In our annual awards, we celebrate those colleagues who have gone above and beyond. II think I’m just about in time to wish everyone in the Landsec | Aspire family a Happy New Year!

We have some exciting plans in hand for Aspire events and career development in 2025. We kick off our events calendar with the annual Aspire Staff Recognition Awards on 6 March. Invited guests will enjoy a meal at The Brewery in Chiswell Street and then the winners in a total of nine categories will be announced. You’ll find all the nominations in this issue. Now it’s over to you – four of the awards are decided by you, the Aspire family. So, please get voting for whoever you think deserves to win across these categories: Customer Service Award, Excellence Award, Integrity Award and Respect Award. The Newcomer and Innovation Awards will be voted for by the Landsec Workplace Director team, while the Limelight Award will be judged by the Aspire Steering Board. That leaves the Chairman’s Award – the category in which I have the honour of selecting the worthy winner – and our brandnew Aspire Building Of Excellence

Award. The latter will go to the team in the property that ends the year at the top of our new Quality League Table (you can read all about the spot checks and scoring for this on pages 4-11). As ever, the nominations for the Aspire Staff Recognition Awards are strong across the board, so we all have our work cut out. Voting closes on Wednesday 5 February, so please don’t leave it too late!

Also in this issue is an update from Glenn Darlison, Aspire Service Delivery Director, on the programme to replace our gasfired boilers with air source heat pumps. Glenn reports that this work, which requires a great deal of meticulous planning, is going well. Congratulations to him and the hard services team for managing to exceed the target of having five sites under retrofit by the end of this financial year.

As well as our regular Grapevine news from around the Aspire family, in this edition you can spend ‘5 minutes with’ Diana Tupiza of Principle Cleaning Services.

Quarterly checks drive

QUALITY LEAGUE

With quality checks having been introduced for all sites in the London portfolio, we talk to Ross Wiles, Aspire Systems & Quality Manager, about the new scoring process.

A brand-new award will be added to the list of accolades at our annual Landsec | Aspire Staff Recognition Awards in March: the Aspire Building Of Excellence Award. This award will be given to the property team achieving the top spot in our brandnew Quality League Table. Each building’s position in the league is determined by its cumulative score from quarterly spot checks, which are being carried out by Ross Wiles. “My visits are unannounced,” says Ross, “so I’m a bit like a mystery shopper. The idea is to assess each building from the customer’s perspective. It’s about walking in the customer’s shoes and scoring what they experience to ensure we are meeting – and hopefully exceeding – their expectations.”

Having been at Landsec for over 20 years, including time spent as Workplace Manager at 62 Buckingham Gate, Ross understands what quality means in our properties. It is important to stress that his quarterly visits to each building and the resulting Quality League Table are quite separate from the existing KPIs and dashboards. “I’m not conducting an audit,” Ross explains. “The KPIs and dashboards form part of the Service Partner contracts, but this is a totally separate way of assessing quality and identifying high performance. The items covered in the spot checks have been selected after carefully reviewing what is important to our customers,” he continues. “The criteria may change over time but, in essence, we want to check that the basics are being done really well in every building across the London portfolio.”

Ross Wiles, Aspire Systems & Quality Manager
Marin Rupa, Principle Cleaning

Although the extensive list of items that Ross scores is focussed on the customer journey, it also includes activities carried out by members of the Workplace team. “As well as assessing things that our Service Partners are responsible for, such as the warmth of welcome, building cleanliness and uniform observance,” says Ross, “the spot checks cover work by Landsec staff too, making it a total team effort for each property. The Workplace Managers are scored on their interaction with VTS (our portal

for logging customer interactions) and RiskWise (our risk management system). If the Workplace team don’t play their part, it can really affect their building’s position in the league table.”

The scores for each quarter are added to the existing scores in the table, giving rolling figures for the current year. A sophisticated spreadsheet has been set up for recording the scores and ensuring fairness. “If a Service Partner is working across fewer sites, there is a formula to make things fair,” explains Ross.

Victoria Street

Ross is enjoying his visits and the opportunity to get to know Aspire team members better. “Having chats with our Service Partners and Workplace Managers is giving me the chance to build better relationships with them,” he says, “and the benefits are clear to see. We are also hoping to promote some healthy competition between our teams on the ground!” If urgent feedback is necessary after any particular visit, Ross will give it to the relevant Service Partner and Landsec team members. So far, he has been very pleased with what he has found on his travels around the portfolio. “I have been seriously impressed by everyone I’ve spoken to and met,” he says. “It would not be possible for Landsec to maintain the relationships it has with its customers if it wasn’t for the impeccable work of our Aspire teams. Keep up the fantastic work – your efforts do not go unnoticed and are greatly appreciated.”

Quality League Table

The Quality League Table shows the position to date, at the end of Quarter 3. The checks for Quarter 4 will be completed by the end of February, with the top three buildings being shortlisted for the Aspire Building Of Excellence Award and the winner announced at the event on 6 March.

Room for improvement?

If you want more information about the spot checks or Quality League Table, please ask Ross (ross.wiles@landsec.com).

The Aspire Building of Excellence Award winner will be announced at this year’s Staff Recognition Awards, after the Q4 checks have been counted.

“I have been seriously impressed by everyone I’ve spoken to and met. It would not be possible for Landsec to maintain the relationships it has with its customers if it wasn’t for the impeccable work of our Aspire teams. Keep up the fantastic work – your efforts do not go unnoticed and are greatly appreciated.”

MYO SHORTLISTED FOR

BCO Awards

Following our awards success last year – when Myo Victoria scooped the Excellence in Customer Service (London Region) category at the FlexSa Awards, and The Forge (including Myo Bankside) won the 2024 National Innovation Award from the British Council for Offices – we have been shortlisted twice for this year’s BCO Awards. Myo New Street Square has been shortlisted in the Refurbished/Recycled Workplace category, while Myo St Paul’s has been shortlisted for the Workplace Fit Out award. Well done to everyone involved and fingers crossed!

Myo update

With Myo King’s Cross, our seventh site and our largest to date, about to be mobilised, 2025 is already shaping up to be an extremely busy year. I expect it to be even busier than last year, which is saying something because in 2024 we conducted 270 tours, completed 63 deals, launched one new site (Myo Piccadilly), hosted 85 member events, organised 29 brand popups, supported 13 charity events, achieved one WELL Platinum accreditation (Myo New Street Square) and won two awards! Thank you to everyone who helped achieve this success – let’s surpass it in 2025!

New team members

We’re delighted to welcome Jan Sosinski to the team as Member Experience Executive, based at Myo New Street Square and reporting to Martina Badenoch. Jan has a rich background in hospitality, having most recently worked as a Studio Co-ordinator on the Accenture account with Rapport. We’re really excited for Jan to bring his insights on delivering exceptional service to our team. In his spare time, Jan enjoys trying different cuisines with his partner. His bucket list of things to try includes parachuting and bungee jumping. Asked what he enjoys about working in the flexible office space sector, he says: “Every day presents different challenges and I love building relationships with stakeholders.”

Another new face in the Myo family is that of Dayniel (Dany) Alvarez Batista, who has joined Briggs & Forrester as Contract Support on the Myo account. Dany has a passion for music, salsa dancing, football and sports in general. “I also love spending time outdoors,” he says, “but, most of all, I cherish the moments I spend with my family and friends.” He likes his new job so far. “My role is dynamic, requiring me to act quickly and stay organised with all that’s going on simultaneously,” he says. “Despite the fast pace, I genuinely enjoy it and am very happy with my team and manager. They are great professionals, but even better people.”

5 minutes with…

Diana Yajamin Tupiza

What do you like to do outside of work?

I like exercising at the gym, travelling and exploring different cultures. I also enjoy spending quality time with my daughters – aged 12 and 20 – such as going to museums and the cinema or theatre.

What’s on your bucket list?

To finish university, start another course (in psychology) and continue to grow professionally. I’m doing a degree – in the evenings and at weekends – in International Business Management and I’ll finish next summer.

Are you a fan of anything or anyone?

I admire psychology and its complexity. I’m also a fan of travelling, especially to mountain areas. I go to Spain – where I grew up from the age of 10 – every year, and to Ecuador, where I was born and have family, every three years.

Do you have any mantras in business or in life?

One of my favourite sayings, both in business and in life, is: Progress and Respect. I believe that growth comes from continuous improvement, which should be done while respecting others’ thoughts, beliefs, cultures and backgrounds. This approach is the best policy for building strong relationships.

What would you say is your greatest achievement?

My greatest achievement was getting my driving licence in Spain, as I had to overcome fear from having previously been a passenger in a scary road accident. Alongside this, I would say that completing the ‘Snowdon 360’ hike was very challenging and rewarding. I had done the Thames Path Walk challenge the year before, but Snowdon was a much longer day!

Have you been inspired by anything you’ve seen, read or experienced lately?

My greatest inspiration comes from my daughters. I believe I am an example for them, showing them that if you persist in your dreams and fight for them, you can achieve anything you set your mind to.

What do you know now that you wish you’d known when you were younger?

I think when we’re young, we don’t always value time. However, if I had used my time to learn more or travel, I would have discovered more places. But it’s never too late to start…

Do you have any regrets?

I don’t think I have any regrets, as I’ve learned valuable lessons from every mistake and experience I’ve had.

Do you have any pets?

Yes – a 14-year-old Jack Russell named Lily and a two-month-old cat called Luna. Luna was found next to a bin when she was just two weeks old, and now she’s growing up fast. When I adopted them, I was worried it would be difficult, but each time it turned out to be one of the best decisions I’ve ever made. They have truly changed my life.

What’s your all-time favourite movie?

I have a few; the ones that come to mind are The Green Mile and The Boy in the Striped Pajamas.

What was your first ever job?

My first job was as a housekeeping supervisor at a 5-star hotel in Madrid.

What would you say is your best skill in business?

Adapting to change. I believe change is good, because it helps us learn and grow.

What’s your favourite part of your working day or week?

My favourite part of the job is interacting with the team, colleagues and clients. I enjoy listening to their needs and suggestions, as it helps me understand how we can work together to improve and find solutions.

And your least favourite?

I would say that when I don’t have enough time to prepare work in advance due to having a busy day, it becomes more challenging to do my best.

Ollie’s marathon fundraiser

Ollie Harris, Workplace Support Assistant, will be running this year’s London Marathon to raise money for our charity partner, Caxton Youth Organisation.

The charity was fortunate to be allocated a place for one runner in the 2025 London Marathon and offered it to a member of Landsec | Aspire. Members of the Aspire team were asked to apply for the place and Ollie was successful in winning it. He has set a fundraising target of £2,500 for Caxton, the only specialist youth club in Westminster for young people aged 11 to 25 with disabilities or autism.

The London Marathon has been an annual fixture in the sporting calendar since 1981, with the route taking in many of London’s famous landmarks including Buckingham Palace, The Cutty Sark, Tower Bridge and Canary Wharf. This year’s race takes place on Sunday 27 April.

“I’m excited to be running my firstever marathon in support of Caxton Youth,” says Ollie. “What makes it more meaningful is knowing that I’m

doing this for a cause close to my heart – helping learning disabled and autistic children.” Ollie’s son – Oscar, who is four – is autistic. “I know first-hand how important it is for young people with additional needs to have the right support, opportunities and safe spaces,” continues Ollie. “That’s why supporting Caxton feels so personal to me.”

Ollie is a regular runner at the 5 km distance and has previously completed a 10 km race in Blackheath in support of Help for Heroes. “I ran next to James Blunt without realising for most of it!” he admits. He says his training programme is going well and is stepping up now the big day is only three months away.

“Christmas was definitely a bump in the road,” he says, “due to the festive parties and my nan’s massive roast dinner on Christmas day!”

He thinks the hardest part of the race will be the first hour, due to having to adjust to running in a crowd. After that, he’s hoping to achieve a steady pace in order to reach the finish line within his goal of four hours.

Good luck, Ollie – the whole Aspire team will be cheering you on!

heard it through the Grapevine

In this section of One magazine, we share snippets of news from across the Aspire family. It’s where we welcome new faces, bid fond farewells and celebrate promotions and other achievements. Please send your news to aspire@landsec.com

There’s a familiar Aspire face among the new starters at Rapport this month. Nageen Jalal, formerly Bidvest Noonan’s representative at 24 Southwark Bridge Road, has moved to the Reception team at One New Change. “Customer service is my passion,” says Nageen.

“I love interacting with people.” Outside of work, Nageen enjoys socialising, hunting, hiking, cycling and running.

The other new employees at Rapport are Emmanouil Dagkonakis, Receptionist at New Street Square; Ting Zheng, Receptionist at 123 Victoria Street; and Romaysa Azzoug, Receptionist at Nova.

Congratulations to Dean Friary Hall (right), who has been promoted from the reception team at One New Change to the role of Cluster Supervisor at Nova.

Christmas hamper deliveries

Well done to the volunteers from Bidvest Noonan who helped to deliver festive hampers to elderly and vulnerable residents in the run-up to Christmas.

The deliveries were organised by Westminster Connects, an initiative originally set up by Westminster City Council during the pandemic, which continues to match volunteers with residents who need help. Staff at Westminster Connects were very grateful for the support. “We just wanted to say a massive thank you,” they wrote in an e-mail to all volunteers, “for taking the time out of your day-today schedules to deliver 800 Christmas hampers to residents in the community, battling through traffic to get from one side of Westminster to the other and walking around in the cold weather!”

The organisation went on to say that it had received some lovely phone calls and voicemails from the recipients of the hampers. Great work!

Aspire PLAYER OF THE MONTH January ‘25

Each month we salute the people recognised by you for exceptional performance or for simply being a great team member. Nominations can now be made by emailing aspire@landsec.com or directly via WhatsApp on 07834 431208

Rapid response

CCongratulations to the security team at Cardinal Place on winning a Team of the Month award.

The Bidvest Noonan team in Victoria did not hesitate to swing into action when an intoxicated man was spotted carrying a hammer and behaving erratically just before Christmas. It was Yam Pun, Security Officer, who initially noted the man in Cathedral Walk and approached him. Kedar Thakali (Lead Security Officer), Awadalla Fadoi (Security Officer) and Barry Mitchell (Estate Security Manager) assisted with restraining the man, removing the hammer from him and then removing his backpack so that handcuffs could be applied by the police. Osarieme Eboigbe (Duty Security Manager) arranged for additional officers to attend, while Muhammad Wasim (CCTV Controller) provided support from the control room, recorded CCTV footage and kept everyone informed on the radio.

Selfless support

Well done to Jade O’Brien, Receptionist with Rapport at 80 Victoria Street, on winning a Player of the Month award.

This is a fantastic example of teamwork – well done to everyone involved.

When a member of the Landsec team felt unwell late one afternoon in mid-December, Jade called 999 for an ambulance using her mobile phone. When Barry Mitchell, Estate Security Manager for Bidvest Noonan, took over communication with the emergency services, he advised them of his phone number. However, miscommunication

at the other end meant that the clinician who called back used Jade’s number instead. This was after the end of the working day and it turned out that Jade had plans in place for some fun with friends at Winter Wonderland. However, she made no mention of this at the time and continued to support with the medical situation. Thank you, Jade, for your selfless dedication and to well done to all for collaborating efficiently to deal with this issue.

Continuing at pace

ASHP programme

We are making great progress with our air source heat pump (ASHP) rollout. With Landsec having committed to reach net zero by 2040, the installation of ASHPs is playing a key role in decarbonising the London portfolio.

While our three newest sites – 5 New Street Square, The Forge and parts of Lucent – have been built with ASHP technology as standard, many of our other buildings are undergoing retrofit replacements of their heating and cooling systems. With the recent announcement that 6 New Street Square is joining the retrofit programme, we have exceeded our target to have five sites under retrofit by the close of the financial year.

Aspire Service Delivery Director

The current status of the ASHP programme is as follows:

Dashwood is 90% complete, with final commissioning and handover expected by the end of February. This has been a two-stage project, with Landsec splitting the critical cooling from the house system to provide independent systems and resilience for the building. The work has been delivered well to date by Redworx.

16 Palace Street stands at 75% complete, with the final stages of installation, commissioning and handover expected by early summer. This was a conventional replacement of the boilers and chillers with ASHP and WSHP (water source heat pump – in effect, electric boiler) systems. This project has gone well so far, with just minor hiccups that were to be expected. TClarke have delivered this project and, on the back of their performance and successful presentation, they also secured the work at 80-100 Victoria Street.

80-100 Victoria Street is 15% complete, being at the very early stages of decommissioning and removal of the existing kit. We have the first of six crane lifts taking place in January, which will require road closures. This project, being handled by TClarke, is expected to wrap up in the summer or autumn of 2026. This will be a conventional replacement of the boilers and chiller systems for their ASHP and WSHP equivalents.

One New Change stands at around 10% complete. JNoads have been awarded this project, with the PCSA (pre-construction service agreement) being completed and early construction/decommissioning already underway. This will also be a conventional replacement of the boilers and chillers with their direct ASHP and WSHP replacements.

AspireAnalytics

123 Victoria Street is in the very early stages of decommissioning, with Skanska having taken a very light touch to date. This project will really kick off soon, however, with the first crane lifts booked for February. This is the first project in which Landsec has partnered with Skanska for ASHP retrofit works.

6 New Street Square is the latest project, having only just been announced. The contractor now has the authority to progress with the PCSA stage and conduct detailed investigations to help design the construction phase plan (CPP). The project is due to start in March.

One New Change

Reducing energy intensity

Although the ASHP rollout is designed to decarbonise the London portfolio, the electrical savings can be minor, or there may even be an increase in electrical loading. This is because we are removing gas from the equation but applying more demand to the electrical system, pushing up the electrical intensity. So, this is a balancing act of equipment being commissioned in a way that delivers the required loads but runs in a lean way to meet the demand. However, we have managed to achieve energy savings, reducing our energy intensity significantly. Across all sites in the London portfolio – around 4 million square feet of property – we have saved over 320 kWh/m 2 (kilowatt hours per square metre), with the bigger sites achieving proportionally greater reductions. While the portfolio total for the previous year was just over 3,166 kWh/m 2 , the figure for the current year is just over 2,844 kWh/m 2 . With average energy intensity per building currently at 230 kWh/m 2 – and with around three months to go – we are on track to exceed our business unit objective of 222 kWh/m 2 . We should settle around the 210 kWh/m 2 mark by the close of the financial year.

Alex Payne & Theoharis (Ari) Gerantidis make a dynamic duo

Jaguar Building Services

Alex and Ari are nominated for their rapid response to power issues across two sites at the same time. The dynamic duo leapt into action to deal with outages at 62 Buckingham Gate and 123 Victoria Street, where they did a great job in restoring power to both landlord and customer areas quickly and efficiently. Customers were grateful and praised them for their sterling efforts.

Nageen Jalal is a customer favourite

Bidvest Noonan

Although he recently moved to Rapport’s Reception team at One New Change, Nageen is nominated for his time with Bidvest Noonan as the sole Aspire representative at 24 Southwark Bridge Road. He knew every customer at the site by name and created a welcoming experience for all. He is praised by colleagues for his proactive attitude, excellent communication and all-round customer service. He consistently goes above and beyond in responding to customer queries with patience and professionalism.

Diana Tupiza is Santa’s little helper

Principle Cleaning Services

Diana’s nomination is for co-ordinating the Principle team to help make the recent pop-up Christmas mini markets a resounding success. Following training of one team member on how to construct the market tables, excellent communication – including with the Regular team at Nova – and considerable effort ensured that the vendor tables were all set up on time and safely across the three different sites, providing a festive buzz for customers.

Team at One New Change embody togetherness

Principle, Bidvest Noonan, BGIS & Rapport

The team at One New Change are nominated for their exceptional response to two attacks on the building by protestors, in which red paint was sprayed over external areas, and doors and windows were smashed. The Aspire team worked quickly and tirelessly to secure the building, liaise with Landsec and the police, clean up the damage and install temporary hoardings. Their outstanding teamwork minimised the impact on customers, who were very impressed with their efforts.
