Adelaide market update with Bronte Manuel

While property markets on the eastern seaboard have experienced significant declines over the past year, Adelaide real estate continues to defy the trend.

The latest report from property market analyst CoreLogic shows that dwelling values in Sydney, Brisbane and Melbourne have dropped by 10.7 per cent, 9.8 per cent and 8.9 per cent respectively over a 12-month period.

In contrast, Adelaide property prices have increased by 1.3 per cent over the same period. Perth is the only other capital city to experience annual growth, also by 1.3 per cent.

According to CoreLogic, dwelling values in Adelaide are down just 0.1 per cent over the past quarter and actually rose by 0.2 per cent last month.

As a result, home values here now sit just 2.2 per cent below the record-high levels established in July 2022.

It’s interesting to note that homes in the more affordable price range have enjoyed the strongest growth over the past three months.

CoreLogic’s stratified hedonic dwelling index showed that Adelaide properties in the lowest quartile enjoyed a 1.8 per cent spike in value, while there was a 0.4 increase in the middle quartile. However, homes in the upper quartile dipped by 1.3 per cent.

At TOOP+TOOP, we continued to achieve strong results at all price points.

Our team sold almost 50 properties for the month at an average price of more than $1.1 million. Our average time on market was just 20 days, compared with the broader Adelaide average for all agencies of 31 days.

Put simply, good-quality listings with TOOP+TOOP are still selling quickly and achieving excellent prices.

At TOOP+TOOP, we continue to achieve strong results at all price points

Our volume of sales did dip marginally last month, but that’s in line with a broader national trend. CoreLogic estimated there were 35,398 sales nationally for the month, a decrease of 21.5 per cent compared with the same period last year.

Our digital data was extremely strong last month, with the toop.com.au website attracting almost 150,000 unique users and our social media accounts reaching more than 185,000 users.

While buyer interest and activity has remained consistently high in Adelaide, stock levels continue to be lower than expected.

According to CoreLogic, there were 137,269 properties listed for sale nationally over the latest four-week period, with 31,356 of those listings new to the marketplace.

In Adelaide, the volume of new listings for the month dropped by 16.2 per cent, while total advertised stock was down by 16.5 per cent.

TOOP+TOOP launches next generation of video marketing

Recognised as a global pioneer of real estate video marketing, TOOP+TOOP has taken the gamechanging step to deliver property videos in portrait mode across all advertising platforms.

Vault’s value on rise as stock levels dip

With Adelaide stock levels still at record low levels, the power of TOOP VAULT has never been more evident.

TOOP VAULT is one of Australian real estate’s most effective off -market tools, providing registered members with VIP access to properties before they hit the open market.

On average, there is more than one home sold through the Vault each week.

That’s a particularly enticing proposition for many buyers, given total property listings in Adelaide are down around 20 per cent for the year.

“TOOP VAULT has been hugely popular since we launched it in 2013,” TOOP+TOOP Owner/ Director of Residential Sales, Bronte Manuel, said.

“With stock levels so low at the moment, we’re finding many buyers are more eager than ever to learn about off-market listings.

“We’re hearing of a number of situations where buyers keep missing out on properties and they’re starting to become frustrated.

“By registering for the Vault, they’re getting exclusive early access to homes before they’re promoted on portals like realestate.com.au.

“And one of the beauties of the Vault is that buyers can be quite specific about their search criteria, meaning they’ll be alerted as soon as a property that matches those requirements is listed with us.”

On average, there is more than one home sold through the Vault each week, accounting for almost 10 per cent of all TOOP+TOOP sales.

TOOP VAULT members receive email alerts when suitable properties are added to the Vault, based on the property preferences they list when registering.

Private and VIP inspections can then be arranged under conditions that suit the vendor.

TOOP VAULT properties also appear in the search feed of the toop.com.au website – but property details and images are blurred. Members can unlock these properties and view homes before they’re publicly listed. The TOOP VAULT has more than 23,000 members.

Is auction the best way to sell your home?

Auction is proving to be an increasingly popular method to achieve a premium price.

While auction can deliver spectacular results in a hot market, some properties could be better suited to other methods of sale.

Here are the pros and cons of different selling methods:

AUCTION

Auction is a powerful method of sale for properties likely to attract significant buyer interest.

The campaign is condensed and highly focused, with a scheduled ‘sell date’ (usually three to four weeks after launch).

An auction sale is unconditional and there is no cooling-off period. The highest bidder is committed to the purchase and must provide a suitable deposit immediately (usually 10 per cent, though this can be varied if both parties agree).

An auction can create significant competition and excitement. Buyers’ emotions can often come into play, creating the potential for an offer well beyond the vendor’s expectations.

BEST OFFERS BY

These campaigns require buyers to put forward their highest and best offer by a fixed date.

TENDER

Sale by tender carries similar conditions to auctions, with no cooling off period and the requirement of an agreed deposit.

This sale method is usually reserved for highend properties or unique properties with an indeterminable market value.

The anonymous tender process ensures buyers do not base their offer on those of other buyers but rather on their own perceived value of the property.

This can result in higher-than-expected prices as buyers are unaware of the offers of their competitors.

Selling by tender also gives the vendor increased control. They are not obligated to accept an offer and do not need to make snap decisions like those often required at auction.

Setting a deadline for offers - usually three weeks after the property is listed - creates a sense of urgency, while providing an opportunity for those who cannot bid under auction conditions.

Buyers may offer a higher price in exchange for amended terms of sale, such as a delayed settlement, or lesser deposit.

‘Best offers by’ is ideal for vendors who are seeking a relatively quick sale yet are open to offers that may have conditions attached to them.

PRIVATE TREATY

A Private Treaty sale offers more flexibility than other methods.

The property can be advertised with or without a price or a price range can be provided.

There are also no time limitations or deadlines. It may take days, weeks ore months.

Private Treaty is ideal when there is a high level of confidence around the property’s value and there may be several comparable properties on the market.

When executed correctly, this is a very effective and powerful method of sale.

Unlike auction, the tender process is unlikely to create emotional bidding.

‘Best offers by’ is ideal for vendors who are seeking a relatively quick sale yet are open to offers that may have conditions attached to them.
