dress up the mantle with some of their beautiful, custom corbels. The team at Nettie White Interiors are true artist and have inspired our design choices throughout our home. Once the fireplace was complete, they took on the remodel project of our built-in bookcases. I am telling you, the best money you can


spend for not only resale value, but also for true enjoyment while living in your home is to call Nettie White Interiors. They have a talent of making the makeovers timeless; they rarely go out of style. They were able to transform our built-ins with a completely new design, and of course, a custom color created by NWI. We love a popular pattern they are known for and what I like to call the croc pattern.

To me, the croc pattern resembles the look of leather on furniture. We felt it would blend in with our rustic theme, so they did our lower doors in that style. Another specialty of NWI’s are all their beautiful handles and pulls, they have so many fabulous design ideas. There are so many wonderful choices and designs throughout all homes we are blessed to visit. The best part is that every homeowner can make their home their own unique style. It is amazing what paint and a new mantle can do for a simple fireplace makeover. It does not have to be a big project, like our makeover, nor would I recommend investing that kind of money if you think you will be making a move within the next five years. Since this will be our last move for some time, we decided to invest in our home and enjoy it for as long as we can. Too many times homeowners start updating their home when they are preparing to sell, and it always makes me sad that they were not able to enjoy the improvements while they lived there. We all get so caught up in our day to day life that at times our home updates are only completed when we are forced to do so for whatever reason. Outdoor Kitchens W

hen it comes to summer entertaining, eating outdoors is something our family enjoys. Rick loves to BBQ and has been known to stand outside with his umbrella through some significant storms just to finish his masterpiece on the grill. As recently as Memorial Day, he stood in the rain for over an hour, and after a few lightning strikes, we decided it was enough. It was time for a covered outdoor kitchen for The Ellis Family! Outdoor kitchens also make entertaining a lot more enjoyable with multiple locations for the prep work. Convenience aside, outdoor kitchens can also dramatically improve your backyard or patio space. Whether you are designing your own outdoor kitchen area or just want to get inspired for your future home, we thought we would review some design ideas and tips along with different styles. When designing your outdoor kitchen think about your surroundings and if it will aesthetically blend with your home. Although the exterior of our home is not a rustic theme, we just

did a makeover in our great room with that type of design. Since you will be able to see the outdoor kitchen through our great room windows, we wanted to continue the rustic flow with a timber frame design while completing it with our home’s exterior brick and stone. When designing an outdoor kitchen to get the most for your money when it is time to sell, it is important to make sure it is not only stylish, but also practical and timeless. With neutral colors, nature-inspired materials, and adequate space, it is a lesson in both designing with restraint and prioritizing your family’s use without compromising style. It is also important to consider the decking for the outdoor kitchen. When we designed our pool last summer, we knew eventually we would do an outdoor kitchen and wanted to make sure our decking would match. We had Pool Tron pour extra concrete at that time to make sure our cool decking would extend seamlessly to our poolside area for a visual appeal and cohesion as well as easier maintenance. It is also important to remember when you are cooking outside, you may need to make frequent trips inside your home as well, so

you may want to keep your outdoor kitchen close to your home for convenience. First things first, before you fall in love with a layout or location plan, think about plumbing lines, gas, and electricity. Will their current locations work with your design plan? If not, how much will it cost to move them? Next, it is important to think about what you plan to cook in your outdoor kitchen and what type of appliances you will need. Many of the outdoor kitchens you see today come complete with a grill, burners, refrigerator, kegerator, icemakers, sink, smokers and popular now are pizza ovens. Lately, I have seen more U-shaped and even circular layouts, which some feel helps you move from hot to cold easier. We are designing ours to have the grill, smoker, and pizza oven on the left and the refrigerator, kegerator, trash bins and ice maker on the right. When choosing your outdoor appliances there are so many lines to choose from. After much research, a few of Rick’s favorites are Blaze, Napoleon, Coyote and Lynx. One of the features Rick is most excited about are several

of these lines offer LED lighting on the interior of the grills which comes in handy when you are cooking in the evening. If you do not have room for a full-blown outdoor kitchen that is fully equipped with an oven, sink, smoker, etc., then just include the basics to ease entertaining and have a safe area to cook outdoors. Something as simple as a covered area with a built-in grill, refrigerator, and trash bins would be wonderful to have! There are so many ways to optimize your outdoor space for entertaining by making the counter feel like a bar. Of course, this is always great to add to your design for extra seating. Rick and I created adult height over hangs on each side of our outdoor kitchen to add additional seating. It is important to consider if the counters will be exposed to the elements to make sure you choose the right material that will be cost effective and durable. Another thing to consider is if this is a space you will want to eventually screen in or possibly enclose. If so, consider your ceiling height carefully when you are building an outdoor kitchen. It was important for us to have high ceilings in hopes that smoke would not get trapped in the covered area if we were entertaining. If your outdoor space will be covered, consider whether your shingles match your home. Will you choose a hip roof or vaulted ceiling? On the interior ceiling, if you are going with a timber frame style, instead of having the rough cut, you can choose tongue and groove for a cleaner look.

Most importantly make sure you check with your HOA before starting your project for subdivision approval. Many subdivisions have restrictions on how many additional buildings you can have on your property. You should always check with your municipality as well to see if permits are required and some may request the plans to be engineered stamped. Our Closet Transformation with the

W

Closet Factory

hile everyone has been spending more and more time at home these days, you’re probably realizing now more than ever that there’s that one closet (or multiple!) that drives you nuts, or you have a room in your home that is being incredibly underutilized functionally, or let’s face it, you could have a space that is in desperate need of a total organizational makeover. When we purchased our home there was a room off the master bedroom that was being used as an office. Rick and I already work 7 days a week and the last thing we wanted was our office in our bedroom, instead we decided to add more value to our home and create a 2nd walk in closet. We moved the built-in office furniture to another room in our

home and then we waited close to a year in our new home so that we could decide on the best way to design the new closet space. It was important to us to have an open closet concept, we wanted to make sure our master bedroom felt open and spacious. I think many times after moving into a new home a buyer may feel rushed to decide and regret it later. We took our time to figure out what our needs were in our new home before we chose a design. Of course, we did our homework and contacted several closet companies in the St. Louis area, after consideration of many factors we decided on Jessie Chall with the Closet Factory. Jessie and I have known one another for many years through the real estate industry and Closet Factory has an outstanding reputation here in St. Louis. Jessie


was very patient and worked with me to modify the design for almost a year until we found the perfect style for us. Since we had chosen an open concept design, we decided to incorporate a lot of mirrored doors and drawers. Jessie: If there is a space that has an organizational need, there is a high likelihood that we can help! Tracy: How does the design process work? Jessie: The design process starts with a design consultation. Closet Factory has a signature design process that contributes to the ultimate plan of creating custom storage solutions that are designed specifically around you. Everyone’s storage needs are different, so I spend a lot of time talking with my clients about their goals. Do you need more hanging space? Do you have a massive shoe collection that you want to show off? Or is it as simple just being able to find what you need when getting ready every morning? Understanding my clients’ needs and wants is a huge part of creating a design that they will love using every day. That collaboration is so fun and incredibly important, but equally important are measurements and inventory. Measurements of your space and your wardrobe give me the framework that I have to work in and an understanding all of the items that need to be stored in your space to ensure your goals are met. Once I know your needs, how you plan to use the space and have measurements and inventory complete, we start working together on preliminary design.

Accessories are the things that take the organization part of a design to the next level. My personal favorite is a valet rod and some of our customer favorites in closets are belt/tie racks, velvet jewelry drawers, lighting, mirrors, and laundry hampers. Bringing in decorative enhancements then creates the overall style of your design. I have some clients who are just looking to keep things simple and functional, while others are wanting to “dress things up”. Decorative drawer faces and doors, moldings, edges, appliques, and trim are ways to reflect your sense of style and truly make your design personal. Tracy: Outside of closets, what types of systems would you say are the most popular right now? Jessie: We are seeing a lot of home offices right now. As people are working from home more often than ever, there has been a big surge in creating dedicated workspaces for more than just one member of the family. Laundry rooms and mud rooms are also continuing to be in high demand. These rooms tend to have a lot of under-utilized space so a custom designed system not only dramatically improves how they use the space but can also add overall value to a client’s home.

Tracy: How do your clients incorporate their personal style into their designs? Jessie: This is probably the part of the design process that my clients get the most

Tracy: Any advice for someone considering a custom storage project? Do not feel like you must have it all figured out on your own before you have a design consultation. As your designer, I’m your design consultant, professional organizer, and project manager all in one, so it’s likely we’re going to uncover things in the consultation that might not have been thought of previously that can make a huge difference in the design. It is a collaborative effort, so the more we talk, the more you are going to love your new space! Tracy: I know you work with lots of builders in the area— any advice to someone who is building a new home as it relates to custom storage? Jessie: As you know, my background is in homebuilding, so I love working with clients during the build process. It’s so fun when a space becomes an extension of the overall style of the rest of their home through matching hardware and/or similar cabinetry styles, or to know that a client knows exactly where things are going to go the day they move in. My biggest piece of advice would be to not be afraid to start talking custom storage early in the build process. I start

working with clients from blueprints frequently and something as simple as the way a door swings, can be incredibly impactful to the overall function of a design. Custom Finishes Add Value at 1320 Josephville Road 1320 Josephville Road has an interesting history.

D

arren and Bonna built this custom home after purchasing almost five acres of land. While their original intention was to buy in Barton Creek, this lot presented itself as a large piece of land that was free of subdivision restrictions, allowing for unlimited potential. Darren built the 6,000 square foot home and 4,000 square foot workshop so he and his wife could have their perfect property. This allowed them to not only implement intricate details into the home’s design, but it also helped them achieve an energy-efficient home and workshop that doesn’t cost too much to maintain. This home is an entertainer’s dream. The basement is finished and includes a movie theater, full-furnished bar, a walk-in wine cellar, and a walk out porch. Darren and Bonna frequently host large parties, and the basement can comfortably hold 75 guests without sacrificing personal space. The large plot of land and the roomy gravel driveway allow plenty of space for guests to park. In fact with the large commercial building and near five acres of land, potential buyers have unlimited potential to host events on the property. This home is perhaps best known in the Josephville area for its basement bar, affectionately named The Alibi Room. Unrelated to the bar in the show Shameless, Darren was struck by inspiration after seeing the name on a man’s shirt while he and Bonna were out for a drink in O’Fallon. After naming the bar, Darren branded everything, from glasses to coasters, with the bar’s name. Darren also installed the unique lighting in the bar himself, creating them out of pendant

kits and liquor bottles to give the bar an authentic 1960’s feel. He also created the gear shift ceiling feature out of styrofoam, engraved with the word “Josephville.” Everyone believes this gear to be authentic, and Darren cheekily tells them it was found in the ground when building the foundation of the home. The home is filled with Easter eggs like this. Several lights have 1320 incorporated into them, a nod to the home’s address. The theater incorporates this number into its design as well. Additionally the archway leading into the Alibi Room is engraved with “Clausner Building.” The Clausner family owned the land before Darren and Bonna and were an old Josephville family. Darren wanted to give tribute to the Clausners since the property was in their name for quite some time, and, in keeping with the theme of the bar, he wanted to incorporate this name into the architecture just as builders often did with their companies in the old brick buildings found throughout St. Louis. The wooden beams in the Alibi Room were made to look distressed and the brick veneer walls both contribute to the room’s theme and were also inspired by the older architecture of downtown St. Louis. The bar itself is 18-feet and curved with ornate details, and a built-in wrap-around restaurant booth with a custom table provides a place for friends to gather and relax. The walk-in wine cellar is another wonderful detail that should not be overlooked. This is located underneath the front porch. To prevent the room from overheating from the porch’s concrete, Darren installed styrofoam into the ceiling to cool the room. Not wanting


the pink of the styrofoam to ruin the display, he finished it to look like wooden beams. His guests claim it looks similar to the Old Mine Train roller coaster at 6 Flags St. Louis. Down the hall from the Alibi Room sits the theater room, where Darren and Bonna have hosted plenty of Super Bowl parties. The room is fully insulated, including the ceiling and the interior walls, with some of the best residential sound insulation techniques. This allows their guests to be loud when the game is on while allowing others to converse in the Alibi Room uninterrupted. Darren spent some time researching different designs online before building the room to ensure it was built with sound quality in mind without sacrificing aesthetic. The octagons in the ceiling towards the back of the room help diffract the sounds that reflect off the back, and the corner columns all have either sound insulation, sound absorption, or a subwoofer. The room features a 130 inch screen for a fun viewing experience. The room is pre-wired for power seats (designed to be two level stadium seating) and bass shakers. Finally, an LED fiber optic star ceiling sits in the front of the room to add charm and includes an eight-foot shooting star display. Not only have Darren and his friends enjoyed watching their favorite sports team play on that screen, but Bonna loves to have her friends over too for cocktails and a romantic comedy. Before the home was built, Darren built his commercial shop on the land. This made it easier for him to design and build the small details he added to the home as it was built. The building is 4,000 square feet and contains two offices and two half-bathrooms. All of the partition walls are non-load bearing, allowing them to be moved easily. It is on a full foundation and has R-38 insulation throughout, allowing it to be easily heated and cooled. It is energy efficient, and when the heat is turned off at night the building holds the remaining heat in well. This building has its own water and its own electric 320 amp service, allowing any business conducted in this building to have its own separate electric bill independent of the home. A friendly and quiet tenant currently leases part of the building and has explained that he is willing to stay or leave depending upon the new owner’s preference. Having a tenant can be helpful to offset the mortgage payment, and Darren says that he has been the perfect renter. Of course, should the new owner want privacy then he is willing to part as well. Because Darren custom built this home, he was able to implement many energy efficient concepts not just into the commercial building but into the house as well. Everything is fully upgraded, including 2x6 exterior walls and blown-in insulation. The electric and utility bills (including everything but trash, such as the water and the septic) are low for a property of 6,000 square feet. The attic insulation is upgraded, including the garage, and there is sound insulation between the living room and bedroom. Each bedroom has its own walk-in closet and the master bedroom has a set of his and hers walk-in closets. Additionally the master bathroom is spa-like with a massive shower with eight nozzles and a large soaking tub. The kitchen contains oak cabinets with soft close drawer guides, and the hearth room contains all wooden details and a gorgeous fireplace. A large patio connects to the kitchen and is Bonna’s favorite feature of the home. It provides a large space for their friends to come over, grill, and sit around the table outside. It’s also where Bonna will sip her coffee in the morning to start her day. The patio is made of brick and stone which requires much less maintenance than wooden decks. When asked about his favorite feature of the home, Darren said he enjoyed the mature pecan trees originally planted by the Clausners in the

1960’s. A few times he and Bonna picked as much as 30 gallons of pecans in the fall, providing wonderful seasonal memories for them. As a natural entertainer, he also loves how fun the home itself is. The lower level is so perfect for parties, and the low maintenance of it all makes living there so easy. Timber frame buildings make a resurgence as consumers shift focus to sustainable materials, artisan craftsmanship, and refined yet comfortable spaces.

T

imber frame (post and beam) structures use a timeless building method known for its use of heavy timber bents joined together through an interlocking framework that supports the building. The exposed wood adds aesthetic appeal, and the weight bearing timber frame removes the need for interior supporting walls, allowing for wide open floor plans. These unique features make post and beam an attractive choice for homes, cabins, party barns, shouses (shed houses), and are even gaining popularity in multi-story buildings in metropolitan areas. Another item to consider is that many post & beam homes require less square footage because of the open areas. When choosing a kit company, there are several things you should consider. Make sure to research and choose the company that will partner with you to make your vision a reality. In some scenarios, you may decide to build in an area with an extremely high snow load, or maybe you are building a garage with living space above it – you want to make sure that the kits being produced are appropriate for your situation and vision. It is important that you work with a company that is readily available and takes the time to help educate you as purchasing a post & beam kit is not necessarily for everyone in every situation. What is your favorite part of being a Rolwes Co Sales Agent? There are so many parts really. I enjoy helping people. I love it when I can show someone that we can build a great new home for them in their budget. The home buying/building process can be intimidating for many so we do what we can to reassure our buyers that they are in great hands at Rolwes Company. Everyone from the office staff to production is committed to making our buyers happy. We don’t advertise so we want our our buyers to be willing to refer us to their family and friends. t is extremely common for veterans to inquire about VA mortgage loans when buying or selling a home. You’ll have nothing left to question, though, because our top-notch realty team has all the answers when it comes to VA loans! We’ve compiled a list of popular questions we are asked about them here:

I served in the military, does that mean I qualify for the VA Mortgage? What is the proper amount of service time in order to be eligible for a VA mortgage? The Department of VA will guarantee a loan to any active military or veteran that served the proper amount of time. For a full list of eligibility requirements, visit the US Department of Affairs on the VA section of their website! It’s important to note that your VA Home Loan benefits never expire.

Can I still get a loan if I have lost my entitlement several times? Yes, with something called extra entitlement. We have gotten VA loans done for people that had foreclosures on VA loans in the past and have not paid them back. The loan size just has to be over $144,000. It’s odd but it works! What military documents do I need to have in order to get a VA mortgage? Active Duty (Army, Navy, USAF, Marines): DD-214 US Coast Guard: CG-718a Reserves: DD-256 National Guard or Air National Guard: NGB-22 If you are looking to retrieve documents from your service that you have misplaced, you can ask your local recruiting office for your branch or go online and google the national archive of military service records.

If I’ve already used my VA mortgage, does that mean I can’t use it again? You can use your loan several times over! As long as your previous home was sold, your entitlement should be fully reinstated. What is the maximum loan amount for a VA Mortgage? The maximum loan amount is based by county, but in most counties the maximum loan with about no money down is $453,100 unless expanded loan limits apply. You can borrow any loan amount you like, you will just be responsible for 25% of the borrowed amount that is over your county’s loan limit. What is the minimum credit score to obtain a VA mortgage? The VA does not have a minimum credit score, but lenders will have their own internal overlay. If your score is greater than 580, you are definitely a candidate for the VA Mortgage. We want to end by sharing the story of the challenge coin, a symbol that is cherished by and adored by military members across every branch:

“Though the origin of the challenge coin is unknown, most people date its first story back to World War II. It is said people of all walks of life joined the military back in those days, but it was a young and wealthy lieutenant who first bought coins struck from bronze bearing his unit’s insignia. He gave one to each of his fellow unit members and each man carried the coin in a different place, whether in pockets or shoes, though one carried the coin in a pouch around his neck. This particular soldier was shot down and captured behind enemy lines, stripped of all identifications except for that coin. “He escaped capture, making it across ‘No Man’s Land.’ Allied forces assumed the man was an enemy spy and set out to kill him, but the coin saved his life. Today, coins are given out by high ranking officials for merit and outstanding service.
