While not all under the Torsion brand, the owners and leadership team at Torsion Homes have completed over $1 billion worth of housing and townhouse projects in the past 10 years.

Over the years, the team has been instrumental in constructing more than 5,000 homes, providing accommodation and security for over 15,000 individuals.
Defining Moments
Over the past three years, the housing industry has faced some of the most difficult challenges in its history. Despite these hurdles, Torsion Homes has emerged as a reliable and trusted leader, with several defining moments that demonstrate its expertise and resilience.
PRIVIUM TAKEOVER, SOUTH EAST QUEENSLAND PROJECT OVERVIEW
In 2021, Torsion Homes took on the largest residential project takeover in QBCC history when Privium, a major builder, went into administration. Torsion assumed responsibility for completing 164 homes, valued at $29.5 million, which were in various stages of construction. What made this project particularly remarkable was Torsion’s decision to honour all original contract pricing. A move rarely seen in the industry, where builders typically review and increase pricing when taking over partially completed builds.
CHALLENGES AND SOLUTIONS
The Privium takeover presented three key challenges: pricing, varied locations including regional areas such as Hervey Bay, and the decision to take on all contracts, even those that would result in financial loss. Typically, builders would review contracts, cherry-pick the more profitable jobs, and impose cost variations. However, Torsion took on every contract, regardless of potential losses, to ensure no homeowner was left in with uncertainty. This unwavering commitment to community and fairness underpinned Torsion’s approach throughout the project.
Managing 164 homes at different stages of construction, some nearing completion, others barely started, across multiple locations added a layer of complexity to the project. Torsion worked closely with the administrators, the Queensland Building and Construction Commission (QBCC), and homeowners to keep the project on track. Transparent and empathetic communication played a crucial role in maintaining trust, ensuring that each build progressed smoothly without financial surprises for homeowners.

DC LIVING, CABOOLTURE
PROJECT OVERVIEW
Torsion Homes took over 32 builds at Pumicestone Residences Estate after DC Living went into liquidation. Torsion’s commitment to the community was again evident, as the company chose to honour all original contract terms, without requesting additional deposits or adjusting prices. This decision provided homeowners with stability and assurance during a period of uncertainty, allowing them to move forward with their builds confidently.
CHALLENGES AND SOLUTIONS
Torsion stepped in, many homeowners had already paid deposits and had expected their builds to be well underway. The delays caused by the liquidation required Torsion to step in and communicate clearly with homeowners, resetting expectations and establishing new timelines for each project.
Homeowners had paid deposits to the original builder, and Torsion did not receive those funds upon taking over the projects. Despite this, Torsion chose not to ask for new deposits, and committed to completing the builds at the original contract prices.
Despite these obstacles, Torsion moved several homes from slab stage to practical completion within just 16 weeks, demonstrating the company’s ability to deliver under pressure while maintaining quality.

AVALINE ESTATE, BURPENGARY EAST
PROJECT OVERVIEW
Torsion Homes is currently building 20 homes at Avaline Estate, Caboolture, working alongside land developer KDL to meet the region’s high demand for housing. This project is focused on delivering much-needed residential stock to the market, with Torsion making rapid progress since starting on-site in June 2023. The builds are at varying stages of completion, from slab pours to framing and practical completion on several homes.
CHALLENGES AND SOLUTIONS
One of the challenges faced in large-scale developments like Avaline Estate is ensuring enough variety in house designs and façades to maintain the estate’s aesthetic integrity. Developers are often concerned that a builder constructing so many homes could compromise the visual appeal of the estate. Torsion Homes overcame this by offering a wide range of house designs, façade options, and colour schemes, creating a visually diverse environment.
To the untrained eye, it’s hard to tell that a single builder is responsible for constructing so many homes. This flexibility in design ensures that the estate maintains its premium look while delivering housing stock efficiently.

COMMITMENT TO SOCIAL HOUSING PROJECT OVERVIEW
Since its inception Torsion Homes has been deeply committed to building homes that align with its core purpose of fostering community and supporting those in need. This commitment has been reflected through a long-standing involvement with social housing and NDIS-compliant housing. Currently, Torsion currently has eight social housing projects in the system, totalling over 200 units, designed to provide accessible and affordable accommodation for individuals in need.
The housing developments are built to comply with the strict guidelines of Liveable Housing Australia, ensuring that they meet the necessary criteria to offer safe and suitable accommodations for all residents. These projects ensure accessible, safe, and affordable housing for elderly individuals, those with disabilities, and families requiring specialised living spaces.

BAILY’S LANE, PARK RIDGE
PROJECT OVERVIEW
Bailey’s Lane, Park Ridge, is a terrace home project consisting of seven two-storey terrace homes. Torsion Homes took over the project in August 2022, after the original developer went into administration. The project was approximately 30% complete when Torsion purchased it. Leveraging Torsion’s streamlined processes and iHub software, the project was completed on schedule in June 2023, despite the challenges of taking over a half-built development in a difficult construction climate.
CHALLENGES AND SOLUTIONS
The key challenge at Bailey’s Lane was taking over a project that was already partially built. With 30% of the work completed by the previous builder, Torsion had to ensure that the existing work met its quality standards while managing the financial and operational complexities of taking over a mid-construction project.
By implementing Torsion’s efficient project management systems and iHub software, the team ensured the project stayed on track, overcoming potential delays and maintaining transparency with stakeholders. Torsion’s ability to quickly adapt and bring the project to completion demonstrates the company’s capacity to deliver high-quality outcomes in challenging circumstances.

SCOTT ARTHUR - EXECUTIVE DIRECTOR
Scott has served as the Executive Director of AFG Corp Australia, the Arthur Family Office, since 1996. Under Scott’s strategic leadership, AFG Corp Housing & Community was established, entering the housing construction sector in 2006.
By 2010 AFG Corp Housing & Community was a major shareholder of what became one of Queensland’s largest residential building businesses. Scott was a director of the construction business and was instrumental in growing the company from building 100 homes per year to over 1,000 homes annually across Queensland, New South Wales, and Victoria. At its peak, the company achieved a $350 million turnover and employed over 350 staff, highlighting Scott’s expertise in growing large-scale operations. In 2016, a deliberate decision was made to sell AFG Corp’s shares in the construction business.
In 2020, AFG Corp Housing & Community became a shareholder in Torsion Homes, a smaller construction business.

Maintenance and warranties are an area where home owners of many large builders are often let down. At Torsion, we offer the industry-standard 12-month maintenance warranty and six-year structural warranty.
Our proven construction methods, inclusions, specifications, and designs have been strategically compiled and along with our continuous improvement approach to Quality Assurance have minimised ongoing maintenance challenges.
In addition, we take our aftersales service seriously and have staff dedicated to all maintenance enquiries and issues. This allows us to provide a prompt and punctual fix.
PROPRIETARY CONSTRUCTION MANAGEMENT SOFTWARE
Alongside our team of highly skilled staff, Torsion Homes also has access to a range of resources that enable us to deliver exceptional building projects.

Our in-house in-depth Quality management plan has been created after years of experience working alongside independent inspectors. We’re confident that our inspections would be industry leading in their detail.
HEALTH & SAFETY
At Torsion Homes, we prioritise the health and safety of our employees, subcontractors, clients, and the wider community. We have partnered with external Health and Safety company “All Industry Safety” to manage all aspects of Workplace Health & Safety within the company on site.
