It was great to meet colleagues from our new Service Partners – BGIS, Recorra and Regular Cleaning –at our annual Landsec | Aspire Quiz Night on 1 May, as well as catching up with some familiar faces. You can check out all the photos from this fun evening in this issue.

We hear from Glenn Darlison (Senior Aspire Service Delivery Manager), who heads up this department and meet two new members of his team. Together, they are reducing energy intensity across our properties through data-led improvements and by implementing new technologies, including air source heat pumps. Located in Lambeth and designed with well-being and sustainability in mind, Oval Works includes a clubroom and terrace overlooking the Oval cricket ground.

An expanding team for

hard services

As the team responsible for hard services at Landsec | Aspire continues to grow, we find out what their roles involve and meet the newest members of the team.

The AspireAnalytics team is responsible for ‘hard services’, which covers maintenance, engineering and decarbonisation. Headed up by Glenn Darlison, Senior Aspire Service Delivery Manager, the team is leading the way in Landsec’s transition to net zero.

Glenn Darlison joined Landsec in September 2023 but his face is a familiar one to many in Aspire because he previously worked for NG Bailey on the Landsec contract for ten years. As part of his role as Senior Aspire Service Delivery Manager, he is also Aspire Sponsor for Engineering, along with Jamie Cotgreave.

In addition to Glenn, the Analytics team includes Salman Hasnat (Aspire Energy Manager); Adele Waddington (Aspire Engineering Co-ordinator); Andrew Brocklehurst, David Beckett, Andrew Ballard, Mark Gard and Adam Donoghue (Workplace Engineering Managers); and Caroline Rodgers (Workplace Implementation Manager). There are plans to expand the team further in the future.

Glenn is responsible for maintenance & engineering, analytics and performance management across the London

portfolio, as well as project management for specific programmes. “I’m the point of contact for Service Partners handling hard services,” explains Glenn, “and I’ve led the mobilisation of the Future of Facilities programme to onboard our new Service Partners.” He also heads up the decarbonisation programme for the Workplace Operations team; develops and implements new systems and ways of working; and collaborates with the development team about new buildings coming on stream.

The Future of Facilities has taken up a lot of his time in his role so far. “The demobilisation of NG Bailey took a big proportion of my time from December until the end of March,” he says. “Then the mobilisation of BGIS and Jaguar Building Services has dominated since April. The onboarding of these two new Service Partners has been successful so far. Everything has gone to plan, besides

some minor hiccups that were to be expected. Both businesses have adapted well and are growing into the contract in a positive way.”

As well as the day-to-day management of his team, Glenn has been busy working with the Health & Safety teams to rewrite policies and procedures, as well as collaborating with the Landsec development team along with Caroline Rodgers. Together, Caroline and Glenn provide support for soft and hard services during development and planning. “We need to understand our new buildings before they come online,” he says, “so that we can mobilise them in the right way and ensure the Operations team have the right facilities available to manage the asset.” New assets under development currently include Timber Square, Liberty of Southwark, Oval Works and Thirty High.

A signification proportion of Glenn’s time is now focused on the implementation of air source heat pump technology as part of Landsec’s decarbonisation strategy. An air source heat pump is a highly efficient system that transfers heat from the outside air to water, which is then used to heat

a property. “It’s effectively using a refrigeration cycle in reverse,” explains Glenn. “We have four air source heat pump installations at various stages across the London portfolio,” he continues. “Dashwood is leading the way. We’ve removed the majority of the older kit there and new systems are going in over the summer, ready for the winter months. The other sites are 5 New Street Square, 16 Palace Street and 80-100 Victoria Street. The latter project is only just beginning. We’re currently planning how the work, which will take two years, will be carried out.”

Glenn has also been busy devising and introducing new training processes. “We’re investing a significant sum in

upskilling the Landsec hard services team,” he says. The five Workplace Engineering Managers began a training programme in April. “We have courses over the coming months,” says Glenn, “and we’ve also launched a mentor partnership with a business called 21 Engineering to enable our team to achieve professional accreditations. This continuing professional development is aimed at achieving Incorporated Engineer status initially and, ultimately, Chartered Engineer.”

When he’s not working, Glenn enjoys family time with his wife and two children, aged nine and two. He also enjoys watching football (he supports West Ham), shooting and scuba diving.

Supporting Glenn in performance management and the drive for energy efficiency is Salman Hasnat, Aspire Energy Manager. Salman had a TUPE transfer in February from NG Bailey, where he was Energy Manager for almost three years. Before that, he worked for an analytics company focused on building performance, so he’s highly experienced in developing dashboards, analytics and reporting. Salman gathers and analyses energy data from all Landsec properties in the capital to see how they are operating and where improvements can be made, putting him on the front line of Landsec’s transition to net zero. “I’m responsible for the in-house platforms that check energy consumption and asset performance for all buildings,” he says, “and I provide analysis and reports to Glenn, the WEMs and others internally. I liaise with Service Partners, monitor them, raise tickets if I find anomalies and work with site supervisors to address any issues.”

The first few months in his new role have been very busy. “We’ve had to migrate from the NG Bailey platforms to those of the new Service Partners,” he explains. “This means making sure the platforms are set up correctly and providing the information I need. I’m really enjoying being part of the team and making sure everything has a meaning,” he says. “I’ll be providing monthly reports to senior people, so I’m just trying to finalise all the asset connections to make this possible.”

Ensuring energy efficiency is a difficult task. “One challenge is that a building is dynamic,” says Salman. “There can be tenants with different demands.

For example, if there is a laboratory in the property, it may operate outside of normal hours and consume more energy. We need to keep energy intensity within our target. You cannot control it 100%, but you can collaborate with the site team to achieve your goal.”

Despite the challenges, Salman enjoys his role. “You see the results of your hard work,” he says. “If we achieve our targets, we reduce energy consumption – which is good for customers, good for Landsec and good for the environment. It has a big impact.”

Born in Bangladesh and brought up in Italy, Salman came to the UK with his family in 2014. “Coming from a village of around a thousand people to London, with around 10 million, was

quite a change,” he says. “I had virtually no English at all then, but I had a background in mechanical engineering, so I managed to make my way.” In his spare time, Salman enjoys watching and playing football, as well as spending time with friends and family – he has three children aged four, two and eight months.

Glenn Darlison is delighted with Salman’s contribution so far. “He’s fantastic,” he says. “He’s made a significant impact since joining the team. He’s taken charge of the digital analytics platform and really pushed it to the next level to ensure the quality of data received. He also collaborates well with our Energy Bureau team to make his role successful.”

Adele Waddington

Aspire Engineering Co-ordinator

Adele Waddington joined Landsec as Aspire Engineering Co-ordinator on 15 April. Her career background in the property sector means that she brings valuable experience to the role. “I spent 10 years at The Shard in various positions,” she says. “I started as Reception Manager and then I was seconded to the client side as Occupier Relations Assistant, looking after the tenants. After that I moved to Integral, the building’s engineering services provider, where I was Technical Clerk for two years.”

Her role as Aspire Engineering Coordinator is a brand-new one. “It’s developing as we go,” she says. “I’m supporting the Workplace Engineering Managers and working on reporting, to showcase performance in terms of energy and air quality. I’ve also done some development work with Caroline and she’s going to be involving me in some upcoming projects.”

Adele is enjoying her new job. “It’s gone really well so far,” she says. “It seemed quiet at first, as I’d been in a really busy role previously, but I’m picking up more work now; it’s been a nice steady pace. It’s been great to visit different buildings and meet new people,” she continues. “I’m getting to understand the business, the buildings, what everyone does and how I fit into the team. I want to understand how I can best support the WEMs, who are all very busy. I’d love to be able to take some weight off their shoulders.”

Outside of work, Adele enjoys spending time with her four-year-old daughter. “She’s my absolute world,” she says. “I spend a lot of my weekends chauffeuring her around to parties and other events.” Adele is currently planning her wedding, which will take place in October next year, and has recently taken up running. “I set myself the challenge of running a 10k race,” she says, “which I did in March. It was in Chelmsford and I ran it with Adam Donoghue, who I know from my time at The Shard, as he worked there too. He has inspired me to take up running. Now I’ve signed up for two half marathons – one in September and one in March. Hopefully I’ll get to the marathon at some point.”

Adele has also made a good impression with Glenn Darlison. “She’s only been with us for a few weeks,” he says, “and the first couple were taken up with onboarding and e-learning, but she has been received extremely well. She has a positive, can-do attitude.”

tTwelve teams pitted their wits at the annual Landsec | Aspire Quiz Night, which took place at the Kings Arms in Wormwood Street on 1 May.

Chris Goad (CEO of Regular Cleaning) made a fantastic quizmaster, as over 80 contestants racked their brains on a range of topics. A brand-new music round – in which teams had to identify songs from their 7-second intros – was devised by Kelly Barlow (Workplace Manager), who also organised the evening.

The 12 teams of seven people featured a mix of Service Partner colleagues and Landsec staff. Everyone enjoyed complimentary food and drink as they chatted to old friends and made new ones.

It was a tightly fought contest – with three teams tying for second place – but the victors were ‘You can’t quiz with us’, with 66 points. Congratulations to Liz Cummins (Bidvest Noonan), Alex Cooke

(Principle Cleaning), Jo Newton (Amplify), Lacey Pluck (Regular Cleaning), Dave Payne (Landsec), Melissa Harvey (Rapport) and James O’Mahony (BGIS), who each received a bottle of Prosecco and a £20 voucher. Kudos to Liz for being on the winning team for the second year in a row! Commiserations to the other teams – including ‘Never gonna quiz you up’ (we won’t name and shame you), who came last with 38 points but at least won a pack of doughnuts to share!

“The raffle tickets sold out,” says Kelly Barlow, “and we managed to raise £1,016 for our charity partner, Caxton Youth. This is a fantastic result and I know they will be very grateful. Thank you to everyone who bought tickets and supported the event.”

Sara Conneely

What do you like to do outside of work?

I love to travel, swim and spend time with family and friends. What’s on your bucket list?

South America – I really want to get there soon. After university, I managed to travel the world for over five years and saw some amazing places. I backpacked for a couple of years in Southeast Asia, Australia and New Zealand. Then I lived and worked in New Zealand for a year before going to South Korea for just over a year, where I taught English to an ambassador’s daughter, as well as doing some teaching in universities there. I met my husband while travelling and we now live in Essex.

Are you a fan of anything or anyone?

I really enjoy going to see stand-up comedy and love Kevin Bridges and Micky Flanagan.

Do you have any mantras in business or in life?

I do have a mantra that I say to my two young children every night: ‘I love you, I’m proud of you, I think you’re amazing and I’m glad you are mine!’

What would you say is your greatest achievement?

Helping others who’ve moved to the UK by volunteering my time to teach English to those who cannot access English classes. Learning English has such a positive impact on people and it opens up so many pathways and opportunities for them to pursue.

Have you been inspired by anything you’ve seen, read or experienced lately?

I recently read ‘A Thousand Splendid Suns’ by Khaled Hosseini, which is a truly inspirational read. Its underlying message is that it is possible to rebuild after overcoming a challenging past.

What do you know now that you wish you’d known when you were younger?

Not to worry too much about where others are in life – everyone has their own story and their own timeline. It’s not a competition; it’s life and you should enjoy it!

Do you have any regrets?

Not learning a second language. I think it should be pushed more in schools and we shouldn’t have to rely on the rest of the world learning English.

Do you have any pets?

Not at the moment. I would love a dog, but that will be in a few years’ time when my children are a little older. I’d choose a Labrador, as they have such a fantastic nature. We had lots of rescue dogs when I was growing up.

What’s your all-time favourite movie?

The Sound of Music – I watched it every Christmas Day with my Grandma for years and I still do to this day.

What was your first ever job?

I washed dishes at the weekends from the age of 14 at a seaside restaurant in Tenby, Wales, where we lived. I learnt what hard work was and it is still to this day the hardest job I ever had. But I stuck it out for two years and was finally promoted to waitress, which was a very happy day!

What would you say is your best skill in business?

Communication, as well as development. I’m a very good listener and genuinely want to make sure that my team are having the best time at work and, if they are not, work out what can be done to make it better. I am also a champion for development; I have been really lucky in this industry to have had managers who have seen my potential and developed me continuously. I am passionate about paying that forward.

What’s your favorite part of your working day or week?

Spending time with my team – they are such a good bunch and all bring different elements to brightening my day!

And your least favourite?

My commute. It’s an hour and 20 minutes, door-to-door. I’ve been doing it for over 11 years, so I should be used to it by now, but I wish I had a time machine and could skip this part of every day.

We have lots to celebrate in May! Earlier this month, Myo Bankside/The Forge was awarded the 2024 London Innovation Award by the British Council for Offices (BCO). Landsec’s first net zero carbon development, Myo Bankside/The Forge is rated BREEAM Excellent and NABERS 5 stars, and is targeting International WELL Building Institute (IWBI) Gold certification. In addition, Myo St Paul’s has been nominated for the ‘Health and Wellbeing Initiative - Commercial Property’ category in Property Week’s Property Awards 2024. Then, completing our hat trick, Myo St Paul’s is a finalist for this year’s awards from the Sustainable Design Collective, a think tank that identifies developments and best practices relating to sustainability. This is all wonderful news and underlines Myo’s sustainability credentials.

Pleasing pop-ups

Myo members have enjoyed a number of pop-up events recently. In Mental Health Awareness Week, well-being business Ems offered the chance to buy self-care items including scented candles, essential oils and skincare products. Meanwhile, a talk entitled ‘The Three Pathways to Happiness’ from guest speaker David Gibbs pulled a big audience of members at Myo St Paul’s. Finally, the arrival of warmer weather (at last) was marked by a ‘pop’ pop-up, which offered members free glasses of lemonade – cheers!

A FAMILIAR FACE IN A

New role

Rapport’s Quentin Meliz has stepped into a brand-new role as Front-of-House Experience Manager for the Landsec contract.

Quentin joined Rapport eight years ago, although he had already been part of its parent company (Compass) for five years. He began working on the Landsec contract two years ago. “I’m based in different buildings,” he says, “sometimes in Victoria and sometimes in the City – wherever I need to go across Rapport’s sites in the Workplace portfolio, as well as 20 Eastbourne Terrace, which is looked after by Bidvest Noonan.”

His new role as FOH Experience Manager involves developing concepts that will bring delight to Landsec properties. “My role involves organising pop-up events and creating engagement activities for customers,” he explains. “These initiatives are designed to enhance the workplace experience and foster a vibrant community atmosphere. Through my efforts, I aim to add value to customers’ daily work environment and also to encourage greater interaction and collaboration between them. It’s all about bringing a dynamic and enriching element to their professional lives.”

The activities that Quentin organises each fall under one the four pillars of the Landsec Experience strategy: Wellness, Convenience, ESG (Environmental, Social and Governance) and Culture. “For example, food pop-ups come under convenience,” explains Quentin, “as they often mean there’s no need for customers to leave the building at lunchtime.” Recent food pop-ups have included Jack’s Bakery and Ong Ong Buns. Meanwhile, an activity that promoted wellness was a series of popups by the energy shot company, Moju. “They were so popular,” says Quentin, “that the Moju staff managed to give away 7,500 shots in just an hour.”

Quentin has some exciting plans for events this summer. At the end of this month, the charity Guide Dogs will be coming to The Zig Zag Building and a millinery company (By Ilona) will be promoting its fabulous hats ahead of the Royal Ascot horse-racing event. Then in July there will be an ice cream pop-up on the rooftop of The Zig Zag Building.

“I really enjoy interacting with small businesses,” says Quentin, “giving them the chance to sell on site and building relationships with them. If I’m making them happy and making our customers happy, then I’m happy too.” He thinks the most challenging thing in his role is selecting which opportunities to pursue. “There are so many events that could be celebrated,” he says, “but I have to choose the right ones. I’m excited about organising a variety of pop-ups and giveaways for our customers to enjoy in the coming year. The anticipation of creating memorable experiences fills me with enthusiasm.”

Outside of work, Quentin enjoys spending quality time with his 8-yearold daughter, as well as going to the cinema and watching movies. He also likes travelling. “Going to different countries to discover new cultures and landscapes enriches my life,” he says.

Grand Opening at Caxton Youth

Following the Landsec | Aspire DIY days at its Pimlico club rooms, our charity partner recently held an event to launch its refurbished facilities.

The Grand Opening was held in the evening of 25 April and attended by around 60 invited guests. As well as representatives of Landsec | Aspire, these included benefactors, supporters, parents and young people, along with the local MP, Nickie Aiken, and local councillors, Jacqui Wilkinson and Jim Glen.

“Caxton was delighted to welcome so many incredible attendees,” says Rose Swainston, the charity’s CEO, “who have supported us on our journey over the past year.” The charity experienced building works spanning eight months and had to relocate.

“Thanks to incredible support from Landsec | Aspire and community supporters,” continues Rose, “the team

were able to hot-desk at 16 Palace Street and then run our incredible array of activities at a local community space.”

Guests at the relaunch party enjoyed canapés, served with a variety of soft drinks, beer and wine. Speeches were made by Rose and Caxton Youth’s chair, Kate Boddington, as well a parent, Annalisa Saba, who described the ways

Bidvest team go green

The management team of Bidvest Noonan joined in with Mental Health Awareness Week’s ‘Wear it Green’ day on Thursday 16 May.

Team members donned green items of clothing and accessories, as well as sporting green ribbons, the international symbol for mental health awareness.

“We encouraged our teams to take part in various training courses,” says Jason Abella, Key Account Director, “including Mental Health Awareness & Self-harm and Suicide Awareness. In this regular feature, we are sharing wellness tips from Gioia Oliva, Reception Supervisor with Rapport. Having studied psychology, Gioia is passionate about health and well-being, both inside and outside the workplace.

Movement is key for well-being

Mental Health Awareness Week took place from 13 to 19 May and this year’s theme was ‘Movement: moving more for our mental health’.

Many of us find it challenging to incorporate movement into our daily lives. Whether it’s due to busy schedules, physical limitations or simply feeling unmotivated, finding the time and energy for exercise can be a struggle. However, even small moments of movement can make a significant difference. So, I encourage you to carve out moments for movement, no matter how brief. Everyone has their own starting point; for some this would be doing some gardening or taking a walk during their lunch break, for others it might be attending an exercise class or pushing through an intense work-out. Always remember to be kind to yourself. Try and be as active as you can every day, but listen to your body. Focus on personal progress, never on comparison. Embrace diverse approaches to movement and find what works for you. Some days you may be able to do more than others, and that’s fine.

The front-of-house teams in properties with on-site cafés have been issued with a number of vouchers that can be exchanged for a complimentary cuppa. Reception staff can hand these out to visitors when they feel it is appropriate. For example, if someone arrives for a meeting but has to wait for a while in reception, they can be offered a voucher. This not only makes their experience more pleasant, but also takes the pressure off the customer who is running late. “We have empowered our team members to hand out these vouchers as they see fit,” explains Jess Pilakis, Guest Services Manager for Rapport, “with the aim of providing a surprising and welcoming service for customers and their visitors. The scheme is being financed through an innovation fund that has been written into our contract with Landsec.”

Congratulations to Harvey Derwin, who is being promoted from Workplace Trainee to Workplace Support Assistant as of 1 June. Harvey will be supporting Hiren Patel and Kelly Barlow (Workplace Managers) in the oversight of One New Change, 6-17 Tottenham Court Road, 24 Southwark Bridge Road, The Zig Zag Building and 140 Aldersgate.

Marlene Aguilar has also changed roles, moving from Workplace Assistant to the new position of Team Co-ordinator, working for David Wickens (Head of Workplace Operations) and based at 80 Victoria Street.

The Briggs & Forrester team has welcomed three new members recently. Aidler Fernandez has joined as Fabric Technician. He has already demonstrated a positive attitude and great understanding of the needs of Myo members. Aid is highly skilled and takes great pride in his work. A father of five, he loves Portuguese cuisine and has a real passion for cooking.

Royal visit

Danielle Guei has taken the role of Contract Co-ordinator and is proving a great asset to the Briggs & Forrester and Myo teams. With a background in the facilities management industry, her most recent role was supporting the London Fire Brigade, so she has vast knowledge of co-ordinating tasks and managing expectations. Outside of work, Danielle loves travelling and enjoys spending time with friends and family.

The security and front-of-house teams at 123 Victoria Street dealt professionally with a VIP visit recently. When the King of Lesotho visited a customer in the building, extra security and hospitality preparations were required by Aspire colleagues from Bidvest Noonan and Rapport.

Steve Velentzas has joined Briggs & Forrester’s Myo team as Electrical Technician. He has found it a positive experience so far. “Whenever I’ve had a question, required support or just needed an extra pair of hands,” he says, “someone has always made themselves available to help.” Steve’s hobbies include reading, writing and going to galleries, museums, theatres, live music events and the cinema. He also likes being outdoors – camping, diving and caving – and working on his bikes and motorcycle.

The visit went off without incident and the customer took the time to e-mail the team with positive feedback. “We just wanted to say a huge thank you to all of you involved in making the visit by the King of Lesotho a success,” wrote a representative. “Your support and assistance were first class, and we are very grateful for that level of commitment – thanks to all.”
