We enter the listing into the Rhode Island and Massachusetts MLS system We show property. We review agents’ feedback and report back to you. Receive and review offers, then accept, counter or decline offers.

Buyer gets appraisal. If the buyer is obtaining financing, their lender will require an appraisal. If the appraisal comes in lower than our agreed sales price, we will negotiate the difference (solutions include a combination of a price reduction, or the buyer and seller bringing additional cash to closing). If the home doesn’t appraise, the buyer will have the option to walk away from the transaction and keep their earnest money.

Receive funding. After a few hours, the transaction will “fund” and everything will be official. Celebrate. You’ve earned it. 6. 7. 9.

Receive deposit check. Order HOA documentation (if applicable).

Receive “clear to close” from buyer’s lender. If the buyer is obtaining financing, the buyer’s lender will require a multitude of documentation. Once all documentationhas been received and reviewed, the lender will give the buyer “clear to close” or will deny the buyer a loan. Review the settlement statement. This document outlines your need proceeds at the time of closing. Go to closing. All sellers must be present with their driver’s licenses. Arrange for keys.

Home Preparation Checklist 13 Keep your home dusted and vacuumed at all times Keep closets, drawers and cabinets organized WHILE ON THE MARKET Open curtains, pull up shades and let in sunlight Create a positive mood with lights using high wattage bulbs Remove clutter to visually enlarge rooms Highlight your fireplace if you have one Have a family “ game plan” to get the home in order quickly, if need be Air out your home for one half hour before showings if possible Lightly spray the house with air fresher so that it has a chance to diffuse before buyers visit Remove personal items such as family portraits and religious artifacts Remove uneccessary furniture to improve traffic flow Putty over and paint any nail holes or mishaps on the walls THROUGHOUT THE HOUSE

Home Preparation Checklist 15 Create a master suite effect in your decorating Depersonalize bedrooms and decorate in a neutral color scheme Organize your closets, remove unnecessary items and put them in storage IN THE BEDROOMS Do not leave towels around and wipe down the sinks and shower areas after each use Re caulk the tub in the caulk is not sparkling white Bleach dirty grout Repair or replace broken tiles in the shower/tub Replace shower curtains and keep them clean IN THE BATHROOMS Keep the yard mowed and raked at all times Remove all toys, bikes, tools and unsightly patio furniture Paint all entrance doors and make sure garage door functions properly Trees and shrubs should be trimmed and pruned OUTSIDE

If you have pets, be sure to take them elsewhere during viewings. If that’s not possible, contain them in the backyard or crate. Always make arrangements to be out of your home during viewings. Having the sellers present makes the buyers feel uncomfortable, and they will focus more on the fact that you were there than on the home. We do not want “uncomfortable” to be their memory of your home! Lastly, please remove or conceal valuables including jewelry, prescription drugs, etc.

After we list your home, you will be contacted about viewings. Here are a few things to keep in mind… We will call or text you requesting a viewing at a specific time and day. Please note, while we can request a minimum requirement for showing notifies, there are agents that may not honor our request. This is out of our control, but we will do everything possible to avoid it.
