GOOGLE RETAIL STORE

It was a two-storey interior gut renovation in a landmark building to provide retail and office space. I was brought in as a project architect halfway when the overall design concept had been set. My primary responsibility was to develop, refine and detail the major program components, supervise the implementations, and ensure the final deliveries align with the initial design concept. I worked on this project till its completion.

1. The Magic Space: Its design concept was a floating glass cylinder facing the building entry. I created the initial scheme to kick off the DD process, incorporated structure, fabrication and AV perspectives into the design, and worked through shop drawings and installation.

2. The Event Space screen wall: The design criteria was to design a floor-toceiling frameless digital screen wall and provide two types of maintenance access, regular services to the screen controllers, and deep maintenance to the entire space behind the screen. I worked closely with the client and the AV team from equipment layout, design development/detailing, to acoustic fabric selections to deliver an elegant and functional design.

3. ADA analysis: I was in charge of the ADA analysis for both the retail and office space. I worked with the ADA consultant examining the initial design and making necessary design adjustments to ensure a full ADA-complaint space was delivered without sacrificing the design intents.

Besides the mentioned above, I also cooperated with structural engineer on the project’s structural steels, closely coordinated with the millwork sub through GC on the accent wall design & installation, designed and detailed the integrated sliding doors on the accent wall, participated in the window display box design & detailing, and attended regular site meetings to answer questions and resolve field discrepancies.

CATSKILL MOUNTAIN HOUSE

This project is a 2,000 sqft single family new construction located on a sloped 12-acre wooded land, and it is currently at the finishing phase of construction. I took charge of the project from design to construction as the project manager and the project architect:

1. Took the lead on design: working alongside the client through several design sessions, preparing design presentations and material sample boards to achieve their project vision.

2. Cooperated with structural, MEP and civil engineers to ensure all building systems worked cohesively while maintaining the design concept intact.

3. Led CD production: participated in production and oversaw junior designers’ work.

4. Managed GC during bidding and construction: I participated in the contractor interviews with the client and my office principal, asked questions to evaluate their qualifications, and provided my suggestions. During construction, I attended the weekly site meetings to answer field questions and communicated the project updates & changes with clients and consultants.

5. Worked with local authorities and acquired building permits: the lot is in between two townships. I coordinated with both for a smooth permitting process. 2021-current Woodstock, NY

TOWNHOUSE RENOVATION

2018-2019 Upper West, NYC

This project was a core & shell and interior renovation of a four-storey landmark townhouse in the Upper West Side of Manhattan. The client was looking to enlarge the living spaces. The design responded to the requirement in two ways: a full building rear extension increasing the floor areas on each level; digging down the cellar floor to make it a usable space. The work involved demolishing & rebuilding the rear façade, structural haunching & underpinning below existing foundations, installing a sump pump system to release excessive hydrostatic pressure from water table, and adding an elevator shaft. I worked in a team of two in the late DD, permitting, CD and CA phases.

My primary responsibilities included:

1. Working with the code expediter creating the LPC & the DOB sets.

2. Cooperating with multiple consultants, engineers and vendors to develop a full CD set.

3. Weekly site visits to review and monitor construction progress.

4. Submittal review and markup to ensure the final deliveries aligned with the design intents.

237 WHALEBONE RESIDENCE

2021-2022 SEA RANCH, CA

This project was a single-family ground-up house in a gently sloped lot with a partial ocean view in Sea Ranch, California. The challenge of the project was to maximize ocean view under the HOA’s requirements: the Sea Ranch community is famous for its cohesive community appearances, and it has a more-than-50-pages design guide detailing its comprehensive requirements from building bulk, materials, existing vegetation/waterway preservation, to maintaining view corridors for existing and future residences. My primary task was to lead the design process from start till the HOA review approval. My responsibilities included:

1. Working alongside the office principal and communicating with the client during the design phase.

2. Producing drawings & presentations and cooperating with the HOA to acquire the permit.

3. Planning in structure, MEP and civil components for engineer coordination in later phases.

4. Creating material palette and cooperating with the outside renderer to generate project images.

BECOMING

This is a permanent art installation in the heart of Surrey, in front of a new residential complex facing the city hall. It started as a competition organized by a real estate group, the developer of the residential complex. I was the sole designer and the project manager from RFP, design development, to bidding, shop fabrication, field installation, and post-completion documentation. The process was in parallel with the construction of the residential complex and required close coordination with the client’s design and construction teams on schedule, site accessibility, subgrade conditions, civil, electrical, lighting and landscaping. For cost control and to overcome the fabrication/supply chain challenges during the pandemic, the project was achieved through international collaborations: designed in New York, shop fabricated in Vietnam, and field installed by a local Canadian contractor. My responsibilities included:

1. Client management and coordination with client’s architecture, engineering, lighting, landscaping, & construction teams.

2. Project budget and schedule management

3. Long distance management of various consultants, the shop fabrication team, the QC team, shipping, the field installation team, including contract negotiations.

4. Proposing the design scheme and responding to the RFP: this was a parametric design created in “Grasshopper”, making the generation of a series of variations possible during the fast-paced form study.

5. Design development and generating permit & fabrication documentation.

6. Reviewing and marking up submittals to ensure a smooth fabrication process.
