The relaxation of Covid-19 regulations is very welcome news. With the government no longer requesting people to work from home, we have seen a significant rise in footfall across the London Portfolio and expect this to continue next month. Face coverings are no longer required in public spaces, although they remain mandatory on TfL services and in some selected Landsec properties.

I’m sure many of you will be relieved that, from 11 February, travellers arriving from abroad will no longer have to take Covid tests if they are fully vaccinated. I hope that this makes planning trips much easier for those of you wanting to visit relations overseas or enjoy some sun with your families.

Although this is all excellent news, we have learned over the course of almost two years that it doesn’t pay to take your eye off the Covid ball. So please remain vigilant, continue to implement the hygiene measures that have kept you and our customers safe and respect others’ need for space or reassurance.

In this issue of One magazine we extend a warm welcome to Becca Munroe, Senior Workspace Manager, and Femi Olunuga, Aspire Data Analyst. Next month we will feature two more new faces: Alison Currell, Senior Aspire Service Delivery Manager, and Ieva Botes, Senior Workspace Manager.

This month we also pay a visit to 62 Buckingham Gate and talk to the Aspire team there about their work and what they like to do in their free time.

Located in the heart of Victoria, spotless 62 Buckingham Gate has an air of calm that belies the busy schedules of its Aspire team members.

Constructed in 2013 on the north side of Victoria Street, 62 Buckingham Gate is a landmark in Victoria. With a unique angled glass façade – which, from the right perspective, reflects Westminster Cathedral – the building features a triple-height reception and roof terraces with views of Buckingham Palace.

While the public realm outside offers a colourful canopy and a 2,700-sq-ft living wall, it is the building’s light and airy lobby that steals the show with two stunning artworks. The first is Optical62BG, a chandelier designed by Stuart Haygarth as a special commission for Landsec. This unique light sphere is

three and a half metres in diameter and crafted from around 80,000 used spectacle lenses. The other notable piece of art is The Annunciation of the Virgin Deal, a tapestry by the popular contemporary artist and broadcaster, Grayson Perry. One of a series of six tapestries, this four metre by two metre artwork tells a story of class mobility.

Over the past five years, Lissania Charlton has greeted countless visitors to 62 Buckingham Gate. Supervisor with Rapport for front-of-house services, she leads a team of four at number 62 plus two staff at The Zig Zag Building.

queries. What’s the most challenging part of her job? “The commute,” she says, as it takes her over an hour to travel in from her home in Ilford. “I have to wake up early and I’m not really a morning person,” she admits. And the best part of the job? “I laugh every day,” she says.

“When I come here, see people and talk to everyone, it’s guaranteed that I’m going to laugh or smile. It’s a good place to work.”

Lissania started as an apprentice with Landsec at Palace Street and Portland House, before moving to Office Concierge, and subsequently Rapport, at 62 Buckingham Gate. She was promoted to Supervisor in August last year. Outside of work, she likes spending time with friends and family. She has a passion for

fashion and enjoys blogging on the topic. She also likes travelling and, not content with having visited Budapest between Christmas and New Year, she has already jetted off for a tour of Italy this year.

Charlotte Joly is part of Rapport’s 40-strong Network Team, which provides dedicated cover for sickness and annual leave for Rapport contracts across London. She has been working mostly at 62 Buckingham Gate for the three months that she’s been with Rapport, also working at 80-100 Victoria Street over the Christmas period. “I love it,” she says. “Everyone is super-friendly and the building is really nice and clean.” She’s worked in over 20 buildings for Rapport – once

plenty of advice and cooks from scratch every day. She says her signature dish is seared duck, Dauphinoise potatoes, creamed spinach and red wine gravy.

She posts regularly on her cooking blog, Charlottethe8th on Instagram. “I eat very well and my diet is quite heavy – fit for a king or queen, so people call me Charlotte the Eighth,” she explains.

Riza Gurcali is a Security Officer with Bidvest Noonan and has been based at 62 Buckingham Gate since August 2014. He takes care of security at the building, as well as meeting and greeting customers and visitors. His biggest challenge is dealing with ‘tailgating’ – when people loan their security passes to colleagues – but he says, “It’s a peaceful building and we never have an issue.”

In fact, the biggest commotion that he can recall was when a bird flew into the building about five years ago. “It hit the chandelier,” says Riza. “One of the lenses fell off and had to be repaired. Cleaning and engineering staff came to help catch the bird,” he says, “but it took a couple of

moving between three sites in just one day – but says of 62 Buckingham Gate: “It’s my favourite building of all.”

Helping with the reception team’s administration tasks, Charlotte enjoys the interaction with people. “I’m a bit of a character,” she admits. “I don’t take myself too seriously. I’m a people person and I like making people laugh and smile.” Showing her bubbly personality is a key part of the job, according to Charlotte. “You’re the first person customers see every morning, and your mood affects their mood,” she says. “Our role is to give the best frontof-house service and make people feel comfortable. Sometimes people can be intimidated coming into a big corporate building,” she continues, “especially if it’s their first day or they’re attending an interview, so we want to make them feel like this is somewhere that they want to work.”

In her free time, Charlotte is passionate about cookery. As her Dad once owned a Michelin-starred restaurant, she’s had

hours to get it out of the building.”

Everything runs smoothly at 62 Buckingham Gate, according to Riza.

“The clients and management are very friendly to chat to,” he says. Outside of work, he enjoys going to the gym, running and time with his young family – he has two boys, one just nine months old and one aged three.

Delivering parcels to customers keeps Carlos Villavicencio busy. As Post Room Supervisor, he is based in the Post Room adjacent to the loading bay. Carlos enjoys his work and doesn’t have to think twice when asked what the best part of his job is: “It’s dealing with people,” he says. “I think I have a good rapport with all the customers.” In his spare time, Carlos likes reading all kinds of fiction, cycling, playing football and salsa dancing.

There is a certain air of mystery about Steve Desira. Not only is he rather camera-shy, he’s in charge of the Control Room, which is out of bounds to visitors for security reasons. Steve is Security Shift Supervisor with Bidvest

Noonan and has been based at 62 BG for five years. He monitors all kinds of technology including the fire control system, CCTV, access control, door systems, lighting and lifts. If there are any technical issues, he liaises with the AspireAssist team to resolve them. Steve holds them in high regard, saying, “They are brilliant; I have no problems with them whatsoever.” Whereas contact used to be via email, now he can log on or call in the case of an emergency, such as lift entrapment (although he says this very rarely happens).

Steve says the best bit of his job is the banter with colleagues and customers and admits that he’s looking forward to more face-to-face interaction now that people no longer have to work from home. He has been in the security industry for 13 years and thinks 62 Buckingham Gate – with its 11 customer floors – is a quiet building compared to where he worked previously, which had 36 floors and 3 basement levels.

his 14-year-old son play rugby – a promising player, he has been selected to play for London Irish. Steve takes him to training and matches and enjoys social events with the other parents. Of course, he’s looking forward to the Six Nations in February. He used to play rugby himself but was more gifted at swimming. He was up at 5am every morning for training from the age of 12 and had trials for his county and even England but was not selected. “And then I discovered pubs,” he jokes. He is taking his family to Paraguay – where his wife was born – this year to celebrate his 50th birthday.

Becca Munroe joined Landsec as Senior Workspace Manager just after Christmas. As well as managing the teams at New Street Square, 55 Old Broad Street and Dashwood, Becca is taking the operational lead of Myo, our flexible workspace brand.

Despite working predominantly from home – in line with government regulations – for most of January, she has managed to visit New Street Square, Dashwood and Myo 123 Victoria Street to meet a few people. “Everyone I have come across at Landsec is lovely,” she says. “They have been so welcoming and there’s no such thing as a stupid question.”

Becca brings a wealth of knowledge and experience to her new job. She began her career with roles in estates and facilities management, and worked her way up.

Her previous role was Senior Manager, Head of Operations for a competitor in the flexible workspace market, where she managed a team that looked after just over 500,000 sq ft of space.

What attracted Becca to Landsec?

“I think Landsec has some amazing buildings – especially those coming online that are focused on net zero carbon,” she says. “I think there’s only one way to go and with customers now really focusing on sustainability, Landsec can help tick that box for customers, which is why I was excited to join.”

With the market evolving as it emerges from the pandemic, Becca recognises there are challenges but also identifies opportunities. “The challenges are the same as any landlord is facing right now – getting people back into their spaces and doing that in a way that really creates the kind of community feel that people have lost over the past couple of years due to Covid and lockdowns.

So it’s about really engaging customers back in those spaces,” she says. Her understanding of this topic is based on experience in a previous job as Wellness Manager for an online training provider. In that role she was focused on enhancing employee wellbeing through feedback, a programme of events and support for mental health. “We need to be

thinking about the needs of employees rather than just about a company as a whole,” she continues, “so focusing on individuals and what makes them feel good about coming into a workspace.

A lot of the things Landsec is doing right now mean that we’ll be set up in the longer term to really help support customers on that journey.” This is where the Landsec Experience offer comes in, as Becca explains: “It’s a question of tapping into this and making customers aware that they can offer it to their employees and become part of a wider network.”

She thinks that wellbeing also has a key role to play when it comes to Myo. “Myo Liverpool Street has pre-accredited Gold for the WELL standard and that’s really the way things are going in terms of wellbeing,” says Becca. “It used to be a ‘nice to have’ thing in the

workspace and I think more and more it’s a foundation of what workspace is.” Becca believes that Myo is on the right track. “There’s definitely a rush to the flex market and I think Landsec is taking the time to really consider where Myo and Customised should be implemented and how people take on the traditional side of office space on that journey. The Liverpool Street Myo offering obviously opened up during Covid, so it’s a question of working out what kind of customers we are trying to attract and how we get that launch to full capacity,” she continues. “There are many customers who still have a lot of uncertainty in terms of signing longerterm leases and I think Myo is a perfect solution for them – whether it’s long term or in the interim whilst they’re trying to figure out what to do – just because of the flexible nature of it.”

How does Becca see the role of Aspire in the workspace?

“Our Service Partners are part of the family as far as I’m concerned,” she says. “No matter where your pay cheque comes from, we’re all striving for the same goal: to create a brilliant service for the people using our workspace. I think we should all be going on that journey together…thinking about community engagement, what it looks like to return to the office and sharing best practice.

And just having a One Team, One Mind approach.”

She explains that her managerial style is people-focused: “The part that I love about workspace is working with people: coming across so many different Service Partners – whether that’s cleaners, engineers or whoever – and building those relationships. I’d say I’m a people manager first. I love to make sure that my team are getting what

they want out of their roles, whether it’s being challenged or finding new opportunities. That’s really how I build my role, by supporting other people in theirs. That’s really important to me.”

In her education, Becca’s love of working with and talking to people attracted her to study social work initially. At Brunel University she began a Social Sciences degree but then switched to Political Science & Government. During her time at Brunel, she won the Jay Kleinberg Prize for ‘Best dissertation in the fields of race, American or gender history’. The subject of her dissertation was Emmett Till, the 14-year-old African American boy who was lynched in 1955 after a false accusation and whose killers were acquitted. “Rosa Parks said that his case was the reason why she refused to move seat on the bus,” explains Becca. “So my dissertation was on whether the murder of Emmett Till was the spark of the whole civil rights movement.”

What makes Becca tick outside of the workspace?

Well, she loves living in the capital, sharing her home in Ealing with her boyfriend. “I’m a Londoner born and raised,” she says. “I can’t see myself living anywhere outside of London if I’m in the UK. I love the fast-paced nature, the hustle & bustle and also just the vibe – there are so many different cultures coming together that you’re constantly learning different things.”

She enjoys weight training and is trying to visit the gym more. “I used to be a gym fanatic. My partner’s a personal trainer and I met him at the gym.” The couple enjoy walking and exploring new places. “There’s so much stuff on your doorstep,” she says. They particularly like to find new food markets and restaurants to try out. They also like to travel. “We went to Mexico a few years ago and fell in love with it,” she says.

What’s on her bucket list? “I’d love to go whale watching – to see a whale in real life and see how big they really are.”

Femi Olunuga recently stepped into the newly created role of Aspire Data Analyst. Data is the new oil, as the saying goes, and it’s Femi’s job to make sense of it – to find facts and trends that will enable proactive rather than reactive management decisions.

He started in the second week of January, initially working from home but has ventured in to 80-100 Victoria Street to meet some of his new colleagues in person. So, what has his experience of Landsec | Aspire been so far? “Amazing,” says Femi. “Everybody has been really welcoming and there’s a real willingness from everyone on the team to help me settle in. It means a lot to me.” He admits that he had been appreciating the ability to work from home – “Because I get a lot done,” he says – but he really enjoyed his first day in the office. “I think I’ll be coming into the office because I love the set-up,” he says.

Femi has considerable expertise in data analysis, working as a freelance specialist in Nigeria for a couple of years before taking a role as Data Analyst with a residential property company in the UK last year. In between Nigeria and the UK, he spent eight months

in the Cayman Islands. He gained his degree in Social Science from Olabisi Onabanjo University and then completed an MBA at the University of Lagos. After this, he began his career in Human Resources, experience that has enabled him to gauge the culture quickly when progressing his own career. He says that when he was interviewed for his new role at Landsec, “I could sense it would be a really nice place to work.”

So, what does a data analyst do?

Well, in the digital world, it’s possible to harness a huge volume of data across our operational portfolio, but there is so much of it that it needs time and skill to interpret it and present the information in meaningful ways.

“In the wake of the pandemic, data offers a big opportunity,” explains Femi, “for operations to be run more efficiently, to reduce cost and make it relative to occupancy. We can work smarter, manage resources better and enhance the customer experience.”

As he is new to his role, the particular challenges at Landsec are unclear as yet, but he’s hoping all the data he

needs to use will be in a standardized format. “It makes it much easier to handle,” he says.

Reporting to the Senior Aspire Service Delivery Manager – Alison Currell, who joined the team at the end of January – Femi will work closely with both the AspireAnalytics and AspireAssist teams. The things he will be looking at include occupancy data, waste data and energy data. He has already met with three members of the technical workspace team, which is responsible for the supply of energy to the buildings.

“They were really keen on the kind of reports I’ll be producing,” says Femi, “because they want to use the information to manage the quantity of energy supplied, be it cooling or heating.” Data analytics for Aspire will extend beyond energy to water and

other resources. Of course, matching the use of resources more closely to customer needs not only reduces costs but also brings significant benefits in terms of sustainability.

When it comes to AspireAssist, Femi will be analysing response rates for Aspire Service Partners and monitoring customer satisfaction through surveys, complaints and other feedback mechanisms. “There is a lot of scope for us to work together,” he says.

Femi believes his problem-solving and people skills were honed during his time working in HR. “My experience in HR helps me to understand people, how to manage them and how to work more effectively with them, regardless of their personality,” he explains. While analysing data is a systematic task, there is a certain amount of psychology

that feeds into the human behaviour driving the statistics. His HR knowledge also helps Femi in dealing with colleagues and customers. “All of that information and experience is what I’m using in the non-technical aspects of data analytics – working with people, interacting with them and communicating to convince them.”

Away from the office, Femi enjoys spending time with his wife, whom he married in 2019. He’s an Arsenal fan and remains loyal despite their recent performance: “Once a Gunner, always a Gunner!” he says. He used to play football back in Nigeria and also enjoys going to restaurants and bars.

“I love beaches and nature,” he says, “and I love historical places. I’ve visited Buckingham Palace.” But he says the beach comes above everything else: “I love the breeze,” he says. Does he have any ambitions? “I want to give a TED Talk some day, but it won’t be on data!”

Being in good physical and mental shape is crucial to be able to lead a healthy and happy life. In this article, we present some of the things you can do to improve your physical and mental wellbeing.

Not all of it will apply to you – just consider the points where you know you need to improve things. The key is to take small steps, so that you feel a sense of progress over time.

Healthy lifestyle Get a good night’s sleep – this is essential for good health. You can improve your chances of sleeping well by maintaining a consistent daily routine, reducing your caffeine intake, limiting your beverage consumption before bed, keeping your bedroom dark & quiet, taking regular exercise and investing in a comfortable bed.

Adopt a morning routine – healthy activities that you can incorporate into your morning routine include having a bath or shower, eating breakfast, drinking a glass of water and going for a walk/run/cycle or doing a home workout. Your routine should leave you feeling energised and ready for the day.

Find a way to relax – this will help to improve your mental wellbeing and reduce your stress levels. You might relax by listening to your favourite music, having a soak in the bath or doing meditation or mindfulness activities (you can find sessions on YouTube).

Happiness Be grateful – think about all the things in your life that you value.

You feel happier if you focus on what’s going well in life.

Remain positive – try to avoid negative thoughts. If you experience them, try to challenge them and replace them with something positive.

Stop comparing – everyone is on his or her own journey, so try not to measure your progress by looking at others.

Instead, compare yourself to where you were in the past.

Get help if you need it – you may feel anxious about your finances or health, or you may feel frustrated or lonely.

Remember that, for most of us, these feelings will pass. If you need further support, reach out to your doctor or to organisations such as Mind, Shout 85258, Samaritans or National Debtline.

Losing weight Don’t skip breakfast – you could miss out on essential nutrients and you may end up snacking more throughout the day because you feel hungry.

Eat plenty of fruit and veg – aim for five portions a day. Fruit and veg are low in calories & fat and high in fibre, three essential ingredients for successful weight loss. They also contain plenty of vitamins and minerals. Fresh, frozen, dried and tinned options all count!

Get active – being active is key to losing weight and keeping it off.

Exercise helps to burn off the excess calories you cannot lose through diet alone.

Drink plenty of water – it’s easy to confuse thirst with hunger. You should drink 6 to 8 glasses of fluid a day (1.2 litres).

Eat high-fibre foods – these can help to keep you feeling full. Fibre is only found in food from plants such as fruit & veg, oats, wholegrain bread, brown rice & pasta, beans, peas and lentils.

Use a smaller plate – it can be difficult to get portion sizes right, especially when cooking from scratch. Using a smaller plate can help you eat smaller portions. It takes about 20 minutes for the stomach to tell the brain it’s full, so eat slowly and stop eating before you feel full.

Don’t ban foods – this can make you crave them more. You can treat yourself occasionally. Avoid stocking junk foods – such as chocolate, biscuits, crisps and sweet fizzy drinks – at home. Have healthy snacks (such as fruit or unsalted nuts) at home and treat yourself when you’re out.

Cut down on alcohol – a standard glass of wine can contain as many calories as a piece of chocolate, so drinking too much can contribute to weight gain. See below for tips on reducing your drinking.

Plan your meals – try to plan your meals and snacks for the week. It can help to make a weekly shopping list.

If you double your dinner recipes, you have a ready-made lunch for the next day or you can freeze half for an easy supper another night.

Regular exercise not only helps you lose weight but also boosts your selfesteem and can help to reduce stress.

It has also been proven to reduce the risk of chronic illness such as heart disease, diabetes and stroke. It is recommended that you get at least 30 minutes of exercise a day, which can be anything from a walk in the park to an aerobic workout. You can find a variety of instructor-led exercise sessions on YouTube.

Stopping smoking is one of the best things you will ever do for your health and it’s never too late to quit. It not only improves your physical health but is also proven to boost your mental health. Top tips include: — Make a list of your reasons to quit — Tell friends, family and colleagues that you’re quitting — If you’ve tried to quit before, remember what worked for you — Use aids to help stop smoking — Have a plan for when you’re tempted to smoke — List your smoking triggers and try to avoid them — Keep cravings at bay by keeping busy or exercising

Cutting back on alcohol can bring lots of benefits including a better night’s sleep, more energy, a stronger immune system, improved memory, better mood, brighter skin and reduced risk of serious illnesses such as cancer, liver disease and heart disease. If you regularly drink more than 14 units of alcohol a week, try these simple tips to help you cut down: — Set a limit on how much you’re going to drink — Tell people that you’re cutting down and that you would value their support — Cut back gradually or have several drink-free days each week — Make it a smaller one – try bottled beer instead of pints or a small glass of wine instead of a large one — Swap for lower-alcohol drinks — Keep hydrated – have a glass of water before you have alcohol and alternate alcoholic drinks with non-alcoholic drinks.

There has been high praise for the security team at 80-100 Victoria Street, which has dealt with a number of incidents in recent weeks.

Just before Christmas, security officers were confronted with a difficult situation involving a vulnerable man. Distressed and disorientated, he was acting irrationally and putting himself in some danger. “The Security team were so quick to act and dealt with the situation very discreetly,” says Jenny Harper, Workspace Manager. “They were calm, cool and collected, even though it was quite fraught at some points.”

The officers involved were Jef Adams (Estate Security Manager for Bidvest Noonan), Zishan Shah, Samet Ustun, Tommy Dean, Tuk Thapa, Amadou Kaba, Kedar Thakali, Adriano Ialenti, Vincent Cofie, Binoj Joshi and Tej Thapa. The team managed the situation right up until the man was safely handed over to police and healthcare workers, who ensured that he received appropriate treatment.

Other recent incidents have involved customers requiring emergency healthcare and the Aspire security team has been quick to act in calling an ambulance and ensuring access for paramedics. Another customer sent an email to thank the team for their discretion in handling a fainting episode by the V Café just before Christmas.

Jenny – who took the helm at 80-100 Victoria Street six months ago and took over the management of Cardinal Estate just before Christmas – holds all the Aspire security staff in high regard. “Security are on the go constantly on the estate,” she says. She explains that a number of incidents nowadays are driven by the desire to create images and videos for sharing on social media, but these stunts often put those involved or the general public at risk. “People do all sorts,” says Jenny. “I’ve been really impressed with how the security officers deal with situations and want to thank them for their ongoing support on the estate. They’ve really gone above and beyond for us.”

Epilepsy The Purple Tuesday 365 webinar for February will provide a wealth of information about epilepsy.

Entitled ‘Living with Epilepsy as a Customer and Employee’, the webinar will take place at 12.30pm on Monday 14 February, which is International Epilepsy Day. This virtual event promises top tips for helping customers and employees living with epilepsy.

There are 600,000 people with epilepsy in the UK – that’s around one in every 100 people. Epilepsy is a condition that affects the brain and sufferers have a tendency to have epileptic seizures. This happens when a sudden burst of intense electrical activity in the brain causes temporary disruption to the way the brain normally works and its messages become mixed up.

Epilepsy can start at any age and there are different types; some last for only a limited time but for many people epilepsy is a life-long condition. It can be caused by brain damage – for example by a stroke, head injury or infection – or brain tumours, or genetic factors. In over half of all people with epilepsy, the cause is not known.
