A kit home is exactly like any other on-site build, the only difference is the house owner gets a lot more input into the design and build of a kit home. A kit home has pre-constructed frames and trusses (just like a regular home build) and is built on-site using selected materials.
Kit homes are popular in rural/ coastal and remote regions where having everything delivered to site is much more convenient than organising several deliveries or the many hours of driving to pick up various materials.
That said, the metro regions and surrounding suburbs are starting to see the many benefits of choosing to build a Kitome.

The Internal Design Service (IDS) process is where we work out the details of your design before it goes to quote. This is your opportunity to finesse the design and make sure of your chosen inclusions.

Assemble - Owner build, owner manage or contact a builder to do the whole thing.
Move in - Make your house a home with your furniture and styling. Sit back and enjoy.

It is critical to provide Council with the correct documentation, for a seamless and timely Development Approval. We work with you to help obtain this. Your site reports and DA documentation are included in your quoted pricing.

Following the quote you received from us, we can tweak the design if required before we proceed to working drawings. Once you’re completely happy with your design and final quote, it’s time to secure your pricing and enter into a Purchase Agreement. We can then to start creating the working drawings.
It’s time to submit your working drawings and the various required documentation to local Council for building approval.
We can help guide you through the approval process with access to a network of planning and certification consultants.
Now that you’ve obtained DA approval, you’re all set to start with your build.
Once you have approval, we we’ll liaise with you, or your builder to finalise the delivery schedule. Delivery spots fill fast so it is important to lock in a delivery date if you have a construction date in mind.
Once delivery has been booked, Kitome will start the process of constructing the frames and trusses and ordering windows, doors, etc., in readiness for delivery of Stage 1, which is everything you need to get the house to Lockup stage.
Use this time to ensure that the site is ready for delivery, so construction can start without delay. Concrete slab should be down and cured, clear and safe truck access to site available, and plumbing, electrical and foundations, etc., should also be set up.

The delivery day has been set, the site is ready. The first delivery to your site will contain all the Stage 1 materials plus the floor kit if required. You’ll need to check off the delivery on the manifest to ensure everything is received and in good working order. Your builder can then start construction of your home to Lockup stage.
Kitome will be in touch with you or your builder to arrange delivery of Stages 2 and 3 of the build, which will cover your internal fit-out and inclusions. It’s recommended that you make regular visits to site to monitor progress and ensure quality of construction is up to scratch

Kitome’s unique Internal Design Service (IDS) is a dedicated department with design and technical expertise. If you have your own custom plan OR a Kitome plan with modifications, then this service is for you.
Our team of professional consultants will be there to help at every step of the design process from initial concepts right through to council ready plans. We are here to help you into the house you want, at the budget you can work with – and we strive to ensure that the end result is a house that you will always be happy to call home.

Whenever we create a unique or partially new design, our team of Home-Build Consultants will work closely with the manufacturing team to ensure your plans are achievable and energy-
efficient. This gives you the reassurance to know your ideas are realistic from the outset, and minimises the risk of any expensive, timeconsuming issues further down the track.
Owner Building or Owner Managing? Included in Kitome's service offer is a formal estimate of the labour costs to see your new home constructed, which is carried out by a qualified

The Basic Walk Around experience is an exterior walk around the building on a generic flat surface with no interior detail. This is perfect for envisaging how roofs, walls, windows and doors look and work in your design (as interior is not included here, windows are opaque in this experience)
The In Situ Walk Around experience offers the same exterior walk around the building, but this experience portrays the building sitting on real ground levels allowing you to better see how your design works with the landscape. This will also allow you to see how sunlight will interact with your design.

Designing and planning a new home can be challenging, while at the same time one of the most rewarding experiences you can achieve in a lifetime! If you are like most, this could be the first home you have built, or it could be one of many already completed. Regardless of experience, the build process involves numerous steps and requires the specialised services of several suitably qualified individuals to ensure that all documentation is developed to meet current building codes and standards.

A boundary and site levels survey provides information important to the design and planning process. The information shown includes site boundaries, levels of the land (isolated area only on a larger rural block), the location of features such as trees, rock ledges, adjoining buildings and other existing developments on the land.
To determine the wind classification for your domestic building site, you must consider four factors: the region, the terrain category, a shielding factor, and the topography. A site classification report assesses all of these factors to determine your buildings exposure to wind and snow to ensure the building is designed to meet the conditions for your site.
The geotechnical report includes a site analysis of the soil, rocks, bedrock properties and fault distribution. The investigation is done for you to be able to complete the foundation and on-site wastewater design (if required) for your project.
Foundation design is influenced both by preference and site / soil conditions. Whether you wish to build upon a concrete slab on the ground or raise your building off the ground, we provide the structural engineering which specifies the design requirements of the building's foundations.
Note: Time and project costs will be saved should you have already acquired any one of the above reports. Please discuss your particular design and planning service needs with your assigned Home-Build Consultant.
A BAL assessment determines the bushfire attack level for your site, and details how that risk was calculated. Your site will receive a rating from BAL Low, which is the lowest risk rating right up to BAL FZ, which means that in the event of a bushfire, your site is directly in the flame zone.
If your property resides in NSW, you’ll receive an assessment of your building against criteria contained within the Rural Fire Service document, Planning For Bush Fire Protection 2019. With confirmation of the BAL, we can then ensure that materials and design are compliant and documented in your construction drawings for council submission.
