In this month’s edition we introduce Ieva Botes, Senior Workspace Manager, who joined us in February. Ieva brings considerable experience to her role overseeing the management of 80-100 Victoria Street, the Cardinal Estate, 62 Buckingham Gate and The Forge, our first net zero carbon development.

Offering 139,000 sq ft of office space at the heart of Bankside, The Forge is due to be completed by the end of this year, so you can expect to hear much more about it.

To mark International Women’s Day, which took place on 8 March, we are featuring just a few of the many inspirational women from the Landsec | Aspire family in this issue. I’m sure you’ll agree that they ably demonstrate our Aspire values

Meet Ieva Botes, who joined the Landsec | Aspire family as Senior Workspace Manager on 7 February and has quickly settled in with her new team.

Ieva is based at 80-100 Victoria Street and her role is to oversee operations at that building as well as the Cardinal Estate, 62 Buckingham Gate and The Forge, the UK’s first net zero carbon commercial development. Her team comprises Workspace Managers Jenny Harper and Ross Wiles; Chloe Miller, Workspace Assistant; and Andrew Ballard, Engineering Manager.

She had some contact with Landsec staff through her previous role as Facilities Management Operations Manager for property management company, Workman. When Thomas More Square (now known as Moretown) was sold by Landsec to one of Workman’s clients a few years ago, it was Ieva who took responsibility for the asset’s management. “That’s when I first met Dave Wickens,” she explains.

In her 11-year career at Workman, Ieva worked her way up from Property Administrator to Regional Facilities Manager and then FM Operations Manager, a role in which she managed

a team of between 10 and 25 people, although her responsibilities extended to over 50 people.

What does her career so far enable her to bring to her new post?

“A lot of knowledge about systems and processes,” she says, “and also a considerable amount of customerfacing experience. Of course, as Workman is a managing agent, I dealt with landlords as well as occupiers,” she continues. “At Landsec, it’s a different set-up. It will take some time to get used to things being in-house here and not having to report externally to anybody.” She sees this as a real advantage. “There is the ability to make certain decisions here.

The operations team on the ground can have an impact on deliverables and strategy, as well as helping to drive change.”

A member of the Institute of Workplace and Facilities Management (IWFM), Ieva likes to keep her finger on the pulse of the property market.

With her previous employer, she was focused on increasing customer satisfaction and keeping occupiers on board in an evolving market.

“The need for flexibility and value for money are driving decisions right now and this demands the best possible customer care,” she says. She believes that Landsec is in an excellent position and this is one of the factors that attracted her to the company. “Landsec is market leader in many aspects: technology, ESG (Environmental, Social & Governance) and customer experience,” she says.

Ieva is finding her feet and feels positive about her new role. “It’s a big change for me, as I was with my previous employer for eleven and a half years,” she explains, “but I’m excited to be here and look forward to working with my team and the wider Landsec family to see where the journey takes us all.”

Outside of work, Ieva’s hobbies include hiking, gardening and competing in duathlons. She sticks to cycling and running instead of doing triathlons because, she says, “I’m rubbish at swimming.” She usually cycles to work

all year round, although she’s had a bit of a break after a nasty accident on her bike. Her cycle commute takes about an hour from Petts Wood. “It’s a bit of exercise and fresh air,” she says.

Ieva also loves to travel and her dream destination is Argentina, which she’d like to tour while sampling all the red wine and steak.

She shares her home with her husband of 9 years – André, who is South African – and their King Charles Cavalier Spaniel, Oliver. Their dog is just 18 months old and Ieva describes him as: “A bit of a teenager, demanding and bossy!” Ieva is a self-confessed foodie – she loves eating out and enjoys her husband’s cooking. “He’s a very keen

cook,” she says. “I get cooked for and only have to do the washing up.”

Ieva studied Geography at university in her native Latvia before coming to the UK in 2005. As well as Latvian, she speaks Russian but, she says, “very badly these days, as I haven’t had the opportunity to speak it much.” People often wonder if she’s from South Africa, as she’s picked up a little of her husband’s accent, but her party piece – after one too many glasses of red wine, apparently – is to speak with a Brummie accent!

Taking place every year on 8 March, International Women’s Day (IWD) is a global event to celebrate the achievements of women, rally for gender equality and raise funds for female-focused charities.

This year the theme for IWD was #BreakTheBias, urging everyone to ditch bias, stereotypes and discrimination to create a diverse, equitable and inclusive world.

“Women contribute so much to the success of Aspire,” says Louise Ody, Workspace Manager, “so we’re delighted to mark IWD by sharing some of their stories and celebrating their achievements. “Gender bias is everywhere, in small ways that we might not even notice; asking a female relative to babysit instead of a male relative, turning to a woman for relationship advice instead of a man, assuming a man mows the grass in the garden and a woman cleans the kitchen. When I was in primary school, the teachers would often ask for a ‘big strong boy’ to help them carry some chairs or move some boxes, even though some of the girls were just as strong (or stronger!) than the boys.

Scheila believes women are strong and dedicated, facing the world to conquer challenges. “A woman is someone who dives deep into her ideas,” she says. “Someone who makes mistakes but doesn’t give up, who dreams big and flies to achieve her goals. For me, International Women’s Day means I have the power to choose who I want to be.”

“These are all relatively harmless things, but they are based on untrue stereotypes and can lead to bigger assumptions being made and more inequality. In order to #BreakTheBias we all have to try to recognise these biases in ourselves and actively work against them. It’s not easy, but it’s important! Don’t be too hard on yourself if you notice these biases in your thoughts – we all have them but the important thing is overcoming them! Remember: the first thought you have is what you were taught to think, while the second thought you have is what really matters.

now more female entrepreneurs and women in senior leadership roles than ever before. My husband is a football fan and I am starting to notice more and more women commentating on the game. I am always amazed at this because this is something never seen just a few years back.

“However, women all over the world still face bias every day. In a number of countries, women are still excluded from decision making and only recently we have seen lives being suppressed in Afghanistan.

This highlights that we still have a long way to go collectively to ensure we #BreakTheBias. I work in a heavily male-oriented sector and thankfully I haven’t felt ignored or pushed out because I am a woman. My voice is equally valued. In fact, I believe as a woman I bring a different perspective of problem solving to the table.

“A study by Catalyst, a non-profit community working globally to help build workplaces that work for women, found that firms with more women in management positions enjoy 35 per cent more return on equity (ROE) than firms that lack gender diversity. International Women’s Day is a chance to amplify and reinforce the work that is already happening in purposedriven organisations to identify and respond to workplace bias.”

Delia has been working with NJC for seven years and was recently promoted from Working Supervisor to Multi-site Supervisor. A fast learner with a passion for her work, Delia always achieves her goals. She enjoys sharing her knowledge and takes the time to understand her colleagues’ struggles. She believes that appraisals are very important for her team to thrive.

Francisca has been with NJC since 2016. Responsible for Landsec satellite sites in the West End, she provides great customer service and fantastic support for her staff.

Francisca knows everything there is to know about cleaning techniques and enjoys training her team. She leads by example, stepping in when challenges arise. Confident in resolving problems and naturally driven to give 100%, Francisca strives to achieve any goal set for her.

Elena Hangiuc NJC Elena works as Cleaning Operative at 16 Palace Street, having joined NJC in August last year. Initially in a part-time role, she quickly became a full-time member of the team as she demonstrated that she is responsible, dedicated and open to new challenges. Elena understands customer needs and goes the extra mile to deliver excellent customer service, along with her unique charisma.

Wotto Kolley NJC Wotto joined NJC seven years ago.

Although she enjoys her role, she has started planning her retirement later this year. As well as being devoted to her job, Wotto is focused on being the best version of herself.

She has an excellent eye for detail to deliver the best possible cleaning standards and smiles through the challenges that each day brings.

Greta joined NJC in 2015 as Supervisor but was soon promoted to Service Support Manager, looking after various Landsec buildings in the City. 2020 brought another promotion, with Greta becoming Portfolio Manager for City and West End properties. Very determined to deliver the highest standards, she believes that positive relationships and mutual understanding bring out the best in her staff and inspire them to achieve the highest quality in their work. Greta’s philosophy is: “Do what you love and you will never work another day!’’

Diana is the latest addition to the NJC family, joining as Service Support Manager just over four months ago. She works at the heart of Victoria, looking after multiple buildings at Cardinal Place. Diana leads by example and is known to be kind, approachable and trustworthy.

She enjoys the respect of her team – partly because she never forgets to praise people for their successes and hard work.

Catia joined NJC four years ago as Janitor in Nova’s residential building but is now Cleaning Supervisor for the Nova buildings. She is an inspiring individual who achieves her goals through hard work and determination. No job is too big or too small – Catia delivers it all, with a smile on her face. Excelling at customer service, Catia treats everybody with same respect and encourages her team to follow her example.

Zene Kucinskiene NJC Zene began as part-time Cleaning Operative in 2019 and took the role of Supervisor 18 months later. She supervises a large team based at Cardinal Place and enjoys training others, as well organising daily tasks and delivering contractual services.

A good listener, Zene empathizes with staff and customers and is willing to both learn from and share her knowledge with people around her.

Ionela is now Service Support Manager for NJC but began over 6 years ago as Cleaning Operative and then, a year later, became Supervisor. She was promoted to her current role in 2019 and runs day-to-day operations for the three buildings at Nova. Demonstrating both stamina and passion in cleaning, she takes pride in developing customer relationships and ensures that her team delivers the highest possible service. She also looks after the wellbeing of her staff, helping them to manage their workloads and providing support.

Inga Rutkauskiene is Shift Security Officer with Bidvest Noonan at The Zig Zag Building. She is a very resilient person by nature and, whilst she’s had the odd murmurings from other officers – questioning her ability to fulfil the entire scope of her responsibilities, such as building patrols at night – she has overcome them through sheer grit and determination. By walking their path without complaints or mistakes, she has endeared herself to her colleagues. Inga is a testimony to the adage ‘an ounce of example is worth a ton of advice’. She continues to challenge herself and her predominantly male colleagues to be better versions of themselves by working hard, adhering to the rules that govern the site and doing the right thing at the right time.

Priscilla, based at 6-17 Tottenham Court Road (Oriana) with Bidvest Noonan, acts as Liaison Officer for Landsec, tenants, Aspire Service Partners and external contactors.

“I do regular patrols, monitor the CCTV and report all issues to the AspireAssist HelpDesk,” she explains. She keeps up regular communication with Landsec operational management with regard to issues that arise on site and works hard to maintain high standards of customer service.

Priscilla has managed to build strong personal relationships with customers through daily contact to ensure that there are no problems.

After 11 years in the security industry, she says: “Female officers face numerous challenges but my personal challenges are balancing long working hours and family life.

Also, you have to work extra hard to prove that you can do the same or better than male officers.”

Lucy Dickinson 55 Old Broad Street Receptionist Lucy joined 55 OBS in February 2020.

When Landsec took over, the team made a TUPE transfer to Bidvest Noonan. “As I worked closely with security,” says Lucy, “I felt this would be a great opportunity to enhance my job by being more knowledgeable and proactive around the everyday workings of the security for the building. I spoke to Lawrence Merry,” she continues, “who was more than happy, with the agreement of Sammy Harrington, to put me forward for SIA training so that I was able to obtain my SIA guarding licence. The team at 55 OBS have always been very supportive. Now I’m licensed, I am able to take on more and share the duties on site.

This has made me feel even more a member of the team. It’s great that we recognise women in jobs that they wouldn’t have been seen in years ago – and it’s also good to recognise the team for being so inclusive of me.”

Q&A Kate Eglinton Senior Programme Office Manager

Kate facilitated a workshop on gender bias for the Senior Operations Leadership Team on International Women’s Day. As Jamie Taylor, Head of Property Operations at Landsec, described the session as “very thought-provoking and powerful”, we spoke to Kate to find out more.

Firstly, can you explain what your job entails?

Why did you want to get involved in IWD?

What was the outcome of the session?

I’m a change management specialist.

I work for our Operations Department and run the Programme Management Office (PMO), which covers our office, retail and residential portfolios.

I provide transparency over all of our major projects or programmes within Operations – so, essentially it is about performance management and delivering change successfully.

It’s about understanding what we’re doing, why we’re doing it and how well we’re doing, to ensure we deliver benefit to our business and customers. I act as the eyes and ears on progress, liaising with individual project managers and with the Senior Ops Leadership Team, so we can understand the risks, issues and opportunities collectively and not in isolation.

I have always believed strongly that everyone, regardless of who they are, should have their voice heard and be treated fairly. This, along with my deep interest in change, drove me to seek to make a difference in tackling gender bias and achieving equality more broadly.

We had about 30 pieces of feedback – all anonymous and confidential – that we reflected on. There was no judgement. Before the activity, I had reminded everyone of the most common types of unconscious bias against women and also why bias exists. It has a deep neurological foundation – due to the volume of information we have to process, our brains are trained to use shortcuts and stereotypes. We also resisted the temptation to leap into problem solving. The session was more about recognising that, in order for change to happen, there needs to be a catalyst for change. We need to be aware of our own actions and recognise that we all have the power to do something about it. If we all make micro changes in our daily interactions, that can have a transformative impact. As a group we have committed to take responsibility for our actions and behaviours and to keep the conversation going to drive positive and lasting change.

What’s the best bit of your job?

The people aspect – I get to work with a wide range of people. I need to have a trusting relationship with them otherwise my role doesn’t work – I need them to tell me the truth!

Although it is quite different to my previous role as Retail Manager at Bluewater, to be successful in both requires the ability to work closely with, and influence a wide range of people, which I love. What I do ultimately has a positive impact on Landsec achieving its goals and also on our customers and our people, so it is very satisfying.

Can you tell us about your workshop for IWD? Although the core part of my role is running the PMO, the other part involves working closely with the Senior Ops Leadership Team. I facilitate strategy-related workshops for them every six months or so. This time, the team meeting happened to land on IWD so we based it on that. The focus was this year’s theme of Break the Bias and the objective was to raise awareness and enhance understanding. We began the one-hour session with a fun and informative 15-minute quiz we created based on gender facts and figures from various sources including the World Economic Forum’s Global Gender Gap Report, the Landsec Pay Gap Report, IWD and Lean In (a global community dedicated to fostering the advancement of women in the workplace). Then the main activity involved sharing experiences that had been submitted on postit notes. I sent some questions out beforehand so that people could think about them and speak to colleagues, if they wanted to. We asked people to describe an example – based on personal experience or on something they’d witnessed – of actions or behaviour they believe was driven by gender bias.

Finally, can you tell us a bit about yourself?

I’m passionate about change management and I’m constantly reading up about the latest trends and ideas. Outside of work, I have a busy family life with two children aged 3 and 6. I love working in and visiting London so my spare time is often spent exploring, going to shows and visiting museums and galleries.

For me #BreakTheBias means creating a world and workplace that is diverse and inclusive, where everyone is treated equally, no one is discriminated against and, most importantly, we are all given the same opportunities regardless of gender.

We need to identify what the barriers are for women to progress and how, as a society, we can empower women to excel in their chosen field.

Autism In April, the Purple Tuesday 365 webinar will focus on autism.

Entitled ‘Living with an Autism Diagnosis Later in Life’, the webinar will take place at 12.30pm on Monday 4 April. This ties in with World Autism Awareness Day, which is celebrated every year on 2 April, with the aim of increasing understanding and acceptance of autism.

RED NOSE DAY Raising funds… and smiles A big ‘thank you’ to those who took part in or supported activities for Red Nose Day on Friday 18 March. Whether you bought merchandise, wore red accessories or raised funds for Comic Relief in other ways, you rock!

You raised a few smiles among customers and visitors across our sites, which is fantastic too.

Nationally, Red Nose Day has raised over DONATE £42 million so far, which Comic Relief will distribute in grants to thousands of charities working to support people leading tough lives, both here in the UK and around the world. Thank you, everyone!

This virtual event promises to be highly informative for Aspire members wishing to support customers and employees living with autism. Autism is a lifelong developmental disability that affects how people communicate and interact with the world. In the UK, one per cent of people are on the autistic spectrum and there are around 700,000 autistic adults and children. Autistic people have their own individual strengths and weaknesses but may have challenges that include social communication and interaction difficulties; repetitive and restrictive behaviour; unusual sensitivity to light, sound, taste or touch; highly focused interests or hobbies; extreme anxiety; and meltdowns or shutdowns.
