Well, 2024 has certainly kicked off with an incredible amount of activity right across the Landsec | Aspire network, so I suspect it will be another busy year.

Of course, preparations are underway for the transfer of contracts from some of our existing Service Partners to new ones from April. For some Aspire members, this involves a TUPE transfer to take care of the switch to your new employer. If you have any questions about this process, please don’t hesitate to speak to your line manager. Rest assured that we are doing everything possible to make the change as seamless as possible for you all.

There have also been new Service Partners appointed for our Myo brand of flexible office space. With their contracts being live since 1 October,

our new partners – Amplify Guest Services for front of house and Briggs & Forrester for engineering – are settling in well, working alongside Principle, which continues to provide cleaning services for Myo. In addition to these changes, Myo has opened three new locations recently, with a further two planned. In this issue of Aspire One magazine, we speak to Becca Munroe, Senior Workplace Manager, and representatives of these three Service Partners about how things are going.

This edition also introduces Adam Donoghue, our new Workplace Engineering Manager, and gives the opportunity to spend ‘5 minutes with’ Jo Newton, Head of Operations for Amplify Guest Services.

Next month, we’ll be featuring the expanded Aspire Assist team, as well as the Service Partner teams on the ground at Lucent.

Adam Donoghue WORKPL ACE ENGINEERING MANAGER Adam’s face may be recognisable to many, because he worked for NG Bailey from 2012 to 2019. Now he has returned to the Aspire team, having been recruited by Landsec as Workplace Engineering Manager in November.

“I started with NG Bailey as an apprentice,” he explains, “after which I joined the team at 1-2 New Ludgate as Electrical Engineer. My Supervisor then was Glenn Darlison and when he left, I became Lead Engineer, then Supervisor.” When he left NG Bailey in 2019 to work for a competitor, Adam was initially based at a property in Oxford Street but then became Technical Manager at The Shard, a role he held for just over two years. “It’s an amazing building with a massive team,” says

Adam. “I had 21 direct reports and also looked after around 30 contractors. It was very demanding and I worked long hours but I achieved a lot and left on good terms.”

Looking for a new challenge, Adam thought of Landsec. “I’ve always liked the Landsec culture,” he says. “I used to be an Aspire Ambassador for NG Bailey.”

Funnily enough, when he applied for the role with Landsec, he was interviewed

Adam is responsible for 62 Buckingham Gate, 123 Victoria Street, Eastbourne Terrace, 24 Southwark Bridge Road and The Forge. “I’m not based in any one place,” he says. “I like to move around all the sites, visiting each property once a week to keep in touch with everyone.”

Outside of work, Adam is passionate about running. He runs home from work in the City to Hornchurch once or twice a week and has completed four marathons so far – in Lee Valley, Manchester, Yorkshire and Reykjavik.

“My mum is Icelandic and I go to Iceland each year for one family event or another,” he says. “I speak Icelandic a bit, although I need more practice.”

He has a number of ultramarathons lined up this year, including races in Brighton and Manchester, and a ‘last man standing’ event in June, where he hopes to run over 50 miles. When he’s not running, he likes to go to the gym and play golf. Along with his partner, he has renovated his home, which they share with three cats, and he also enjoys reading.

He’s also taking care of Managed Services, which currently means supporting two customers on their floors – one at Cardinal Place and one at Dashwood – but is expanding. “I work with the Site Supervisors or Lead Engineers for the Service Partners, as well as the Workplace Managers, to provide all hard services.” This covers lifts & escalators, external access equipment (such as window-cleaning cradles), maintenance & engineering and fabric works. Currently working with Kone, Otis and NG Bailey, Adam is also liaising with the Jaguar Building Services and BGIS teams, which will take over the NG Bailey contract from April. “I also provide support with LTAs (Licences to Alter), customer fit-outs, RiskWise and projects such as air source heat pump installations.”

Despite being only a few weeks into the job, Adam is enjoying his new role.

“It’s been really good,” he says, “getting to know new people and reconnecting with old faces. The Service Partner teams have been very welcoming and are passionate about the buildings.”

He thinks Landsec has grown as an organisation since he left Aspire four years ago. “It’s a bigger beast than I remember and there are many new processes,” he says, “but that means more support, which is good.” Adam has also been working with Ieva Botes, Senior Workplace Manager, on WELL accreditation. He has really enjoyed this collaboration and will be covering for Ieva – who he describes as “very switched on” – during her upcoming maternity leave.

Looking ahead, Adam has plans to reduce energy consumption across his properties. “62 Buckingham Gate currently has the highest energy intensity in the portfolio,” he says, “and it’s also too high at Eastbourne Terrace, so I want to address this by implementing energy-efficient strategies. I’ll also be looking to enhance performance and improve engineering as a whole across the teams.”

Jo Newton Head of Operations, Amplify Guest Services

What do you like to do outside of work?

What would you say is your greatest achievement?

I’m two opposites, really – one half likes going to the gym and staying fit, while the other half likes to eat desserts and drink wine! I’m definitely a foodie but I’m also not very good at sitting still. I go running and also do boxing and yoga.

Becoming the manager of a health spa at the age of 21. I’d been working there as a receptionist at weekends while I was at uni and the owner created a role for me. That’s what led me to where I am today.

What’s on your bucket list?

To go to an F1 race – I don’t mind which one. I’m a big F1 fan and I’ve not been to a race yet. I think top of my list would probably be Austin, because I also love country music and horses, so I could make a ‘cowgirl holiday’ out of it! My mum was a riding instructor, so I grew up around horses; I haven’t ridden for a while now but it’s something I’d like to do again.

Are you a fan of anything or anyone?

Besides F1, I went to see Beyoncé perform in Tottenham last year and I’m in awe of her – she’s amazing.

Do you have any mantras in business or in life?

It’s what I always say to my team: do the best that you can, give it your all – then at least you can say you gave it 100%.

Have you been inspired by anything you’ve seen, read or experienced lately?

There’s a guy who’s been suffering the effects of long Covid who comes to my gym a couple of times a week to meet people and try to get fit. This week he came to running club and completed the whole route, although he walked it. He’s so full of life and happy to be around people – he’s a real inspiration.

What do you know now that you wish you’d known when you were younger?

That it’s quality over quantity when it comes to clothes, handbags and shoes! I wasted so much money before I realised that.

Do you have any regrets?

I would say going to university.

I’ve got where I am now through employment and learning from other people on the job, so it makes me sad that people feel almost forced to go to uni. More thought should be given to other routes, especially since paying off that student debt is no fun.

Do you have any pets?

A ginger tom cat called Toulouse (named after the character in ‘Aristocats’). He definitely rules the house and the vet has just told me again that he’s too fat!

What’s your all-time favourite movie?

‘Calamity Jane’, the Doris Day classic.

It reminds me of my mum as she loved it and we had it on all the time when I was growing up, singing along to the songs.

What was your first ever job?

It was a newspaper round when I was 13 or 14. It meant early mornings and it was often cold and wet. Every now and then I managed to persuade my brother to do my round for me and only paid him about a third of my wages!

What would you say is your best skill in business?

Building good relationships with people, especially my team.

What’s your favourite part of your working day or week?

Having a coffee and catch-up with my team, when I do my one-to-ones with my managers on site. I really enjoy spending time with them.

And your least favourite?

Anything to do with finance – numbers aren’t my strong point.

There have been lots of additions to the front-ofhouse teams recently. New to the reception team at The Zig Zag Building is Sophie Weeks, whose career background is in administrative support, where she has worked in a range of corporate environments.

“I enjoy travelling when I can,” she says, “and am always looking to explore new places.” Liubov Ruban (known as Liuba) has joined Rapport as Dedicated Cover Receptionist. Her hobbies include sport, travelling, dancing, beauty/make-up and healthy food. “I am open-minded,” she says, “and love to meet new people, create a positive atmosphere and have fun together!”

Also joining the Rapport team is Gemma Benjamin who is working as Receptionist at Nova. “In my spare time,” she says, “I love to read, watch new shows and try new restaurants.” Another addition to the Aspire family is Tania Balog, who is working at New Street Square as Supervisor. “I’ve been part of Rapport for nearly five years,” she says, “and part of Landsec for even longer.” Tania’s hobbies include going to the gym, travelling, reading, crochet and spending time with her three cats. The final new member of Aspire this month is Uma Lama, who has joined 123 Victoria Street as Receptionist. Originating from Nepal, Uma is excited to join the team at Rapport. “I am an outgoing person,” she says, “and I like socialising, travelling and hanging out with friends and family.”

Krista Bernhofa and Valeria Spano have now moved into N2, forming the first front-of-house team in this new building and each performing the role of Events Corporate Receptionist. Krista was formerly Receptionist at Nova, while Valeria was a member of the dedicated cover team. “We’re super-enthusiastic
