‘The Triangle’

coming to life

in Coweta’s new businesses and industries

long germinating plans for two new hospitals and a technical school campus are at last becoming tangible.

Perhaps the best example of this is the new 136-bed, 362,376-square-foot Piedmont Newnan Hospital going up on Poplar Road.

The nine-story structure, highly visible from I-85, is expected to become a new icon for the community.

“This is long overdue,” Piedmont-Newnan Hospital CEO Michael Bass said. “What we’re building out at Poplar Road, at I-85, will be one of the most gorgeous facilities ... it’s going to be absolutely incredible.”

But as impressive as the new hospital may be, it’s just one corner of “The Triangle.”

Central Educational Center (CEC) CEO Mark Whitlock said “The Triangle” has two aspects. The first aspect is the actual physical area that will now be powerfully anchored by Piedmont-Newnan Hospital, the new Cancer Treatment Centers of America on Newnan Crossing Bypass (and the adjoining Ashley Park shopping area), and the new West Georgia Technical College campus on Turkey Creek Road.

But the second and perhaps more important aspect of “The Triangle” will be the partnerships that are sure to develop

between the three new entities that will comprise “The Triangle,” as well as between them and existing local businesses, local governments, area residents and existing educational institutions like CEC. The physical proximity and synergistic relationships, Whitlock said, will all make for “quite an interesting Triangle” – and a 24

new, powerful economic engine.

He said the CEC and the technical college will “certainly have an emphasis on health care,” in light of the new CTCA and Piedmont medical facilities.

“I think we are going to see the whole complexion of this community change,” said Doug Cantrell, who serves on the Commission for the Promotion of Private and Public Higher Education, Inc. In what West Georgia Technical College President Dr. Skip Sullivan called “an extraordinary moment for Coweta County,”

ground was broken on a new Coweta campus at the intersection of I-85 and Turkey Creek Road last spring.

“It’s a momentous occasion,” said Sullivan. “This is going to give our kids a chance to stay home to get their education, that previously they had to leave the county to obtain.” Phase I, the Foundation Building, will include a 20,000-square-foot administration building, two similar sized classroom buildings and an industrial classroom building.

Ron Jackson, commissioner of the Technical College System of Georgia, said the new facility will “make such a difference for this community.”

“In case you didn’t know it,” he said, “every county in Georgia wants one of these ... the economic development impact of this cannot be overstated.”

Executives from Cancer Treatment Centers of America were in Newnan recently to continue planning for the construction of the company’s new hospital on Newnan Crossing Bypass, across from Ashley Park shopping center.

Although construction is going slower than originally planned due to property acquisition issues, Greg Wright, president of the Coweta County Development Authority, said the company “continues to be very positive.”

“They continue to think this is the great location for them that they have expected,” he said.

difficult to come by, Wright pointed out.

But that’s not the only good news. “We continue to hear from local industries that are hiring employees,� Wright said. “Job orders at the Department of Labor are up, and we talked today to an industry that has hired new employees for the first time in four years. So things are looking more positive for the local community.�

Wright said one big shot in the arm in the coming years is going to come from local industries that are considering expansion projects.

One of the biggest local expansions in years is currently in the works at the Yamaha plant on Hwy. 34.

Yamaha’s “utility� ATVs and the Rhino “side-byside� vehicles have been built at the Coweta plant for several years. However, the “sport� ATVs have been manufactured in Japan. Over the next few years, the majority of Yamaha ATVs will be assembled in Coweta. The Coweta plant is already the only location in the world where the Yamaha Waverunner personal watercraft is built.

Toshi Kato, president of Yamaha Motor Corporation USA, based in Cypress, Calif., said he recently visited Alabama and was able to gain an extra “appreciation and understanding of the American outdoorsman, and just how important ATVs are to their lifestyle.”

Despite the economic downturn, the ATV market “continues to be a vitally important one,” Kato said.

The United States is “by far the biggest and most important market for Yamaha ATVs in the world.”

The transfer of the ATV production to Newnan will allow Yamaha’s Japanese subsidiary, Yamaha Motor Powered Products Co. Ltd., to concentrate on manufacturing generators, multi-purpose

Yamaha golf carts began being assembled at the Coweta plant in 1989. Utility ATVs were introduced in 1998, and the side-by-sides began production in 2003.

The golf carts, side-by-sides and all ATVs will be produced on the plant’s flexible assembly line. Waverunners are produced on their own line.

When the transfer is complete, the number of ATV models will go from seven to 11. It’s estimated that Yamaha Motor Manufacturing Corp. will add approximately 200 new jobs over the next three to five years due to the transfer.

Businessweek recently named Coweta County its “Best Affordable Place” in Georgia, and local officials hope to use that designation to bring more attention to the county from even more industrial prospects.

The magazine listed Coweta County as having a population of 129,433 and median family income of $68,212. The magazine noted the county has a 9.8 percent

unemployment rate, 24.7 percent of the adult population hold a four-year college degree, and 30.3 percent of households spend more than 30 percent of their income on housing.

The magazine’s online profile for the county states: “While Coweta County is largely rural, it offers easy access to Atlanta. Located southwest of the Big Peach, the county is

Coweta’s population has expanded rapidly, growing by 65.7 percent from 1990 to 2000, and by 42.7 percent from 2000 to 2010, according to the county.�

Wright said the Bloomberg recognition identifies Coweta County as one of those special areas that “enjoys a higher quality of life at a lower cost.�

David Brown, chairman of the development authority, said the news is not new to those working to market the county to developers. “We know it. I hope we’re about to tell the nation and the world about it,� he said.

While Brown said he does not necessarily want an explosion of population growth, he wants “quality growth and quality people� in Coweta’s future.

Candace Boothby, president of the Newnan-Coweta Chamber of Commerce, said the Bloomberg recognition “could not come at a better time.� The Chamber is working on a community branding campaign.

The nod from Businessweek is a reminder that “Coweta needs to be telling its

Local Realtor John Thrasher said the establishment of “The Triangle,” coupled with continued local manufacturing expansion and retail growth, will play a big part in bringing new people who want new homes to Coweta.

There are currently 475 lots of five acres or less listed for sale on Georgia MLS (Multiple Listing Service), Thrasher said. Last year, sales of lots averaged about 11 per month. Recently it’s gone up to about 19 sales per month, he said.

In addition to the new hospitals and the new technical college campus, Thrasher sees the ongoing Yamaha expansions and continued development along I-85 related to the Kia plant in West Point as positives for Coweta.

“That is different from the metro area as a whole,” Thrasher said.

Realtor Tom Barron also thinks Coweta County is on the upswing, especially when compared to other metro Atlanta areas.

“Obviously, prices down here are a whole lot more affordable than they are on the north side,” said Barron. He also noted there’s a lot more congestion on the north side so Cowetans’ commute to the airport and Atlanta is “smoother and quicker.”

“We’re going to fare far better than most metro area counties in the long run,” Barron said. CL

Fire damages First Street home

Wednesdayâ&#x20AC;&#x2122;s fire at a vacant home on East Hill Street is being investigated as possible arson.

It is the sixth fire that has occurred in vacant homes on and around that street since November 2008, according to Coweta County Fire Department Assistant Chief Mitch Coggin.

The fire occurred Wednesda W y afternoon at 34 East Hill Street. Firefighters arrived within minutes to f find the approximately 950-square-foot f home fully involved in flames. The structure â&#x20AC;&#x201D; which w belonged to W Woody Wood W â&#x20AC;&#x201D; was deemed a total loss.

On Thursday, Coggin said the incident is being investigated as â&#x20AC;&#x153;an intentionally set ffire.â&#x20AC;? â&#x20AC;&#x153;There was no electrical power or gas service connected to the structure,â&#x20AC;? said Coggin.

The string of suspected arson fires began on April 8, 2008, with a fire at 25 East Hill Street. The subsequent fires occurred: Aug. 6, 2008, at 23 East Hill Street; Nov. 20, 2008, at 33 East Hill Street; and July 4, 2009, at 2 East Murphy h Street â&#x20AC;&#x201D; located in close proximity to East Hill. The home at 25 East Hill Street was targeted a second time on June 28, 2010, according to Coggin.

The fire occurred at 12 First Street around 8:40 a.m., according to Newnan Fire Marshal Ricky Ayers. The property was a rental home belonging to Bobby Orr. r The renters were reportedly l not at home when the ffire started.

The fire erupted in an upstairs bedroom, according to Ayers.

Newnan Fire Department Station One on Jefferson Street and Station Three on Temple Avenue responded to the scene. Firefighters confined the flames to the upstairs.

The department remained on the scene for about an hour and a half, f according to A Ayers.

No one was injured in the fire, but Aye A rs estimates that more than half the home was damaged or destroyed.

He estimated the damages between $50,000 and $65,000.

Nationally, fireworks consumption increased 635 percent between 1976 and 2008, while w fireworks-related injuries decreased dramatically from 38.3 injuries to 3.3 injuries per 100,000 pounds off fireworks during that same time period, according to the most recent data av a ailable from the American Pyrotechnics Association.

John Conkling, a spokesman for f the American Pyrotechnics Association, attributes the steep decline in injuries over the years to the fireworks industryâ&#x20AC;&#x2122;s consumer safety and education initiatives during the last three decades. â&#x20AC;&#x153;Fireworks can provide hours off wholesome, f famil y entertainment, but they must be used by adults carefully and safely,â&#x20AC;? said Newnan Fire Marshal Ricky A Ayers.

Ayers warned adults against allowing children to handle any type off fireworks. Also, alcohol and ffireworks do not mix.

Despite the decline in fireworks-related injuries, consumers should resolve to use only devices permitted by state law while adhering to safety f warnings and instructions that appear on product packaging.
