Arizona Self Storage begins construction

Glendale-based land development company the Mangat Group partnered with Aberdeen Management & Development to build and operate an Arizona Self Storage facility in Peoria.
The facility is being built on the southwest corner of Loop 101 and Olive Avenue. Tony Mangat, founder of the Mangat Group, is the landowner and part owner of the new facility, marking his first array into the storage industry.
“I have been building various projects in Arizona for a while now and continue to see the growth of community throughout the Valley,” Mangat said.
“We wanted to create a facility that will service all storage opportunities throughout the community. This project has been in the works for a while now, and to see our goal being achieved is astounding.”
This is Arizona Self Storage’s ninth property in the state and third in the West Valley. Amenities will include fully air-conditioned units, on-site professional managers, state-of-theart security and an enclosed drive-thru loading bay for an easy and protected moving experience. The four-story Class A building will total 122,000 gross square feet, with approximately 875 storage units.
“We are thrilled to partner with Tony, and the Mangat Group, by bringing this state-of-the-art facility to the Peoria community,” said Drew Monson, president of Aberdeen Management & Development.
“We look forward to expanding the geographical footprint of our Arizona Self Storage brand throughout the Phoenix region. With this facility we are bringing an unsurpassed level of customer experience and quality of product to the West Valley.”
Aberdeen Management & Development is overseeing the development and ongoing operations of the facility. RKAA Architects designed, and Campbell Development is building. Construction began in October and, with a year build, it is expected to open in October 2022.
“This is going to be a Class A, stateof-the-art facility,” Mangat said. “There are a lot of storage facilities in the area. We have a very unique drive-thru, enclosed loading bay. Customers can shut the doors behind them and be completely out of the elements. This is a special, unique feature that most facilities rarely have.
Arizona Self Storage in Peoria marks Mangat’s third branded property in the area. This one has on-site professional management, which is now rare.
“We have the best security in the industry,” he said. “We’re also locally owned and operated in Arizona. We take pride in our properties.”
Mangat said the location is perfect for a self-storage facility because of its proximity to a small-business park where Mangat owns eight units. PT
