One of the most important steps in the home purchase process is pre-approval Before you begin looking for a home, you should interview lenders, hire one, get pre-approved and begin the mortgage approval process. This is important to start before you look at homes because you will find out the price range. Your lender will also be able to answer any questions you may have about mortgage payments, interest rates, closing costs, etc

During the buyer consultation, we will engage in a detailed conversation to uncover your wants and needs, prioritizing them to streamline the search process. We'll discuss your finances, reviewing your financial ability to ensure we're targeting homes within your budget. I'll outline my role as your agent, clarifying expectations of my service to you. We'll review and sign the buyer's agency agreement. We will also take a look at a purchase contract, and discuss important elements such as earnest money, contingencies, and home warranty options. Any other concerns you may have about the home buying process will also be addressed during this comprehensive consultation.
After this initial consultation, I will:
Connect with your lender
Get your pre-approval letter
Review the market based on your needs and wants
Identify properties that match your criteria
Contact the seller’s agent to find out the seller’s needs/wants to present the best offer
Prepare a Competitive Market Analysis and review it with you to determine an offer price

After the offer has been accepted:
Handle the paperwork that needs to go to the lender and the listing agent.
Keep you informed of the process
Schedule all the necessary home inspections
Will pets be in the house during showings?
Review the inspection report with you
Write the inspection response for you
Manage the outcome of the seller’s response
Attend the Appraisal
Review the title deed with you
Get receipts for repairs made (if necessary after the inspection)
Schedule the walk thru and alert you of the closing day expectations
Assist in scheduling locksmith cleaners, etc.
