All equipment to be installed to N.S.F. standards on 6" high metal legs/commercial casters/ 4" high masonry curbs w/ 3/8" radius cove. 3. The floor mats are to be clean and must have a floor-mounted type mop sink or can wash area. 4. Provide 50 foot candle light at all kitchen preparation and ware washing areas at 30" above floor 5. All equipment must be 6" apart or may be flashed together or provide quick disconnects w/ commercial casters for easy cleaning. 6. Ventilation systems shall be installed and operated according to law and when vented to the outside, shall not create an unsightly, harmful, or unlawful discharge.

All pin-types hinges which are accessible from outside the secured area when the door is closed shall have non-removable hinge pins. In addition, they shall have minimum 1/4" diameter steel jamb stud with 1/4" minimum protection unless the hinges are shaped to prevent removal of the door if the hinge pins are removed. Glazed openings within 24" of the door 60" above walling surface shall be fully tempered glass. Dead bolts shall contain hardened inserts. Provide R-19 batt. insulation in exterior walls and R-30 batt. insulation at roof. All operable windows and sliding doors shall limit air leakage and be certified and labeled to comply with ANSI standard A1342-1972. All exterior door shall limit air infiltration around their perimeter when in a position. Provide seal at head, sill and jamb of wall penetrations. Site built doors mounted on the inside or the outside of the exterior walls shall have a minimum of 1" lap at jambs. Open exterior joints around window and door frames, between walls and foundations, between walls and roof, between wall panels at penetrations of utilities through the envelop shall be sealed, caulked or weather stripped to limit air leakage. Construction Dust Control - During construction dust control measures shall be required in accordance with the City's Dust Control Ordinance. Grading will be discontinued during firststage smog alerts and suspended during periods of high wind (i.e., over 15 miles per hour). All hauling trucks shall have loads covered or wetted and loaded below the sideboards to minimize dust. This applies to grading, demolition and construction.

Exit signs shall be internally or externally illuminated. Exit sign illuminated by an external source shall have an intensity or not less than (5) foot candles (54 lux) Internally illuminated signs shall be listed and labeled and shall be installed in accordance with the manufacturer's instructions and section 2702. Exit signs shall be illuminated at all times. Exit signs shall be connected to an emergency power system that will provide an illumination of not less than 90 mins. in case of primary power less (1011.2-1011.5.3) Egress door shall be readily openable from the egress side without the use of a key or special knowledge or effort. See 1008.1.8.3. for exceptions. Door handles, lock and other operating devices shall be installed at a min. 34" and a mex. 48" above the finish floor. THE DOOR TO REMAIN UNLOCKED WHEN BUILDING IS OCCUPIED. All egress door operation shall also comply with Section 1008.1.0 - 1008.1.9.7 The means of egress, including the exit discharge, shall be illuminated at all times the building space served by the means of egress is occupied. The means of egress illumination level shall not be less than 1 foot - candle at the walling surface. The power supply for means of egress illumination shall normally be provided by the premises' electrical supply. In the event of power supply failure, an emergency electrical system shall automatically illuminate the following areas: a. Aisles and unenclosed egress stairways in rooms and spaces that required two or more means of egress b. Corridors, exits enclosures and exit passageways in buildings required to have two or more exits. c. Exterior egress components at other than the level of exit discharge until exit discharge is accomplished for buildings required to have two or more exists. d. Interior exit discharged elements, as permitted in Section 1027.1, in building required to have two or more exits. e. Exterior landings, as required by Section 1008.1.5, for exit discharge doorways, in building required to have two or more exits. The emergency power system shall provide power for a duration of not less than 90 minutes and shall consist of storage batteries, unit equipment or an on-site generator. Then installation of the emergency power system shall be in accordance with section 2702 Emergency lighting facilities shall be arranged to provide initial illumination that is at least an average of 1 foot - candle (11 lux) and a minimum at an point of 0.1 foot - candle (1 lux) measured along the path of egress at floor level. Illumination levels be permitted to decline to 0.6 foot - candle (6 lux) average and a minimum at any point of 0.06 foot - candle (0.6 lux) at the end of the emergency lighting time duration. A maximum - to minimum illumination uniformity ration of 50 to 1 shall not be excessed.

Contractor shall verify all dimensions on drawings for conflicts prior to construction. The contractor will notify the Architect of any discrepancies. All dimensions shown are taken from finish surface unless otherwise noted Bidders are instructed to carefully review the construction documents and site. No structure of any kind to be constructed on, over, placed within the public utility easements except wood, wire or removable section type fencing and/or paving. Any damage by G.C. or subcontractor to existing asphalt pavement and/or existing landscaping outside of construction limit line shall be repaired at no cost to owner & landlord No material shall be stored on public property unless an encroachment permit is first obtained from the public works department. Wall containing plumbing, piping 1- 1/2" or more in diameter shall have minimum of 2x6 studs Temporary toilet facilities shall be provided. Contractor shall be responsible for complete security and safety of the site until the job is complete. Contractor shall take necessary precautions to ensure the safety of the occupants and the workers at all times. All debris shall be removed from the premises and work areas shall be left in a clean (broom) condition at all times. Contractor shall provide a list of subcontractors. Contractor shall comply with all state and local rules and regulations concerning licensing which the applicable governing authority may have adopted. All weather exposed surfaces shall have a weather resistive barrier to protect the interior wall covering. Exterior openings shall be flashed in such a manner as to make them waterproof. All steel and wire concrete reinforcement should have at least three inches of concrete cover where in contact with clayey soil. Below grade ferrous metals should be given a high quality protective coating, such as plastic tape, extruded polyethylene, coal - tar enamel or Portland cement mortar. Below grade metal should be electrically insulated (isolated) from above grade metals by means of dielectric fittings in ferrous utilities and/or exposed metal structure breaking grade. Signs are required for all electrical rooms, mechanical rooms, sprinkler control valve rooms, janitor closets, telephone closet and similar rooms. Also the maximum occupant load of the building is required to be posted and the sign to be adjacent to the main entrance. All signs to have minimum of 1" lettering on a contesting background. Lettering shall have a minimum stroke with of 1/8" All required permits must be provided per requirements of local governing agency. Separate permit application and permits required for: a. Grading/Excavation/Backfills/Removal and re-companion b. Shoring c. Retaining Wall d. Construction Canopy e. Sign f. Fire Sprinkler System g. Demolition of any existing structure Storefront barricades cannot be removed until Landlord's Tenant Coordinator has provided written approval that storefront modification work is complete and the work is accepted and approved by landlord and the Tenant is prepared to open business. Any hard lid ceilings and soffits located at the storefront cannot be located below the storefront opening framing system. Equipment, exhaust fans, and utility vents cannot be higher than the parapet wall in the roof well area and be visible to normal viewing angles. Certain exceptions to the rule apply at landlord's discretion. Rooftop HVAC electrical conduit and condensate drain lines must immediately penetrate roof and run along the underside of the roof structure. All condensate drains must run inside tenant's premises and daring to either a floor sink or mop sink inside the tenant's premises. Existing decking underneath the roof structure may contain monokote fire proofing material that must be reinstated where needed due to demolition, installation, or damage during course of construction. Standard work hours are nighttime hours Sun - Thurs, 10:30 pm - 9:30 am; Fri writing and require landlord approval General contractor to verify all existing landlord common utilities found within the space. These utilities are not to be removed or relocated with the express, written consent of the landlord, in advance of any related work. Bidding contractors are not to contact the mall management. All bidding inquires must go through tenant representative who may contact landlord's tenant coordinator for assistance. The construction shall not restrict a five-foot clear and unobstructed access to any water or power distribution facilities (power poles, pull-boxes, transformers, vaults, pumps valves, meters, appurtenances, etc.) or to the location of the hook-up. The construction shall not be within ten feet of any power lines-whether or not the lines are located on the property. Failure to comply may cause construction delays and/or additional expenses. An approved Seismic Gas Shutoff Valve will be installed on the fuel gas line on the down stream side of the utility meter and be rigidly connected to the exterior of the building or structure containing the fuel gas piping. (Per Ordinance 170,158) (Includes Commercial additions and TI work over $10,000.) Separate plumbing permit is required. Provide ultra flush water closest for all new construction. Existing shower heads and toilets must be adapted for low water consumption. A copy of the evaluation report and/or conditions of listing shall be made available at the job site.
