wWe’re celebrating 80 years of Landsec. That’s 80 years of developing the best places that bring lasting value to customers, communities and our business.

But how did it all start? Well, with just one man: Harold Samuel. Born in 1912, he initially trained as a surveyor. In 1944, he bought Land Securities Investment Trust Limited, which then owned just three modest properties in Kensington. Once the Second World War was over, Harold capitalised on the opportunity to redevelop affordable bomb sites in cities nationwide. He established Land Securities (which was to rebrand as Landsec in 2017) as one of the leading companies on the London Stock Exchange. Becoming Lord Samuel in 1972, he remained chairman of the company until his death in 1987. In this month’s edition, we have all the photos from the Landsec | Aspire Charity Golf Day. Thank you to everyone who braved the weather to take part and helped to raise £9,026 for our charity partner, Caxton Youth Organisation – a fantastic total!

In addition to our regular updates, this issue introduces members of our Energy Team, who work closely with Workplace Operations and Aspire members to optimise energy use to meet our sustainability goals. You can also discover more about Megan Stiles of OryxAlign in our ‘5 minutes with’ column.

SNOWDON 360°

Here we go again! The gauntlet has been thrown down…this year’s annual Landsec | Aspire Challenge is SNOWDON 360°.

Taking place from 4 - 6 October, this walking challenge will see Aspire members tackle Yr Wyddfa (Snowdon), the highest peak in Wales. At 1085m (3560ft), you will be rewarded with incredible views over northern Snowdonia. This exciting adventure begins with a summit climb, before a marathon-length circumnavigation of the mountain.

We’ll be accompanied by qualified local leaders, who will give a comprehensive safety briefing and share their knowledge and enthusiasm along

the way. Please bear in mind that you will need to be in good physical condition and prepared for strenuous activity – including steep ascents and descents – over a very long day. The total distance is 29 miles!

Transport to and from 16 Palace Street will be provided, as well as accomodation in Snowdonia on both Friday and Saturday nights. Participation is free, although a £50 deposit is required, which will be refunded after the challenge.

Hard services update

Balance of power

Balancing the needs of customers for energy to drive their businesses with our net zero targets is no mean feat. In this month’s hard services update, I would like to introduce the Landsec Energy Team, who work closely with Workplace Operations and Landsec | Aspire members to optimise energy consumption across our portfolio.

Together, these teams are driving the decarbonisation of our buildings and the transition to net zero. Since 2016 we have sourced 100% of the electricity for our buildings from renewable sources that are REGO-backed (Renewable Energy Guarantee of Origin). Our programme to replace our gas-fired boilers with air source heat pumps is underway – we’re installing more than 50 of them.

Landsec’s sustainability strategy is designed to achieve net zero emissions

across our value chain by 2040. The Energy Team members play a pivotal role in delivering our sustainability strategy by monitoring energy consumption and building the business case for energy upgrades across the portfolio. Based at 80-100 Victoria Street, they work extremely closely with my team to allow them to perform their roles effectively. Let’s meet them.

The Forge is one of our most ground-breaking buildings. Inspired by its industrial past and built for the future, it’s our first net zero carbon workplace.

Landsec Energy Team

Suki manages the Energy Team at Landsec, which comprises 10 people. “Our overarching role is the procurement of utilities for our customers,” she explains. “That’s electricity, gas and water. We source energy and water for customers and communicate how we do this and the costs involved in the service charge booklets.” Consumption data is also used for energy forecasting in the procurement process, with a hedging strategy in place that balances risks and benefits. “We see ourselves as guardians for our customers,” says Suki. “We find the right energy at the right price for them.”

The Energy department includes the Energy Bureau, which makes sure that Landsec is paying the right amount in terms of landlord bills received and is responsible for recharging customers accurately for the energy and water they use.

“We also set the strategy to operate our buildings more efficiently and reduce the carbon emissions from the energy consumed in them,” says Suki. “This means working to minimise energy use and looking at lower-carbon ways of supplying energy to them by using sustainable energy sources and installing on-site renewables – such as the solar panels at The Forge, The Zig Zag Building and 62 Buckingham Gate.”

As you would expect, the Energy Team are very much involved in the net zero strategy, which has an interim target of 2030 and a final target of 2040.

“It’s important to understand that we’re not here to negatively impact the customer experience by demanding that they turn the lights and heating off!” says Suki. “Rather, our aim is to understand their needs and to work with them to implement the most suitable solutions for their space.

Everything we’re doing in terms of data analytics, energy efficiency and procurement is helping to drive us down the path to net zero.”

Andy is responsible for overseeing the delivery of Landsec’s energy management strategy across both Workplace (office) and Lifestyle (retail) assets. “We have ambitious carbon reduction targets,” he says, “and, in order for these to be met, we need to be delivering meaningful energy reductions across the portfolio. As part of that, I’m leading on various projects that support Landsec’s transition to net zero; one is around engaging with our customers to support them in identifying cost-effective opportunities they can take to drive energy reductions.” This means driving behaviour change within customer organisations. For example, there may be the opportunity to upgrade and optimise the control of lighting to better suit occupant demands, and/ or to improve BMS controls to prevent instances of simultaneous heating and cooling. “Our role is to ensure customers are aware of these initiatives,” continues Andy, “and how we can potentially support them, as well as helping them to understand the benefits. To ensure a successful outcome, we recognise that stakeholders, including Facilities Managers, will play an integral role in driving delivery.”

Tara is a manager within the Energy Bureau. “Part of my role is the management of Landsec’s electricity contract, which is currently with SmartestEnergy,” she says. The main activity in the Energy Bureau is the recharging of energy and water bills using Landsec’s energy management system. “We work closely with the site teams to ensure all the information on the energy management system is up-to-date and accurate,” she explains. Landlord invoices from the utilities suppliers are broken down into the consumption associated with the various units within the building.

“Either there’s a meter for the site team to read every month or it’s a smart meter that means we receive half-hourly data,” says Tara. Her team works closely with a third-party invoice validation specialist, which checks the landlord bills and manages the void units (such as vacant offices) to avoid additional charges. “We’re also available to answer customer queries on energy use and charging,” adds Tara. “We often send out usage reports or explanations for increases in consumption, in collaboration with the site team.”

Collaboration with Landsec | Aspire

The Energy Team members regularly work with the Workplace team and Aspire Service Partners. In particular, Andy collaborates on a regular basis with Salman Hasnat, Energy Manager in the Operations team, who monitors energy use across the London portfolio.

“I work very closely with Salman to monitor performance in co-operation with our Service Partners,” says Andy, “enabling us to make informed decisions on how to optimise energy performance across the portfolio and keep track of how we are performing against our sustainability targets.” Andy also works closely with the Workplace Managers and Workplace Engineering Managers, particularly when it comes to the customer engagement programme.

“They are absolutely integral to its success,” he says. “They support us in having those conversations with customers about what actions we can support them with to reduce their energy consumption.” Suki adds: “The smart meters also provide useful data for this work, such as what time of day customers are using their energy.”

The Bureau Team also collaborates with Aspire members. “We have close relationships with the data collector/ data aggregator (DC/DA) and meter operators (MOP) for the various Service Partners,” explains Tara. “We’re in constant communication with the site teams to ensure the DCs/DAs and MOPs can access the site and know where to find meters. The site teams also

keep us informed regarding changes of tenancy. Although we have a property management system to tell us which customer is within each unit, we really do rely upon the Workplace and Service Partner teams to provide more context behind the information we see on our systems.”

Suki agrees: “The site teams are our eyes and ears on the ground to ensure we have the right information coming into our department. As a small team, we can’t do everything. We rely on the whole Aspire team to support us and very much value their site knowledge, skills and expertise. We really lean on them for that.”

Opportunities and daily challenges

Asked what the greatest opportunities are in terms of energy for Landsec right now, Andy is clear: “The key thing is ensuring we are adopting innovative technology to support energy reduction. Technology is evolving quickly and becoming far more efficient every year. We need to capitalise on this and engage with Service Partners to adopt best-in-class technology across the portfolio to help meet our targets.” He admits that this is also a challenge. “A technology we implement one year may be out of date in a few years’ time,” he says. Another challenge is around data visibility. “Data really informs us about how our buildings are performing, so we

must be able to access it easily.”

This is an area that Landsec is investing in right now, as Suki explains: “We are currently upgrading our energy data management software. This will provide us with much better access to data and reporting on energy. We’re implementing a coherent strategy to integrate our data sets in one system.” “Air source heat pumps are a big opportunity right now,” continues Andy, “and we’re implementing them but, for me, the most exciting technology now is around how to make buildings as smart as possible. We have systems that collect a wealth of data across our assets, so the challenge is to use it to ensure they operate in the most effective way and in line with the demands of the building, while also maintaining optimal comfort. Artificial Intelligence is key here.”

A 12-month trial with Brainbox AI is underway at 80-100 Victoria Street, where the technology optimises heating, ventilation and air conditioning. With an additional 5% energy saving expected, AI holds significant potential for decarbonisation.

RRain didn’t stop play when our Aspire members took to the course at Tudor Park Country Club, near Maidstone, for the Landsec | Aspire Charity Golf Day on 5 July.

The annual event raised an incredible £9,026 for our charity partner, Caxton Youth Organisation. In all, 72 people took part, playing 18 holes in the beautiful Kent countryside. While umbrellas and waterproofs were essential kit for the day, nothing could dampen the spirits of the Aspire golfers as they negotiated the rough, bunkers and greens.

Congratulations go to the Regular Cleaning team – Chris Goad, Luke Bowers, Darrell Taylor and Mark Chalmers – for taking first place in the four-ball. And well done to Sean Bates of Bidvest Noonan for achieving the overall best score of the day.

After the competition, everyone enjoyed delicious BBQ food and some well-deserved beers. This was followed by an auction, in which guests bid for a fabulous selection of lots ranging

from golf equipment or lessons, to tickets to Premier League football or Shakespeare’s Globe, and meals at top restaurants.

Many thanks to the organisations who kindly donated prizes for the auction, which made it such a success: Bidvest Noonan, Briggs & Forrester, Jaguar, Jnoad Building Services, Liberty Hygiene, Mayflower, OryxAlign, Overbury, Principle Cleaning, Recorra, Redworx, Regular Cleaning, Tudor Park Country Club, Voltamp and Wessex Cleaning. Thanks also to Arc – who donated the banners, table menus, balls and tee signs for the event – and Recorra, who donated the competition medals.

“Despite the rain, it was a great day,” says Kelly Barlow, Workplace Manager and organiser of the event. “We managed to raise an incredible amount for Caxton Youth Organisation, which would not have been possible without the generosity of everyone taking part – from Service Partners donating auction prizes to individuals buying mulligans (extra shots), taking part in ‘Heads and Tails’ and bidding in the auction. Thank you all very much for making our second Charity Golf Day a great success.”

5 minutes with…

Megan Stiles

What do you like to do outside of work?

I enjoy catching up with friends and hunting down the best restaurants in London, especially Italian food, which I love! I’m a big reader and recently joined a book club called ‘Reading between the Wines’! I also love to travel and was lucky enough to visit Cambodia and Vietnam earlier this year.

What’s on your bucket list?

I would LOVE to see the northern lights one day.

Are you a fan of anything or anyone? I’m a huge fan of live music – Indie Rock is my vibe. There’s something so exhilarating about the energy and connection that a live performance brings. The Killers are my favourite band and I saw them recently at the O2, which was incredible.

Do you have any mantras in business or in life?

Yes, I have a few that keep me grounded and motivated in both business and life. One is to celebrate small wins. Whilst working towards a big goal is great, recognising small victories can really help along the way! I also believe that kindness should never be underrated – it goes a long way in building trust, fostering collaboration and making the journey more enjoyable.

What would you say is your greatest achievement?

In my personal life, I would say buying my first house. Thinking about work, the development and release of OryxAlign’s first ESG report is something I’m very proud of. It reflects our values and commitment to a sustainable future, as well as highlighting our progress to date.

Have you been inspired by anything you’ve seen, read or experienced lately?

I find the B Corp movement very inspiring. It aims to make business a force for good, encouraging companies to meet high standards for social and environmental performance, transparency and accountability. OryxAlign is hoping to achieve B Corp certification this year.

What do you know now that you wish you’d known when you were younger?

That’s a tough one. There are so many things I’ve learned over the years that I wish I could tell my younger self! One is to embrace failure as a natural part of the journey. I would often put pressure on myself to avoid mistakes and pursue perfection, which would sometimes stop me from taking risks and seizing opportunities.

Do you have any regrets?

I can’t think of any regrets really, although I have now learned the importance of managing a good work-life balance, which is something I didn’t always do. Taking time for yourself is necessary and can actually lead to greater productivity.

Do you have any pets?

I’m definitely a ‘dog person’ and grew up with a rough collie called Sky. I don’t have any pets at the moment but would love to have another dog one day!

What’s your all-time favourite movie?

I’m a huge fan of Harry Potter – I grew up reading the books and watching the movies and I still love them to this day. My favourite has to be the Half-Blood Prince – it has so many twists and turns!

What was your first ever job?

Working part-time in a pub when I was at university. I loved it and I think it helped to build my confidence. I studied English and Drama at Royal Holloway. I haven’t carried on performing but I do love theatre and enjoy writing in my spare time. One of my life goals is to write a novel.

What would you say is your best skill in business?

I would say I’m a good communicator. In my role I do often have to juggle a variety of tasks, but always ensure that I keep everyone in the loop and up-to-date on progress.

What’s your favourite part of your working day or week?

When I get to work collaboratively with other teams and align on our goals, share updates and tackle any challenges. It is great to hear other perspectives and see how we can collectively move projects forward.

And your least favourite?

Probably dealing with repetitive tasks and processes – they may not be the most exciting part of my job, but they are necessary to keep everything running smoothly!

Recycling totems

With brand-new digital screens being installed across the London Workplace portfolio, waste management Service Partner, Recorra, has collected the redundant totems for recycling. After collection, the 17 totems were delivered to Recorra’s dedicated IT Asset Disposal department (ITAD). “They are being assessed and tested there,” says Oliver Swan, Senior Portfolio Manager for Recorra. “The preferred option is to reuse them, giving them a second life, but this depends on the functionality of each totem and whether the branding can be removed without causing damage. If reuse isn’t an option, they will be carefully stripped down and the components recycled.”

“At ITAD, we take great pride in our 98% reuse or recycling record,” says Sammy Badraia, ITAD Manager at Recorra. “We always go the extra mile to rehome equipment that still has a

long life. Landsec understands the great benefit of reusing the vast amount of tech coming out of their buildings. It’s fantastic to see that Landsec has the same principles as Recorra.”

The new digital frames, which are branded ‘Landsec Experience’, are currently being installed at Landsec buildings across the capital. “The benefits of the new screens are quite notable,” says Quentin Meliz, FOH Experience Manager for Rapport. “They are brighter, bigger and definitely stand out compared to the old ones. Additionally, they are on wheels, so we can move them around, if necessary, which is great for providing more visibility to the pop-up vendors coming to the buildings. We will post details of their products and pop-up stalls.”

Flower power

Floral displays organised by Rapport in partnership with a brand-new supplier have been wowing customers and visitors across the London portfolio.

The impressive designs have been created by Fredericks of London to celebrate a series of summer events including Pride, Wimbledon and the Olympics. “The floral installations at Nova, n2, One New Change, 80-100 Victoria Street and 62 Buckingham Gate have been the source of many compliments from customers,” says Jessica Pilakis, Guest Services Manager for Rapport.

The Wimbledon displays tied in with the popular Landsec Experience screening events at Cardinal Place, One New Change and New Street Square, where guests were able to watch matches in the open air and enjoy food and drink from local bars during Wimbledon fortnight. There are plans for more amazing displays to mark further events for the rest of the year, so watch this space!

Congratulations to Kevin Crosbie, Site Supervisor for BGIS at New Street Square, who won the company’s Employee of the Month award for June. “Kevin’s outstanding leadership and tireless dedication as Supervisor at New Street Square has truly made a difference,” says Hamza Idris, Account Director for BGIS. “He

New accounts facilitate collaboration

Recorra has set up accounts with four other Service Partners – BGIS, Jaguar, Principle Cleaning and Regular Cleaning – to facilitate waste management requests going forward.

“For example, BGIS and Jaguar often need skips for larger projects,” explains Oliver Swan, Senior Portfolio Manager for Recorra. “If we provide and collect these in our routine visits, it reduces vehicle movements to the site, bringing sustainability gains. We recently supported Regular and Principle in the disposal of some old cleaning products, some of which were hazardous, using a specialist company. Having the accounts set up will make collaboration like this much easier in the future.”

There have been a few changes to the Jaguar team recently. Bryson Richards has joined Jaguar staff at 80-100 Victoria Street, working on the green shift as Electrical Engineer. In the same team, Simon Ruck has been promoted to Site Supervisor. Meanwhile, Conrad Keatner has left Jaguar to pursue other avenues of employment – we wish him the best of luck for the future.

Juan David Gomez has joined the Principle Cleaning team as Vertical Supervisor for Victoria. Juan brings a can-do attitude and considerable knowledge to his new role, in which he will be supervising vertical cleaning at The Zig Zag Building, 62 Buckingham Gate, 123 Victoria Street, 80-100 Victoria Street, the Cardinal Estate and 16 Palace Street. In his spare time, Juan is a keen cyclist and passionate about the environmental benefits of cycling to work.

HELP FOR Caxton Youth

Well done to the team at Briggs & Forrester for providing technical help for our charity partner, Caxton Youth Organisation, recently. An inspection by a company appointed by Caxton highlighted a ‘dead leg’ – an unused piece of pipework where stagnant water can develop bacteria, including Legionella.

As this carries the risk of nasty illnesses – including Legionnaires’ disease – the charity needed to resolve the issue quickly. “We sent two of our engineers, Martin Lawrence and Aidler Fernandez,

to Caxton’s premises to fix the problem,” says Nilesh Makwana, Account Manager.

“Adding to the task, they couldn’t locate the right stopcock, so to avoid any major disruption to the building they used a pipe-freezing kit to freeze the pipe so that they could cut off the dead leg and replace it with a straight connection.” Many thanks to the Briggs & Forrester team!

New faces

This month, we welcomed Manon Bockenmeyer and Helen Harris as Workplace Managers. Manon is taking care of Myo Piccadilly and Myo St Paul’s, while Helen is responsible for Myo New Street Square and Myo Bankside.

Meanwhile, the Amplify team is benefiting from the addition of Gloria Nasio in the role of Member Host. Gloria will be working across all Myo sites, supporting the team as required. She comes from a flexible working background,

so brings a wealth of knowledge to her new role.

As well as spending time with family and friends, she likes to explore all the new up-andcoming restaurants in London.

“I’m a 25-year-old adventurer hailing from the charming streets of Greenwich,” says Gloria. “Fashion and travel are my twin passions, and they fuel my zest for life. I believe that fashion is a form of selfexpression – so, if you spot a girl with a passport peeking out of her tote bag and killer heels, that’s probably me!”

Anyone for tennis?

Wimbledon proved popular with our members this month. We handed out tennis-themed cookies to mark the start of the competition and Myo Victoria hosted an afternoon tea whilst screening the semi-final. Our Myo team were definitely spreading the ‘love’!

Jaguar goes into overdrive

CCongratulations to Jaguar Building Services for winning our Team of the Month award.

Members of the Jaguar team were nominated by several Landsec executives for their sterling efforts to resolve power issues across multiple sites last month. After outages at 62 Buckingham Gate and 123 Victoria Street on a Wednesday afternoon, engineers Alex Payne and Theoharis (Ari) Gerantidis stepped in to resolve the issue quickly. Subsequently, Jay Nel was nominated when he went the extra mile, coming into The Zig Zag Building on a weekend when a minor power blip had big consequences. “Jay came in on a Sunday to resolve the problem,” says Dave Payne, Workplace Operations Director, “when we found out it was a building-wide issue impacting multiple customers, and it became evident the team on site were struggling to resolve all the issues. This restored the building much more quickly and improved the comms to Landsec and customers. The next day he was on hand to visit the customers and answer any questions they had.”
