ELEMENTARY ARBOR Sisters, Oregon Housing Development Winter 2023. 20 Weeks

PROJECT DESCRIPTION Sisters is a small town located within central Oregon just a few hours away from Redmond and Bend. Like many small towns, Sisters has seen large amounts of population growth due to increases of housing prices within more urban areas. Many, instead of choosing to live in cities like Bend, opt to commute from Sisters or even work from home.

Despite this, housing options within Sisters are limited and have consequently become drastically more expensive. In addition to its growing population, Sisters’ elementary school class sizes have become too large for the existing historic building, resulting in a new construction upon a different site. This means the current elementary school building is to be left vacant and the 15 acres of open space can now see a new use. County officials are currently exploring how the school building could be re-purposed as well as the opportunity for a new housing development located on the open space. How can housing help combat increasing feelings of loneliness within the United States, whilst addressing affordability and shortage needs?

LEARNING FROM VIENNA’S HOUSING

In searching for precedents in this project I looked at several housing projects in Vienna, Austria. While featuring vastly different housing policies than those seen within the United States, Vienna invests money into housing research and development with the goal of providing high quality of life within accessible means. While policy change may be beyond the means of design, it’s interesting to learn what is deemed to be important in this vastly different system. Firstly, when addressing housing shortages single family detached homes are an inefficient use of land, materials, and energy. While still a feasible form of housing, denser housing allows for greater affordability and prevents sprawl. Many Viennese projects lay great importance upon shared open space, historically seen in the form of courtyards or large green spaces. By generally prioritizing pedestrian travel, these spaces blend into the urban fabric of the city creating third spaces for people to play, socialize, and relax within. Lastly, Viennese housing developers have found that apartment size matters less to tenants when various amenities are provided or are within walking distance from the unit.

• Provide a new housing type that is currently scare within the Sisters area • Create efficient housing within a compact square footage • Even allocation of space can allow for various household lifestyles

HOUSING CLUSTER Housing is organized around a shared courtyard space that is vehicle accessible but oriented for pedestrian use. This space is intended to allow for communities to form throughout the development by providing neutral spaces open for anyone to use and share. By having sight lines from homes, parents can watch children play or call out to a neighbor walking by. Each home can be personalized through gardens in front yards whilst back patios can achieve greater privacy through heavier plantings.

ROWHOUSE WALL ASSEMBLY The rowhouse aims for higher energy efficiency using additional exterior insulation and materials with low thermal conductivity. In addition, this assembly opts for sustainable building materials that possess low embodied carbon such as cellulose and rockwool. Rather than using traditional metal z-girts, similarly shaped wood over framing holds the rockwool while providing better thermal performance.

Hotel Astoria ASTORIA, OREGON InTERIOR ARCHITECTURE

Project description Located in Astoria, Oregon, the John Jacob Astor Hotel (originally the Hotel Astoria) is a historic building that now sits vacant and unused. Astoria, Oregon is the oldest city within the state located just beneath the Washington border. Historically serving as a fish canning and fur trading hub, Astoria is an eclectic city with a culture surrounding the macabre with residents claiming many of its homes to be haunted. This eclecticism is heightened due to the city being the location for the 1985 film The Goonies, resulting in a love for 80’s pop culture throughout downtown. Constructed in 1922, the hotel once served as the social and commerce hub of the city, until it became financially unsustainable and eventually closed its doors in 1968. This project aims to imagine a renovation of the historic building, whilst retaining its original programmatic use as a hotel. In this studio we took an interiors approach through choosing finishes, fixtures, and furnishings whilst developing an overall concept for the space. Collectively plans were drawn up for the existing building’s lobby, and we were allowed to change what would feasibly be allowed by the Historic Registry. Room layouts needed to be redone, as the existing ones have gone into disrepair.

When approaching this project, I found inspiration from the history of Astoria itself and the architectural style of the historical building. I wanted to lean into the eccentricity of the city and embrace its celebration of the macabre whilst restoring the deco elements that exist within the building already. In my research I also found a deep-rooted history of Chinese immigrants within Astoria, an aspect of the city’s heritage that could be celebrated if done in a culturally sensitive way. As I began programming the space, I’ve personally found hotel lobbies are typically vacant and unused spaces that serve as a first impressions for the hotel. Instead, I’ve intended for the lobby to become a more active space open to the larger community rather than just hotel guests. To accomplish this, commercial spaces are open both to the street and the lobby, allowing them to engage the walkways and seating areas of the hotel. The goal through doing this was to create a more permeable lobby space, allowing for more activity to exist and keep the space engaged. In doing so, the lobby becomes a hotspot of activity as it allows both locals and guests to intermingle and interact within the same space.

PROJECT DESCRIPTION Located in the northwest city of Vigo, Spain, this studio imagines a project of redeveloping the industrial waterfront of the existing city. Serving as one of the worlds largest fishing ports, Vigo is home to a bustling fishing industry which employs fisherman, factory workers, and corporate professionals. As a result, much of the city’s coast has been developed with a focus upon factories causing pedestrian interest within the area to be almost nonexistent. The goal of this studio’s project is to introduce new forms of zoning with hopes that new commercial and residential spaces can interlock with the existing industrial area.

Working together within small groups, students shared city blocks with neighboring land plots. These pieces of land were required to be split between open green space and your building design; how these spaces interacted was to be negotiated between students. All proposed designs must feature a fish market, restaurant, office space, as well as short and long term residential spaces.

Program Description We were tasked in creating a multi-story building that featured office space, a fish market, and provided both long- and short-term housing. Short term apartments were intended to accommodate business workers that may be visiting the city, who may not require large amounts of space or a kitchen. We were encouraged to add additional forms of retail on ground floors and try to engage people to walk through and engage with the site.

This building uses an elevated concrete slab and podium deck which then supports a mass timber post and beam system. Shear walls and elevator shafts would still be constructed of concrete to ensure durability.

Floors will be made from DLT wood panels to ensure minimal use of wood adhesives as well as maximizing the use of wood products. In doings so, this allows for larger carbon sequestration.

Modular Gallarija

Shear Wall

The Gallarija The gallarija is a vernacular design originating in Malta that is found throughout various cultures including Spain. Primarily used to achieve passive cooling, the gallarija is essentially an enclosed balcony that can be opened to the interior living space to allow wind flow. Similar designs seen in many Arab cultures would place jars of water near the windows to allow for evaporative cooling. In my design, I attempted to derive inspiration from this passive design strategy whilst modernizing it. A sliding vertical sunshade helped with east and west solar heat gain exposure whilst providing additional privacy.

For its appearance, I derived visual inspiration from local fishing boats and wooden bateas, structures built within the ocean to cultivate mussels.
