Australia Square is located at the centre of Sydney’s core business district at 264 George Street. Australia Square is conveniently situated near all major transport options, with train and bus services just across the road at Wynyard Station, and Circular Quay ferries a few minutes walk away.

building upgrade works —— Australia Square Tower is classified as an A-Grade building under the Property Council of Australia’s quality grade matrix. To reinforce Australia Square high level of services, the following works are being undertaken: Bathrooms The Co-owners are working alongside Seidler & Associates Architects to facilitate the refurbishment of all Tower bathrooms. The bathrooms on levels 15 and 22 have already been completed with the remainder progressively upgraded throughout the building. Backup Generator Two 1600 KvA generators have been installed as backup to the building’s essential services. Shower and bike rack facilities A refurbishment of the common shower facilities will be undertaken in 2013. Additional bike racks have been installed on basement level 3 to accommodate 80 bikes.

Building Management Control System New building control infrastructure has been approved and installation has commenced. All-new sub metering allows for the accurate monitoring and reporting of energy consumption. The removal of all pneumatic controls and the upgrade to electronic signalling will improve the overall optimisation of the plant. Lifts A full modernisation of the lift mechanics has been completed as part of the co-owners ongoing commitment to providing the highest level of service. Benefits of the upgrade include faster travel times, increased reliability, a smoother ride, improved energy efficiency and enhanced security features. Food Court Approval has been given for Seidler & Associates Architects to prepare the design for the refurbishment of the retail area including new seating and lighting.

typical mid-rise plan A natural light penetration study was undertaken in a typical mid-rise floorplate of Australia Square Tower. A common way to do this is by using the 6-metre zone Depth of Space approach to defining high quality space with abundant natural daylight. For every 6 metres away from a natural light source, the building floorplate is divided into differing classifications. Level A (0 to 6m) and B (6 to 12m) classification are areas suitable for open plan office accommodation as they are within 12 metres of natural daylight and views.

Level C (12 to 18m) classification and below should be dedicated to rooms of intermittent use such as meeting rooms, store rooms and rooms where natural light would be detrimental to their function. This diagram shows that 100% of the useable floor area is appropriate for Level A and B office accommodation.
