TThe annual Aspire Sports Day is always a great event and this year was no exception – you can read all about it and see all the photos in this issue. Well done to all the Sports Day participants who sprinted, hopped, balanced and dodged their way through the various events in Battersea Park. And many congratulations to our worthy winners, BGIS!

Next on the list of Aspire events this year is our annual Golf Day, which will take place at Farleigh Golf Club on 1 August – let’s hope the weather holds and we avoid the downpours that we had to endure last year!

In this month’s issue of One magazine, you can find out which property’s team is leading our Quality League Table at the end of Q1. Of course, the Aspire team topping the table at the end of the year will win the coveted Landsec | Aspire Building Of Excellence Award.

Also in this edition, we introduce Amy Tregidgo, Aspire’s new Learning and Engagement Manager, and we find out a bit about Michael Rufai, Supervisor in the Aspire Assist team, in our ‘5 minutes with’ column.

Building of Excellence Quality League Table

The Q1 results for the Quality League Table are in – and you will see that the scores are extremely close indeed!

Zig Zag

Each building’s position in the table is determined by its cumulative score from my (unannounced) quarterly spot checks, with the top property at the end of the year winning the Landsec | Aspire Building Of Excellence Award. So, what are the ‘scores on the doors’ this year so far?

With less than two points between the first and fifth teams, it’s clear to me that everyone gives 100%, takes pride in their work and ultimately cares, which is great!

As you can see, The Zig Zag Building has taken top place this first quarter. Huge congratulations to Kelly Barlow (Workplace Manager) and the whole team on site – Jaguar, Principle Cleaning, Q&S, Rapport, Recorra and Bidvest Noonan –for this fantastic achievement!

My findings at Zig Zag proved extremely positive and, looking back at previous checks, the team performs consistently well. Below are just a few things I thought worth mentioning that enabled Zig Zag to take the top spot at the end of Q1:

— Staff were professional, engaging and friendly

— Staff knew all ‘goings on’, such as pop-up events

— Documentation for everything was accessible and up-to-date

— Their health & safety and environmental compliance was fantastic, achieving a score of 96%

— There was a lot of evidence that RiskWise was being monitored and updated regularly

— Signage was in place, visible and clean.

Guidance and support from senior management was apparent and, whilst this is important, I would like to reiterate that it’s mostly about the people on the ground, who work tirelessly every day to ensure our spaces are maintained to a standard that supersedes customers’ expectations, whilst demonstrating the Aspire ‘one team’ ethos. Without these fantastic

team players, we would not have the positive relationships we do with our customers, which frees up time so we can deliver the best possible service to them and build on these already strong relationships.

I’d just like to add that the teams at every site did extremely well and should be very proud. Everyone demonstrated a willingness to help one another and work as a team. Speaking to the teams on site is always interesting. It allows me to see where we could do more as a business to help and improve in a variety of areas and alerts me, at first hand, to any concerns people may have or need help with.

I would also like to mention a couple of Aspire team members who really stood out whilst I was conducting the Q1 visits. Francisca Cumbicus from Regular Cleaning and Gani Gjeta from Bidvest Noonan are always extremely helpful and will always make time to show me around. If I ever need anything, their willingness to help me and attention to detail are second to none. It really is greatly appreciated, so thank you! Well done to everyone, and roll on Q2!

This month at MYO

It’s been another busy month at MYO but we’ve made the most of the sunshine too. As well as a very enjoyable Summer Session, where we enjoyed downtime with our Service Partners, we were able to catch a few minutes of the action from Wimbledon here and there, thanks to the big screens at New Street Square, One New Change and Cardinal Place. Deckchairs enabled MYO members and visitors to lap up both the live tennis coverage and some welcome rays of sun.

Fun-filled Summer Session

There was a great atmosphere at MYO’s Summer Session, held on 4 July at MYO New Street Square. Members of the MYO team got together with Service Partner colleagues from Principle Cleaning, Bidvest Noonan, Acuity and BGIS for this social event.

“It was a chance to step back, share some laughs and just enjoy being a team,” says

A huge shout-out to the team for all their hard work and dedication so far this year – it doesn’t go unnoticed. Here’s to many more milestones, memories and moments like this together.”

Success at the Mix Awards

Congratulations to everyone involved in the refurbishment of New Street Square, which was a winner at the recent Mix Awards!

The Mix Awards, held on 26 June at Evolution London in Battersea Park, celebrate the very best in commercial interior design. MYO New Street Square won the Project of the Year Award for Workplace Interiors 30,000-70,000 sq ft.

The refurbishment and extension of the five-storey 3 New Street Square, constructed in 2008, has refreshed the building to meet contemporary workplace expectations. The project included the addition of a pavilion and events space on top of the building and a terrace with panoramic views.

Back to the floor

Members of the MYO team joined Principle Cleaning’s management for their ‘Back to the floor’ week recently. “This was a fantastic opportunity to get out on site, spend time with our teams and witness the incredible work they deliver every day,” explains Sylwia De Sousa, Operations Director for Principle. “What made the week even more special was having some of our clients from MYO join us for the experience.”

Dias, along with Member Experience Executive, Ola Kudus, joined Sylwia and Ricardo Sousa (MYO Account Manager at Principle) for the event, which took place across MYO Victoria, MYO Bankside and MYO St Paul’s.

“A big ‘thank you’ to the MYO team for getting involved with such enthusiasm,” says Sylwia. “And, as always, our deepest appreciation goes to our teams for being so welcoming and for showing firsthand what outstanding service truly looks like.”

LANDSEC | ASPIRE WELCOMES

Amy Tregidgo

We’re delighted to introduce our new Learning and Engagement Manager to the Workplace portfolio.

Amy is a shared resource between Landsec | Aspire and Rapport. “Amy has a strong background in training and engagement with Hilton Hotels,” says Alison Currell, Aspire Service Delivery Director (Soft Services), “which made her the ideal candidate for this role.”

Amy has already been out and about with Rapport’s Jessica Pilakis (Guest Services Manager) and Ellis Burgess (Deputy Guest Services Manager). She has also visited properties with Ross Wiles, Aspire Systems & Quality Manager, whilst he conducted some of his Q2 quality spot checks. “There is a lot of synergy between the roles of Amy and Ross,” explains Alison Currell, “and they will no doubt be working on projects together in the future. These visits have given Amy the opportunity to meet some of our front-line Aspire team members and she will be familiarising herself with the rest of the portfolio over the coming weeks, so do say ‘hello’ if you see her around.” Looking ahead, Amy will be analysing the results of the recent Aspire Engagement Survey, in which 249

Aspire members gave their feedback, and helping the Landsec | Aspire Boards to understand the levels of engagement and what Aspire needs to focus on going forward. “We were pleased to achieve an engagement score of 88% in the survey,” says Alison Currell, “which is two percentage points above the average for the real estate sector. Amy will be helping to develop the learning opportunities within the AspireAcademy, our resource centre for the personal and career development of Aspire members, and looking at other ways to increase participation in Aspire events and initiatives.”

Amy lives in Winchester with her fiancé and their two sons, who are aged four and almost two. They enjoy country walks and are looking forward to future holidays in a motorhome, which the family is currently saving up for. “I love everything about service, hospitality and great food,” says Amy. “Working with passionate people who enjoy what they do and who try to challenge themselves, is extremely rewarding. The variety of this role, working with both Rapport and Landsec, is something I’ll really enjoy.”

5 minutes with…

Michael Rufai

What do you like to do outside of work?

Mostly something music-related – whether that’s creating music, performing myself or going to concerts with friends. I play the guitar a little and sing, doing gigs now and then – mostly R&B music. My favourite bands include Honne and Coldplay, and I enjoy listening to the solo artists Miguel, Frank Ocean, Musiq Soulchild, Victoria Monét and Brandy.

What’s on your bucket list?

Nothing crazy, like bungee jumping, but living and working in a different country for up to a year is definitely up there. I really liked Antwerp and Zurich when I visited, and Toronto also appeals to me.

Are you a fan of anything or anyone? Manchester United – although I am losing faith! I haven’t been to matches since I was a kid – my dad was an Arsenal supporter and I decided to support their rivals at the time – but I want to try to attend some matches when they’re playing down south.

Do you have any mantras in business or in life?

‘We are our choices’ by Sartre, which was my first tattoo. I found this quote during a time where I came to my own understanding that our identities are shaped by the choices we make. I have three more tattoos now.

What would you say is your greatest achievement?

Gaining my degree in Chemical Engineering. I studied at the University of Hull. It was a tough few years, but I made it through with something to be proud of.

Have you been inspired by anything you’ve seen, read or experienced lately?

My siblings are really inspiring. Their work ethic and attention to detail in everything they do are astounding. My older sisters are producers in the TV & film industry and both of them were nominated for BAFTAs last year. One of them won in her category –British Short Film – with ‘Jellyfish and Lobster’, a sad but heart-warming film about two people in a care home. Unfortunately, I didn’t get to go to the BAFTAs!

What do you know now that you wish you’d known when you were younger?

Overthinking kills happiness. You are standing in your own way.

Do you have any regrets?

Not at all.

Do you have any pets?

No, unfortunately. We had a family cat – he was ginger and called ‘Tigger’ – but I’d really like a dog.

I always wanted a Huskey but they’re pretty high-maintenance, so maybe a Golden Retriever.

What’s your all-time favourite movie?

Kill Bill: Volume 1.

What was your first ever job?

I worked on a food stall at Crystal Palace stadium when I was in Sixth Form. It was my first chance to earn money, so it was good.

What would you say is your best skill in business?

My aptitude for teamwork and analytical thinking. Coming from a Chemical Engineering background –a field that depends on collaborating with others to achieve a specific goal – has been very useful in my day-to-day work.

What’s your favourite part of your working day or week?

My commute from South Croydon to 123 Victoria Street. It’s changed quite a lot over the past six months due to a couple of house moves and it’s a lot more convenient now – it takes about 45 minutes door-to-door.

And your least favourite? Waking up!

Award for Regular team at NSS

Congratulations to the Regular Cleaning team at New Street Square for winning the Collaborative Team Award at Regular’s annual Business Showcase & Awards event recently.

Francisca Cumbicus, Sawmarr (Mo) Sesay and Gintare Pinkeviciene from New Street Square attended the event to receive the award. “To be recognised for this award against such amazing competition is something the team should be really proud of!” says Ged Santangelo, Account Director for Regular Cleaning. “It’s testament to the team’s hard work, dedication, attitude and collaboration, aligned with all things Aspire!”

Gintare was also invited to attend the Living Wage Champion Awards 2025, held in Newcastle on 3 July. She accompanied Gemma Bowers, Regular’s Chief People and Culture Officer, and other members of the company’s senior leadership team. At the event, Regular Cleaning won the Recognised Service Provider Champion Award for its efforts in promoting the Living Wage, Living Hours and Living Pension.

Well done to the BGIS team for arranging the donation of unwanted items to the charity shop of a homelessness organisation recently.

Following a plea from the Aspire’s Marlene Aguilar (Team Co-ordinator), the BGIS team sprang into action to organise the collection of clothing and homeware to donate to the charity shop of Cardinal Hume Centre. The shop was running low on stock, which it sells to help fund the organisation’s

Farewell Ibrahim

Members of the Rapport team bid a fond farewell recently to Ibrahim, a student from West Lea School who completed his work experience placement at Landsec.

Rapport has had a partnership with West Lea in Enfield since 2019. The school offers an inclusive environment for young people with special educational needs, helping them to progress into further education and the world of work.

Ibrahim has completed his work experience at 80 Victoria Street and The Zig Zag Building over a period of seven months, where he has contributed to the team and developed new skills. As they said ‘goodbye’, the Rapport team praised his enthusiasm and eagerness to learn. They gave him a certificate of completion to mark the end of his placement and wished him every success for the future.

Prostate cancer pop-ups

Well done to the Regular Cleaning team for partnering with Prostate Cancer UK to host a customer webinar and pop-up information events at various properties across the London portfolio recently.

Prostate cancer is the most common cancer in men, with over 50,000 men being diagnosed with the disease in the UK every year. Prostate cancer mainly affects men over 50, with the risk increasing with age. Statistics show that 1 in 8 men will be diagnosed with prostate cancer in their lifetime, with the figure being higher for those with a family history of the disease and, shockingly, 1 in 4 for black men.

Prostate Cancer UK campaigns to help more men survive prostate cancer and enjoy a better quality of life. The Regular team were supported in the events by Patrick Williams, an inspirational actor, dance lecturer and volunteer for the charity, who is living with incurable prostate cancer. As the webinar took place on a day when Patrick was present, customers were able to ask him any questions they had.

Many thanks to Patrick and the Regular Cleaning team for these insightful events, as well as to Mayflower Washroom Solutions for suggesting the collaboration to Regular Cleaning.

Cutty Sark charity climb

Congratulations to the six Aspire members who climbed the rigging of the famous sailing ship, Cutty Sark, last month in aid of the homelessness charity, St Mungo’s.

Five members of the Regular Cleaning team – Ged Santangelo (Account Director), Darrell Taylor (Operations Director), Kiera Golding (Development and Wellbeing Specialist), Matthew Stacey (Account Director) and Jodie

Ramirez (HR Advisor) – joined Ollie Harris (Workplace Support Assistant for Landsec) to complete the challenge on Friday 20 June. Between them, they raised a fantastic £1375 for St Mungo’s, which provides a bed and support for more than 3,150 people each night.

“It was a fantastic collaboration for a fantastic cause,” says Ged Santangelo. “It gave us some amazing views, whilst pushing some of us very hard.”

Smoke-free pop-ups

Well done to the Aspire team at New Street Square for hosting several pop-up events to help people stop smoking last month.

The team welcomed Gloji, whose employees shared advice and resources with people who wanted to quit smoking. They handed out free nicotine gum, patches and sprays, as well as vapes. Visitors to the pop-up stand were also able to test their breath with a carbon monoxide device. When tobacco burns, it gives off carbon monoxide, so when you inhale cigarette smoke, this poisonous gas is absorbed through your lungs into your blood stream.

Gloji offers a range of digital support services to help people quit smoking, with its 12-week programme being backed by the NHS. In fact, anyone who works, lives, studies or has a GP within Hackney or the City of London is able to access Gloji’s services via the NHS.

Aspire has a field day

EEven the weather played ball, with the evening remaining dry and warm but not too sunny, as the Aspire teams battled for glory near the bandstand in Battersea Park. While parakeets circled overhead, participants and spectators gathered to enjoy complimentary beer, wine and soft drinks.

As well as teams from Rapport, Principle Cleaning, Bidvest Noonan, BGIS, Landsec and Regular Cleaning, there were two teams of mixed Service Partners – ‘Bunch of Bandits’ and ‘Dashwood Legends’.

The event kicked off around 5.45pm with teams being organised and given instructions by Mo and Habib from HireAPitch. For most of the challenges, all team members needed to sit down to signal that they had finished the race, with 8 points being awarded for first place, 6 points for second and 4 points for third position.

The first game was the blindfold egg & spoon race. Guided by only instructions from their partner – who could pick up the egg if it fell from the spoon – the blindfolded participant had to get to the end of the track and back again, with each member of the team completing the challenge in a relay. Perhaps most confident was Dave Payne, Workplace Operations Director, who whizzed down the course at a remarkable pace – and, indeed, Landsec won this challenge. Bunch of Bandits came second and Principle Cleaning third, with some of the other teams being disqualified for cheating!

Event number two was a three-legged race, with two team members being tied together by a Velcro strap around their ankles. With the strap needing to be fitted to the next pair as the relay race progressed, speed of transfer turned out to be key – much like a Formula One pitstop! BGIS won this event, with Landsec coming second and Principle third.

Then it was time for the sack race –another relay event, with each team member hopping in the sack to the end of the track and then removing the sack to sprint back to their team. The Rapport team were doing quite well until Nageen Jalal, Receptionist at One New Change, managed to leave his sack at the end of the track, so he had to run back for it!

The fourth challenge was a classic running relay race – with a wooden spoon being handed over from one team member to the next as a baton – and this was won by Landsec. The final event was the beanbag challenge, which involved team members taking it in turns to land a beanbag in one of three holes in a board against the clock, with points awarded for each successful throw. After this, the teams took a wellearned rest to enjoy a delivery of hot pizza, with a choice of toppings. Next came the team games – dodgeball and tug of war. With dodgeball

requiring team members to avoid the ball making contact with their body, while making direct hits on the opposing team, it’s a fast and furious game! The first heat was a tough match between Rapport and Landsec, from which Landsec emerged victorious. In the second heat, the Bandits beat Principle. Regular Cleaning won the third contest against Dashwood Legends, while BGIS beat Bidvest Noonan in the fourth heat.

In the final event of the night – tug of war – the winning side would score 10 points and the losing team would score nothing, so there was everything to play for! Round one saw BGIS win against Bidvest. Then Principle and Rapport took the strain, with Principle securing victory. In the battle of brawn between Dashwood and Regular, the Regular team managed to pull Dashwood across the line. And in the final tug between Landsec and Bunch of Bandits, it was the Landsec team who showed more muscle.

When all the scores were added up, BGIS were the clear winners with a total of 59 points. Joint second were Landsec and Regular Cleaning, who each scored 47 points. In fourth place were Bunch of Bandits, who managed 41 points. Principle Cleaning’s 39 points clinched fifth place, pushing Bidvest Noonan into sixth position with their 38 points. Seventh were the Dashwood Legends with 30 points, followed by Rapport in eighth place with 23 points.

Well done to everyone taking part and many congratulations to our Aspire Sports Day 2025 champions: Marlene Aguilar, Harrison Ferriroli, Janis Labutis, Xen Silcott, Dean Azzopardi and Jenny Graham.

A fine impression for Fino

CCongratulations to Serafino Masella, Building Security Manager for Bidvest Noonan, for winning a Player of the Month award.

Winning the most votes in this month’s poll by Aspire members for our Player/ Team of the Month award for June 2025 was Serafino (Fino) Masella.

Fino was nominated for the outstanding impression he has made with a key customer, who described him as

‘absolutely brilliant’, ‘worth his weight in gold’ and as someone who ‘always finds solutions, not problems’.

Reflecting on these comments, Jason Abella, Key Account Director for Bidvest Noonan, says: “These words speak volumes about Fino’s professionalism, problem-solving mindset and the consistently high standards he brings to his work.”

Our annual Landsec | Aspire Challenge returns this autumn with a hike through the spectacular scenery of the Forest of Dean and Wye Valley. On a route straddling the border between England and Wales, we’ll cover over 27 miles (44km), with a gradual ascent totalling 1000m.

Although we’ll be accompanied by an experienced and qualified Mountain Leader, this trek is not for the fainthearted. The challenge will definitely test your endurance, but also promises to strengthen existing bonds and spark new friendships.

Transport from and back to Victoria will be provided, or you can make your own way there. Participation is free, although – as spaces are limited – a £50 deposit is required, which will be refunded after the event. To register for your place, please e-mail aspire@landsec.com
