Without even having to leave the comfort of the holiday park, there’s so much to do. Explore the marina, take a swim in the indoor swimming pool, then wander over to Moss & Co Broadlands Bar & Restaurant for a spot of lunch.
Before you arrive, please continue to read through your welcome pack as it will provide you with all the relevant park information. We hope that you have an enjoyable holiday and make some wonderful memories.

Flood Information
In the unlikely event that we receive a flood alert or warning, a member of staff will visit your accommodation to advise you of what will happen next.
If you are not present when we visit, we will leave a notification sticker on your accommodation. If you return to the park and find a flood notification sticker, please report to reception immediately.
In the event that we have to evacuate the park, we will notify you in advance & give you further instructions.

Children under the age of 15 must be accompanied by an adult.

Situated adjacent to the public footpath and is token operated. Tokens are available from reception and the bar during opening hours.

Parking
Please park your vehicle in one of the three car parks located around the park.
It is prohibited to park any vehicle on the grass, double yellow lines or the area to the front of the launderette.
PLEASE NOTE
The Marina car park (to the rear of the bar & restaurant) is strictly for berth holders only.
Bins & Recycling
Bins are placed at intervals down the main road in brick enclosures. Please put all rubbish in the bins and make sure the lids are replaced securely.
The dedicated recycling point is located in the east corner of the car park at the rear of the reception building.
Emergency Telephone
An emergency telephone is located in a clearly marked yellow box on the reception building. This telephone has been pre-programmed to dial out to emergency services once the receiver is lifted.
Dogs
Allowed in specific bungalows and lodges.
We would request that dogs be kept under control at all times and that their owners clean up after them. Please do not leave them unattended in the bungalow or allow them on the furniture or bedding.
Dogs can be exercised on the grass area which can be reached by walking to the bottom of the site and turning right.

Toilets
Do not flush any other product apart from toilet tissue down the toilet.
Please use the hygiene disposal bags and bin provided for all sanitary waste.

Visitor Rules
It may be necessary or desirable to change the park rules from time to time including for any reasons of health and safety, the efficient running of the park, environmental issues or regulations imposed upon us, in which case we will notify you in writing to your current address. Broadlands Park and Marina reserves the right to require you or any members of the group to leave the park where such persons breach any of the site rules.
1. Any damage to properties or their contents should be reported to reception immediately. The damage will be assessed and a charge may be made to the person(s) responsible.
2. Traders and salesmen are not permitted access to the park without prior consent from the park management.
Getting Around The Park
3. Please drive safely and keep to the park speed limit of 5MPH at all times.
4. All vehicles are to be parked in the parking areas. Your vehicle and contents are left entirely at your own risk.
5. Vehicles on the park must have a current road tax licence and insurance and must be in regular use. Vehicles may not be left or stored on the Park.
6. Only private motor cars are permitted onto the park; motor-homes, lorries, vans and commercial vehicles of any sort are allowed only by prior arrangement.
7. Motor car repairs may not be carried out on the park but a recognised breakdown service may attend in the event of a breakdown.
8. Bicycles may not be ridden at more than 5MPH; children must not ride bicycles so as to cause a nuisance or undue noise.
9. In the interest of safety, roller skates, roller-blades, skateboards and scooters may not be used on the park roads.
Park Presentation
10. Please dispose of refuse in the bins provided (general and recycling, where applicable) and help to keep the park free from litter.
11. The refuse bins may only be used for the disposal of small household waste. Bulky items e.g. furniture, white goods (fridges etc.), bicycles must be taken home or to the local tip.
12. Children’s play equipment and patio / garden furniture must be stored inside the property or on the porch/veranda area and not on the grassed area outside of the property.
Children & Pets
13. Children are the responsibility of their parents or guardian at all times and must be supervised so that they are not a nuisance or danger to themselves, or others.
14. A maximum of two pets may be kept on the park but only if properly cared for.
15. Dogs must be kept on a short lead at all times, extending types are not allowed. Owners or visitors should not allow their dogs to roam free on the park.
16. In the interest of all park users, especially children, fouling must be cleaned up immediately.
17. Noisy dogs or those that persistently disturb other owners will be barred from the park.
18. Dogs are not to be left unattended such that they cause inconvenience to other park users.
19. Tingdene Holiday Parks Ltd and the general managers have sole discretion as to the suitability of individual dogs allowed on the park and to the number of dogs to each property. Dogs listed under the Dangerous Dogs Act 1991 are not permitted on park at any time, a list is available from the park office.
Behaviour On Park
20. Owners/guests are required to keep the noise to the minimum to ensure the quiet enjoyment of the park. Anyone causing disruption to others will be given a verbal warning and/or may be asked to leave the site.
21. Smoking is not permitted in the properties at any time, this includes the use of e-cigarettes including vaping modules. You can smoke outside as long as the cigarette butts are extinguished and disposed of sensibly and it doesn’t affect other people’s enjoyment of the park.
22. Alcoholic drinks may only be consumed in and around the immediate vicinity of your property.
23. No open fires or barbecues may be lit on the park under any circumstances.
24. The feeding of birds and the dispersal of food on the ground is strictly forbidden. The birds may become a pest and it can attract vermin.
25. Ball games are only permitted away from properties and so not to cause a nuisance or damage to properties or vehicles; Nicholas Everitt Park in Oulton Broad allows ball games in designated areas.
26. No fishing, swimming, jumping or diving is permitted in any area of open water (marina / dyke).
27. No camping is allowed on site. Small shade tents may be erected in the day but must be taken down at night.
28. Windbreaks and gazebos must be taken down when not in use and in adverse weather.
29. Anyone who persistently acts in a manner likely to upset other users of the park or park team, will be ejected from the park.
30. Any activity that contravenes the common law of England is strictly prohibited.
Facilities
31. Any personal items of laundry can be washed and dried with the facilities provided. Clothes airers, rotary and clothes lines are not allowed outside the property.
32. Children aged 15 and under must be accompanied by an adult at all times when using the swimming pool. The adult to children ratio is 1:1 for children aged 0-3 years and 1:2 for children aged 4-15 years old. The supervising adult must be in the swimming pool with the child at all times and be aged 18 or over.
