WHY DO HOMES EXPIRE?
Timeframe:
Real estate agents typically list properties for a specific period, commonly three to six months. If your listing contract has reached its expiration date, it means the agreed-upon timeframe for selling your house has lapsed.
Market Conditions:
The real estate market can fluctuate, and various factors such as supply and demand, interest rates, or economic conditions can impact the sale of properties. If the market is slow or experiencing a downturn, it may be more challenging to sell your house within the designated timeframe.
Pricing:
Pricing your house appropriately is crucial for attracting potential buyers. If your property was initially listed at a higher price than what the market could support or if the price was not adjusted based on market feedback, it might have hindered the sale and led to the expiration of the listing
Presentation and Condition:
The overall condition and presentation of your house play a significant role in attracting buyers. If your property did not appeal to potential buyers due to a lack of maintenance, outdated features, or inadequate staging, it might have made it harder to secure a sale within the listing period
Marketing and Exposure:
Effective marketing strategies and broad exposure are essential for reaching a wide pool of potential buyers
If your house did not receive sufficient marketing efforts, such as online listings, professional photography, open houses, or targeted advertising, it could have limited the visibility and resulted in the expiration of the listing.
Agent Performance:
Sometimes, a lack of proactive communication, ineffective negotiation skills, or insufficient efforts on the part of the real estate agent can contribute to an expired listing. It is crucial to assess the performance and marketing strategies of your agent to ensure they are actively working to sell your house.
If your house listing has expired, it's essential to reassess your situation and determine the best course of action You can consider relisting the property with the same or a different agent, making adjustments to the pricing or presentation, or exploring other marketing strategies to increase the chances of a successful sale. Consulting with a real estate professional can provide valuable insights and guidance tailored to your specific circumstances.
HOW TO HAVE A SUCCESSFUL SALE
FIND THE RIGHT AGENT:
If you want to sell your home fast, the first step is to hire a real estate agent. The ideal person will know the local market and have a sales record that proves they know how to sell. Keep in mind the seller is often responsible for paying the commission for both the buyer and seller agent. In exchange for the convenience of an agent, you're likely on the hook for a selling commission between 2%-4% of your selling price.
Keep in mind that a real estate agent will help with the entire process. They'll oversee the professional photographer who will take top-notch photos of your home as well as negotiate the best price. They also will write up a real estate listing that sells, schedule and host showings, and market your property to get it seen.
Curb Appeal:
The first impression is crucial when selling a home. Enhance the curb appeal by ensuring the exterior of the house is well-maintained. Consider repainting, cleaning the windows, mowing the lawn, and adding some attractive landscaping.
Depersonalize and Declutter:
Potential buyers need to envision themselves living in the space Remove personal items, photographs, and excessive clutter. Keep the decor neutral and create a clean, inviting atmosphere to help buyers imagine their own belongings in the home.
Set the Right Price:
Pricing your home appropriately is essential for attracting potential buyers. Research the local real estate market, consider recent comparable sales, and consult with a real estate agent to determine a competitive and realistic price. Avoid overpricing, as it can discourage buyers and prolong the selling process.
Effective Marketing Strategy:
Utilize various marketing channels to reach a wider audience Leverage online platforms such as real estate websites and social media to showcase your property. Consider professional staging, virtual tours, or even drone footage to create engaging and appealing marketing materials.

THE WORDS
Got the best price on our new home. Tom did a great job in selling our home and helping us find a new one. His knowledge of current market trends helped us price our home and helped us get the best price on our new home!
-Karl Barbour
Tom was very professional and knowledgeable in the real estate field. He provided a professional photographer to take pictures and had the property advertised in several social media outlets. I would definitely recommend and use his expertise again in the future.
-Darlene DeMesa
What can I say about Tom and Bethany Townsend? They have been with us for 2 houses now. They would meet with us just to talk and advise on even if we should sell. When it was time to sell and buy, they were all business. No pressure at all, and compassion to our changing needs. They were sensitive to what we were looking for and they brought the right people to our home. Both of our homes sold quickly, and we found a great home to live in Jane and Kaela are great to work with and speedy in communication I have recommended them to anyone living in the area they serve, and if they don’t serve in the area you are moving to, they will make sure they find somebody to take care of you. Thank you Townsend Realty for taking care of our family.
I have worked with many realtors over the years and haven't always been pleased with their services. Our new non-profit business required a commercial realtor to find a property to lease & I was fortunate to find Tom Townsend. He's an extraordinary realtor - he's kind, responsive, knowledgeable & professional!! Thanks again
