This week’s decision by the Reserve Bank to leave interest rates unchanged could provide renewed confidence among some buyers. Stock levels remained significantly depleted, however, with fewer than 3800 homes listed for sale in Adelaide, a 25 per cent decline on the same time last year.

Adelaide market update with Bronte Manuel
Despite another interest rate rise in early June, the Adelaide market has remained stable, mainly due to significantly depleted stock levels.
According to property market analyst CoreLogic, there were 4932 properties listed for sale in the greater metropolitan area of Adelaide in June 2022. That was 17.7 per cent lower than the same period in 2021.
Their latest data shows there are just 3946 dwellings on the public market right now, a decline of a further 25 per cent.
That means that, collectively, there are almost 2000 fewer homes advertised for sale in Adelaide compared with two years ago.
As a result, buyer demand is clearly outweighing supply, creating healthy competition for quality listings.
The latest CoreLogic data showed there were 134,008 listings observed at a national level over the past four weeks, markedly lower than the previous five-year average. Similarly, the volume of new listings to hit the market across the country totalled 30,583, a 16.2 per cent decline on the previous five-year average.
Our team sold almost $110 million of property for the month at an average sale price approaching $1.3m, with median days on market sitting at 24.
This was clearly our strongest set of results for 2023.
CoreLogic reported that Adelaide dwelling values rose by 0.9 per cent last month, 1.1 per cent over the past quarter and 0.4 per cent over the past 12 months. As a result, Adelaide home prices sit just 1.2 per cent below the record high of July 2022.
The results we achieved at TOOP+TOOP last month certainly suggested favourable conditions for sellers.

Adelaide and Perth (2 per cent) are the only capital cities to record value increases over the past 12 months. By contrast, Brisbane, Melbourne and Sydney property prices have dropped by 9.3 per cent, 7.4 per cent and 8.2 per cent respectively.
With the Reserve Bank lifting the cash rate to 4.1 per cent, Adelaide’s relative affordability could be a decisive factor for investors, in particular.
Winter is traditionally a quieter period for real estate, with many sellers preferring to wait until spring to list their property.
As a result, it is unlikely stock levels will increase markedly over the next couple of months, so we’d anticipate good competition for any newly released homes.

Vault’s value on rise as stock levels dip
With Adelaide stock levels still at record low levels, the power of TOOP VAULT has never been more evident.

Auction is proving to be an increasingly popular method to achieve a premium price.
While auction can deliver spectacular results in a hot market, some properties could be better suited to other methods of sale.
Here are the pros and cons of different selling methods:
AUCTION
Auction is a powerful method of sale for properties likely to attract significant buyer interest.
The campaign is condensed and highly focused, with a scheduled ‘sell date’ (usually three to four weeks after launch).
An auction sale is unconditional and there is no cooling-off period. The highest bidder is committed to the purchase and must provide a suitable deposit immediately (usually 10 per cent, though this can be varied if both parties agree).
An auction can create significant competition and excitement. Buyers’ emotions can often come into play, creating the potential for an offer well beyond the vendor’s expectations.

These campaigns require buyers to put forward their highest and best offer by a fixed date.
TENDER
Sale by tender carries similar conditions to auctions, with no cooling off period and the requirement of an agreed deposit.
This sale method is usually reserved for highend properties or unique properties with an indeterminable market value.
The anonymous tender process ensures buyers do not base their offer on those of other buyers but rather on their own perceived value of the property.
This can result in higher-than-expected prices as buyers are unaware of the offers of their competitors.
Selling by tender also gives the vendor increased control. They are not obligated to accept an offer and do not need to make snap decisions like those often required at auction.
Setting a deadline for offers - usually three weeks after the property is listed - creates a sense of urgency, while providing an opportunity for those who cannot bid under auction conditions.
Buyers may offer a higher price in exchange for amended terms of sale, such as a delayed settlement, or lesser deposit.
‘Best offers by’ is ideal for vendors who are seeking a relatively quick sale yet are open to offers that may have conditions attached to them.
PRIVATE TREATY
A Private Treaty sale offers more flexibility than other methods.
The property can be advertised with or without a price or a price range can be provided.
There are also no time limitations or deadlines. It may take days, weeks ore months.
Private Treaty is ideal when there is a high level of confidence around the property’s value and there may be several comparable properties on the market.
When executed correctly, this is a very effective and powerful method of sale.
Unlike auction, the tender process is unlikely to create emotional bidding.
‘Best offers by’ is ideal for vendors who are seeking a relatively quick sale yet are open to offers that may have conditions attached to them.
