FROM THE GENERAL MANAGER’S DESK With the year already fast approaching the end of the first quarter the CHOA are pleased to report on a substantial amount of positive items. On 30 January 2019 the Board held a very successful information evening addressing matters including: • • • • • •

Financial feedback; Cable theft; Cellphone tower; Fish in the dams; Golf carts; and Renewable energy solutions.

The Board has also started the annual audit process and is preparing for the 2019 AGM. It’s that time of year again where we need to review our levies and I am please to report that the levy increase for 2019 is a moderate 5% rounded figure. This has been approved by the Board to be implemented from 1 March 2019.

Our previous recycling provider terminated their services and Remade Recycling has been appointed on a 3 month trial to evaluate. We have included an introductory editorial as well as a notice indicating what can and can’t be recycled. We trust that this new service provider will be efficient in handling our recycling needs. Residents are requested to refer to the article on The Polyphagous Shot Hole Borer (PSHB) Beetle published in the Interface of October 2018. Some instances of affected trees have been addressed and residents are, once again, being sensitised on the situation. As Autumn approaches we can look forward to the weather cooling down a little. I hope you are able to stroll around the Estate and enjoy the beautiful surrounds before the really cold weather sets in. Kind regards

GUARD BONUSES 2018

On Friday, 25 January 2019, the CHOA together with the Security Director, Mr Vincent Blasl, had the pleasure of handing over the Guard Bonuses 2018 to the recipients. Much excitement was felt in the room, which is always the case, as the appreciation for this voluntary initiative is expressed with each guard receiving their bonus. As has become tradition, a few of our dedicated guards were selected as trophy winners although our Security Manager expressed his wish to give each of the guards a trophy for their excellent work.

AESTHETICS AND BUILDING RULES - THE BIGGER PICTURE As individuals we each think differently from the other regarding what is considered aesthetically pleasing. As an example, the reaction to a work of art differs from high praise to condemnation as absolute rubbish. It is good and proper that we all differ otherwise the world would surely be a boring place. Similarly, not all prefer to be prescribed by means of rules as to how to express ones individuality in planning and building your home. For many, it is an opportunity to express individualism and also showcase your financial means. To then be curbed by prescribing rules which dictate to you as to what others would consider aesthetically pleasing mostly causes a negative reaction. One of the reasons why you enjoy the lifestyle afforded by the Centurion Residential Estate and Country Club is because of such rules regarding aesthetics. The directors and employees of the Estate as well as the Country Club are all working hard to ensure that the gardens together with the course are pleasing, well-kept and groomed, creating an oasis of nature even as you approach the entrance gates. The Estate is kept neat and tidy, free from garbage, with huge effort taken to clean debris brought along by storm water into the Estate.

Sadly, not all owners and/or residents are equal and some individuals need prompting to maintain the buildings and/ or take care of their garden - hence the necessity for rules regarding aesthetics and buildings. These rules benchmark a standard to which properties within the Estate are measured so that all are equally well kept and equally pretty, thereby creating an Estate of overall aesthetically pleasing properties. With exclusivity and desirability leading to higher property values as more people strive to reside in this Estate all because the lawn is mowed, the roses are budded and the roof regularly painted. Not much to ask for, considering the return on your (substantial) investment whilst you personally enjoy the benefits of beautiful surroundings!

Similarly, you as a resident or owner of a property within the Estate are obliged to ensure that your property and garden are equally pleasing, neat and tidy. Considering the effort taken by the Estate and the Country Club, an unkept, untidy and unloved garden will immediately catch the eye. The stark difference will emphasise the unkept garden rather than hide it. Maintenance to buildings, including roofs and driveways are equally as important. The same applies as with the gardens. In an Estate where owners are taking care to maintain their

INTRODUCING REMADE RECYCLING

On Friday, 15 February 2019, Remade Recycling completed their first collection within the Estate. Recognising the need for discerning residents within residential estates for more from their waste management services Remade has designed a service to specifically cater to these needs. Widely acknowledged in the recycling and waste management industry as a “provider of solutions” Remade is now providing solutions in our Estate. With a ‘bigger picture’ aim of getting involved with the Estate, developing a relationship with residents and keeping them informed about recycling - how to do it, what grades are recyclable, as well as new developments in the recycling and waste management industry – Remade are set to meet recycling needs. Comments and feedback from residents are always welcome to ensure that this is done. Being a part of Remade’s Recycling service couldn’t be easier. All you need to do is separate your general waste from your recyclable waste – general waste into black bags, recyclables into green Remade bags. You can put all the different grades of recyclables into the same green Remade Recycling bag without having to sort them – paper, plastic, glass and cans - then put the bags into your blue bin on collection day. Remade will remove the bags from the bin and leave the bin where it was. Recycling collection day for our Estate is every Friday whether it’s a public holiday or not (with the exception of Christmas Day and New Year’s Day when alternative arrangements will be made). Just make sure your blue bin is outside early in the morning for collection. And there’s no need to register for the service either! Residents received two recycling bags with their starter kit at the launch on 8 February 2019 with which to begin. Anyone who did not receive a starter kit can collect one at the CHOA office as it includes details of how the system works as well as what can and can’t be recycled. Each week when your full bags are collected we will replace them with empty bags so you’ll always have bags ready for recycling. Remember that general waste should be placed into your normal black refuse bags and only recyclables must go into the green recycling bags.

Our drivers have been instructed not to collect the black bags. Any large recyclable items such as cardboard boxes or e-Waste can be put into or next to your blue bins and will be collected with the recyclables.

SATISFACTION

During January 2019 residents (owners, tenants and off-site owners) were invited to participate in a satisfaction survey of the Centurion Residential Estate and Country Club.

Question 3 Generally speaking, are you satisfied or dissatisfied with the services provided by the Home Owners Association office and staff?

A total of 261 members participated over a 14 day period (during 2018 a total of 260 members participated over the same time period). The overall weighted average on all responses from all questions amounted to 80.01%. This year’s evaluation is thus 3% higher than last year. TO OFF ROAD EXPERIENCE The winners of the McCarthy Toyota Centurion 4 Ball Alliance Challenge for 2018 took the latest Toyota’s off road. Udo Winterstein, Stephen van der Merwe, Christo Badenhorst and Rochelle together with their partners had an unforgettable experience at the De Wildt 4x4 track pushing the Toyota’s to the extreme. A massive thanks must go to the team at McCarthy Toyota for hosting the winners in a truly South African way finishing the day off with a lekker braai!

LEAGUE BRAAI

We recently hosted our annual League Braai. Thanks to all our members for flying the Centurion Country Club flag high and congratulations to all the most valuable players for 2018.


CHEF ADRIAN’S RECIPE OF THE MONTH COUS COUS & HALOUMI SALAD Ingredients 60g Feta 80g Haloumi Cheese - grilled 100g Lettuce Roasted Mixed Vegetables of your choice 100g Couscous Dressing 10ml Olive Oil Pinch of Salt 10ml Red Wine Vinegar 50ml Yoghurt 5ml Garlic 20g Parsley Pinch of Black Pepper 20g Chives Method Wash the lettuce and place it in centre of plate. In a separate bowl mix the couscous and roasted vegetables together after which you place that on top of the lettuce. Now sprinkle over the feta. In a pan grill the haloumi until its soft and tender, then place it on the roasted vegetables. Blend all of the ingredients for dressing together in a liquidiser until smooth. Now dress your salad.
