I think we can all agree that it’s fantastic that kids are back in school and I know many of you are also pleased that it’s now possible to visit loved ones in care homes. These steps back to normality are heart-warming, not to mention stress-relieving!

By the time you read next month’s issue, non-essential retail will be open again, we’ll be able to enjoy drinks in pub gardens and considerably fewer people will look like Cousin Itt from the Addams Family! Rest assured that we have been planning behind the scenes for a safe return to our London office spaces and retail properties.

In this issue, we take a look at some changes to Landsec’s customer offer, with our three new propositions Blank Canvas, Customised and Myo all now available at the recently

refurbished Dashwood. With a choice of lease lengths and a strong focus on wellbeing, these new solutions are already proving attractive and will play a key role in future-proofing the London Portfolio. I am confident that our Service Partners and the whole Aspire community will continue to demonstrate flexibility and commitment in meeting, and indeed exceeding, customer expectations as these new concepts evolve.

A bug’s life The eagle-eyed among you may have noticed a bug hotel on the rooftop of Cardinal Place, moth motels hanging from trees between M&S and the apartments at The View, or whispers of an Insect Inn soon to be installed outside M&S. Well so did we, so to find out more about this intriguing insect accommodation, Landsec | Aspire quizzed Ricky Elliott of Q&S Landscaping.

How do you make a bug hotel?

We use all sorts of natural materials such as straw, dry grass, hollow plant stems, twigs and fir cones – whatever we can lay our hands on. The idea is to layer the materials in a way that creates lots of hidey-holes for small creatures to take shelter in.

As well as encouraging biodiversity right in the centre of London, bug hotels and other habitat creation schemes can help with sustainable plant management. At Q&S, we’re committed to making urban horticulture as chemical-free as possible. An important way of achieving this is to encourage the types of wildlife that naturally feed on the organisms that harm plants.

What exactly are bug hotels?

They’re safe havens for insects, designed to provide the perfect environment for creepy crawlies to rest, reproduce and hibernate. Depending on their size and location, bug hotels can attract creatures from the size of woodlice to hedgehogs and everything in between. Green walls, such as the one in Palace Street, have a similar effect, as they provide lots of crevices. The green wall in Palace Street provides a really good hibernation area, as it’s kept warm and dry for spiders and insects by the ducting there.

Ground beetles and birds will eat slugs and snails. Many insects such as ladybirds, hoverflies and lacewings eat aphids (green and black fly) and other pests. As well as eating the plants, aphids drop a sticky sap that causes problems for people wanting to use the seating areas, and consequently for the Aspire cleaning teams. Other insects such as butterflies and bees are great pollinators, helping to ensure that plants produce all those colourful flowers.

Are any bugs especially helpful?

What about bees?

Do you use any chemicals?

Ladybirds are particularly good, as they eat lots of aphids and red spider mites.

In fact, a single ladybird will eat around 5,000 aphids in its lifetime. To take advantage of this natural predator, we sometimes purchase ladybird larvae or pupae in bulk!

We try to find the best flowering plants to attract bees, because London has lots of hives but not enough flowering plants for all the bees. The main problem we have with flowering plants is that some areas that we work in are sun-deprived so it’s hard to find flowering plants that will survive. Here we use flowering grasses instead or plant bulbs, as they don’t mind having only a little light. We planted 3,000 bulbs at Cardinal Place alone recently! As there are no leaves on the trees now, early-season bulbs such as tulips, irises, crocuses and daffodils manage to get enough light.

At Q&S, we’re always keen to find a solution that avoids using chemicals if we can. We do have to use a natural insecticide (Pyrethrum) for box tree caterpillars, which strip everything.

This is quite a new pest, only discovered in the UK ten years ago, but it has become a really big problem, especially in London. Another solution that we rely on is diluted washing up liquid.

It’s an oil-based natural chemical that can be sprayed on to kill off aphids and mites.

Another creature that can be used to feed on weevils and grubs is the nematode, which is a tiny worm. While some types of nematode are harmful to plants, others are beneficial and help to combat pests. We had to use nematodes recently to get rid of grubs in some grassed areas because crows were destroying the grass by pecking at it to eat the grubs.

What are the biggest challenges in your job?

The challenge in summer is keeping everything watered. We do have some irrigation systems but in reality there are always some leaks that mean that you can’t leave them on continually, so we also use hoses and watering cans filled from bowsers. We use SwellGel (a product with water-storing granules) in certain areas, especially under the roots of plants we move, along with organic fertilizer. We try not to throw anything away so if a plant gets too big, we will split and relocate it. Leaves in the autumn are another challenge, along with dog poo of course!

And what are the best bits?

I enjoy working outside, particularly in spring. It’s the best time of the year, as it gets brighter every day and you get to see the bulbs coming up after all the effort it takes to plant them.

Having the birds around is great, not only because they eat some of the aphids and caterpillars that cause problems for our plants, but because they can be a friendly presence. Robins in particular will get quite close when I’m working and they are very intelligent birds.

Autism Awareness Week Promoting togetherness and inclusion is always high on the agenda for Landsec | Aspire.

In the UK there are 700,000 people on the autistic spectrum. That’s around 1% of the population but when you include their families, autism is a part

of daily life for a staggering 2.8 million people. For the Aspire community, this means that autism affects a significant number of both our customers and our colleagues.

Aspire AUTISM AWARENESS WEEK

Purple Tuesday 365 webinar

Take the Super 7 Challenge

In collaboration with Purple Tuesday 365 (the nationwide programme to enhance the experience of disabled people), there will be a special autism webinar on 1st April at 12.30pm.

Landsec’s Autism Business Lead and Guest Relations Manager for the Outlet Portfolio, Jay Wood, will be sharing her expertise along with neurodiversity expert Daniel Brooke and Paul White, founder of the Hidden Disabilities Sunflower Scheme. The webinar will help to enhance understanding of autism and discuss how to engage with and support autistic people as customers, potential employees and co-workers.

In the UK, the National Autistic Society is staging a huge virtual event called the Super 7 Challenge. People are encouraged to show their support for Autism Awareness Week and to help raise funds by taking on a 7-themed challenge. It could be running 7 miles, singing 7 songs, baking 7 cakes or gaming for 7 hours – whatever floats your boat!

Autism Podcast Featuring Izabel McLean

Join the Virtual Quiz Get a team together to take part in the Autism Awareness Virtual Quiz on 1st April at 4.30pm. Hosted on Kahoot, the quiz will feature some questions on autism as well as general knowledge.

You can enter a team of 7 and confer via a Microsoft Teams chat, with your team captain giving your answer via the Kahoot app. To enter a team and raise funds for the autism charity of your choice (£1 per player minimum), contact Jay Wood (jay.wood@landsec.com) by 30th March.

Aspire member and Rapport’s Senior Front of House Receptionist, Izabel McLean recently participated in a special podcast produced by Landsec for Autism Awareness Week.

The discussion, hosted by Landsec Diversity and Inclusion Manager Mohamed Kebbay and featuring Izabel talking about some of the early signs of autism in children, is available via the Aspire News & Events private Facebook group.

Mum-of-four Izabel shares her experience of having a child with autism. “My five-year-old daughter has recently been diagnosed as being on the autistic spectrum,” explains Izabel, “and even though this is something new for me, I have found lots of support and understanding through the National Autistic Society.”

Izabel is also taking part in the Super 7 Challenge by running 7k and doing 7 sessions of Thai Boxing over 7 days. Good luck Izabel, we wish you all the best in your quest.

Meet Jay Wood With a jam-packed week of activities lined up for Autism Awareness Week, Landsec’s Business Lead for Autism is passionate about raising the profile of hidden disabilities.

Landsec | Aspire caught up with Jay to ask her a few questions.

What has Landsec been doing to help customers and visitors with autism?

What is autism?

We’ve supported the Quiet Hour of shopping in the past, although that won’t apply this year due to coronavirus closures. We also adopted the sunflower lanyard scheme at our shopping centres a couple of years ago. Pioneered by the team at Gatwick Airport, the lanyard has become widely recognised as a sign of a hidden disability, helping people to understand that the wearer may need extra assistance or just that little bit more time, especially in noisy and crowded places. All Landsec retail destinations also have sensory toys (such as fidget spinners) on hand so that Guest Services teams can help to calm and reassure anyone experiencing an anxiety attack. We also recently completed a downloadable autism guide with a pictorial, story-telling format that can help carers to plan visits with autistic family members in advance.

We’ve trialled this successfully at Gunwharf Quays and now we’re going to roll it out.

Autism is just one of many neurodiverse conditions. Others include ADHD (attention-deficit/hyperactivity disorder), dyslexia, bi-polar disorder, PTSD (post-traumatic stress disorder) and Tourette’s syndrome, to name but a few. In fact, 1 in 7 people in the UK have a neurodiverse condition, which just means that their brain works in a different way.

Do you think that employers are missing a trick when it comes to autism?

Yes. Shockingly, only 16% of autistic adults are in full-time employment.

This means that there is a huge pool of talent that is being under-utilised. At Landsec, we’re working with Purple 365 and the National Autistic Society’s Autism At Work programme. Often autistic people cannot get past the interview stage because it’s simply too stressful, so we’re looking at ways of making the recruitment journey easier for them. We’re also working with our Service Partners so that their HR departments can work hand-inhand with us in changing attitudes and processes. We want to recognise the skills and talents of autistic people and to provide guidance on how best to support them in the workplace.

Shockingly, only 16% of autistic adults are in full-time employment.

What advice do you have for Aspire members with autism or other neurodiverse conditions at work?

Tell us about it. Talk to your line manager and if they need support to help you, they can access it. To deliver on our Aspire value of being inclusive, we need disabilities to be more visible so that we can provide the right support.

There may be some adjustments that we can put in place – for example, to desk positions to limit noise, or to working hours to avoid rush-hour travel – that will make a huge difference to people’s lives.

18.03.21 Global Recycling Day Recycling helps to protect the world’s natural resources, which is why it is sometimes referred to as the ‘seventh resource’.

Each year, recyclables save over 700 million tonnes in CO2 emissions and this figure is projected to increase to 1 billion tonnes by 2030. The big question for us all to think about is whether we can do more to promote recycling and its beneficial effects for our planet.

Bywaters installs innovative Weightron system in Victoria As part of the drive to improve information on recycling undertaken across the London Portfolio, a new system has been installed at Cardinal Place. The Weightron waste-weighing platform is integrated with cloud-based software to allow customers to weigh their waste by waste stream, monitor volumes more easily and run waste reports. The webbased reporting system gives access to live data, including graphs and charts, which can be viewed from any device.

We have reviewed and streamlined all collection rounds to minimise vehicle movements and help reduce CO2.

As patterns of waste have varied considerably over the past year, Aspire Service Partners have been monitoring activity and adjusting their services to suit the evolving needs in the most sustainable way. “With waste collection schedules reduced due to lower volumes of waste being produced during the pandemic,” explains Andy Merritt, Sustainability Manager for Bywaters, “we have reviewed and streamlined all collection rounds to minimise vehicle movements in order to help reduce CO2 emissions across London.”

Time for tea National Telephonists’ Day is an annual event designed to celebrate the value of telephonists. Always marked on 10th March, which is the anniversary of the very first telephone call by Alexander Graham Bell in 1876, National Telephonists’ Day was created by Aspire Service Partner Rapport, in partnership with the switchboard services supplier, ComXo.

This year to acknowledge the day, the AspireAssist team celebrated with a virtual tea party. Team Manager Chelsey Hall and Team Supervisor Christopher Didier arranged for their colleagues to receive a home delivery containing everything required for the perfect afternoon tea.

The team also created mocktail recipes designed to soothe the vocal cords as part of a national competition and had fun playing the 5 Second Rule game.
