4 FOUR CENTER Project assignment from Design Studio 3, project #1, 2015

The assignment theme was SDG 17. Each sustainable goals was spread between two groups of five to six people and were let to interpret these goals on our own. The goal that I got was goal number two; zero hunger. The goal aims to end hunger and ensure access for all people to safe, nutritious, food.

Meanwhile the context is condensed housing with tight community in the corner of Jakarta. After a survey process done with the group, I analyzed that the sustainable goal can be achieved by community active participation. Community center for activites and education is a way to encourage the community to have active participation.

INTERFACE COMMUNITY Project assignment from Design Studio 3, project #2, 2015

“...space occurs as the effect produced by the operations that orient it, situate it, temporalize it. and make it function in a polyvalent unity of conflictual programs or contractual proximities.”

Interface is the effect from individual functions of spaces which create boundary and different human activities inside. In this project, the site case was located in Joglo, residential area in the corner of West Jakarta. Most of the residents are Betawi, native Jakartan. There are parts in the area where we can see the distinctive taste of the locals in how they tend to choose bold colors for their houses. The condition may also existed because of their economy condition.

Meanwhile, the developers came to built modern housings in this area.

Multicultural nature of Jakarta has invited newcomers or foreigners to live there. However, they do not interact with native locals and each need different kind of spaces. As they ara slightly different in culture and economy status, these foreigners also tend to color their houses differently.

POSSIBLE PATTERNS FORMED

Mapping is done on the dense housing area of Joglo. From the diagram, we can see the west area is more dense than the east side. Therefore, more houses with different use of colors found.

There is an interface space between the patterns caused by the proximity of these patterns which creates spatial connection

- Adults and kids will gather around sellers to buy some snacks.

- Kids can play around the road as they feel safe but they also could reach newcomers/foreigners space.

- Sellers tend to pick the spot in the corner to sell their goods.

- Adults usually sit outside and converse.

- Kids play in the middle of the space.

The analysis is focused on two spots which during the analysis process can be seen were having outdoor activities and comparable between where the locals usually gather to socialize with newcomers houses which usually quite and closed.

These patterns are extruded to view its space’s shape.

FOREIGNERS/NEWCOMERS

Fences keep the inside of the house and its surrounding as well as a sign for other people to keep distance.

Programming was designed to develop activities space of the community by celebrating colors as their identities as well as to give more space for the community without disturbing personal distance of each individuals.

After that, the final model is formed.

KEONG KACA Project assignment from Design Studio 4, project #1, 2016

This project let us learn how to design public building with widespan structure. The site location was divided per group. The condition of site location were used as the standard of what programming on the building should be. Since the site is located in the middle of commercial district of Senayan, it is fit that Keong Kaca is leisure place where food and culture meet.

LOCATION: Jalan Asia Afrika, South Jakarta.

Location is chosen because of how close it is to another huge public space such as Senayan City and Plaza Senayan which have attracted a lot of people itselves.

Bunderan Senayan is the beginning of Sudirman main street and that’s why it is passed with many type of transportation such as public bus, busway, and MRT which is now in construction. It’s also passed by hundreds of thousands of private transport such as cars and also by pedestrians everyday because of it’s strategic place for business.

DESIGN CONCEPT taken from conch shell form which has protecting nature to what it contains inside and has a shape that leaning to one way.

This folding form then adapted with paper folding then developed with steps of model exploration.

STRUCTURE The diagrid shaped conched like shell is the wide span that taken from the form that came from model exploration.

PROGRAMMING A public space for Jakarta people who loves group activities such as dining and hangout with their relatives and friends.

The ground floor purpose is for dining and live music. The 2nd and 3rd floor are for retails, art gallery, hall, and food court while the toppest floor, 4th floor, is a Rooftop garden. The openeess nature of this public space is for the main attraction that is live music on the ground floor.

The underfloor cooling system is put where the void is wide and ceilingless, the rest of cooling system placed in the ceilings.

FELINE TOWER Project assignment from Design Studio 4, project #2, 2016

This project has the similar site location as project #1. However, this time we were asked to design a mixed use with high rise structure. Based on site analysis as had been done in project #1, it is fit that the mixed use would be for commercial, hotel and office with luxury sky dining on top.

LOCATION: Jalan Asia Afrika, South Jakarta.

This location is chosen because it’s passed by transportations and strategically between two roads.

PROGRAMMING The building, which has 36 floors. The first five floors are shopping mall. The next 15 floors are hotel, then 12 floors office, and at last four floors of restaurants and sky dining.

The programming between mall and the rest of the building use starts from ground floor lobby, The front entrance is for shopping mall while the back entrance is divided for hotel lobby and office.

Ground water is circulated to the pump and then up to the water tank. The water tank supplies water from up to down and controlled inside the control room located on 34th floor and 6th floor.

Control room also control how greywater can be re-used for sanitation and emergency. Meanwhile, waste water is directly thrown to the septic tank.

“A practical miniature of redevelopment without eviction” The objective of this project is to develop housing area using the concept ‘building area without eviction’. It is also to increase the opportunity to generate community income by making the residents as the shareholder in the area.

Cibangkong towards resilient and advanced economic growth settlement: Optimize the benefits of commercila area and offices surrounding Kelurahan Cibangkong based on community-shareholder approach.

Develop attractive rest area by enhancing internal resources (such as river, social capital, etc.) and using high-technology for sustaimable income generation.

Arranging the human settkement area supporting the concept of smart living neighborhood.

THE ISSUE Current progress of railway reactivation is 50% (mapping railway and buildings which occupy the railway). The route of reactivation plan is Cibangkong - Trans Studio - Buah Batu (Pasar Kordon) Dayeuh Kolot - Tomongkol - Banjaran - Soreang - Ciwidey.

Right of Way (ROW) of railway is minimum 6 meters wide might cause eviction in some part of the study area.

PT Koppeland plans to build commercial apartment located in RW 11 where the construction has already set and would still need land acquisition in several RW in Kelurahan Cibangkong to open access to the apartment site. This cause the possibility of eviction for some households.

Physical Construction (2020-2026) The redevelopment is designed in four phases in six years. The area also divided between North and South area. Each would have their own commercial area integrated to the neighborhood condition.

The South commercial area consists of mixed use building, leisure & activities park, and community center. The North commercial area consists of Local Crafts center (Laswicit), Office Tower, and Hotel.

Community Center - 1 Commercial area-1 will be built in previous area of RW 13, next to arterial secondary street (Laswi street). According to Bandung Detail Spatial Plan 2015-2035, the area near Laswi street can be built as commercial zone with building coverage ratio 70 %. So from total area for commercial at 1,65 hectares, the built area approximately 1,155 hectares. The floor average ratio is 5,6 and maximum floor is 8 floors. As part of Karees city area unit, Kelurahan Cibangkong will be developed to fulfill the concept of “Karyapolis” or development of creative center area consists of commercial center, office center, and housing area.

The commercial area consists of 2 buildings. The first building is a 4 star-hotel consists of 8 floors. The first three floors are including lobby, ballroom and café, and other type of meeting rooms.

The 4th and 5th floor will accommodate standard size guest rooms and the 6th and 7th floor will accommodate medium size guest rooms. The upper floor will contain facilities namely rooftop restaurant, gymnastic, spa and swimming pool.

Community center /commercial area-2 consists of four buildings namely community center building, mosque, Cibangkong ne railway station and parking building. The community center is built to facilitate community’s activities and businesses including renting sport facilities like futsal field and badminton fields; managing home industries along with the operationalization of workshops and gallery; managing training center and youth center; carrying out cooperative activities, function hall, and other faith based facilities. Here, community will concentrate their urban farming management too including the production, promotion and distribution activities.

Cibangkong new railway station consists of three floors. The first floor will be vacated by PT. KAI Persero as the office will be placed here along with several retails or convenient stores; lobby and waiting room. The second floor will be used for commercial restaurant and dining area and some other retails/convenient stores, and another waiting room for passenger. Based on the railway reactivation plan, the track will be built above ground. Therefore, the waiting room in the second floor will be functioned as the departure and arrival lounge. The third floor will be occupied as a transit hotel (Air BnB) which target visitors with a short time stay or temporary stay.

JYSK POP -UP STORE Competition submission, 2019

In the design process, I wonder what could be the characteristic of JYSK brand. This characteristic should be something that I can implemented in the design. So I looked into where JYSK is global retail chain from Denmark. In the capital city of Denmark, Copenhagen, there’s an old canal and waterfront from 17th century that have been developed into entertainment district and icon for Copenhagen, Nyhavn. The eye catching building heights differences and colors in Nyhavn is my inspiration for facade.

To form dynamic space in the interior, still inspired by Nyhavn, the riverbank and building heights differences gave me inspiration for model exploration. I was about to make a lot of levelling in the interior but since I have to think about the space and display, I simplified the model.

The displayed furniture are of living room and dining room because to accommodate space and activities and to limit the choice for visitors/customers.

1st floor is for displays of furnitures and accessories products. The transaction process also happen in this floor.

2nd floor is concepting area. Visitors can comfortably design their future home interior while enjoying spatial quality from the void beside them.

1st Floor consists: - Entrance Visitors greet with homey space with the furnitures display as it is a living room. Across the entrance, the sofa and coffee table set with opening in the ceiling where sun light directly falls. With limited space, this opening will give the sensation that the space is wider and not cramped.

- Front Desk/Cashier The desk is place for transaction and consultation. Visitors can ask for suggestion and help about the products they want to buy.

- Accessories On the left side is the displays for home accessories and utilities. Some of the products in the shelf are displayed around the store.

- Insipiration Corner The corner is cozy to inspire the visitors to design and choose the products that they want to have in their home.
