B. Dimensions

OWNERSHIP AND USE OF DOCUMENTS RESTRICTED

A. General 1. Do not scale plans or details. Review all discrepancies with Landscape Architect prior to construction.

2. All elements to be staked out by contractor for approval by Landscape Architect prior to construction.

3. All subcontractors shall hand dig when within dripline of existing trees. Subcontractor shall notify Landscape Architect if tree roots of 1" or larger are encountered for decision.

4. All subcontractors to confirm all existing conditions and grades on site and review any variances or conflicts with Landscape Architect prior to bidding.

5. All subcontractors to verify access to site with Landscape Architect prior to bidding project.

6. All subcontractors are responsible for calling the Utility Coordination Committee (UCC) before performing any work which could affect existing utilities on site. Any damage to these utilities will be the responsibility of the sub-contractor. Should a conflict occur, review with the Landscape Architect immediately.

7. Any utilities encountered during scope of work must be reviewed w/ L/A. In case of emergency call proper agency or 911.

8. All subcontractors shall be responsible for proper safety and protection of new / existing construction elements during the course of their construction period.

9. All subcontractors will be responsible for any damages caused by any individuals working for their company or subcontractor under their direction.

10.Subcontractors shall be responsible for providing their employees with proper safety protection.

11. All subcontractors will be responsible for keeping the job site orderly and disposing of all trash daily.

12. All subcontractors will be responsible for securing all permits and necessary inspections.

13. The contractor shall provide complete project systems and components and comply with all requirements indicated on the project documents.

14. Work within the area boundaries indicated in the project documents, and comply with all applicable building codes, regulation and ordinance requirements.

15.Perform the work at the project site during normal business hours unless noted otherwise.

16.Coordinate the work with equipment, furnishings, and systems provided by the owner.

SWIMMING POOL AND SPA 1. P/C is responsible for proper engineering of pool structure.

2. P/C to approve pool access with Landscape Architect prior to bidding.

3. P/C required to visit site prior to bidding.

SPECIFICATIONS

4. P/C to provide #4 reinforced bars, 12" o.c. extending 24" from pool bond beam into adjacent paving.

-C/C to use plastic or metal chairs to be approved by Landscape Architect to support all horizontal reinforcing bars.

All steel shall meet ASTM A 615 specifications.

-C/C to use 1x redwood or P.T.P. joints, with #4 smooth dowels that are plastic sleeved one end, typically 18" o.c.

Asphaltic impregnated board or foam board to be used against building slabs where rough, uneven surfaces or the depth of the required joint preclude using wood.

-All driveway expansion joints to use "Speed Dowel" or pre-doweled expansion joints.

-C/C to provide 2" sand base firmly compacted. C/C to spray fine mist of water over sand prior to concrete pour.

-C/C to dampen all form work prior to concrete pour.

-All concrete to be a min. of 3500 P.S.I. at 28 days.

-C/C to take all precautions necessary & use proper construction methods when pouring in extreme weather conditions. When temperature is above 90 or below 40, C/C will be required to implement proper curing techniques.

-Existing ground where concrete is being poured should not have any puddles or standing water.

-The maximum slump should not exceed 4"-5" maximum in a 12" cone. The aggregate size to be 1/2"-1 1/2".

Cement content to be 5 1/2" sacks per cubic yard of concrete. C/C to reject all concrete if it is over one and a half hours old or has reached a temperature of 90 degrees within the one and a half hour time period.

-Perform excavation and embankment work for the subgrade. Replace unsuitable material encountered in the subgrade and compact to a uniform elevation. Stabilize subgrade as specified.Grade the base surface so that the finished grade of the pavers meets the requirements shown on the plans.

-Screed a layer of un-compacted sand to a depth of 1 in. to 1-1/2 in. over the compacted base. Do not use bedding sand for leveling. Maintain the spread sand in a loose condition and protect against precompaction before and after screeding. Protect screeded sand against accidental pre-compaction, including compaction by rain or dew. Loosen pre-compacted sand or screeded sand in advance of the laying face only to an extent to which paving will be completed that day. Lightly screed the sand in a loose condition to the predetermined depth slightly ahead of laying the paving units.

-The sub-contractor shall take positive action to prevent work-generated refuse from entering the sewer system.

-All sub-contractor-generated refuse and waste shall be hauled from the construction site daily to a disposal area located outside the physical boundaries of the installation. The construction site shall be kept neat, orderly, and safe for workmen at all times. not limited to, protection for the face, eyes, head and extremities.

-The sub-contractor shall procure and maintain during the entire period of the contract the minimum insurance requirements detailed in the bid package.

-The sub-contractor shall be responsible for the coordination and relation of the work to all trades. The sub-contractor shall familiarize himself with all details of the project, verify all existing conditions and dimensions and advise M/S of any discrepancy before performing any work.

Approval of a manufacturer's name by M/S does not relieve sub-contractor of responsibility described above.

-Manufacturer's requirements for product installation shall govern work unless expressly specified or indicated otherwise.

-Should extreme soil conditions be encountered at time of construction, contractor should immediately notify L/A for further direction.

-C/C not to do any operation on surface of concrete while bleed water is present.

-Reference to manufacturer's specifications is to latest published standard for the product specified.

CLEANING AND PROTECTION protective covering where required to ensure protection from damage or deterioration at substantial completion.

Sleeves to be SDR-35 ASTM approved, unless otherwise noted.

-Poured concrete should be closed to all vehicular traffic, including vehicles of the Contractor, until the concrete is at least 28 days old without permission from L/A. -The screeding shall be followed immediately by darbying or bull floating before bleeding water is present, to bring

BONDING AGENT: -Acrylic bonding agent as manufactured and as recommended by basecoat system manufacturer.

ADMIXTURE:

-Compact paving units immediately after placement to achieve consolidation of the sand bedding before any traffic is allowed. Do not compact within 3 ft. of the laying face. Compact all work to within 3 ft. of the laying face at the completion of each work day. Spread joint-filling sand as soon as practical after compaction but in all cases before the termination of each work day, before acceptance of the day's work, and before permitting construction traffic.

Allow joint-filling sand to dry, and then sweep to fill the joints. Compact the pavers and joint-filling sand with a single pass of the compactor.

IRON/METALWORK

-Acrylic polymer additive as manufactured by and as recommended by basecoat system manufacturer.

SEALERS: -UV resistant, high vapor permeability, non-staining, non-yellowing, clear water repellent sealer.

METAL LATH: equal; to be used on horizontal surfaces and as reinforcing around doors and windows, where framing members are more than 16 inches (406 mm) o.c., and elsewhere as shown on Contract documents.

-All dimensions to be field measured and verified before installation. I/C is totally responsible for accurate fit.

-All weld joints to be ground and buffed to a smooth finish.

GENERAL:

COLORED CONCRETE

-I/C to provide and install: pickets between each existing picket to meet pool code, make existing gate self closing and self latching with keyed lock.

-C/C to follow manufacturer's specifications in addition to these specifications when using colored concrete additives.

-I/C to provide EG/Pre-Galvinized Steel for all Posts, bottom rail to be hot dipped galvanized channel.

Contract Documents.

CONTRACT CLOSEOUT -Accomplish work in an orderly progression of steps to satisfy performance requirements of the specification.

-Notify M/S at least five working days prior to proposed date of final inspection. Final inspection shall be preceded by a pre-final inspection (multiple inspections if necessary) at which time a list of deficiencies in work will be furnished to reinspected by the prior to final inspection of work.

TREE PROTECTION -All trees remaining on site are not to be disturbed, with the following instructions: -The established limits of tree protection is the drip line of the tree canopy unless otherwise specified by the Landscape Architect.

-No contaminants of any type will be emptied within the established limits.

-No storage of materials or parking of vehicles or equipment will occur within the established limits.

-No compaction or changing of grade within the established limits.

-All trenching/digging will occur outside of established limits unless approved by Landscape Architect. When trenching/digging must occur within the established limits, no tree roots of 1" or greater will be cut or damaged unless notified by L/A. -Do not damage any bark, branching or canopy of existing trees during construction.

Keep all equipment a safe distance from trees.

-For integral color: Do not use calcium chloride or fly ash in concrete base. Don't change cement brand or sand on same job. Don't use integral colored concrete mix in other than full cubic yard increments. Don't vary slump of concrete. Don't add additional water after load has been partially discharged or has commenced to set.

-For curing, use industry standards for colored concrete. Do not use sodium silicate cure, plastic sheeting or allow to become wet and then dry without cure.

-The maximum slump should not exceed 4"-5" maximum in a 12" cone. The aggregate size to be 1/2"-1 1/2".

Cement content to be 5 1/2" sacks per cubic yard of concrete. C/C to reject all concrete if it has reached a temperature of 90 degrees within a one and a half hour time period.

-Maintain consistent finishing processes for all pours.

MASONRY ON CONCRETE/MORTAR -For concrete base specifications, see Concrete Work.

-M/C to soak/wet/clean all masonry before placing in mortar.

-Technique for laying stone to be used by M/C to be approved by Landscape Architect prior to bidding.

-Technique for preparing mortar base to be approved by Landscape Architect prior to bidding of work, no dry pack mortar.

-No masonry work shall be done when temperature is 40 degrees & dropping.

-When temperatures reach 90 degrees in the shade, all masonry work to occur under the cover of a shade structure.

-Refer to details for mortar reinforcement and depth.

DEMOLITION

-M/C to use proper bonding agent on mortar mud base and stone before placing stone.

-Before starting demolition work, plant material to remain shall be protected adjacent to demolition areas.

-M/C to batter all walls over 3' in height.

-Unless otherwise noted, all materials and structures removed or demolished under this contract shall become the property of the Contractor and shall be removed from the owner's property by the sub-contractor.

-Refer to details for raking of mortar joints.

-Within the areas of construction and elsewhere as indicated, remove in their entirety all specified items.

-Debris resulting from demolition shall be removed from the site daily and disposed of off the Owner's property.

-Apply penetrating sealer to masonry work if noted in drawings.

-M/C to clean all masonry work upon receiving Landscape Architect's approval of job. Cleaning agent/method to be approved by LA prior to cleaning.

GUNITE remaining debris.

EARTHWORK -SUBCONTRACTOR TO VERIFY W/ L/A FOR JOB SPECIFIC SOILS REPORT, ENGINEERING, AND TESTING REQUIREMENTS. -Subcontractor to provide proper documentation of imported soil characteristics if requested by L/A. -Definition: "Select Fill" material shall be defined as that material where specified on the drawings which may be used under foundation slabs, around and above footings, behind foundation walls and elsewhere as specified.

-Gunite as herein specified is a trade name used to designate a mixture of Portland cement and sand thoroughly mixed dry, passed through a cement gun and conveyed by air through a flexible tube, hydrated at a nozzle at the end of such flexible tube and deposited by air pressure in its place of final repose.

CEMENT

-Requirements: Select fill material shall conform to the following:

a. Reference any attached Engineer's requirements OR b. Sandy clay or clayey sand having a plasticity index between 4 and 12 and a liquid limit not exceeding 35. Material shall be free of debris, roots, vegetation, organic matter and all other deleterious substances and free of rock or gravel greater than 2" in any dimension.

SAND -Fine aggregates shall consist of washed sand and shall be hard, dense, durable, clean, sharp and graded evenly C33-67. It shall be free from organic matter and shall not contain more than 5% by weight of deleterious substances.

-Use pre-fabricated, pre-galvanized panels when available.

-Retemper plaster stiffened from evaporation per manufacturer's instructions, but do not use or retemper partially hydrated cement plaster.

-Do not use frozen, caked or lumpy materials, and remove such materials from job site immediately.

-Withhold 10 percent of mixing water until mixing is nearly complete, then add as needed to produce desired working consistency.

-Do not add non-approved admixtures such as liquid soap to enhance the mix.

-All members are to be cleaned and primed per manufacturer recommendations.

-All metal members are to be painted with a polyurethane paint system or approved equal.

WOODWORK

and equipment and clean grounds of stucco debris.

-Provide final protection and maintain conditions, in a manner suitable to Contractor that ensures that stucco work will be without damage or deterioration at time of Substantial Completion.

MECHANICAL MIXING:

-All lumber used for structure framing is to be pressure treated lumber.

-Mix materials with machine driven paddle.

-Do not cut finishes that cannot be completely restored in the field.

-All metal fasteners, connectors or other hardware in direct contact with any preservative treated lumber shall be stainless steel type 304 or type 316 or have a galvanized coating. The connectors and fasteners must be made of the same material for compatibility. less than 3 inches on masonry.

-Floor systems having joists framing from opposite sides over bearing support shall be tied together by lapping joists a minimum of 3 inches or with a wood or metal splice, or by continuity of floor sheathing overlapping the ends of joists at least 3 inches, or by other approved methods.

-Face nail overlapping joists together with 3-10d nails.

-Joists framing into the side of a wood girder shall be supported by approved framing anchors or on ledger strips not less than nominal 2 inches by 2 inches or on properly sized joist hangers.

-Only up to 2 feet cantilever allowed.

-Guardrails are required where any portion of the deck is greater than 30 inches above finish grade.

-Handrails are required on stairs with 3 or more risers.

-Thru-bolts shall have a minimum diameter of 1/2". Lead (pilot) holes for thru-bolts shall be 17/32" to 9/16" in diameter. Thru-bolts must be equipped with washers at the bolt head as well as the nut.

-Use expansion anchors when attaching a ledger board to a concrete or solid masonry wall. Bolt diameters of the anchors shall be a minimum of 1/2"; in some cases, this may require an anchor size of 5/8". Minimum embedment length shall be 2-1/2". Expansion anchors must have washers.

-Lag screws shall have a minimum diameter of 1/2" and shall be hot-dipped galvanized or stainless steel.

-All footings shall bear on solid ground, footing depths shall be 31 height of member or minimum 3' deep.

-Do not construct footings over utility lines or enclosed meters.

-Pre-manufactured post anchors shall be galvanized with 1.85 oz/sf of zinc (G-185coating) or shall be stainless steel.

-Hand-cull all material; keep knots to a minimum.

-All arbors shall be supported by a structural steel post.

-Use weld plates as detailed in the drawings.

-W/C required to procure any needed permits or wind certification.

IPE DECK -Allow material to sit on site 7 days prior to construction to allow acclimation.

-Store in a dry location off of ground.

-End cuts to be sealed per manufacturer recommendations.

-All gaps shall be

-Maintain mixer in continuous operation while adding materials.

REPAIR:

check cracking, dry-outs, efflorescence, sweat-outs and similar defects, and where bond to the substrate has failed.

-Match patch of defective or damaged plaster to existing work in form, texture and color.

PAINTING -All surfaces requiring repainting shall be inspected by the Painting Subcontractor who shall notify the Consultant, and General Contractor in writing of any defects or problems, prior to commencing repainting or after preparation work.

-Where toxic and/or volatile / explosive / flammable materials are being used, provide adequate fireproof storage lockers and take all necessary precautions and post adequate warnings (e.g. no smoking) as required.

-Take all necessary precautionary and safety measures to prevent fire hazards and spontaneous combustion and to protect the environment from hazard spills.
