Creating a sustainable future demands action from us all. This has long been a key commitment for Landsec and earlier this year we introduced our Build well, Live well, Act well framework.

In implementing this visionary framework, it’s important that we’re supported by our Service Partners. So it’s very encouraging to see that our Aspire network is taking steps to tackle today’s environmental, social and governance (ESG) issues. In this ESG special issue, we take a look at the ways in which you, our Aspire Service Partners are working to secure a sustainable future.

We’ve also just launched our Sustainable Development Toolkit, which will guide us as we design and develop new buildings and major refurbishment projects.

Plus, after the shenanigans of the Aspire Sports Day, I’m delighted that our next Aspire event is not far away. It’s time for another challenge and this time it’s an epic walk along the route of the Thames from Reading to Maidenhead on Saturday 24 September. We’ve taken on board feedback from previous challenges and tried to make this event as inclusive as possible. So, although the walk is long (24.9 miles), there is the option to complete the second two-thirds (about 16 miles). Hopefully, this means that more Aspire members can join in and help raise vital funds for our charity partner, Caxton Youth Organisation.

We don’t have long to finalise all the details, so it would be helpful if you could sign up as soon as possible. Come on team – you know you want to!

Members of the Landsec | Aspire network are invited to join our sponsored walk along the Thames Path, from Reading to Maidenhead, on Saturday 24 September 2022. The route will capture some breathtaking views as it meanders through the likes of Sonning, Henley, Marlow and Cookham. Transport will be organised from London to the starting point in Reading and we will finish near Maidenhead train station, from where you will need to make your own way home.

This Aspire challenge is for everyone, but please be mindful that the route is 24.9 miles – almost the length of a marathon – so appropriate training and footwear are necessary (and maybe, if we’re lucky, some sun tan lotion).

It is a flat route, so no hill climbing this time around. However, if you don’t think you can manage the full distance, there is an option to join the walk at Henley-on-Thames, which is approximately 16 miles from the end. As well as car parks, there are both train and bus connections at Henley. As with our previous challenges, you can play a part in fundraising for our new charity partner, Caxton Youth Organisation. To register your interest in this challenge, please e-mail aspire@landsec.com and indicate whether you plan to walk the whole route or the second leg from Henley. You will receive a confirmation email and more details will follow once everything is finalised.

Our sustainability framework

Earlier this year we refreshed our approach to sustainability, in order to ensure that we continue to address the environmental, social and governance (ESG) issues that impact our ability to deliver our aims: creating sustainable places, connecting communities and realising potential.

With the property industry accounting for almost 40% of all emissions and the built environment having a huge impact on people’s lives, we have the potential to create sustainable places that result in wellbeing and productivity. Our new sustainability framework –Build well, Live well, Act well –aims to design, develop and manage buildings in ways that enhance the health of our environment and improve the quality of life for our people, customers and communities, now and for future generations.

We will Build well by creating, operating and investing in low-carbon places and by enhancing green spaces. Last year we published our net zero transition investment plan. This will see us invest £135m in our existing portfolio by 2030 to optimise building management systems, install air source heat pumps and increase renewable capacity.

To enable people to Live well, we will improve wellbeing and develop spaces where people can be happy and productive. We aim to add £200m of social value in our local communities by 2030 through tackling local issues, creating inclusive places and helping communities to thrive. With steps to enhance social mobility in our industry, we’ll empower 30,000 people towards the world of work by 2030 by creating job opportunities and equipping them with the essential skills needed to realise their potential.

We will Act well by embedding our sustainability strategy in everything we do. This includes sustainable procurement, health & safety and business ethics. Our target is for all Landsec employees to have individual objectives to support the delivery of our new sustainability framework, with a proportion of remuneration linked to our energy and carbon targets. These are just a few examples of how Landsec is delivering on its ESG commitments. Over the next few pages, we’ll look at ways in which our Aspire Service Partners are rising to the challenge of creating a sustainable future.

Ladybirds play a vital role

With a chemical-free policy, the Q&S team use no insecticides, weedkiller or herbicides. Landsec was the first of Q&S Limited’s contracts to go chemical-free, with the policy then rolled out to other Q&S customers.

The company uses non-chemical fertilizers, such as seaweed, and avoids the use of pesticides, which are harmful not only to the bugs being targeted (mostly aphids) but also to other insects and spiders. Instead, Q&S uses ‘good’ bugs such as ladybirds and lacewings to eat the ‘bad’ bugs. “Between April and June, we release about 500 adults and 500 larvae across the Landsec portfolio,” says Jamie Westcott, Contracts Manager for Q&S. “These will be roughly two-thirds ladybirds and one-third lacewings. Each of them will eat around 2000 aphids in a season.”

After they have been ordered, the good bugs are delivered to the post room.

“They’re put in the fridge so that they don’t die,” explains Jamie. “Then we put the bags of bugs into the trees and they crawl out. We ensure they have the right habitat, such as bamboo and straw.”

This is the third year of releasing ladybirds for Victoria properties and the second year across the rest of the London portfolio. After three years, provided the habitat has been right, the ladybirds should have established a colony and further releases are not necessary. The ladybirds eat the aphids, the birds eat the ladybirds and an ecosystem is established.

Other bugs used by Q&S in chemicalfree horticulture include millions of nematodes (to deal with caterpillars) and sometimes even parasitic wasps.

Q&S is one of only a handful of commercial landscaping companies to provide chemical-free gardening across its sites.

“In order to create spaces that are full of life, we need to mimic nature,” explains Jamie.

Q&S is also petrol-free across the Landsec portfolio, using batteryoperated tools instead. “We’re also proud to be annual-bedding-free across our Landsec sites,” says Jamie. “Annual bedding plants have low to zero nectar or pollen, so they don’t attract pollinators – they’re just for colour. They need vast amounts of water once planted, let alone the water, energy and transport miles involved in growing and distributing them.”

Water is a critical issue these days. “The Southeast now has a Mediterranean climate,” explains Jamie. “It’s not cold enough in winter for the native trees and shrubs to hibernate, making them prone to sickness. We can use sugar to revive suffering trees, which we water in around base. With climate change, we need to use climateappropriate plants that can deal with high temperatures, rainfall and winds.” For example, at Cardinal Place Q&S is trialling drought-tolerant beds that have no irrigation.

“We’ve also decided not to plant Buxus, commonly known as Box, in the Southeast and we’re trialling alternatives to it,” says Jamie. “With the issues of Box blight and the Box tree caterpillar, this plant requires a lot of fertilizer and insecticide. It produces no flower, seed or berry, so it’s not sustainable.”

Q&S was the first landscaping company to win a biodiversity award. This was for the 195-acre Green Park site in Reading in 2016. Subsequently, the company has won another for the 150-acre Stockley Park in Uxbridge. “There, we worked with biodiversity specialists and ecologists to monitor the bird life and build habitat and food sources in order to establish colonies,” explains Jamie.

Jamie Westcott is in no doubt about the positive impact of plants – whether inside or outside – on people. “Our first project for Landsec was to revamp the V-Café,” he says. “When we arrived there was only one species, Jade, in the V-Café and it was covered in mealybug. Now people say they’d rather sit in the V-Café to work than at their desks. At lunchtime, they can be transported away and get a bit of headspace. It’s an opportunity to make a real difference and leave a legacy with our work,” he adds.

The Q&S team is trained to talk to anyone – customers, Service Partners or passers-by – who shows an interest in their work. “Our staff explain about biodiversity and the sustainable horticulture methods that we use,” says Jamie. The company is also working on a new project to incorporate QR codes into its displays and beds. Jamie is currently compiling the data, which will inform people of the names plants and some basic care advice when they scan the QR code with their smartphone.

“The interior displays will be first to have QR codes this autumn,” he says, “and then they should be rolled out to the exterior planting next year.”

We’re united in our cleaning

All-electric fleet

The company has committed to replace vehicles every month until its fleet is totally electric, dramatically reducing NJC’s carbon footprint and supporting Landsec on its journey to net zero by 2030. In addition to no emissions, the electric vans have no engine noise, are easy to charge and have ultra-low running costs.

The NJC team have also introduced chemical-free cleaning to many of its sites, with several systems installed

in Landsec | Aspire properties and more planned. “This technology offers many environmental benefits and also supports the WELL accreditation for the Landsec portfolio,” says Charles Walden, Account Director for NJC.

The systems use Stabilised Aqueous Ozone (SAO), which is created by using an electrical current to change normal drinking water by converting oxygen (O2) to ozone (O3). While being safe for staff, SAO can kill up to 99.99%

of all harmful bacteria and certain viruses, making it even more effective than bleach and chlorine-based cleaning products.

“As well as cutting the number of chemicals entering groundwater,” explains Charles, “the solution is used in refillable bottles, reducing the amount of single-use plastics going to landfill sites.”

Carbon neutrality

Principle has achieved its aim of being a carbon neutral business by spring of this year, making huge efforts internally and partnering with Ecologi for any required carbon offsetting. The company has set itself further ambitious goals to achieve by the end of 2022. These include 37% electrification of the company’s vehicle fleet, going virtually paperless and plastic-free at its head office and warehouse sites, energy reduction targets, getting rid of aerosols across the entire business and launching an all-electric company car scheme. Transitioning to a plastic-free business is no mean feat. “Being totally plasticfree is probably unrealistic,” explains Shannon Berry, Sustainability Manager for Principle, “but we are managing to be practically plastic-free by making small changes and using recycled plastics where necessary. For example, we’ve invested in china coffee cups for our rest areas and we’re supplying reusable plastic boxes that staff can use when buying a take-away lunch.”

For a cleaning company, avoiding plastic can be challenging when purchasing consumables. Principle has adopted toxic-chemical-free cleaning methods based on tap water that has been

chemically modified with extra oxygen. “This solution is used in refillable plastic bottles,” explains Shannon, “and this cleaning system is used across all Landsec sites.”

The Principle team are also focusing on how to increase their social value and make a difference to the communities around them. The company launched its Transition Fund in January, which is designed to support a variety of future environmental and social initiatives, including helping staff to live a lowercarbon lifestyle.

The company’s staff get involved in a number of projects to add social value. They raise money for Richard House Children’s Hospice, the company’s chosen charity since 2019, through various fundraising events in-house and at client sites.

In June, Principle launched its partnership with Groundwork, a federation of charities working to mobilise practical community action on poverty and the environment across the UK. Principle staff spent a day with the Groundwork team, restoring a community garden in Hackney that had fallen into disrepair. With overgrown areas cleared and new plant beds built

using donated railway sleepers, the garden is now being enjoyed by the community’s residents once again. Another partnership, with London Wildlife Trust, has seen Principle staff help to restore a nature reserve in Kidbrooke for use as an educational area for school groups to learn about the natural environment.

A new development is a work experience placement that Principle has started with WorkFit, the Down’s Syndrome Association’s employment programme, and Landsec. The association focuses on finding the right employment opportunities for people who have Down’s syndrome and ensuring that they have the support they need to be successful in the workplace. “We started our partnership with WorkFit a couple of months ago,” says Shannon, “and we’re really excited to be able to offer more placements, together with Landsec, with the aim of changing people’s perceptions of job seekers with Down’s syndrome. We provide a 3-month work placement with the opportunity for employment at the end.”

Principle is also recruiting a Social Values Apprentice to support its ESG initiatives.

Be The Change

From little changes to larger projects, the Rapport team are making a difference across the portfolio.

“At Rapport we are very conscious of the environment and we try do everything in a sustainable way,” says Melissa Harvey, Guest Services Manager. “Even small things can make a difference, such as creating little notepads from scrap paper for the team to reuse.”

Rapport has created a company-wide committee – called Be The Change – to lead its sustainability initiatives and share ideas on how to be a more sustainable organisation. “They have been busy with a number of plogging events recently,” explains Melissa. For the uninitiated, ‘plogging’ is jogging while picking up litter. “The events took place in parks across London and anyone from Rapport could join to help

clean our green spaces of rubbish. In total, 19 bags of litter were collected across the three events.”

Keen to promote recycling, Rapport is arranging to support charities that would benefit from donations of uniforms that are no longer required. One of these charities is Dress for Success, which aims to empower women to achieve economic independence through guidance and also professional attire for interviews.

“We are working with our Head Office to include other contracts for a large uniform collection for charity,” says Daria Darnowska, Deputy Guest Services Manager. “This not only helps people in need but also means that garments are re-used rather than going to waste.”

Shining example

“We strive to be an ethical and sustainable company,” says Sammy Harrington, Key Account Director for Bidvest Noonan, “and we are passionate about ESG. We care about our people and seek to minimise our impact on the environment, while maximising the good we can do in the communities in which we operate.”

The company launched its Sunrise programme in 2021 to develop four key workstreams to improve the way it does business: Community, Workplace, Environment and Marketplace. Since then, Bidvest Noonan has implemented a number of initiatives to benefit customers, employees, the environment and communities – here are some of the highlights.

The company is driving down emissions by switching to an electric fleet as part of its journey to net zero by 2035. Its

new fleet policy aims to move 50% of the 800-strong fleet across the UK & Ireland to electric vehicles by 2026, with 75% being electric by 2028. Bidvest Noonan is also moving systems online. “Our security operations now use paperless electronic systems to log, audit and report,” says Sammy Harrington. “This not only minimises our paper waste but also improves data protection and reduces clutter.”

In an innovative scheme, the company is donating suits that are surplus to the requirements of its security and front-of-house teams to charities that help unemployed people to dress for job interviews. This initiative meets a social need while also keeping garments from going into landfill.

In partnership with Employment4all and the Department for Work and Pensions, Bidvest Noonan has been

hosting events to support people back into work. “We have been hosting workshops with key speakers from our business,” explains Sammy, “to talk to groups who are interested in starting a career in security.”

The organisation is also giving IT equipment a second life by donating surplus computers, mobile phones and peripherals to partners who support charities, schools and communities. Waste batteries, electrical items and IT equipment are sent for recycling, allowing valuable resources to be recovered for use in manufacturing. The Bidvest team have also been reducing water consumption through rainwater harvesting at several of their sites. The rainwater can then be used instead of mains water for landscaping, flushing toilets and washing windows.

Caxton Youth needed to refresh a few aged computers that were on their last legs, so OryxAlign is supplying some refurbished machines that are in good condition for the charity’s members to use. “The PCs have been wiped clean and we don’t like to see them go to waste, so we are happy to donate these to Caxton,” says Peter Schwartz, Senior

The PCs will be a fantastic addition to Caxton Youth’s Pimlico club, where young disabled people use computers for entertainment, art projects and job applications.

Electric dustcart

The eCollect electric dustcart from refuse collection vehicle specialists, Dennis Eagle – made its début last month.

The 100% electric vehicle is providing zero-emission waste collection and is topped up at Bywaters’ on-site vehicle charging points, with the electricity being drawn from the company’s 4000 rooftop solar panels. “The electrification of our waste collection fleet will help to deliver our target of reaching net zero by 2030,” comments Solomon Jackson, Head of Corporate Accounts for Bywaters.

The new vehicle is equipped with all of the standard features of fossilfuelled dustcarts, including bin lift and telematics technologies. As well as eliminating carbon emissions and air pollution, the new dustcart is cheaper to maintain and quieter to operate.

The vehicle underwent a programme of trials on the company’s City of London collection routes as part of the procurement process in order to test functionality and battery life, as well as to ensure a seamless roll-out of the new technology.

Beach clean keeps Thames tidy

The beach cleaning events led by Bywaters on 14 and 21 July were a great success.

A team of 23 people – including customers from both the City and West End – took part over the two sessions, each of which lasted about an hour and a half. Aspire members who helped to collect waste from the banks of the Thames included Claudia Nunes and Krista Bernhofa from the Rapport team at Nova, along with Louise Ody (Workspace Manager) and Andy Merritt (Sustainability Manager for Bywaters).

The shores of the Thames in central London are increasingly being used for picnics, sunbathing and mud-larking (scavenging items of value from the riverbed). “Our group tidied the area of beach near to the Oxo Tower,” says Louise Ody. “It was fantastic to have Landsec customers join us for these sessions. Many thanks to the helpers from Albourne at 16 Palace Street,

Cripps at 80-100 Victoria Street, Cummins at Eastbourne Terrace, Jupiter at The Zig Zag Building, Newable at 140 Aldersgate and Rawlinson & Hunter at New Street Square.”

Did you know?

In 1957 scientists at the Natural History Museum declared large parts of the Thames to be biologically dead due to pollution. Now the river is full of life again, with 125 types of fish in the Tidal Thames (from the estuary mouth to Teddington Lock) and seals thriving in the city. In 2013 a pod of porpoises was spotted near Tower Bridge and dolphins were seen in Bermondsey. Even a five-metre-long Northern Bottlenose Whale swam up the Thames in 2006 but sadly did not survive after becoming stranded near Battersea.

There’s no point having a mind if you can’t change it!

Are you a fan of anything or anyone?

I admire Roy Keane, the footballer. And I’m a big fan of music – if I didn’t have music, I don’t know where I’d be. I like Radiohead, Unkle and Massive Attack. I also like finding new music. There’s a really good band from Dublin at the moment called Fontaines D.C. – I’ve been to see them twice already.

What was your first ever job?

As a barman in a Working Men’s Club in Newry. I started off picking up glasses and then progressed to barman at the age of 16. It was brilliant – I loved it. When all my mates were out at parties and clubs, I was working but I was having as good a time as them. I was meeting people and conversing with real characters. It sets you up for life.

What would you say is your best skill in business?

What do you like to do outside of work?

I enjoy walking. We live in Surbiton, so we’re only 10 minutes from the countryside of the Surrey Hills. Although I’m in the landscaping business, I don’t get my hands dirty much at work, so I enjoy growing vegetables in my garden – garlic, chillies, tomatoes and onions.

What would you say is your greatest achievement?

Starting the business 22 years ago and then winning contracts and maintaining them. It’s hard work to get a business up and running. We had the contract for Lords Cricket Ground for 18 years, only losing it for political reasons. My Dad used to work in a nursery back in Newry, Northern Ireland, where I’m from. Then he worked as Head Gardener in a convent and I used to go and help him there. When I came to London at the age of 18, I started working for a landscaping business and took it from there. I trained in landscaping and then set up Quality & Service (Q&S) in 2000.

Going back to Australia with my wife, Caroline. We went for a month in 2019. We saw a lot but I would love to see more of that country – it’s amazing. We toured around, visiting a friend in Sydney and then going up to Brisbane. We flew over to Adelaide on Christmas Eve and spent Christmas Day in the Botanical Gardens there, before going to the beach to watch the sun go down. It’s one of my favourite Christmas Days ever.

What do you know now that you wish you’d known when you were younger?

If you want an easy life, it’s simple to take but if you work hard there are great rewards, not only for yourself but for many other people.

Do you have any regrets?

No. I always look forward with lots of positivity in life. I think you have to.

Speaking to the guys and girls we employ and inspiring them to go above and beyond. I give them advice on plants and sometimes on life. What’s your favourite part of your working day or week?

I love going to the market at New Covent Garden early in the mornings. There’s such a buzz about the place. I go most days to buy plants for all our sites. I see the sun come up as I drive in to London. The market opens at midnight but I normally get there around 5.30am, although it can be earlier. I don’t need an alarm clock as I’m awake at 4am most days.

And your least favourite?

I enjoy all of it. Although, if I’m honest, some meetings can be tedious, but it’s part and parcel of the job.

Congratulations to Simon Watson of NG Bailey on his promotion to Account Director for Landsec. Simon joined the team in 2013 as Service Delivery Manager and was promoted to Operations Manager in 2020.

Quentin Meliz has joined One New Change as the new Cluster Supervisor for Rapport. He says he’s excited to be part of the Landsec team and grateful for the warm welcome on his first day. Originally from Paris, Quentin has lived in London for 14 years. He loves spending time with his 7-year-old daughter and travelling. He recently went to Peru and says it’s one of the most beautiful countries he has visited. Welcome, Quentin!

Myo Liverpool Street has been awarded WELL Platinum Certification and is the first flexible office space in the City of London to achieve this standard.

The award, made by the International WELL Building Institute, means that Myo Liverpool Street has been recognised as an outstanding example of an office space designed, constructed, and operated in a way that enhances the health and wellbeing of customers.

Exceptional engineers

A huge congratulations to Ian Dargo and Ben Johnson of NG Bailey for winning our Team of the Month award.

Ian and Ben, who provide engineering support at 62 Buckingham Gate, were nominated by Bryan Villenas, Service Support Manager for NJC.

“Both Ian and Ben always go the extra mile,” says Bryan, “to provide support and assistance when needed. Their presence and attitude towards NJC

operatives and building users are exceptional. They are extraordinarily quick to respond to any issues that may arise, as well as being proactive and knowledgeable.”

Incidents that the pair have responded to recently include a pigeon’s nest at All Bar One and overflowing toilets at 62 BG. “Ben and Ian not only conducted their engineering work,” says Bryan, “but they also helped the cleaning operatives to extract the excess water and made sure the area was safe.”
