WHAT IS HOKUALA? Hōkūala is a new 450-acre, master-planned resort community being developed by Timbers Resorts. Currently, Hōkūala includes Timbers Kaua’i — Ocean Club & Residences (completed summer 2018); the Ocean Course at Hōkūala, an 18-hole Jack Nicklaus Signature golf course named Hawaii’s Best Golf Course by World Golf Awards for three consecutive years; a 15-acre organic farm; 16 miles of trails for walking, running and biking; a 35-acre lagoon; and easy access to three beaches. Future developments will include hotels, condominiums, home sites, restaurants and a wellness and fitness complex.
WHAT IS TIMBERS KAUA’I? The first and most dramatic real estate offering at Hōkūala is the oceanfront Timbers Kauaʻi - Ocean Club & Residences, which is nestled on 9.75 acres overlooking the Pacific Ocean, framed by the Hau’pu Mountain Range and Ninini Point Lighthouse. HOW DOES THE 1/12 MALIULA AND 1/6 KAIHOLO FRACTIONAL OWNERSHIP Unlike traditional timeshare and banking systems, the Timbers Resorts brand of Private Residence Club offerings allows for flexible and unlimited use, subject only to the Reservation Procedures. Access to your home at Timbers Kauaʻi is easy and flexible, via three (3) different vacations: Planned Vacations, Space Available Vacations and Short Notice Vacations. Here is how it works:
1/12 MALIULA RESIDENCE CLUB Planned Vacations - Owners first select three (3) Planned Vacation weeks. After all Planned Vacations have been confirmed, the remainder of the calendar year is open for owners to access via Space Available and Short Notice Vacations. Space Available Vacations – Owners may reserve, one (1) Space Available Vacation week after the Planned Vacation weeks. are reserved. Once an Owner checks in for their reserved Space Available Week they can immediately reserve another Space Available Vacation week. There is no limit to the number of Space Available Vacation weeks an owner may use and there is no additional cost outside of housekeeping. Short Notice Vacations – May be booked within thirty (30) days or less from arrival. Once an Owner checks in for a Short Notice Vacaton, they may immediately reserve an additional Short Notice Vacation week. There is no limit to the number of Short Notice Vacation weeks an owner may use and there is no additional cost outside of housekeeping.
1/6 KAIHOLO RESIDENCE CLUB Planned Vacations - Owners first select six (6) Planned Vacation weeks. After that, all Owners have unlimited use of all additional weeks. Space Available Vacations – Owners may reserve, two (2) Space Available Vacation weeks after the Planned Vacation weeks. are reserved. Once an Owner checks in for their reserved Space Available Week they can immediately reserve another Space Available Vacation week. There is no limit to the number of Space Available Vacation weeks an owner may use and there is no additional cost outside of housekeeping. Short Notice Vacations – May be booked within thirty (30) days or less from arrival. WHAT IS TIMBERS RECIPROCITY PROGRAM AND HOW DOES IT WORK? Timbers Reciprocity Program (TRP) provides the opportunity for Timbers Kauaʻi Owners to access planned vacations across the entire global portfolio of 16 resorts in the Timbers Collection. Residence Club Owners may, if they wish, deposit any of their Planned Vacations into TRP which then provides a credit they may use toward reservations at any of the other resorts in the collection. Maliula Residence Club Owners may deposit up to three (3) Planned Vacation weeks. Kaiholo Residence Club Owners may deposit up to six (6) Planned Vacation weeks into TRP. Whole Owners may deposit up to six (6) weeks annually into TRP. The only cost is a $250 facilitation fee and housekeeping fees may apply.
CAN OWNERS RENT THEIR RESIDENCE? Yes, Owners may rent their residence. Timbers Luxury Rentals brings its vast database and marketing channels to ensure rental success. Plus, the revenue split between the Owner and Timbers Luxury Rental ranks as one of the most advantageous in the industry with an 80-percent share of net rental proceeds going to the Owner. In order to ensure the highest flexibility of use for the Maliula and Kaiholo Residence Club, the number of weeks that may
be rented is limited to one week for the 1/12 Maliula Residence Club and two weeks for the 1/6 Kaiholo Residence Club.
WHAT DOES A BUYER AT TIMBERS KAUA’I LOOK LIKE?
Timbers Kauaʻi offers a vast array of ownership opportunities to meet the needs of prospective purchasers. Here are a few examples: • Your client is looking for oceanfront properties, newly constructed or turnkey properties on Kauaʻi, but can’t find what they are looking for – either due to limited product on island or higher pricing. The Residence Club offering is the perfect way for your buyers to “get their feet wet” in the Kaua’i market. Many of our Residence Club owners ultimately purchase whole ownership down the road. • Your client is looking to spend $1M+ on a vacation home, but only plans to spend part of the year in Kauaʻi and rent it the balance of the time. The 1/12 and 1/6 Residence Clubs offering fractional interests are a great alternative to purchasing a wholly owned residence. • Your client is focused on an income-producing property, yet what they are finding, while it may meet the rental profile, doesn’t meet their expectations for their Kaua’i dream home. This a perfect opportunity for you to make two sales! One is a specifically income-producing condominium with a strong rental history but perhaps isn’t what they want for themselves, so it is paired with a 1/12 or 1/6 residential interest. For example, your client has a $2M budget, you sell them an income producing property for $1.5M and a 1/12 Maliula Residence Club Interest for $399K – problem solved!
WHAT IS THE OFFERED COMPENSATION? We will pay you a three percent (3%) commission on each referral that results in a sale. This is paid regardless of your level of involvement in the transaction. Whether you simply provide us with an introduction to the client, or you are involved in every aspect of the transaction, we will ensure you receive a full three percent (3%) commission. We will also ensure the purchase process is very simple and straightforward, and we will not interfere with your personal client relationship. We are here to support you.
HOW DO I REGISTER MY CLIENT? Registering your client is easy. Simply send an email with your client’s information to email@example.com or call us at (808) 241-6080. We will quickly confirm the client is not in our database and provide you with a written confirmation that we have successfully registered the client to you. Then, we will reach out to your client with information at your directive.
