Kudos to the 36 brave souls who will soon be tackling this year’s Landsec | Aspire Challenge.
The SNOWDON 360° walking challenge will test their fitness and endurance to new levels as they not only scale Yr Wyddfa (Snowdon, at 1085m or 3560ft), but also complete a marathon-length circumnavigation of the mountain, which is the highest in Wales. fFrom a beach clean to a VIP visit and the launch of Myo Piccadilly, it’s been another incredibly busy month. That can only mean one thing – a bumper issue of Aspire One magazine!
The main feature in this month’s edition is the introduction of our brand-new Landsec | Aspire uniform. The new capsule collection really helps Aspire members to be perceived as one family, so well done to the team involved in delivering this mammoth project.
This month also saw the distribution of special, branded bags containing our Aspire | Halo merch and a leaflet that explains our new employee benefits package. Aspire | Halo is our Health And Loyalty Offering, which sets out the minimum standard of employee
benefits for all Aspire colleagues, regardless of which Service Partner they work for. If you’d like more information, please ask your line manager or HR department. Along with 35 brave (mad?) colleagues, I’m in the final stages of preparation for our annual Aspire challenge. We will be heading off to Snowdonia in the first week of October and you’ll be able to see the photos of our SNOWDON 360° adventure in the next issue.
In addition to all our regular updates and community news, in this edition we spend ‘5 minutes with’ Ali Agip, who has been with us for a decade and ensures security at The Zig Zag Building and 123 Victoria Street.
Express yourself through STYLE
As we look to implement a fresh range of uniforms across the portfolio, we’re encouraging our Aspire Service Partners to visually reflect the diversity of our properties. Rather than being restricted, you now have the freedom to capture the mood and culture of each individual asset.
With a number of Service Partners involved in a variety of tasks across our service streams, design and delivery of a new uniform collection for the Landsec | Aspire family has been no mean feat.
As part of the Future of Facilities programme, the Aspire Steering Board wanted to create a brand-new uniform for Aspire members. Although the brief may have seemed straightforward –creating a wardrobe of practical clothing that reflects our one-team ethos – this has been a huge and complicated project. “It’s taken nine months from beginning to end,” says Alison Currell, Aspire Service Delivery Director, “but we’re delighted with the results and with the response from our teams on the ground. If Aspire team members are
standing side-by-side, the connection between them is now evident through the colour, fabric, pattern and style of their garments.”
Delivery of the new uniform has been a true team effort. Rapport introduced its supplier, Gresham Blake, which had designed some initial clothing concepts for Lucent, and Regular Cleaning also brought its garment supplier to the project. Gresham Blake took care of the reception uniforms and accessories for security staff, while the suits for security officers and the cleaning, engineering and urban gardening kit was handled by Regular Cleaning’s supplier. “In true Aspire fashion – pardon the pun! –every Service Partner benefited from the volume discounts achieved by

combining the orders with the suppliers,” explains Alison. In designing the new clothing, there was not only a desire to create a common look and feel across all service streams, but also to reflect the aesthetics of our buildings and make a statement in our industry. “We wanted to steer clear of navy and black for suits,” says Alison, “because that’s been done so often. We wanted our Aspire clothing to really stand out. We had in mind hotel or concierge styling. Obviously, practicality and health & safety in everyday tasks were also paramount.”
A team from Landsec | Aspire –comprising Alison Currell, Marlene Aguilar (Team Co-ordinator), Melissa Harvey (former Guest Services Manager for Rapport), Brad Cordrey (Workplace Manager) and Jessica Pilakis (Guest Services Manager for Rapport) visited Gresham Blake’s studio, just off Piccadilly, to view possible fabrics and designs. “We had to be mindful of all body shapes and sizes,” explains Jessica Pilakis, “in order to create a collection that the team would wear with both comfort and pride. We needed to consider the seasons and include all the required accessories – ties, shoes for security
officers, coats, scarves and hats. In particular, we wanted a seamless connection between the customerfacing reception and security staff. It was also vital that these front-of-house teams felt confident in their uniform.”
Gresham Blake then created three fabric patterns – two floral and one geometric – that are exclusive to Landsec and put together a workwear collection around them. The resulting designs were delivered to the Rapport team, who then led on the project, coordinating with all Service Partners.
The decision was taken to allow each building to decide on its accent fabric for front-of-house and security staff, reflecting the uniqueness of each asset. “The fact that these three accent fabrics are completely bespoke makes them incredibly special,” explains Jessica. “You won’t see these designs anywhere else.”
The front-of-house uniforms can be worn with either smart shoes or smart white trainers, while security and engineering staff wear safety boots, and all other team members wear either black shoes or trainers. As reception and security staff need to both change to the new clothing at same time, the uniform launch has been phased across our buildings.
Uniform disposal
If you’re wondering what will happen to all your old uniform items, rest assured that there is a sustainable plan in place for their disposal.
Our waste partner, Recorra, is supporting this process with the collection and recycling of the old garments in 240-litre containers delivered to each building or cluster.
“End-of-life workwear is placed in the boxes, which are then locked,” explains Solomon Jackson, Portfolio Director for Recorra. “Our recycling service includes secure collection, transport, sorting and shredding, plus a certificate of destruction and addition of data to recycling reports.”
The uniform material is sorted and processed according to three types. For tier 1 fabrics (80% natural fibre and above), fibre-to-fibre recycling is possible. This means creating the same type of product as the original textile. For tier 2 items (40% natural fibre and above), the material is used for repurposed products such as insulation, geotextiles, partition walls and sound boarding. Tier 3 garments (39% natural fibre and below) are non-recyclable, so they are used to create RDF (Refuse Derived Fuel) energy.

Fabulous front-of-house
The front-of-house teams benefit from a capsule wardrobe of mix-and-match items. The patterned fabrics can be worn with either dark green or grey double-breasted suits, with waistcoats as an option. The female suits have both wide-leg trouser and skirt options, while male staff have stretch chinos in cream as an alternative. The patterned ties and bow ties have matching pocket squares. Ladies also have a choice of dresses and blouses in the patterned fabric.
“I love it,” says Sonia Freire, Cluster Supervisor with Rapport at 80-100 Victoria Street. “My favourite is the skirt and patterned blouse. The pencil skirt fits really nicely and looks smart.” Tania Balog , Cluster Supervisor with Rapport at New Street Square, agrees: “It looks professional. I really like it, especially that each building has a different take on the fabric.”
Pairing the dark green jacket with the cream trousers, Federico Sommariva , Receptionist with Rapport at 62 Buckingham Gate, says he likes the whole package. “I feel comfortable and my favourite colour is green,” he says.

Stylish Security
Security officers with Bidvest Noonan will be wearing single-breasted grey suits. Female guards do not have the option of skirts or wide-leg trousers, as they must be able to move freely, so their suits feature straight-leg trousers. Although the new uniform collection features a black coat, security officers will remain in red outdoor coats to ensure visibility whilst working around the portfolio.
Jamansing Thakali, Security Officer at 100 Victoria Street, is pleased with his new look. “It’s nice. I like that it’s a fitted suit and the quality is good,” he says. Jamansing has worked on the Cardinal Estate for 19 years and really enjoys his work.
Security Officer, Nana Zeta describes her uniform as “comfortable” and “polished”. She has been at 80 Victoria Street for six years and enjoys working with her colleagues.
Tommy Dean , who takes care of front-ofhouse and security duties at both 80-100 Victoria Street and 16 Palace Street is also happy with his new clothing. “The texture is nice and it’s a lovely tie,” he says. Tommy joined Bidvest Noonan in 2013 and enjoys his job.

Classic Cleaning
Cleaning staff wear either a longsleeved or short-sleeved green polo with black cargo trousers. The polo shirt is 100% cotton, so it’s a breathable fabric. For extra warmth, they can add a zip-up gilet or zip-up softshell jacket. Tatjana Gailiun, Cleaner with Principle in the reception area at 80100 Victoria Street, is impressed by the co-ordinated approach. “Now we all look part of one family, one team,” she says.
“I’m so happy,” says Marin Rupa , Team Leader for Principle at Cardinal Estate. “It’s very good and also comfortable.” Working outside, he’s particularly pleased with his new jacket. “I really like the fleece lining and that it’s waterproof,” he says.
Robert Martin, Cleaner with Principle since 2010 at Cardinal Estate, is also positive about his new kit. “It keeps you warm,” he says. “The trousers have ample pockets and the safety boots are perfect. I feel proud to wear it.”

Effective Engineering
For our engineers, durability and health & safety are prime considerations when it comes to workwear. Our engineering staff with Jaguar and BGIS are now going to be wearing the green, Aspirebranded polo shirts in 100% cotton – available in both long- and shortsleeved versions – and black cargo trousers. They can add the zip-up gilet or softshell jacket if they need extra layers.
Ranjit Benning , Electrician for Jaguar at Nova North & South, thinks the new uniform will work in everyday tasks. “It’s practical and comfortable,” he says. His colleague from Jaguar, Jim Roach, likes the colour of the polo shirt and the fact that the jacket has more pockets than his previous one. Currently an Improver at n2, Jim is doing a home study course to achieve his City & Guilds Electrical Installation Level 3 qualification. He should complete this in December and then move up to the role of Electrician.

Urban gardening
Practicality and comfort were the top requirements for the uniforms for our urban gardeners. They are also pairing the short- or long-sleeved polo shirt in green with black cargo trousers. The zip-up gilet and softshell jacket will keep our gardeners warm in the colder months and there’s the option of a branded apron for indoor gardening. Ricky Elliott of our landscape partner, Q&S Limited, says of the new uniform: “It looks very nice; I like the colour scheme.”

This month we celebrated the launch of Myo Piccadilly, our sixth location. We invited brokers, agents and colleagues to our official launch evening on 12 September, which was very exciting! The Aspire team pulled together to get everything prepared and polished for the occasion, and everything went like clockwork. With superb food served, a string quartet playing and a choice of drinks – including pints of Guinness freshly poured by our neighbours, The Devonshire Soho – it proved to be a fantastic event. It was a night of celebration, and we had brilliant feedback on the space. Thank you to our Service Partners for helping us to deliver such a successful event.

The other new face at Myo Piccadilly is Kenya Fernandes (pictured, left), who works as part of the housekeeping team for Principle Cleaning. Kenya has been with Myo since January and is delighted to be at the new site, working with such an amazing team.
The engineering team from Briggs and Forrester – Brian Mills, Martyn Lawrence, Aidler Fernandez and Nilesh Makwana – also helped with all of the planning required for a successful mobilisation. Thanks must also go to Bradley Campbell, Client Liaison Officer with Bidvest Noonan, who help set up the event space and provided security for the launch evening.
“It was a really collaborative team effort to ensure that the launch went off without a hitch,” says Sara Conneely, Account Manager for Amplify. “With days of preparation leading up to launch day, the team worked tirelessly to ensure that everything was perfectly executed on the night, from finalising guest lists to moving furniture!”

What do you like to do outside of work?
I enjoy exploring new ideas, reading a wide range of books – especially sci-fi – and having conversations with interesting people. I also play five-aside football every week. This isn’t in a league, it’s just for fun.
What’s on your bucket list?
Embarking on a journey to Australia and the Far East has long been a dream of mine. I’ve travelled to Europe and the USA but I’d love to explore some Asian countries, including Cambodia and Thailand.
Are you a fan of anything or anyone?
Chelsea FC, the greatest team in history! I’ve been a fan for as long as I can remember. I used to be a season ticket holder but it’s just got so expensive.
Have you been inspired by anything you’ve seen, read or experienced lately?
I’ve been inspired by conversations about the power of innovation, the resilience of people facing challenges, and the creative ways in which people solve complex problems.
What do you know now that you wish you’d known when you were younger?
The importance of empathy and patience, and the power of continuous learning. I recently changed roles and it’s reminded me that it’s great to have fresh challenges in life. I should have done it much earlier!
Do you have any pets?
I have a cat called Cocomelon. He’s two years old. I love cats and really can’t imagine life without one.
What’s your all-time favourite movie?
That would be the Stargate movies. I’ve watched them all more than 20 times now – I even know all the lines!
What was your first ever job?
Working at Sainsbury’s while I was still at school. This was in Ealing. It was a great experience and I really enjoyed it. It was a chance to earn some money, meet different people and also to find out a bit about myself.
What would you say is your best skill in business?
I would say that my communication skills have become one of my strongest assets.
What’s your favourite part of your working day or week?
On Mondays I have the opportunity to join the management team via a conference call, where I can present my ideas. It’s a valuable chance to contribute my perspective, collaborate with the rest of the leadership and engage in meaningful discussions that could influence future decisions. I always look forward to it – not only sharing my thoughts but also hearing feedback and insights from others to help drive the team’s goals forward.
And your least favourite?
Wednesday is the busiest day for me. It’s halfway through the week, so there’s that pressure to catch up in order to achieve everything by the end of Friday. And my other least favourite thing is when I hear the football results and Chelsea have lost to Man United, Man City, Arsenal, Liverpool or Spurs!

Welcome to Daisy Murray
Daisy Murray has joined Landsec as Managed Services Account Manager.
Available to customers across the Workplace portfolio, the new Managed Services offering is a bespoke solution – comprising hard services, soft services or both – which is delivered to businesses at floor level by our Aspire Service Partners.
Daisy, who began her new role on 2 September, was previously Contract Manager with BGIS, after a TUPE
transfer over from NG Bailey, where she had worked for eight years. She is enjoying her new position. “It’s exciting and fun,” she says. “I am very fortunate to be working with a great team. This is just the beginning for Managed Services, so I’m excited to see where we can take this.”
The types of projects Daisy is getting involved with include occupier upgrades, redecoration works and energy surveys, as well as ad hoc tasks
such as Christmas decorations, flower arrangements and customer events. She has made a good impression on Glenn Darlison, Aspire Service Delivery Director. “Daisy has transitioned into the role effortlessly,” he says. “She is taking it to the next level, ensuring service delivery exceeds expectations.” When she’s not working, Daisy enjoys spending time with her family and friends, travelling and shopping.
We’re expanding!
The AspireAcademy is growing, realising our vision of offering a suite of learning tools to help Aspire members develop their career and achieve their potential.
We’ll be taking a deeper dive into what will be on offer in our November issue but, in the meantime, here’s just a taste of the new learning that’s coming on stream. New courses will include ‘Improve your English’ and self-defence, and a Spanish version of our Aspire Service Partner Induction will be published soon too.
Already available is our IOSH (Institution of Occupational Safety and Health) Environment for Business course. This is a full-day, classroombased course of practical environmental training for managers and supervisors. Workbooks are provided and participants must complete a written assessment to pass. Results are

revealed at the end of the day, with an IOSH certificate issued to successful candidates. If you’re interested and want to find out more, please speak to your line manager.
A suite of toolbox talks is also under development, where you can learn about everything from Air Source Heat Pumps and recycling to mindfulness.
Sustainability showcase
In a fantastic example of collaboration between Service Partners, Regular Cleaning and Principle Cleaning recently joined forces to organise a Sustainability & Innovation Roadshow at Nova South.
The event, which took place from 10am until midday on 20 September, featured a range of suppliers, who presented innovative solutions to enhance sustainability and operational efficiency in our buildings, and improve the customer experience.
Companies exhibiting included washroom solutions providers, Mayflower, Wessex and Liberty; pest control experts, Total Pest; sustainable
period products supplier, TOTM; and floor-cleaning machinery specialists, Tomcat and ICE Cobotics.
“The event highlighted our collaborative efforts to drive forward new standards in hygiene, environmental responsibility and smart cleaning technologies,” says Vitor Ferreira, Account Director for Principle Cleaning.
“With participation from key suppliers, we were able to present practical innovations that are shaping the future of the cleaning industry.”

Relax and unwind with PMR
Ever felt that type of anxiety that can turn your body into a ball of nerves? Maybe you’ve noticed your shoulders feeling too tight or some pain in your jaw? Let me suggest a great way to alleviate some of that tension.
Progressive Muscle Relaxation (PMR) is a simple technique to help you release stress and tension. By tensing and then relaxing each muscle group, from your toes to your head, you can become more aware of where you hold stress and learn to let it go.
How to practise PMR
Here’s a quick guide to get you started:
1. Find a quiet, comfortable space where you can sit or lie down without interruptions.
2. Start with your toes. Inhale deeply and tense the muscles in your toes for 5-10 seconds.
Pot luck
3. Exhale and release the tension, focusing on the sensation of relaxation for 15-20 seconds.
4. Move upward through your body, repeating the process with your calves, thighs, abdomen, chest, arms, neck and face.
5. Finish with a few deep breaths, enjoying the feeling of total relaxation.
Regular PMR can reduce tension, lower anxiety, improve sleep, and enhance overall well-being. Give it a try and let me know if you found it helpful!
Participants in the first ever Propagation Workshop held by Q&S not only learned how to successfully take cuttings but also got to take home a plant in a pot.
The event, which took place in the Winter Garden at Cardinal Place, was led by Ricky Elliott, Urban Gardener with Q&S. Those taking part included invited customers and Landsec executives, who had all signed up via the Landsec Experience app.
“We needed to prune some of the plants growing on the wall inside 80 Victoria Street,” explains Jamie Westcott, Contracts Manager for Q&S, “so we took some of the containers from the wall up to the Winter Garden. These were trailing plants – Tradescantia and Scindapsus – and Ricky showed participants how to take cuttings.”
About 20 people took part in the workshop, which lasted about half an hour. Q&S provided the growing media – a mix of soil and crushed whelk shells – and sustainable pots for people to take their plants home in. The cuttings left over at the end of the session were given to a few Workplace Managers for them to distribute to customers in their buildings.
“The feedback was good,” says Jamie “and we plan to do another propagation event for anyone who missed out this time.”

Landsec | Aspire members across the London portfolio have received branded Aspire | Halo merchandise and a leaflet explaining our employee benefits package.
As part of the new contracts agreed with Service Partners in our recent Future of Facilities tendering process, there is now a minimum standard of employee benefits for all Aspire colleagues. Aspire | Halo, our Health And Loyalty Offering, was launched on 1 April and means that every member of Aspire is entitled to a suite of benefits, irrespective of which Service Partner they work for. This groundbreaking initiative demonstrates our commitment to the people who make Aspire such a success.
To help raise awareness of the Aspire | Halo benefits package, branded carrier bags were recently distributed from Nova and One New Change. These
included an Aspire | Halo water bottle, a can of drink, a bag of branded fudge and a card explaining what Halo means for Aspire members. If you want further information about any of the Aspire | Halo benefits, please ask your line manager or your HR department.
Chancellor visits Cardinal
The Cardinal Estate hosted a VIP on 12 September, when Rt Hon Rachel Reeves MP visited a customer as part of an event organised by the British Chambers of Commerce.
As with any visit by a member of the government, ensuring security for the Chancellor of the Exchequer was paramount. The customer – financial software company, Intuit – liaised with the estate’s security team in advance regarding access for vehicles and the optimum route through the building. Barry Mitchell (Estate Security Manager) attended a walk-through with the customer and advised on the best entrance and lift for Ms Reeves and her entourage to use, with all communication kept confidential. Working with Georgeta Dancovici (Deputy Estate Security Manager) and the rest of the Bidvest Noonan team, Barry ensured that all details were attended to, including the required lift being temporarily keyed off for exclusive use.

Everything went to plan on the day and the Intuit team were delighted with the support provided by the on-site team. A spokesperson for the company wrote in an e-mail following the visit: “I would like to take this opportunity to express my sincere gratitude to the entire security team for their exceptional service in making our event at 80 Victoria Street a great success yesterday. We had a few last-minute changes, and I was amazed by the support extended by each member of the team to ensure everything went smoothly. The on-site team always look after our employees and take care of all the security measures that need to be put in place, which has helped us foster better engagement. Barry and Georgeta have been an asset to our site, and I am amazed by their competence and commitment to their work. It is not surprising to see the levels of improvement since they started working with us. We have been in partnership with Landsec for more than a decade now, and I am looking forward to continuing this partnership for years to come.”

Welcome to Maddie Knight, who has joined the Rapport team as Receptionist at 123 Victoria Street.
“In my free time,” she says, “I love to go on long walks with my dog, spend my wages on coffee and find new restaurants to try.”
New to the AspireAssist team is Hashim Rugumayo, who joined as Apprentice on 16 September. Outside of work, Hashim enjoys sports and fitness, as well as fashion and content creation. On joining the team at One New Change, Hashim says: “I’ve learned so much about the property sector, and I’m grateful for the opportunity to work alongside such a talented and supportive team.”
Sam White has joined the team at Recorra as Portfolio Apprentice. Sam is in charge of auditing daily waste for Landsec sites, supporting with ongoing projects and commercial administration. He is working across various Landsec offices and spends one day a week in the Recorra head office for training and admin. Outside of work, Sam loves boxing – having had lessons since he was young – and recently took up Jiu-Jitsu.
Congratulations to Jamansing Thakali, Security Officer at 100 Victoria Street, who has clocked up 19 years of service with Bidvest Noonan. Veronica Chiaranda, Receptionist at 100 Victoria Street, says of Jamansing: “He still has the same passion for his job as he did on day one. He’s a great example to us all.”
Thames tidiers
Aspire members joined forces for a successful beach-cleaning session on 10 September. The event was organised by Recorra and took place at Gabriel’s Wharf. In addition to Aspire colleagues, the group included several people from Newable, a customer at 140 Aldersgate.
After a health & safety briefing by Recorra’s Oliver Swan (Senior Portfolio Manager), Bre Thompson (Sustainability Advisor) and Emily Wilson-North (Sustainability Consultant), the volunteers donned
hi-vis vests and collected waste from the banks of the Thames for around an hour. They each subsequently received a certificate showing the total amount of waste collected –an impressive 24.3kg!

Footie fights homelessness
Well done to the team at Regular Cleaning for using their annual football tournament to raise funds for the homelessness charity, St Mungo’s, one of their charity partners.
Several members of the Landsec team also took part in the event, held on 6 September, and Landsec | Aspire was pleased to support the
fundraising with a donation. St Mungo’s was founded in 1969 when a group of volunteers decided to do something to help people sleeping rough outside Charing Cross station. Since then, St Mungo’s has grown into one of the country’s leading homelessness charities, supporting tens of thousands of people a year.

Lost and found
HHats off to Marcus Henry, Security Officer with Bidvest Noonan at Cardinal Place, for winning a Player of the Month award.
In late July, a family was ordering food in the outside seating area at Wagamama while their little boy, Jack, played on the grass. Suddenly, they realised he had disappeared and began searching for him and calling his name. Sensing their panic, Marcus came over to check what was going on and immediately alerted the wider security team. He then took
it upon himself to go searching further afield in the surrounding area.
As his mum explained in a grateful e-mail later that day, Jack had just gone to the toilet and not heard his family calling him. “Thankfully all turned out OK in the end,” she wrote. “We would, however, like to say a heartfelt thanks to Marcus for his support, immediate attention and the trouble to which he went to help locate Jack. We’re only sorry for panicking everyone for no reason! Marcus is a credit to your team and we wanted to let you know.”

This year, the Christmas party will be a separate event to the Landsec | Aspire Staff Recognition Awards, which will take place at the end of March next year.
