Head of Workplace Operations & Chair of Landsec | Aspire
TThere’s a lot of good news for members of the Landsec | Aspire family to celebrate this month.
Firstly, Landsec recently published its annual results, which demonstrate very strong operational performance and underline the importance of owning a high-quality portfolio. The market in central London continues to show robust demand for premium space in the right locations. This ties in with Landsec’s new purpose, introduced earlier this month: shaping places that stand the test of time. This means we are committed to curating a portfolio of places that create value for everyone connected to them.
The second cause for celebration is that the last three months saw average daily tap-ins for the London portfolio up 11% compared to the previous year. With our customers increasingly wanting to be in the office and connected to their teams, providing
excellent customer service through our Aspire Service Partners is more important than ever. So, please keep up the great work.
Thirdly, hats off to those members of the Workplace Operations team who received awards or commendations at the recent Landsec Spotlight Awards. You can read about their success in this edition.
Last but not least, we can celebrate the success of the winning team in our annual Aspire Quiz Night, the fun had by everyone at the event and the community spirit that was clear for all to see.
Don’t forget to put the Aspire Football League matches at The Valley, Charlton Athletic’s stadium, on Wednesday 4 June in your diary – everyone is welcome!

We’re celebrating one year of
Halo: a helping hand
As we mark the end of the first 12 months of Halo, our unique Health and Loyalty Offering, we want to take this opportunity to remind you of the great employee benefits available to you as members of Landsec | Aspire. You all have access to a fantastic package of benefits –regardless of which Service Partner you work for.
Halo is a groundbreaking initiative in the real estate industry. It recognises the dedication of our Aspire members and demonstrates our commitment to supporting them to be the best they can be.
Halo represents the minimum level of benefits that must be provided to all full-time, dedicated employees (those who spend over 50% of their contracted time working across the Landsec Workplace portfolio). If your contractual benefits with your employer exceed those offered within Halo, then the enhanced benefits take precedence.
How has Halo helped?
Check out these testimonies of how Halo has assisted Regular Cleaning team members when they most needed a helping hand:
Floare Bura Cleaning Operative with Regular Cleaning at Nova North & South.
“Halo helped me to pay my bills and supported me after my surgery. It made a huge difference to my income. I feel it supported me through this difficult time. Thank you, Halo.”
Kelly Adamuccio Cleaning Operative with Regular Cleaning at New Street Square.
“I was able to recover properly from my surgery and not stress about rushing back to work. I want to say a huge ‘thank you’ to Aspire because those 20 days of sick pay really made a difference to my life and I’m really grateful to work for a company that supports employees in this way.”
Nijole Smigelskiene Weekend Cleaning Operative with Regular Cleaning at Nova North & South.
“I want to thank you for being paid for my sickness leave last year; it really helped me to get through the difficult period while I was recovering.”
Our Aspire Health and Loyalty Offering aims to provide high standards of employee benefits but what does Halo mean to you?

Three exciting matchdays on 2, 16 and 30 May have seen thrills, spills and some fantastic goals in the Landsec | Aspire Football League.
The two teams topping the league table and through to the final at The Valley, home of the mighty Charlton Athletic FC, on Wednesday 4 June are The Clean Sweepers (Principle) and Regular Raiders. Congratulations to both teams and good luck for the big game!
Before the final takes place, spectators at The Valley can enjoy the play-off match for third place in the competition, giving two more of our teams – Landsec Legends FC and Aspire All Stars –the opportunity to play in this fantastic stadium venue. Kick-off for the play-off match will be at 6.15pm (gates will open at 6pm), with the final itself starting at 7.15pm.
Everyone in the Aspire family is invited to come along – and bring any family members with them – to support the teams. Food and drink will be provided by Landsec | Aspire for everyone, so please do come along and support your colleagues!

Our annual Landsec | Aspire Challenge returns this autumn with a hike through the spectacular scenery of the Forest of Dean and Wye Valley. On a route straddling the border between England and Wales, we’ll cover over 27 miles (44km), with a gradual ascent totalling 1000m.
Although we’ll be accompanied by an experienced and qualified Mountain Leader, this trek is not for the fainthearted. The challenge will definitely test your endurance, but also promises to strengthen existing bonds and spark new friendships.
It’s back! We’re thrilled that the Aspire Sports Day is making a welcome return this July. This evening event promises to be fun all the way. Being held at Battersea Park, it will have all your Sports Day favourites –blindfold egg & spoon, 3-legged and sack races, as well as space hopper and piggy-back challenges, relays, tug of war and dodgeball.

ASPIRE Quiz Night
21 May 2025
Everyone had great fun at the recent Aspire Quiz Night, as 26 teams of four battled for the top spot in our annual battle of the brains.
Held at BAM Karaoke Box in Victoria Street on 21 May, the event featured rounds on subjects ranging from general knowledge to music. Teams also had some table challenges to complete – one with pictures and another with anagrams – and there was a creative round of ‘heads or tails’, with everyone facing a series of true or false questions, and the winner being the last one standing.
See pages 010-031
Battle of the brains
As at last year’s quiz, participants were randomly assigned to teams, giving everyone the opportunity to meet new colleagues from across the Aspire community. There was considerable scratching of heads and teams fuelled the turning of their cognitive cogs with complimentary food and drink, including delicious fried chicken, crispy calamari and potato tots.
It turned out to be a closely run contest, with just four points separating the top three tables. Congratulations to the winning team – aptly named I’ve got 99 problems but this quiz isn’t one! –of Daniel O’Hehir (Rapport), Lacey Pluck (Regular Cleaning), Emma Williams (Rapport) and Jim Hubbard (Recorra), who scored 39 points and each won a bottle of wine, which was kindly donated by Richard Blenkinsop of Landsec.
Second with 36 points were the Baffling Jesters (Bianca Burcu, BM Caterers; Husseth Chambi Moreno, Regular Cleaning; Michael Chinakwe, Regular Cleaning; and Serafino Masella, Bidvest Noonan). Coming in third place with 35 points was It’s A Mystery (Adam Bramley, Briggs & Forrester; Michael Rufai, Landsec; Michelle Jugessur, BM Caterers; and Nilesh Makwana, BGIS). Commiserations to The Building Brainiacs – who we won’t name and shame – for claiming last place with a respectable 14 points and winning the traditional wooden spoon!
Raffle ticket sales were boosted by the incredible range of prizes generously donated by our Service Partners. Lucky winners went home with swag including:
“What an amazing night! It was so lovely to see everyone coming together, teaming up, laughing and just having a great time. The support of the Aspire family means so much to us, and to Caxton Youth – £945 is a great donation to mark the end of our three-year partnership with this fantastic charity. Thank you to everyone who took part, and huge thanks to our wonderful Service Partners for donating such generous raffle prizes. Events like this remind us of just what a great community we have.”

Recorra launches new portal
Recorra, our waste management Service Partner, has launched a new online platform that provides greater transparency.
“Previously, we had two platforms and this new portal combines the strengths of both in one system,” explains Solomon (Sol) Jackson, Portfolio Director for Recorra. “Users can see loads of valuable information, such as tonnages of waste collected, recycling rates and carbon dioxide savings. The data can be displayed in customisable graphs and reports,” continues Sol, “or downloaded for use elsewhere. Users have access to all documents – including, for example, Recorra’s licences, recycling posters and guides – all in one place.”
The new portal, which went live a couple of months ago, has been well received by users, who include Landsec’s Workplace Managers and Sustainability Executives. The new system can also be used by those customers who have access to waste-weighing platforms, providing a breakdown of waste generation per customer. Two of these are currently installed at Landsec sites, with eight more being installed by the end of this year.
“Waste reporting and analytics can benefit organisations by helping them identify areas where further waste reductions are possible,” says Sol, “as well as providing data to support their sustainability targets and certifications. Users can also see the social value created by our services. We donate the equivalent of a meal to food redistribution charity, Plan Zheroes, for every food waste collection we undertake.”
The annual Spotlight Awards took place for the third time on 30 April at Koko in Camden, one of London’s premier live music venues. Landsec staff gathered to celebrate the hard work and exceptional qualities of the individuals and teams that have helped to deliver great results this year. Invited guests were also treated to a performance by our in-house rockstars, Bandsec, who graced a stage that had previously featured Oasis and Coldplay.

What do you like to do outside of work?
I enjoy taking my kids out to museums, parks and generally keeping them busy. I have a son aged 11 and twins – a boy and a girl – aged 8. I also love a chit-chat over something to eat. My favourite dishes are curries, Caribbean, Vietnamese and Japanese – basically, anything spicy! I have a big family, so we have a busy social life with frequent birthday parties and get-togethers. What’s on your bucket list?
To see the Northern Lights, Japan and South America. And maybe, one day, to run a marathon. However, I don’t currently do any running!
Are you a fan of anything or anyone?
Gladiators. The kids and I are hoping to watch it live at some point. Do you have any mantras in business or in life?
Enjoy the little things.
What would you say is your greatest achievement?
My three precious gremlins. In work, it has to be helping others to thrive and fulfil their own career aspirations. Also, bringing a live circus – in the air – above Piccadilly Circus. This was part of the London 2012 Festival and it was pretty special. I was managing Piccadilly Circus at the time. The area below was pedestrianised and there were over 250 circus performers, including high-wire trapeze artists and tightrope walkers. There was a balcony on the building at the time and we viewed it all from there. It’s stayed in my mind – it was amazing. Have you been inspired by anything you’ve seen, read or experienced lately?
I saw some space-saving, multi-functional furniture on Facebook that was pretty cool.
What do you know now that you wish you’d known when you were younger?
That it’s OK to make mistakes and not to overthink things.
Do you have any regrets?
Many! I guess it’s all part of learning. Maybe not embracing my degree in IT more, although it is quite useful in my current role.
Do you have any pets?
No, unless my three gremlins count. What’s your all-time favourite movie?
I love Forrest Gump.
What was your first ever job?
I worked part-time in McDonald’s in Clapham Common just after leaving secondary school. I remember that I had to rent my uniform (yes, really!) and I never got my 5 stars. I enjoyed the free meals, but not the job. What would you say is your best skill in business?
I’m a people person and very good at adapting.
What’s your favourite part of your working day or week?
Catching up with my team and hearing their stories at work. The wins at 5 New Street Square are my favourite at the moment. We’re installing a water/air source heat pump and have three contractors doing major refurbishment works.
And your least favourite?
Getting called around 4am by Meeting Room 10 at our headquarters for no reason! Incredibly, this has happened twice. I’m told it was probably the cleaner doing it inadvertently. As I work in Operations, I will always answer the phone whenever it rings.

This month at MYO
It’s been another busy month at MYO. The concierge teams of our new front-ofhouse Service Partner, Acuity, have not only been providing excellent support for our members but also welcoming lots of visitors, as we have hosted a variety of events. Many thanks to them and our cleaning and engineering team members for helping make these a success.

WELCOME TO MANOEL
Manoel Rodrigues, Supervisor for Principle Cleaning, is new to the team at MYO Bankside. Manoel is proactive, dedicated and always striving for improvement.
“I have always been passionate about providing excellent service and contributing to the best possible experience for those around me,” he says. “Joining the team at MYO has been a fulfilling experience. The company
MYO New Street Square supports literary festival
The team at New Street Square recently hosted several events that formed part of the inaugural Fleet Street Quarter literary festival. The programme for ‘Festival of Words’ covered topics from current affairs and journalism to fiction, screenwriting and poetry. With its location at the heart of the UK’s news and media sector, MYO New Street Square was ideally placed to welcome guests including journalists from the Guardian newspaper, literary agents and published authors.
Martyn steps up
Well done to Martyn Laurence, Engineer with BGIS, who recently went the extra mile at MYO Piccadilly. An early client meeting was scheduled, but the team was running a bit behind in opening reception. Without hesitation, Martyn stepped in to welcome the clients, open the meeting room for them and even assist with setting up their breakfast.
“His initiative and willingness to help out,” says Tania Dias, Workplace Manager, “were truly appreciated. It was a great example of teamwork and professionalism.”
was already on my radar as a great place to work, and I’m grateful for the opportunity to be part of a team that values excellence and collaboration.”
In his spare time, Manoel enjoys watching movies, reading, improving his English and spending time with his wife and wider family. “These activities help me stay balanced and motivated,” he says, “bringing that same energy and dedication to my work.”

An early start for Ross at NSS
CCongratulations to Ross Pinner of BGIS for winning our Player of the Month award for April.
With the launch of our new voting system for these awards, April was the first month in which the winner was decided by the votes cast by members of Landsec | Aspire. Everyone in the Aspire community is able to vote, so please get involved and have your say next month!
There were lots of strong nominations in April and it was a close result. However, Ross Pinner came top for his sterling efforts to get systems up-and-running
again for customers after a power outage at New Street Square during the Easter break.
Ross was called to site early on the Saturday, where he took charge of the situation and got the building to a safe status, with the ability to operate partially. He then managed the entire repair works, continuing into the early hours to get the building operational and complete his report.
Many thanks to Ross for his incredible work ethic and professionalism.
