wWell, it’s been a busy but successful month, with our new Service Partner contracts going live and the transition being relatively smooth. Congratulations and thank you to all the mobilisation managers, Landsec staff and other colleagues who have made this happen!

With three new companies –BGIS, Recorra and Regular Cleaning – now on board and some new faces at existing Service Partners, our main feature this month focuses on the changes in our Landsec | Aspire community. We introduce all twelve of our Service Partners and the Account Managers with responsibility for the Landsec Workplace portfolio. A great, big welcome to all the new members of Aspire and we look forward to working with you.

Another change this month is that our Wellness column has a new author. With Jess Pilakis being promoted to Guest Services Manager for Rapport, she is handing the well-being baton to Gioia (Gio) Oliva, Rapport’s Cluster Supervisor for the Nova estate. Welcome, Gio!

We’re delighted to report that plans to transform Hill House, adjacent to New Street Square, into a sustainable workspace and rooftop restaurant have been approved. Hill House will be net zero in both construction and operation. Combined with the redevelopment of 55 Old Broad Street (plans for which were approved at the end of last year), this will deliver over 660,000 sq ft of best-in-class office space in the City of London.

This programme provided the opportunity to explore the latest innovations available in the market and find the Service Partners who will drive performance, enabling us to provide the best customer experience and the most sustainable operations. From an initial list of 102 potential collaborators, we invited 62 to participate in the tendering process and selected 12 Service Partners to work across our eight service streams until 2030. Together, we will work in a customer-centric and data-driven way to drive excellence in customer service.

Although he’s a new recruit for BGIS, Hamza Idris, Account Director, has eight years’ experience in the industry. “I’m excited about the opportunity to contribute and lead my team to achieve Landsec’s goals,” he says. “I can’t wait to get started. We will have a team of 40 people across the Landsec portfolio that we manage. This is a mix of managers, subject matter experts, administrators and engineers.”

According to Hamza, BGIS envisions itself as a leader in innovative and sustainable real estate management. “We believe in building a diverse and inclusive workplace where our team feels safe, valued and empowered,” he says. “Delivering exceptional customer experiences is at the heart of our vision, and we strive to foster strong relationships with our clients.” He thinks his company’s focus on employee development and community engagement helped secure BGIS the Landsec contract. “Additionally,” he says, “our commitment to technologydriven sustainability solutions resonates with Landsec’s emphasis on energy efficiency.”

The past few weeks have been busy for Hamza. “Meeting our people, visiting the buildings and connecting with the Landsec team have been my highlights during the lead-up to the go-live date,” he says. “Seeing the facilities firsthand has given me a greater appreciation for the scale and complexity of this transition. It’s been incredibly rewarding to connect with the diverse

and experienced team members from both our company and Landsec who will be pivotal to our success.”

Hamza recognises that the greatest challenge for BGIS relates to its employees. “Being a new business to Landsec and with most of our team coming over under TUPE, we have a lot of work to do to ensure our people feel safe, confident, supported and valued,” he explains. “This means focusing on clear communication channels between legacy staff and new team members and also establishing consistent onboarding procedures.”

BGIS is planning to deploy its AI-driven smart buildings software across the Landsec estate. “Our Artificial Maintenance Intelligence (AMI) platform is an industry-leading technology that will monitor Landsec’s properties for energy efficiency, asset health and asset performance 24/7,” says Hamza. “Greener, healthier and smarter buildings are something that we are hugely passionate about.”

Outside of work, Hamza says he’s a bit of a homebody and foodie. “I love relaxing with a good movie, music and delicious snacks,” he says, adding: “Our new puppy adds to the fun!” When he does go out, he enjoys playing tennis, going to church and spending time with friends. “Building strong relationships is something I value both in and out of work,” he says.

With over 30 years’ experience serving well-known organisations across London and the South Coast, Recorra uses a circulareconomy approach to ensure recycled materials are given a useful second life.

“At Recorra, we are committed to championing the circular economy and promoting a more sustainable future through recycling,” says Ollie Swan, Senior Portfolio Manager. “Our aim is to support our clients in their sustainability journey by providing innovative waste management, unique engagement and carbon reduction solutions to ultimately champion zero-waste sites.”

Having worked with Recorra for three years, Ollie knows the company’s strengths and is clear about what enabled it to win the Landsec contract. “We believe it is our dedication to transparency in our sustainability efforts, as well as our commitment to enhancing both our clients’ and our own environmental performance,” he explains. “We strive to go beyond standard recycling practices, making impactful contributions through initiatives such as electrification and recycling across more than 35 different waste streams.”

In delivering the new contract, Recorra will rely on a Contract Manager working across the portfolio, supported by a Portfolio Director, Sustainability Executive, Net Zero Strategist and Commercial Directors – plus, of course, all the vehicle drivers. Recruiting HGV drivers is one of the greatest challenges in the waste management industry today.“ Since Covid there has been a national shortage,” says Ollie. “We have had to step up our recruitment efforts and recruit a Driver Trainer to give young people and apprentices the skills they need.” Another challenge is government regulation. “We wrestle with the government continually delaying and overcomplicating important environmental legislation

that we desperately need to improve the UK’s poor recycling rate,” explains Ollie. Recorra has already implemented changes in the collection methods across a number of sites. “In efforts to optimise efficiency and minimise environmental impact,” says Ollie, “certain compactors have been swapped out for wheeled bins, reducing vehicle movements and enhancing serviceability, particularly with our electric fleet. Additionally, to ensure robust data integrity, we’re committed to providing accurate weight measurements for food waste collections.”

The experience as part of Landsec | Aspire has been very positive so far for Ollie. “I have really enjoyed getting to know the on-site teams and mobilisation leads,” he says. “Every interaction with Landsec has left me feeling incredibly supported and has made me feel that nothing is too much effort.” He also understands the potential of the Aspire community: “As members of Aspire, we’re empowered to stretch beyond limits, knowing that collaboration paves the path to excellence. Together, we can reach new heights by pushing boundaries and fostering a culture of teamwork.”

When he’s not working, Ollie enjoys skiing holidays and Rugby Union. “I’ll watch any game when the Harlequins are playing – or if it’s England, of course. I’m a very sociable person,” he continues, “so I’m always looking for an excuse to get out and about, whether it’s golf on a Sunday morning (not that I’m any good!), having people over on a Saturday afternoon for a BBQ, or just catching up with colleagues after work at our local.”

Regular Cleaning

A family business established in 1969, Regular Cleaning’s vision is to create better places for everyone, every day. Based in Lewisham, the company offers commercial cleaning services for offices, mixed-use developments and shopping centres across London and surrounding areas. Its sustainability strategy includes a target to become a net zero carbon business by 2030.

Regular Cleaning’s team for the Landsec Workplace portfolio includes a four-strong, dedicated management team, an Aspire apprentice and 77 site-based colleagues.

“The Aspire programme feels like a real game changer for us as a Service Partner,” says Darrell Taylor, Operations Director. “It allows us a platform to put into practice the exciting ideas and processes we have for collaborating across service lines. It will evolve and enhance the training we provide to our colleagues and allow us to gain a greater understanding of the other service lines we work alongside.”

Darrell has worked at Regular Cleaning for over three years and is clear about what helped his company win the contract. “I think it’s our care for people, our wholesome family values and our inquisitive nature that have led to our newly found partnership with Landsec,” he explains. “We make it our business to understand our customers’ needs – we don’t just want to deliver a service, we want our customers to feel they can rely on us. We will be doing everything we can to create an environment where Landsec’s customers can feel at home, feel nurtured and can be successful.”

Regular Cleaning will be utilising its newly developed vertical cleaning proofof-service platform, including 3D drop mapping. According to Darrell, vertical cleaning holds the greatest challenge for service delivery. “We have been made aware of several examples of historical issues with Building Maintenance Units,” he says, “but we’re up for the challenge. Our experts in Working at

Height and Health & Safety are already working collaboratively with Landsec’s own teams to understand the problems faced. We’re confident that, whether it be through alternative access methods or even the future deployment of drone and robotic technology, we will find a solution!”

The highlight for Darrell during mobilisation has been getting to meet the people on site. “It’s been such a great investment in time for us to meet and start to build those relationships that ultimately lead to a level of trust between ourselves and our site colleagues,” he says. “I’m always amazed at the potential talent we uncover and the levels of passion shown for the buildings they work in.”

Regular Cleaning is committed to helping the communities it works in.

“I think we will really wow both Landsec and its customers in the social impact we can provide,” explains Darrell. “It’s embedded in our culture to connect with our community and to deliver impact locally including with the homeless, those with mental health challenges or young people who are NEETs (Not in Education, Employment, or Training).”

When he’s not working, Darrell enjoys spending time with family and friends. “We are normally found out walking our dog (Pepper, a Red Fox Labrador), which is always best with a pub on route,” he says. “I also like to cycle and spend some time on home and garden improvements.”

Jaguar Building Services

Founded in 1988, Jaguar specialises in the support of landmark buildings in London. With an engineering workforce of over 500, the company offers comprehensive building services maintenance, with 24-hour emergency support. Jaguar’s planned maintenance is designed to ensure that equipment operates efficiently for its entire life cycle, whilst minimising environmental impact and health & safety risks.

Jay Nel

Jay Nel, Senior Account Manager, has worked for Jaguar for 18 years. “I believe the operational service that we provided at the Nova estate and the subsequent feedback received paved the way to win the six new contracts that have been added to our Landsec portfolio,” he says. Jaguar has 55 staff working across nine buildings for Landsec’s Workplace portfolio. “Our goal is to become a leading – if not the best – facilities management service provider specialising in mechanical, electrical and building fabric maintenance operating within central London,” says Jay. “Currently the biggest challenge for us, and possibly in the industry, is recruiting and retaining high-quality, skilled engineers,” he adds.

Jay is very positive about Jaguar being part of Landsec | Aspire: “We have seen the benefits of Aspire firsthand through working at Nova and found that the interaction with other Service Partners at a professional and social level is a real benefit. A collaborative

workshop has been set up between ourselves and BGIS,” continues Jay, “and we look forward to supporting Landsec with innovations across its extensive portfolio.”

For Jay, the highlight during the lead-up to the new contract going live has been interaction with people. “We had a ‘meet the new staff’ event just before 1 April,” he explains, “where we had a chance to interact with all the members of the original teams eligible for TUPE. This went really well and it was refreshing to get everyone’s views on the impending changes.”

When he’s not working, Jay enjoys mountain biking at locations right across the UK. “BikePark Wales is my favourite spot,” he says. “However, the Surrey Hills trails aren’t bad either. I also volunteer at an animal charity in Kent, which keeps me busy most of the time.”

Principle Cleaning Services

Founded in 1989 and an employee-owned company since 2023, Principle is a market leader in the provision of commercial cleaning services in London. The organisation employs 2,300 people and serves some of the capital’s most iconic buildings. Principle takes pride in its passion for people, quality, sustainability and innovation.

“This is a hugely exciting contract,” says Sylwia De Sousa, Operations Director for Principle. “The opportunity to collaborate on achieving common goals really appeals to me and I cannot wait to get started!”

Sylwia has only been with Principle for six months but she has clocked up 21 years’ experience in the cleaning industry. Principle has 122 team members working across the Landsec portfolio.

Retaining the contract with Landsec can be attributed to a number of factors, according to Sylwia. “We have worked with Landsec since 2012 and we have developed a strong understanding of Landsec’s culture and expectations,” she says. “I strongly believe that our success in retaining our existing work and winning new sites stems from our reputation with the Landsec team, our dedication to excellence, tailored solutions, innovative practices, employee ownership structure, collaborative approach and alignment with Aspire’s values and objectives. Through our employee-ownership structure,” she continues, “every

member of our team is personally invested in our mission, driving a culture of accountability, innovation and stewardship.”

Principle is rolling out new solutions across Landsec sites. “Innovation is one of our main pillars and is at the forefront of everything we do,” explains Sylwia. “Our focus to start with will be integration of digital technologies to enhance various aspects of cleaning operations, management and customer experience. This will include PCS Connect, which allows us to optimise washroom cleaning schedules based on footfall and usage, and PCS Hub, which is a cloud-based portal that allows our clients to view not only contract information but cleaning and service updates in a real time. We have also developed a real-time dropmarking system for window cleaning,” continues Sylwia, “which enables us to manage performance but also pinpoint challenges ahead of time, such as wind direction and weather.”

Being part of the Landsec | Aspire family has been a positive experience for the Principle team. “The future for

us as part of the Aspire team is bright, filled with promise and opportunities,” says Sylwia. “By embracing innovation, adopting a customer-centric mindset, prioritising sustainability and fostering collaboration, we will be able not only to navigate the challenges of tomorrow but also to thrive in an ever-changing world.”

Sylwia has really enjoyed the mobilisation experience. “Getting to know the Landsec team and meeting the teams transferring to us has been fantastic,” she says. “The whole Principle team worked really well together and everyone contributed their expertise towards achieving the common goal of the go-live date.”

Outside of work, Sylwia likes to keep fit. “I enjoy being physically active, going to the gym, hiking and mountain climbing,” she says. “Hiking and climbing allow me to connect with nature, challenge myself physically and mentally, and explore some amazing landscapes.” She also loves to engage with art and culture by visiting museums, galleries and exhibitions.

According to Melanie Innes, Strategic Account Manager, Bidvest Noonan’s credo aligns perfectly with the values of Landsec | Aspire. “It works together with the same goals, values and ideals,” says Melanie. “This shared vision builds a harmonious and impactful partnership with the end result being a positive impact on our operations and Landsec properties.”

Melanie rejoined Bidvest Noonan in March, having previously worked for the company between 2019 and 2023. She has clocked up 19 years in the security industry and is pretty sure what qualities allowed Bidvest Noonan to retain the Landsec contract.

“Our history with Landsec made us the partner of choice to continue delivering the security function across the portfolio,” she says. “The good relationships we have established with Landsec, whilst consistently meeting our joint objectives, have built trust and demonstrated our continuous commitment to our clients and their requirements.”

A team of more than 275 people will work across the Landsec Workplace portfolio. “This includes our core teams, our site dedicated bench teams and our portfolio bench team,” says Melanie. Asked to describe Bidvest Noonan’s vision, she says: “Our service vision with Landsec encompasses the creation of memorable experiences every time someone visits one of Landsec’s properties. This includes not just the person entering the property, but also the farewell greeting to those leaving. Our aim is to provide a five-star, unforgettable experience for anyone entering Landsec premises.”

In the security sector, the great challenge is to stay ahead of the game and keep up-to-date with the everevolving threats and technologies.

“The security teams need to constantly adapt and enhance their knowledge and skills,” explains Melanie, “to ensure effective mitigation of threats, both inside and from outside the business. The speed at which technology evolves can create challenges for all to keep up with, so continuous training and investment are required.”

One innovation that the Bidvest Noonan team is planning involves streamlining the logistics services across the three estates in Victoria.

“We are aiming to establish one logistics department servicing all three estates,” explains Melanie.

“This central post room will efficiently handle all incoming and outgoing mail and packages for the estates, ensuring smooth and organised logistics operations. By consolidating these services, we can enhance efficiency, reduce duplication, reduce our carbon footprint and provide a unified and consistent experience for all stakeholders.”

Melanie has enjoyed the few weeks leading up to the contract going live.

“Although I was only working on the Landsec portfolio for a month before the go-live date,” she says, “one of the highlights was to see how all the Service Partners worked together towards the same goals and collaborated to successfully to achieve these.” She’s fired up by the sense of partnership. “The collaboration between Bidvest Noonan and Landsec Aspire promises to be an incredible journey filled with teamwork

and innovation in the pursuit of excellence,” she says. “Together, we will make a significant impact and achieve amazing outcomes that are beneficial to both organisations and the communities we serve. This is just the beginning of many exciting times ahead, which I’m very much looking forward to.”

Outside of work, Melanie likes to keep active. “I enjoy being outdoors and have a great interest in maintaining physical fitness whilst enjoying various sports with my family,” she says. She also enjoys studying and furthering her knowledge of both work-related and other topics.

Established in 2000, Quality & Service Limited (Q&S) is an independent and award-winning company that provides tailored landscape design, installation and maintenance services for commercial properties, delivered by experienced and qualified employees. Q&S has also aligned itself as a leader within the landscaping industry for accredited biodiversity management and consultancy.

Jamie Westcott Contracts Manager, Q&S

Jamie Westcott’s official job title is Contracts Manager, but he says he prefers the term ‘Facilitator of Horticultural Goodness’. Jamie has worked with Q&S for six years and has been in the landscaping industry for 20 years.

“We were delighted to retain the Urban Gardening contract, which marks a significant milestone and demonstrates the strength of the partnership between Landsec and Q&S. Q&S is co-owned by the company’s two directors, Sue Payne and John Rodgers. Between them, they have over 50 years’ experience in the sector. Recognising the importance of first impressions, Q&S develops distinctive and creative landscapes. The company’s small but dedicated team is committed to ensuring that clients’ landscaping is always well maintained, which has become the hallmark of Q&S.

A team of just four works across Landsec’s Workplace portfolio in London. According to Jamie, the company’s authenticity and shared principles have helped Q&S to retain the Landsec contract.

Asked what he thinks the greatest challenges for Q&S are, Jamie says: “Climate uncertainty and bringing the next generation of gardeners into the profession.” With the ever-increasing importance of biodiversity and sustainability, Q&S has implemented a number of sustainable practices in recent years. The company no longer uses petrol equipment but instead

relies on electric or hand tools. Neither do Q&S staff use any chemicals –rather relying on natural alternatives such as seaweed for fertilizer – or annual bedding plants, which are not sustainable due to the amount of water, energy and transport miles needed to grow and distribute them. Q&S uses bulbs and perennials instead. “With planning,” says Jamie, “you can still have colour for 11 months of the year.” When it comes to recruiting the staff the company needs, Q&S operates its own apprenticeship programme, called ‘Train to Grow’.

Being part of Landsec | Aspire has a positive effect on operations for Q&S.

“It’s always easier to achieve when you work as a team,” says Jamie. For him the highlight of the weeks leading up to the contract go-live date has been ordering the new glasshouse for Cardinal Place. This 12 ft x 16 ft structure for the wild flower meadow on the roof above Wagamama and Five Guys is due to be installed in May. “We will be using it to grow vegetable plug plants to give away next year,” says Jamie, “and also growing annual bedding plants. This will provide additional interest to help keep our gardeners engaged.”

In common with other technology companies, recruiting sufficient staff can be difficult. “One of our main challenges is continuing to attract the right talent, which aligns and compliments our culture, in a world where there is a skills shortage and lack of diversity,” explains Peter.

There are many moving parts when it comes to maintaining facilities, so having relationships with other Service Partners enhances our operations and allows us to make decisions that are better informed.” Peter has experienced a positive impact on a personal level too.

“Being part of the Aspire community has been incredibly rewarding to me personally,” he says. “I have made many friends and contacts over the years, which is testament to the spirit and power of the community.”

Away from the office, Peter enjoys the company of his wife and two children, aged 11 and 7, who keep him very busy. “When I am not spending time with them, I play golf and five-a-side football,” he says. “I’m also actively involved in my son’s football team, which sees me travelling most Sundays around Berkshire and Surrey to support him.”

Neil Swindells has worked for D2E for a couple of years but has spent some 34 years in the lift and escalator industry. “We have worked with Landsec for almost 20 years now,” he says. He believes that the company’s drive for progress helped it to retain the Landsec contract. “We are never complacent and strive to be innovative, offer true value in all that we do and continue to develop a partnership with Landsec and its Service Partners.”

He is pleased that D2E remains part of the Landsec | Aspire network. “D2E are proud to be part of the Aspire family,” says Neil, “and love to get involved in all aspects of Aspire, from sitting on the Steering Committee and Operations Group through to participating with Caxton Youth and the various social events run throughout the year.” D2E’s vision is to be the most knowledgeable partner in the industry. “This is really important to D2E,” explains Neil, “as we are ‘selling’ our clients our knowledge and expertise and we must ensure that as individuals we are pushing ourselves to stay ahead of the game.”

The company has 34 employees based across the UK. “Specifically for Landsec,

we have 14 people who are involved in one way or another; this ranges from our Directors, Design Consultants for both vertical transport and façade access and Working at Height Experts to Technical Support Managers, Account Managers and, of course, the Field and Project Engineers.” The D2E team are constantly looking to innovate and are currently working on several new solutions focused on sustainability, efficiency, dashboards and asset management planning.

Neil thinks the greatest challenge for D2E is managing its supplier base to ensure the company is delivering excellent service at all times. “It’s about reacting quickly to issues that arise, ensuring limited downtime of equipment to minimise the impact on Landsec’s customers,” he says. “We spend a great deal of time working with the supply base to understand their resources and capabilities to deliver service excellence.”

Away from the office, Neil enjoys spending time with his family. “I have two boys aged 13 and 15,” he says. “We all enjoy taking part in Judo as a hobby.”

Lift specialist KONE joined the Landsec | Aspire family in 2021, working alongside fellow elevator and escalator Service Partners, D2E and Otis.

“The KONE story began in a machine repair shop in Helsinki, Finland, back in 1910,” explains Leighton Shackleton, Key Account Manager for KONE.

“The business took the name KONE, which is Finnish for ‘machine’, and started refurbishing motors, as well as importing and installing elevators from Sweden.”

A member of Lift and Escalator Industry Association (LEIA) and Lifting Equipment Engineers Association

(LEEA), KONE has been operating in Great Britain for more than 40 years.

“With our head office in Chertsey, Surrey,” says Leighton, “regional offices across the country and a team of nearly 1,800 employees, we serve customers nationwide.”

Outside of work, Leighton is passionate about football and has volunteered as a scout for Preston North End, Leeds United and Burnley.

Otis, which joined Landsec | Aspire in 2021, has regional offices around the UK, with its headquarters building located in Brentford.

Kris Shuttleton, National Account Manager, looks after the Landsec contract, making sure that operations and finances work smoothly. “Landsec is one of our most prestigious accounts,” he says.

Although Kris works from the company’s Leicester office, he bases himself in the V café at 80-100 Victoria Street for a day every month. “It allows me to work with the Otis and Landsec teams on site,” he explains. “With lifts and escalators, there are always dayto-day issues,” he continues, “but when you’re on site you can maintain a good relationship with not only your own team but the client and other Service Partners. It makes life a lot easier when you’re all working collaboratively.” There are contractual targets for

attendance time and the aim is always to have a first-time fix for service call-outs. “We want to have minimal downtime,” says Kris. “I appreciate the challenges when lifts or escalators are out in these buildings, especially in retail where it affects trade. I put a lot of pressure on myself to make sure we’re doing everything we can to eliminate any issues on a daily basis.”

Originally from Glasgow, Kris is a diehard Rangers fan. In his spare time, he coaches the Under 9s Moulton Magpies Whites football team.

“Creating memorable experiences for our guests,” – this is how Jessica Pilakis, Guest Services Manager, describes Rapport’s vision. “It’s about outstanding service, delivered through our personalised approach,” she continues, “anticipating needs and understanding the crucial elements involved in ensuring a seamless guest journey.”

Originally from Melbourne, Australia, Jess has worked for Rapport for 18 months but has 14 years’ experience in the hospitality sector, with a background in spa and resort management. She is clear about what enabled Rapport to retain the contract with Landsec: “Our passion, commitment and unity as a team,” she says. “We always look for ways to further advance ourselves, enhancing our skills, services and technology.” Jess is very happy to be continuing the collaboration. “I am thrilled to embark on another exciting year with Landsec,” she says, “working collaboratively with our Service Partners and creating lasting impressions with both our clients and customers. We are your front-of-house specialists, and we really look forward to achieving great things together.”

Rapport has a team of 38 Receptionists working across the Landsec portfolio, including seven Supervisors. “We also have a Front-of-House Experience Manager, Deputy Guest Services Manager and myself as Guest Services Manager,” explains Jess.

The role of FOH Experience Manager is a brand-new one. “It’s something we are extremely excited about,” says Jess. Quentin Meliz has been appointed to this new role. The initiative is designed to help challenge the post-Covid culture of working remotely. “Our focus this year is to give our customers a reason to come into our buildings,” explains Jess. “It’s about providing more of an experience, rather than just a service, and having offerings on hand such as pop-ups and amenities. We want to introduce elements of surprise and provide a more personalised and tailored service.”

Jess and the Rapport team feel very much at home as part of the Landsec | Aspire family. “Working collaboratively is one of our key values as Rapport Ambassadors,” she says. “We truly believe that working as a team, by sharing and collaborating, brings outstanding results and rewarding outcomes. Being part of Aspire means we have the opportunity to engage with other Service Partners, promoting a culture of working as one, in the drive to achieve our shared vision in the future of facilities.”

Outside of work, Jess is passionate about well-being. “I love to exercise!” she says. “I really enjoy doing classes. It always makes me feel great physically and mentally.”

What do you like to do outside of work?

I love being outside, keeping active and going to the gym. I also enjoy doing mixed martial arts and catching up with friends and family. On a sunny, dry day there’s nothing better than taking my motorbike out for a blast, abiding to the speed limits of course…

What’s on your bucket list?

I must admit that I have a long list. Two that spring to mind are skydiving solo and visiting South America.

Are you a fan of anything or anyone?

I’m a big Reading Football Club fan, for my sins! I’m a season ticket holder and have been for the past 10 years. I try to go to away games where I can, especially if they are not too far to travel. I’m also a motorcycle fanatic and have a Suzuki GSXR-1000R sports bike.

Do you have any mantras in business or in life?

Never be afraid of failure and embrace the experiences and feelings you get from making mistakes or failing at something. Use this to drive you forward. It doesn’t matter how many times you get knocked down, what matters is how you pick yourself back up again.

What would you say is your greatest achievement?

In the humblest way possible, I would honestly say it’s where I am today. I have never been someone for whom things come naturally. I always struggled in my academic years, but I was determined to make something of myself. I have recently sold my first home and bought my second, which feels like a great achievement before hitting 30.

Have you been inspired by anything you’ve seen, read or experienced lately?

Yes, the story of Russ Cook –nicknamed ‘Hardest Geezer’ – who ran the entire length of Africa. It’s an astonishing story of mental resilience and pure determination, all done for charity. These days, I’m lucky if I can run 10k, let alone more than 16,000k! When I was 19, I was Berkshire County Champion at 200m and 400m, and I used to run a lot of half marathons, but not so much these days!

What do you know now that you wish you’d known when you were younger?

Not to wish life away and just embrace every day and the challenges it brings, as you never know what’s around the corner.

Do you have any regrets?

Not becoming a MotoGP rider! Joking aside, I feel that regrets don’t get you anywhere in life. I like to think I’m a ‘glass half full’ rather than ‘glass half empty’ kind of guy.

Do you have any pets?

I have inherited a Jackahuahua (a Jack Russell/Chihuahua mix) named Eric. He’s a small dog with a big attitude!

What’s your all-time favourite movie?

That’s a tough question – I do love a good film! The first one that springs to mind is The Dark Knight (Batman). Heath Ledger as the Joker was iconic! I am a bit of a Batman nerd at heart.

What was your first ever job?

My first job was stacking shelves at Sainsbury’s when I was in college to earn some pennies to be able to socialise and go on holidays with my mates. I must admit it wasn’t the most exciting job, but it allowed me to go on those ‘lad holidays’.

What would you say is your best skill in business?

I would say communication with clients and key stakeholders. In mobilisations, it is critical that honesty and transparency are established with customers from the start, as this forms a firm foundation for the future.

What’s your favourite part of your working day or week?

Seeing mobilisation projects slowly coming together each day, while engaging with clients and all members of the BGIS team and community.

And your least favourite?

My alarm clock going off in the morning! Door to door, I have a twohour commute to London.

In this regular feature, we are sharing wellness tips from Gioia Oliva, Reception Supervisor with Rapport. Having studied psychology, Gioia is passionate about health and well-being, both inside and outside the workplace.

Gioia is taking over this column from Jess Pilakis, who has been promoted to Guest Services Manager for Rapport. Gioia works as Cluster Supervisor for Nova South, Nova North and n2, where she and her team take care of all reception-related duties for visitors and customers at the estate.

Colour Breathing

One powerful technique that I’ve found helps in promoting relaxation and better focus at work is colour breathing. Breathing techniques have a solid foundation in scientific research and are considered evidence-based practices for promoting relaxation, reducing stress and improving overall well-being. Drawing on principles of mindfulness, colour breathing invites us to imagine inhaling and exhaling different hues to achieve a desired state of calm and clarity. Here’s how it works:

1. Find a comfortable position: Sit or lie down in a comfortable position where you can relax without distractions.

2. Breathe deeply: Take a few deep breaths to relax your body and calm your mind. Inhale slowly through your nose, hold the breath for a moment, and then exhale slowly through your mouth.

3. Choose a colour: Visualise a colour that resonates with you or one that corresponds to the emotion or energy you want to feel. For example, blue might represent calmness and relaxation, while green might symbolise healing and balance.

4. Inhale the colour: As you breathe in, imagine that you are inhaling the chosen colour. Visualise the colour filling your lungs and spreading throughout your body with each breath.

5. Exhale tension: As you exhale, imagine releasing any tension, stress or negative emotions from your body. Visualise these feelings leaving your body as you breathe out.

6. Repeat: Continue this process for several minutes, focusing on the rhythm of your breath and the sensations of the colours flowing through your body.

Congratulations to Ellis Burgess, who has been promoted to the role of Deputy Guest Services Manager with Rapport. Ellis has worked with Rapport for over six years, being the Team Leader for the Rapport Network Team for the past two years. “I’m very much looking forward to meeting and working with you all,” says Ellis, “and I’m excited to start my next chapter with the fantastic Landsec team.”

When she’s not busy looking after her three-year-old son, Ellis enjoys shopping, spending quality time with family and socialising with friends. She replaces Jessica Pilakis, who stepped up to become Guest Services Manager when Melissa Harvey recently moved away from the Landsec contract due to promotion.

This month we’re also celebrating the promotion of Samet Ustun, who has taken up the position of Supervisor with Bidvest Noonan at 123 Victoria Street. After joining the company in 2017 as Patrol Officer at Cardinal Place, Samet quickly rose through the ranks, becoming CCTV Operator in the control room. “During his tenure at Cardinal Place,” says Jason Abella, Key Account Director for Bidvest Noonan, “Samet demonstrated a strong work ethic and a passion for learning, consistently seizing opportunities to expand his skills and knowledge.” Outside of work, Samet prioritises his health and wellness, keeping fit with regular workouts.

There are two new faces in the reception team at One New Change. First to join the Rapport team there was Dean Friary Hall.

“I’m an avid pool player,” says Dean, “and fascinated with rugby union.”

Originally from Ireland, Dean has lived across England and Hong Kong and describes himself as “a huge traveller”.

The other new member of the team at One New Change is Megan Jarman, who has joined the Aspire family as Receptionist. “I have a one-year-old daughter who is the light of my life,” says Megan, “and I also have a love for all things Disney and Disneyland Paris!”. Her other

interests include bodybuilding and she has a passion for Christmas.

6 New Street Square has welcomed Vivi Sakogianni as part of the front-of-house team. Vivi is Greek and also vegan. “I love travelling,” she says. “I used to do boxing, and I study acting.” Meanwhile, Katie Tippins has joined Lucent as Receptionist. “Previously I have worked within the optical/health industry and I am excited to start a new venture within Rapport,” she says. Katie’s interests include psychology, wellness and mental health. In her free time, she enjoys being outdoors and going for long walks.

Birthday serenade

Pauline McLean, Receptionist with Rapport at 16 Palace Street, recently wowed a customer by singing ‘Happy Birthday’ to him. When he entered the building, the customer was treated to Pauline’s rendition in the style of Stevie Wonder. He was delighted and e-mailed the Workplace management team to praise her great interaction with clients. Pauline previously formed part of Rapport’s choir in the company’s video, filmed exclusively within Landsec properties, for its ‘Be Yourself’ campaign to promote Diversity & Inclusion. The birthday serenade is not the first time that Pauline’s big personality and warm heart have been recognised. Keep up the great work, Pauline!

It’s all go at Myo! Our expansion programme continues at pace, with Myo New Street Square having officially opened in January and the launch of Myo Piccadilly just a couple of months away. With our existing locations – Myo Liverpool Street, Myo Victoria Street, Myo Bankside and Myo St Paul’s – we will have six sites, with Myo Kings Cross due to bring the total to seven next year. Given this growth and the fact that, under the new Myo contracts that began in October, our Service Partners now form part of Landsec | Aspire, we’ve decided to bring you regular updates about Myo. Sara Conneely has joined as Amplify’s Account Manager. Sara’s face will be familiar to many, as she previously worked with Landsec, managing the ground-floor reception portfolio across the City and West End. “I’m really looking forward to getting involved in Aspire again,” she says, “connecting with colleagues and volunteering on the inspiring charity initiatives. I’m delighted to be working with the outstanding team of welcome hosts across Myo and Amplify and to be involved in such an exciting operation.” Sara’s hobbies include teaching English to ESL (English as a Second Language) students, reading and swimming.

Vanessa Morales (below) has taken up the role of Member Host at Myo Victoria. “I am enjoying it so far,” she says. “Everyone I have met has been very friendly and this is further presented in the warm yet productive company culture.”

Vanessa has a degree in Psychology, which she believes is very useful in her customerfacing role.

De-stressing the Myo way

When she’s not working, she enjoys watching movies, exploring new places and writing.

April is Stress Awareness Month, a campaign that has been held every year since 1992. Stress, and consequently poor mental health, is one of the biggest public health challenges that we face today. The Myo team has been busy tackling stress in all sorts of ways this month. Activities for Members have included a Smoothie Bar, guided meditation, a massage chair, lavender oil giveaways and pop-ups promoting sleep-aid products and calming calendars. And relax!

Lifesaver Lawrence

WWell done to Lawrence Merry, Estate Security Manager for Bidvest Noonan, for winning a Player of the Month award.

Lawrence did not hesitate to put his first aid skills into action when he found a customer experiencing a heart attack at Dashwood recently. On finding the person on the floor, he called the control room to ring for an ambulance and kept them on the phone until paramedics

arrived. As the customer was losing consciousness, Lawrence kept talking and asking for responses. “I’m just glad I was in the right place at the right time,” he says.

Jordon Joseph, Workplace Manager, is grateful for the quick response from Lawrence and his colleagues. “Thanks to the reactiveness of the team,” he says, “they were able to successfully get the customer help and taken to hospital for further examination.”
