The Yorkshire 3 Peaks is a 24-mile (38.6km) round trip route, and includes 1585m (5200ft) of ascent. This epic challenge takes on the peaks of Pen-y-Ghent (694 metres), Whernside (736 metres) and Ingleborough (723 metres), with the aim to complete the route in under 12 hours. These picturesque hills form part of the Pennine range, and encircle the head of the valley of the River Ribble, in the Yorkshire Dales National Park.

“Once more unto the peaks, dear friends”
tThis month we turn the spotlight on The Forge, our first net zero carbon development, which is now open for business and is being looked after by our Aspire Service Partners.
The site’s two buildings – Bronze and Phosphor – have been constructed with less embodied carbon and will be operated sustainably too. The Forge is a gas-free development and uses only electricity from renewable sources, including solar energy from more than 100 PV panels on the roof. The Aspire team at The Forge have already received excellent feedback, so it’s great to be able to showcase them and the great work they are doing.
One of the best aspects of our Aspire community is getting to know one another outside of the work environment. We have a number of events coming up for you to get
involved with, whether you’re taking part or cheering your colleagues on. These include our Hole In One Golf Day and the annual summer Sports Day. We are also busy planning our Aspire Challenge for this year – our main fundraising activity in support of our charity partner, Caxton Youth Organisation. This year’s event will be the Yorkshire Three Peaks Challenge and will take place in September. Although only a 24-mile round trip, the route includes 1585m (5200ft) of ascent to conquer Pen-y-Ghent, Whernside and Ingleborough. Those of you who completed last year’s Thames Path Walk will know that it’s time to get your training schedules prepared! Also in this issue, we welcome Kiana Malone, our latest Workplace Academy Trainee, and we get to know Peter Schwartz, Senior Technology Consultant for OryxAlign, in our ‘5 minutes with’ column.
Nestled in Sumner Street, at the heart of Southwark, The Forge is Landsec’s first net zero carbon development. It has been constructed and will operate in line with the UK Green Building Council’s framework definition of a net zero carbon building. Innovative construction methods and the use of recycled materials have reduced the building’s embodied carbon emissions by almost a quarter. The property features 18 per cent less primary steelwork and 13% less concrete than a traditionally constructed building. In operation, the Forge uses all renewable energy, some of which comes from solar panels on its roof.
As well as being sustainable, The Forge has a focus on wellbeing. Designed to give each person a generous eight square metres of space, the development features no less than four terraces that offer inspirational views of the capital, as well as peaceful greenery. There are also numerous cycle spaces, showers and lockers. In addition, The Forge’s location in vibrant Bankside, close to Borough Market, gives easy access to one of London’s best food and drink scenes.

with planting and seating. After building completion back in March, the Aspire team gradually moved in, taking over operation of the property and supporting viewings for prospective customers. “I’ve been really fortunate with the people that have been allocated to The Forge,” says Jenny Harper, Workplace Manager. “Our Service Partners have got the right people on the ground and it’s been a really smooth process. The feedback about the team has been fantastic.”
The team particularly impressed Landsec colleagues at an open day held not long after the building’s handover. After the launch event, Cathy Griffiths, Commercial Leasing Manager, described members of the Aspire team as “extremely helpful, warm and polite in helping throughout the morning and particularly in greeting guests”.
Leading the front-of-house team is Toma Galabov, FOH Supervisor with Rapport. He’s impressed with The Forge: “It’s a unique building and very innovative, in an environmentallyfriendly way. The other guys from Aspire are great,” he continues.
“We’ve managed to build quite a close relationship and a family environment. We’ve dealt with some unexpected situations, helping each other and acting as a team, which has made us bond more.”
Toma has already been singled out for praise. “There was a scheduled fire alarm and lifts test that was going to happen mid-viewing,” says Cathy Griffiths, “and he rearranged it; he’s forward thinking and very helpful.” Megan Henderson, Events Manager for Landsec, agrees about his helpfulness at the open day: “Toma was brilliant and totally went above and beyond for us.”
Toma was previously Receptionist at 100 Victoria Street, which has proved highly beneficial. “Fortunately, Toma had already built a relationship with quite a lot of the agents,” explains Jenny Harper. “The fact that there has been a familiar face on the front desk has been priceless. We’re delighted that several floors of The Forge are already under offer.” While Toma is working alone at the moment, he will be joined by a colleague in Bronze reception when customers move in, along with another receptionist in Phosphor. Marina Novoselskaja, Dedicated Cover for Rapport and present during our visit to The Forge, enjoys the fact that reception area has a coffee machine. She has been busy welcoming visitors and says there is lots of interest. “We have viewings every

day this week,” she says. Marina likes the variety of being Dedicated Cover and says she doesn’t have a favourite building to work in. “Otherwise, I would apply for a permanent position,” she says. “They’re like my babies, I love them all. I can’t choose my favourite; it’s like choosing your favourite child –you can’t do it.”
Heading up security is Esat Maxhuni, Security Manager for Bidvest Noonan. Based at The Forge, he leads a team of 11 to provide 24-hour security for both buildings. They patrol inside and outside, with shifts of five officers during the day and three at night. Esat has been busy co-ordinating with the building contractors, the NG Bailey team and the Kone lift engineers, ensuring any faults are resolved. “I have to get involved in everything,” he says, “but that’s good – I like to be busy.” Jenny Harper has been impressed by the Bidvest Noonan team. “Given that, post-completion, the property was still very much a building site,” she says,
“the security team dealt really well with getting the contractors in and keeping control of access. It wasn’t an easy task initially but they definitely had that covered.”
Million Mekasha is Security Supervisor at The Forge. He has worked with Bidvest Noonan for five years at One New Change. This is his first role as Supervisor. “So far, so good,” he says. He likes his team and his commute from his home in Peckham takes only 30 minutes.
Security Officer Samson Gebremdhen is excited about The Forge’s sustainability credentials. “I’m an environmental person,” he says, “so I feel lucky to be part of this net zero carbon building.” He has only been a member of the Bidvest Noonan team for a couple of months but is enjoying his team and the location. “I’m from Southwark, so this is my area,” he says. Adwallah Fadoi, Security Officer, has also only been employed by Bidvest Noonan for a few months, although he’s
been working in the security industry for over seven years. His previous roles have included security at the Home Office and other government buildings. He describes the area as “beautiful” and says he enjoys going to Borough Market at lunchtime.
The Forge’s control room is the beating heart of much of its technology. The computerised control is impressive, covering not only security CCTV but fire detection, lift operation, sprinkler systems and emergency call points. In the hot seat during our visit is Rhys Morgan, Control Room Operator. His job is to monitor the whole building to ensure that everything is as it should be. This includes looking at people entering the site, checking that contractors are working safely, ensuring that fire doors are not propped open and monitoring the safety of security officers on patrol, especially outside at night.
“Basically, anything that goes wrong in the building comes through here,” explains Rhys. For now, most issues
relate to contractors, but in the future they will involve customers. “From here we generate all the passes for the building,” says Rhys, adding that customers will only have access granted to relevant areas such as their floor, the cycle areas and booked meeting rooms in Phosphor.
Digital floor plans of the buildings allow control room operators to locate all faults and drill down to precisely where the problem lies. Rhys is enjoying his new role. “It’s a new building, so you get to make it your own before the customers move in,” he says. “You get to learn where there will be issues and can counteract that before you’ve got customers. So it should be a slightly easier process when they do move in.”
Jake Palmer is the representative for NG Bailey at The Forge. “It’s my baby, so to speak,” says Jake. “It’s exciting to be at the forefront of all the cutting-edge technology. It’s also nice to be a part of net zero carbon targets and in a fresh, good-looking building.” He has gone out of his way to make himself available for Landsec and his colleagues. “Jake is always there when you need him,” confirms Jenny Harper.
The Forge is purely electric, with no natural gas in the building at all. It is powered by 100% renewable electricity, with over 100 solar panels on the roof providing some of the energy. “Our delivery is much more efficient,” explains Jake, “and it allows us to recover a lot more energy. Everything is monitored. We’ve got meters on
everything you can possibly think of on the electrical side of things to make sure we are as efficient as possible.” Heat from the plant room is recycled and the building features a rainwater recovery system for flushing the toilets. The Forge also features LED lighting systems throughout. “They are a lot longer-lasting than the previous fittings that we would have used,” says Jake, “so we’re saving money by not changing them all the time and by saving energy. We’re also not producing as much waste, as we’re not changing them as often.” Jake, who has been working with NG Bailey for two years and spent the last year at 123 Victoria Street, is upbeat about how things are going at The Forge. “There are a few teething problems,” he says, “but that’s to be expected in a new development. As a building it’s working well.” He’s enjoying his new role, as well as the location of The Forge. “It’s nice to be able to get down to the Thames, which is just a stone’s throw away, for some fresh air,” he says. He also enjoys going to Borough Market for a salt beef bagel – “It’s my Friday treat,” he says. Paul Postance – Operations Manager with NG Bailey for all Landsec City sites, who currently visits The Forge two days a week – speaks highly of Jake Palmer. “Jake has been excellent,” he says. “He’s had to learn the contract and the site. He’s not only done his day
job but also assisted the client with escorting visitors and kept the client informed about day-to-day issues.”
Although Jake is the only engineer on site, he is supported as and when required by Aniru Elias, Engineer at nearby Red Lion Court, and also by an apprentice on one day a week. Aniru recently returned to NG Bailey after a three-month break and is looking forward to supporting Jake at The Forge. He has an electrical bias, making him a great fit with Jake’s mechanical skills. The Principle Cleaning Services team currently consists of Senior Supervisor Sara Babtista and Cleaning Operatives Jason Cuevas and Diego Dominguez Patino, although the team will increase as tenancy in the building grows. They are assisted by an ICE 50 cleaning cobot, which is located in the reception area, along with its self-charging station. “Sara and the Principle team hit the ground running,” says Jenny Harper, “which has been a big help.” Diego Dominguez Patino has been with Principle for seven years and likes his new role. He can cycle to work in 15 minutes and really likes the area. “I love the market,” he says. “I’m quite happy working here. I like the whole team.” Q&S Limited is the landscaping Service Partner for The Forge, responsible for the site’s interior and exterior planting.
The Q&S team have done a great job. “The plants in the reception area and on the terraces look fab,” says Jenny Harper. The building features 298 square metres of green roof, resulting in a significant biodiversity net gain for the area. The courtyard is planted with shady, native woodland species – trees, shrubs, perennials and winter-flowering bulbs. One of the terraces features a large wildflower meadow, which is already established, along with habitat for solitary nesting bees in the form of sand piles to burrow in and stone and log piles to nest in. “Solitary nesting bees are not often provided with habitat in this country,” explains Jamie Westcott, Contracts Manager at Q&S, “so we’re supporting the native population against the strength of European or Australian honey bees.”
Bywaters is taking care of waste management at The Forge and maintaining the building’s high
sustainability standards by diverting 100% of its waste from landfill. “We will be setting up a new waste-weighing platform on site,” explains Andy Merritt, Senior Client Manager for Bywaters. “This will enable us to report on who is producing what waste and from which building. We also plan to install an in-bin compactor to help reduce waste build-up on site and reduce overall costs.”
Kone is responsible for the lifts at The Forge and managed IT services are being supplied by OryxAlign. “We’ve supplied the PCs for the reception and security staff,” says Peter Schwartz, Senior Technology Consultant for OryxAlign. “We have the building under our support now and look after the dayto-day running of the network. We’re also about to put the building through a security onboarding project to make sure the building is fully cybersecure.”

This month our focus for wellness is on recognising our own narrative and taking ownership of it. How often have you heard yourself apologising to those around you? It’s important to understand that it’s easy to bring yourself down by over-apologising. Ultimately, this can be damaging to your mental health.
For example, saying to someone, “Sorry for the wait” can initiate a feeling that you have done something wrong. Instead, you can thank the person for waiting, which leads to a positive feeling. It also shows appreciation and sends a positive message to them, rather than a negative one.

Listen to yourself, watch your language and try to apologise less. Below are some other examples for you to consider.
Meet the latest recruit in the Landsec WorkPLACE Academy programme, who joined Landsec via 2020 Change, one of our community recruitment partners.
Kiana Malone joined as Workplace Trainee on 2 May, straight from finishing her degree in English Literature at Roehampton University. She had a very busy time to start with. “All my lessons finished in March,” says Kiana, “but my dissertation was due in the same week I started at Landsec!” Happily, it all worked out and she is enjoying her new role.
Based across New Street Square, Dashwood and One New Change, Kiana is shadowing Jordon Joseph, Workplace Manager. “So, I’m wherever he is,” she says, “and working with his assistant, Liz. It’s good. There’s a lot to take in. Every day there’s something new to learn and new places to go. I love it.”
Kiana heard about the opportunity to join the WorkPLACE Academy via the youth empowerment organisation, 2020 Change. “Aimee Hodgkinson and Jordon
Joseph came to a recruitment event and spoke about the trainee programme,” she explains. “They said they had learned so much from it. I spoke to them and got some insight but I couldn’t apply as I was still at university. They told me there would be further opportunities in the future.” Sure enough, when two internships and a place on Landsec’s trainee programme came up, 2020 Change sent details out to all its young people. “I applied and I got both,” says Kiana, “so I had to choose between the internship and the WorkPLACE Academy.”
Having chosen the 24-month trainee programme, Kiana will be doing rotations of six to eight weeks in a variety of Landsec departments. Asked what she thinks is the best thing about the programme, Kiana says: “The opportunities within the team, even as a trainee. I’m not being treated like I’m new. I’ve been given tasks to do and I feel like an employee. We’re genuinely a community and I actually enjoy coming to work,” she continues. “I don’t want to be someone who just sits behind a desk.
I’m working between a few different buildings and there are workshops and projects to get involved with, so I love the flexibility it offers.”
The most challenging thing so far has been the natural tendency of colleagues to use industry-specific terminology. “It’s a challenge that can be easily overcome,” Kiana says, “because all you have to do is ask and it will be explained to you.”
Outside of work, Kiana is very involved in her church community. She enjoys singing and is an active member of the church’s music department, which creates and perform songs. She also likes to keep fit and goes to the gym every day before work. She enjoys reading – “I’ve got a very loaded bookshelf at home,” she admits – and her favourite genre is young adult fiction. One day she would like to write a book herself to raise awareness and educate people about a health issue she had quite unexpectedly in her teens. “I was 13 or 14 at the time, with no underlying health issues and suddenly I needed open-heart surgery,” she says. “Fortunately, I came out of it with no health problems and no need for medication.”
Although she has two older brothers and two younger sisters (who are twins), Kiana says: “It’s just me and my mum at home. It’s a very quiet household.”

What do you like to do outside of work?
I enjoy spending time with my family – my wife, my 7-year-old daughter and my son, who is 10. I love most sports and try to play golf as often as I can. I also enjoy fly fishing at a local lake – it’s a nice way to unwind.
What’s on your bucket list?
I’d love to go fly fishing at the Jurassic Lake in Argentina. It’s where some of the biggest trout grow and it looks amazing.
Are you a fan of anything or anyone?
I’m an Everton FC fan, for my sins. I’ve been to see them many times, especially when they’ve played in London. I’ve supported them ever since my brother and I chose our teams aged 5 and 7 – he chose the team in red (Liverpool) and I chose the one in blue.
Do you have any mantras in business or in life?
Work hard and play hard, but don’t play too hard, just hard enough. You’ve got to have a balance.
What would you say is your greatest achievement?
A hole in one in golf – I’ve only done it once. It was at my local course, Hartley Wintney.
Have you been inspired by anything you’ve seen, read or experienced lately?
Definitely the Apple Vision Pro VR headset. It looks amazing from the videos. It’s going to change the way people work and entertain themselves. It’s a great bit of tech.
What do you know now that you wish you’d known when you were younger?
There are so many things! I wish I’d known 15 years ago that cryptocurrency would take off! And I wish I’d known to buy a house before I did.
Do you have any regrets?
Maybe that I didn’t eat more greens when I was younger, so I’m not as tall as I should be! I don’t really have any regrets, though. I like to look to the future rather than back at the past.
Do you have any pets?
Yes, we have a tortoise called Obi, a dog called Suki and a cat called Spatula. My wife had a dream about having a cat called Spatula, so we went out and bought one the next day. Spatula is 19 now.
What’s your all-time favourite movie?
Footloose. It’s a cracking film with a great soundtrack.
What was your first ever job?
I worked in a pub collecting glasses at the age of 12, after which I progressed to doing the washing up. Then I ran the BBQ in the pub and worked behind the bar. It gave me the skills to be able to talk to all kinds of people, which has helped me immensely throughout my working life. I’d recommend working in a pub to anyone.
What would you say is your best skill in business?
Empathy. You need to understand the client’s needs to find the right solution for them.
What’s your favourite part of your working day or week?
The time between 7am and 9am, because I like to start early. There’s no-one to interrupt me and I can get so much work done in that time. I call them the golden hours.
And your least favourite?
I wouldn’t say I’ve got a least favourite part, except maybe trawling through long documents. I really enjoy my job. It motivates me and I love going to work.

We recently welcomed Kiana Malone to the Landsec | Aspire family. Kiana is the latest Trainee to join the Landsec WorkPLACE Academy and you can read more about her in the article earlier in this issue.
Many congratulations to Jason Abella, who has been promoted to Landsec Key Account Director for Bidvest Noonan. You can read more about Jason’s rise through the ranks in a special feature in next month’s magazine.
Bidvest Noonan has also created the new role of an additional Key Account Manager for the Landsec contract to support Adnaan Butt, Key Account Manager, and Jason Abella. Lavell Green has been appointed to this new post, so please say ‘hi’ if you see him around the London Portfolio. Sadly, we had to say farewell to Denisa Balan recently, after nine months working as Receptionist at The Zig Zag Building. The Rapport team enjoyed leaving drinks for Denisa at Electric Shuffle in London Bridge on her last day.
It’s that time of year again when our landscaping Service Partner, Q&S, spreads ladybird and lacewing larvae in order to help combat aphids.
As well as destroying plants, aphids (green and black fly) drop a sticky sap that causes problems for people wanting to use the seating areas, and consequently for the Aspire cleaning teams. Ladybirds are particularly effective, as a single ladybird will eat up to 5,000 aphids in its lifetime.
“The aim is to have a colony established in three to five years,” explains Jamie Westcott, Contracts Manager at Q&S, “and then you don’t need to buy any more biological controls. This is coupled with providing habitat, such as insect hotels and log stacks.” The Q&S team’s strategy is obviously working, as they are having to release considerably fewer ladybirds and lacewings than in previous years.
The bug releases are mainly in the Victoria portfolio. “The City doesn’t seem to suffer as much with aphids,” says Jamie. “Nova also has an issue with hanging tree caterpillars,” he continues. “Ladybirds and lacewings eat their larvae too, and every other year we’ll use parasitic wasps to deal with the adult caterpillars. The caterpillars are by the restaurant seating areas at Nova and the real benefit is having no chemicals in the trees, dripping on customers. It’s just all microscopic insects doing their thing. That’s one of the other positives of chemical-free horticulture.”
The Q&S team recently created a large ‘bug hotel’ (log pile), using trees that were removed from the long bed at Cardinal Walk as part of the re-landscaping on the Cardinal Estate.
The team at Nova were pleased to host an information stall from the Metropolitan Police recently. Two police officers were on hand in the public realm on 8 June to distribute a variety of information leaflets and answer queries from members of the public. Sean Bates, Estate Security Manager for Bidvest Noonan, commented: “There was a lot of interest from passers-by and the office occupiers, making the event a great success.”
The Aspire Centre of Excellence (ACE) is designed to be a hub for collaboration between Landsec and Service Partners, with the aim of promoting excellence in customer service. The open facility offers hot-desking, a meeting room, personal booths and team-building events and, with every member welcome, aims to further streamline day-to-day interaction within the Aspire family. CCongratulations to Krzysztof Marchajski for winning our Player of the Month award.
Kudos to Krzysztof, Security Officer with Bidvest Noonan at 100 Victoria Street, for the way in which he dealt with an intruder recently. A member of the public entered the property and attempted to steal something from behind the reception desk but Krzysztof managed to prevent the theft. Then
the man tried to set the fire alarm off but Krzysztof managed to stop him from doing this too. At this point, the intruder headbutted Krzysztof, causing a laceration and injury to his eye. The man attempted to escape from the building, but Krzysztof managed to restrain him whilst he waited for the police to arrive. He acted professionally and calmly throughout. Well done, Krzysztof, and we hope you make a full recovery.
