The financial results for Landsec for the year ended 31 March were strong, despite the somewhat turbulent nature of the UK economy. We achieved record leasing in the London Portfolio and saw a return to growth in our major retail destinations.

This is no time to rest on our laurels, however. In the London Portfolio, our outstanding buildings and high-calibre Workspace Team provide resilience, but we need to aim higher. In today’s fast-evolving property sector, it is imperative that we find ways to create real value for the future. This is where innovation and technology come in.

In this issue of One magazine, we showcase some of the exciting tech solutions that our Service Partners are introducing to enhance the customer experience, achieve service charge efficiencies and reduce our carbon footprint.

Talking of carbon, you may have heard that we’ve refreshed our sustainability framework under the ethos ‘Build well, Live well, Act well’. The building and construction industry accounts for almost 40% of all emissions and the link between our environment and people’s health is increasingly clear. Our refreshed strategy sets out our approach to sustainability and how we can build on the momentum we’ve achieved so far to deliver on our commitment to being net zero by 2030.

I’m sure you enjoyed the long weekend of celebrations for Her Majesty The Queen’s Platinum Jubilee – including the fantastic images displayed on Piccadilly Lights – and I hope you continue to have a wonderful, sunny summer with some restful holidays.

Window-cleaning robot NJC has been trialling a robotic window-cleaning solution.

Developed by Kite Robotics in the Netherlands, the robot is attached to four anchor points on the building by lightweight wires. The robot is able to move and clean the building’s façade by changing the lengths of these wires in a co-ordinated way via winches at the anchor points.

Connected to the mains water supply, the robot uses a rotating brush to clean automatically via a pre-programmed route or manually via an easy-to-use control panel. The water is purified with reverse osmosis technology and contains no hazardous chemicals to ensure environmentally friendly cleaning.

Due to its smart cable system the robot is very stable, even in windy conditions,

but also features a built-in safety mechanism that can lock the robot in place until high winds die down. The cleaning speed is around 300m2 per hour, depending on the smoothness of the façade. With this high productivity, it is easy to increase cleaning frequency without adding cost.

The window-cleaning robot performed well in a trial at Eastbourne Terrace back in April, with pleasing results in terms of finish and noise. The solution offers labour savings, although human presence is still required to activate and manage the system. The robot itself is portable, so it can be shared between multiple buildings that are fitted with the anchor points.

VR training Bidvest Noonan is adopting virtual reality in its training techniques.

The company has partnered with VR Scenario Training specialist, Moonhub, to create realistic scenes.

The first five scenarios were filmed at Dashwood a few weeks ago. Full 360-degree views of relevant areas – such as the reception, control room or loading bay – can be captured, with actors playing out potential events. Staff who require training then wear a VR headset to view the scenario, using a special pointer to select their answers to multiple-choice questions from a virtual screen floating in front of them.

Bidvest will launch the immersive VR training programme later this summer.

The next set of scenarios will be filmed in a different Landsec building and the plan is to build a bank of some 80 scenarios related to security, First Aid and health & safety. Once fully rolled out, the data recorded in the

Q&A sections will be sent to an online dashboard, where the overall progress of staff can be viewed. The system will be able to send automatic notifications to staff who need to complete a particular piece of training, such as a First Aid course every three years. This will help with governance, especially the requirements of Protect Duty (Martyn’s Law), which is expected to come into force next year to improve security in public spaces following the Manchester Arena bombing.

According to research, VR training can be up to four times faster than traditional training methods, with retention rates of up to 75% (compared to just 5-10% with standard e-learning).

In addition, workers trained using VR demonstrate higher confidence in applying what they have learned.

Receptions like 80 Victoria Street could soon benefit from Vpod.

Automated visitor management Rapport is set to trial the Vpod system this summer.

The Vpod system is designed to enhance the front-of-house experience rather than replace it. By automating some manual processes, Vpod increases efficiency and enables concierge providers to make the most effective use of their time.

The system offers pre-registration and express check-in for visitors, who receive a QR code for scanning on arrival. Motion sensors know when a visitor is present, so they can be welcomed as soon as they arrive.

Touchless commands are available using

voice recognition technology, with faceto-face video concierge also an option.

Hosts are notified of visitor arrivals and visitor passes are printed automatically.

Other options include dynamic wayfinding around the building for visitors, room and desk booking, facial recognition, thermal screening, picture capture and the ability to display health & safety or other notices, building performance data and even live status information for traffic/public transport.

Solar panels Bywaters is reaping the benefits of its investment in solar power – and so is the environment.

Back in 2016, the company installed the largest solar array ever fitted to an existing building in London.

The 4000 solar panels on the roof of Bywaters’ Materials Recovery Facility (MRF) in Bow, East London, help to power its 24/7 operations. The panels generate 897,000 kWh per annum (enough to power 225 homes for a year), providing most of the power needed for the facility to sort 650,000 tonnes of waste annually.

As well as electricity cost savings, the renewable energy from this 1000kW solar panel array significantly reduces the environmental impact of Bywaters’ operations. Of course, reducing carbon emissions has a positive impact on air quality, which has been an increasing concern in London.

Bywaters has also recently upgraded its vehicle fleet in order to reduce the emissions associated with its waste collections. Its entire fleet now consists

of Euro 6 trucks, which are fully compliant with London’s Ultra Low Emissions Zone (ULEZ). Compared to their Euro 5 predecessors, Euro 6 vehicles have up to 95% fewer emissions. Bywaters has also introduced electric vans for its coffee cup recycling service.

Cybersecurity Peter Schwartz (Senior Technology Consultant at OryxAlign) taking on the Aspire Lake District Triple Challenge.

The OryxAlign team strengthens our defences.

Cybersecurity now dominates the priorities of every organisation, as each adapts to a post-COVID world. Workforce disruption and remote/hybrid working (the ‘new norm’) is driving a greater focus on cybersecurity – specifically the security of user endpoints (laptops, desktop and tablets).

According to OryxAlign, managed technology services partner to Landsec | Aspire, ransomware is one of the fastest-growing threats in cybersecurity, with global damages predicted to reach in excess of £17 billion by 2023. Organisations are now far more vulnerable to attacks due to a shift in remote working frequency and users no longer being protected by the corporate network. While 2022 and beyond will be a boom time for ransomware attackers, cloud-delivered, AI-driven security platforms – such as Endpoint Detect and Respond (EDR) technologies that can react in real time – will help defend against such attacks.

The traditional baseline for IT security has been protecting corporate data within the network by protecting the perimeter. The idea of a solid, defensible wall has unfortunately fallen apart, especially when any employee can inadvertently and unknowingly open

a door. Sooner or later, attackers get through the defences. It is for this reason that Landsec has invested in and kick-started its Cyber Acceleration Programme. This is being delivered by the team at OryxAlign, who manage, support and monitor the Aspire community’s critical network infrastructures.

The core purpose of the programme is to identify, secure and ensure the compliance of every Aspire Service Partner endpoint on a Landsec site.

Once that has been achieved, the endpoint will be supported and proactively monitored 24/7/365

by OryxAlign’s SOC (Security Operations Centre) team for threats and suspicious activity.

The Cyber Acceleration Programme is well underway and so far over 200 endpoints have been successfully secured and onboarded. The fact that OryxAlign is part of the Aspire community and collaborates closely with other Service Partners has been an essential part of the programme’s success thus far. It has also been a useful opportunity to raise the overall profile of cybersecurity within the community.

Catenary lighting system Jaguar team upgrades computer control.

The team from Jaguar Building Services has been refurbishing the catenary lighting system at Nova, including the upgrade of its software to produce a better atmosphere for retailers, especially at night.

In a catenary lighting system, LED suspension lamps are strung from tensile cables that stretch across an expanse. The system at Nova spans the gap between Nova South and Nova North.

These energy-efficient lighting systems can be programmed by a computer to create spectacular shapes, waves and patterns of multi-coloured light.

This makes the technology perfect for supporting particular events. For example, the installation at Nova was turned completely blue during the pandemic to show support for the NHS. Jaguar is still in the commissioning phase for the upgraded system but, once complete, the team will be able to dial into the PC with a mobile phone and change the settings as they please while looking at the effects in real time to get the best results. They also plan to have pre-programed sequences play at certain times of the year.

Catenary lighting has several advantages over traditional street

lighting. With no need for posts, the solution helps to free up the usable space below in the public realm.

Lampposts can compromise the flow of public spaces, as well as being somewhat unsightly. Also, traditional pole-based lighting can be limited in its ability to light a space, focusing on the area directly below the lamp, whereas catenary lighting provides a better spill of light. This has a positive impact on security, as well as the overall ambiance of a space.

ICE Cobotics A demonstration day will take place at Cardinal Place on Tuesday 26 July, hosted by NJC in partnership with ICE, the UK’s largest independent provider of cleaning equipment.

The event is planned for 10am to 4pm and will showcase a range of cleaning cobots (collaborative robots).

The cobots are designed for efficient collaboration between operator and machine in order to optimize use of resources and enhance hygiene and wellbeing in the workplace.

As well as seeing the cobots in action, guests will have the opportunity to pose questions to the experts from the ICE and NJC teams. ICE has supplied cleaning equipment for over 50 years, and has more than a decade of experience in robotic floor-cleaning machines.

After an introduction to the ICE range of autonomous vacuums, scrubber dryers and sweepers in various sizes, the first cobot to be demonstrated will be the Eco Bot 50. The demo for this robotic scrubber dryer will take place

in the reception of 80 Victoria Street.

The Eco Bot 50 takes just half an hour to map a 2000 m² area and, thanks to over 20 sensors, the machine is able to avoid obstacles and collisions. Water in the Eco Bot 50 is recycled through a 4-stage filtration system during its 2.5-hour run time and the device can cover 1500 m² per hour.

The next cobot to be shown in action will be the Eco Bot 75, with this demo taking place at Cardinal Estate. This scrubber dryer features dynamic path planning, real-time obstacle avoidance and auto-resume after interruption. It also recycles water through a 4-stage filtration system but has a longer run time (6 hours) and a productivity of 3000 m² per hour.

Also to be demonstrated at the Cardinal Estate is the Eco Sweep 111, a heavy-duty autonomous sweeper

that is ideal for both internal and external environments. This machine automatically returns to its docking station when the battery is low or the hopper is full in order to re-charge or self-empty, allowing the operator to remain free for cleaning. The Eco Sweep 111 can clean 5000 m² per hour.

The final demo of the day is planned to take place at 16 Palace Street, where the Eco Vac 40 vacuum cleaner will be put through its paces. This cobot is equipped with an advanced AI navigation system and features high brush agitation, airflow and filtration, making it ideal for cleaning large areas including carpets. Productivity for the Eco Vac 40 is 600 m² per hour.

The Cobotics Day will conclude with a Q&A session at Cardinal Estate.

Smart washroom system Principle Cleaning Services is operating a data-driven cleaning solution at Dashwood.

PCS Connect is an innovative platform that allows washroom schedules to be optimised according to footfall and usage. This system enabled Principle to win the category ‘Best Use of Smart Technology by Service Providers’ at the recent European Cleaning & Hygiene Awards 2022.

Motion sensors are installed in the washroom and a threshold is set. This might be, for example, 30 visits. Once the threshold is reached, a work order is automatically generated to the cleaner’s mobile device. When the cleaner arrives at the washroom, they tap their phone against a tag to reset the counter. This

action brings up a condition survey for the cleaner to say what state the facilities were in on arrival, which helps to determine whether the threshold that has been set is correct.

The cleaner carries out the washroom service and has the opportunity to record any consumables (such as soap and toilet rolls) on the app. When the service is complete, the cleaner taps out, which identifies the individual cleaner and records the time and date. In this way, the system provides evidence of attendance, as well as a condition survey and stock control. PCS Connect ensures needs-based cleaning, using resources

where they are most effective.

The data enables trends in occupancy to be analysed in real-time dashboards, with the ability to share information with other Service Partners and add further value.

The PCS Connect solution is currently installed at Dashwood (including Myo) and Myo Victoria Street. The feedback has been very good, so there are plans to roll it out to other Landsec buildings.

Next will be One New Change, where the solution will be installed later this year.

The club is meeting every other Wednesday until mid-September, with the next 5km run being on 13 July. Runners meet in Battersea Park from 5.30pm for a 6.00pm start. The club is open to all Aspire members and embraces all levels of ability, so you can run, jog or walk. There is also a bar located nearby for anyone who would like to stay for a social drink afterwards.

Carl Henriksen Founder & CEO of OryxAlign.

What would you say is your greatest achievement?

My three wonderful children aged 11, 9 and 7, by far. Second to that, setting up OryxAlign in 2006, which has grown to a team of 100 and counting. It has been an exciting, challenging, rewarding, frustrating, stressful and happy journey, and we are by no means finished.

I’m humbled to have a committed and wonderful mix of people around me – they are, without doubt, one of the core reasons for our continued success and growth, year on year.

What do you like to do outside of work?

I’m passionate about squash, and that’s the reason I’m living in the UK. I’m originally from Namibia, which, being part of the commonwealth, presented me with the opportunity to play in the British Open. Whilst I don’t play quite at that top level anymore, I still play competitive county league in Surrey’s fourth division.

Other than squash, my spare time – not that I have much of it – is about to be consumed by a major house extension and build project on a new family home we recently moved into.

What do you know now that you wish you’d known when you were younger?

That nothing beats hard work and commitment. The last 10 years have made me appreciate the results of consistent hard work.

Do you have any mantras in business or in life? ’What doesn’t kill you makes you stronger’.

Growing a services business through a pandemic was super challenging, but we did it successfully – and we have the battle scars to remind us of the journey travelled.

I’m a massive foodie and love entertaining and cooking over fire (made from ‘kameeldoring’, a Namibian hardwood – best ‘braai’ in the world!). A vital part of our or feasts is, of course, wine – another great love, and it’s typically a full bodied, leathery South African red wine that packs a punch.

No ‘whifty-wafty’ stuff.

What’s on your bucket list?

Travelling Africa from top to bottom.

Whilst I’ve been to many African countries for holidays, squash and so on, I’d like to take time out to do an extensive overland trip with my best mate – my wife, Bonnie – from Cairo to Cape Town, spending a good amount of time along the African coast. Not sure who’s going to look after the kids, though!

Do you have any regrets?

Not buying lots of Bitcoin back in 2009!

Do you have any pets?

We have a tabby cat called Luna.

She’s been an integral part of the family for 15 years and she’s still as strong and graceful as ever. We also have a tortoise called Bubbles.

What’s your all-time favourite movie?

I honestly don’t have a favourite movie. There are too many. A few that spring to mind are Tarantino’s Pulp Fiction, Kill Bill and Dusk till Dawn, but I also love a great Western with my main man, Clint.

What was your first ever job?

A part-time bartender at my sports club in Namibia. I loved it and, truth be told, I wouldn’t hesitate to get back behind a bar to serve customers.

What would you say is your best skill in business?

Delivering great service. Service is what put OryxAlign on the map, and we’ve built a respected reputation for that in the industry.

What’s your favourite part of your work?

Client engagement. I love being in front of clients and helping them achieve their business goals using technology and our services.

And your least favourite?

Losing a deal and coming second.

Leak at Nova Aspire members at Nova in Victoria showed a united response to a water leak recently.

A security officer noticed a leak in the basement by Nova North Shuttle Lift just before 7pm one evening in late April. The control room made a call to Jaguar Building Services to inform them and they sent a member of their team, Ed Khusi, to investigate.

Ed found the cause to be a build-up of grease in the drainage system and managed to contain the leak with the help of Dependra Gurung of Bidvest Noonan and Alip Gurung of NJC. The three colleagues swept up the water in the area, with Alip staying beyond his contracted hours to ensure that the affected areas were clean and dry.

Thank you to everyone involved!

Water supply at 123VS A customer singled out members of the NG Bailey team at 123 Victoria Street for praise recently.

An executive at British International Investment plc wanted to pass on his thanks for fixing the water supply issues experienced in the 6th floor ladies’ washroom. He commented that the NG Bailey team worked “diligently and professionally” to fix the problem.

“We really appreciate your continued dedication in supporting the 123 tenants and really appreciate what you do for us,” he added.

This month we welcome Olga Valyukh who joins Landsec as Workspace Manager, reporting to Ieva Botes. Diana Tupiza has joined NJC as Service Support Manager, looking after The Zig Zag Building, Kings Gate, 62 Buckingham Gate, 123 Victoria Street, 56 Regency Street and 57 Buckingham Gate. Diana replaces Bryan Villenas, who has been promoted within NJC.

Boxing clever at ONC The security team at One New Change has received some great feedback from a retail customer.

Last month the management at H&M asked for help when a group of boxing supporters, who had had a little too much to drink, were causing concern in the store. Two members of the Bidvest Noonan team immediately attended and managed to calm the group in a very professional manner.

A member of the management at H&M commented afterwards: “The security team in One New Change is really one of the best I have met in working for H&M in four different countries – always nice, smiling and ready to help.

Thanks to everyone in the team for all the support to our business.”

Friendly cleaners The NJC team at Cardinal Place has been praised for always being friendly and helpful. Jenny Harper, Workspace Manager, said of the external team: “Come rain or shine, they are out there constantly working. They are always taking the time to stop and help people when asked...usually with directions! Or if they see a friendly face, they always stop to say ‘hi’. I feel the same about the internal team too – hard working, uber friendly and very approachable.”

At Principle Cleaning Services, Willian Da Silva has joined the team as Portfolio Director overseeing the Landsec account. Also new to the Principle team is Daiane Dias, who has joined as Site Supervisor for Myo Victoria Street. Principle hosted its annual Summer Party on Sunday 12 June, where the entire team had the opportunity to gather together and enjoy drinks outside of work.

The company also recently hosted a one-hour interactive session on sustainability to raise awareness and help the whole organisation feel empowered to take action. This was in partnership with Planet Mark and gave Principle the chance to present its Planet Mark Certificate, look at its carbon footprint for the year and brainstorm ideas to cut carbon further.

Awards for Daria and Claudia Congratulations to Daria Darnowska (Deputy Guest Services Manager for Rapport) and Claudia Nunes (Receptionist at Nova) for their success at the recent Rapport Excellence Awards. Daria won a new ‘Leading the Future’ award, launched to recognise talent in the business that will help to shape the future, while Claudia scooped a Highly Commended award for the ‘Create Rapport’ category.

The awards ceremony was held at the Queen Elizabeth II Conference Centre in Westminster on 20 May, where guests enjoyed a champagne reception with canapés. A variety of people presented the awards including Rapport’s Managing Director, Dirk Talsma; previous Managing Director, Greg Mace; clients; charity partners; and members of Rapport’s Head Office team.

Hats off to Eddy (Jean Marie Louise) and Moody (Waseem Mahmood) of Bidvest Noonan for winning a Player of the Month award.

Eddy and Moody were quick to help a Landsec employee from 80 Victoria Street who came off his bicycle after skidding in wet weather in late May. Unfortunately, he landed on part of the service road with a metal grid surface and suffered nasty cuts to his hands and bruising to his knees. After reassuring

the cyclist, the pair began to administer First Aid and called an ambulance.

They cared for the man until the paramedics arrived a quarter of an hour later, when he was taken to hospital for further treatment. The feedback received later from the employee was full of praise for Eddy and Moody and shows that they deserve their award: “The security officers who cared for me were fantastic – looking after my bike and bags, ensuring I was OK, providing initial First Aid and arranging for an ambulance.” Brilliant work, guys!
