HOLIDAY HOME BUYERS GUIDE

You don’t have to travel far to be happy!

WHO ARE TINGDENE?

Tingdene Group develops and operates residential parks, leisure parks and marinas that are designed to enhance the lifestyle of residents and the leisure time of holiday homeowners and berth holders alike.

With superb locations around the country, all with relaxation, wellness and leisure woven into their foundations, this family owned business has thrived for more than 50 years, maintaining the family values put in place from day one.

These values ensure that Tingdene Group makes dreams a reality for many people who are looking for time together, time to relax, time to spend with family and time to enjoy life to the full.

It all began back in 1969, when Jim Gibbard founded a company manufacturing park homes and lodges, establishing the Tingdene brand. In 1998, his son Matthew Gibbard expanded on this legacy by forming Tingdene Developments, diversifying the business into owning, operating and developing residential parks for the retirement community, and seamlessly incorporating the homes his father produced.

Over the following decades, Matthew expanded the business to include marinas and leisure parks alongside residential communities, making Tingdene Group one of the UK’s largest operators. Today, Tingdene Group offers premium, modern lifestyle living in beautiful locations across the UK.

MOVE YOUR STATIC CARAVAN TO A TINGDENE HOLIDAY PARK

Moving static caravan. Sounds wrong? Impossible even?

Arranging a static caravan move sounds easy enough. Ask, ‘can I relocate my static caravan?’ though and suddenly people feel a bit more daunted.

The answer to the question ‘can I move my static caravan?’ is a very definite yes. All of this of course begs the question, why would you want to move a static caravan? The answer to that is a bit more complex.

LEASEHOLD FAQ’S

REGISTERING A LEASEHOLD PROPERTY

When your leasehold holiday home purchase is complete, it is very important that you register your property with HM Land Registry.

The work involved in applying to purchase and register land or property is quite technical and most people employ a solicitor or licensed conveyancer to complete the process.

If you are using a solicitor to act on your behalf, this will be completed for you in the process of the sale. However, if you decide not to use a solicitor, this is something that you will have to arrange within 2 months of completing the purchase.

Visit www.landregistry.gov.uk for more information.

STAMP DUTY ON LEASEHOLD PROPERTIES

Due to ongoing changes in law regarding stamp duty, we recommend that you use a solicitor to help you calculate your stamp duty, which is due within 14 days of completing your purchase.

As individual circumstances vary from person to person on the amount due, there is no simple calculation, however a solicitor will be able to assist you.

Visit www.gov.uk/stamp-duty-land-tax/ overview for more information.
