Now five years out from a devastating year for SWLA, things are finally getting back to normal.
But, even better than that, the area is well on its way to economic growth beyond what we’ve seen before. The region has welcomed a new president and CEO of the Chamber SWLA/Alliance, Scott Walker, who brings his expertise and vision to help enhance longterm and sustainable growth. And SWLA is finally gaining residents instead of losing them as the amount of housing and supporting businesses grows. You’ll find some of those businesses within these pages. They are the true backbone of our communities.
For 22 years, Thrive has focused on helping readers live a full,
In 2025, CC’s Pawn Superstore proudly marks its 10th anniversary serving the Lake Charles community. Founded by Cindy and Claiborne Self—the “C”s behind the name—CC’s has grown into one of the most trusted names in Southwest Louisiana for quality merchandise, fair prices, and exceptional customer service.
What started with the slogan “The New Way to Pawn” based on the idea of creating an atmosphere that is welcoming to people from all walks of life. CC’s has evolved into a modern retail destination that is clean, bright and friendly. Today, CC’s Pawn Superstore offers a broad inventory that includes fine jewelry, luxury handbags, tools, and one of the region’s largest selections of firearms and suppressors. Most recently, the Self’s expanded into the precious metals market, offering gold and silver coins and bars for investors and collectors alike. Long-time enthusiasts themselves, the couple decided to bring their passion for bullion into the business, creating a trusted place for those seeking to buy or sell precious metals.
The road to CC’s has been anything but ordinary. The Self’s have built a remarkable career with a footprint spanning from Houston, Texas to Raleigh, North Carolina. Since 1983, they have opened and operated an impressive 54 projects across various industries, including 39 franchised units, 12 independent ventures, and 3 real estate developments. Their entrepreneurial spirit, resilience, and sharp
instincts have made them veterans in the business world.
But if you ask them about their proudest accomplishment, it’s not a business venture—it’s family. Their children, Brandon and Kristen, are both LSU graduates. Brandon has built a successful business in Houston, while Kristen owns a pediatric dental practice in New Braunfels, Texas. Each has gifted the Self’s their greatest title yet: grandparents.
When they’re not at the shop or spending time with family, Cindy and Claiborne take to the skies in their Cirrus Aircraft. Both licensed pilots— though Cindy holds the edge with her professional flight experience—the couple playfully debates over who gets the first leg on each trip.
Ten years in, CC’s Pawn Superstore stands as a testament to hard work, family values, and a relentless drive to evolve. Whether you are a collector, investor, or someone simply looking for a great deal, there has never been a better time to stop by and see what makes CC’s special.
At the recent State of Southwest Louisiana breakfast event, McNeese State University, the Alliance, and Louisiana Economic Development all came together to show the bright economic transformation coming to the state and region.
Dr. Daniel Groft, Director of H.C. Drew Center for Business and Economic Analysis and Associate Professor at McNeese State University, presented a comprehensive economic outlook, highlighting both national and local trends and emphasizing long-term and year-over-year trends across key indicators.
Nationally, the economy has shown steady growth in output since 2020 and employment remains strong, though growth is stabilizing, while inflation appears to be easing. In Louisiana, employment has finally surpassed pre-pandemic levels, and the state saw its first population increase in years in 2024. The Lake Charles MSA, while still recovering from significant employment losses since 2020, is showing signs of resilience, particularly in manufacturing, healthcare and hospitality. The area has also seen two straight years of population growth, each faster than the state as a whole. Taxable sales, exports and gaming revenues have remained at high levels. Combining these into a coincident economic index points to a gradual recovery and a new upward trend.
Housing activity should be on the rise as a flurry of multi-unit building permits that were obtained last year should have construction in progress or completed.
Looking ahead, there is much road to travel as there have been overall drops in the labor force, but the region’s economic trajectory is optimistic, driven by billions of dollars in energy investments and infrastructure projects, and a renewed focus on quality of life and workforce development. Statistical models point to slight growth in most parishes and a continued flat trajectory for the area as a whole. But incorporating just a few economic development projects shows that employment growth could dramatically increase.

With new leadership, renewed energy and a clear-eyed vision for the future, the Southwest Louisiana Economic Development Alliance is laying the groundwork for long-term regional success. At community meetings all over Southwest Louisiana, the Alliance’s new Presiden and CEO, Scott Walker, shared a compelling roadmap for how the region can thrive in an increasingly competitive national and global landscape.
Since stepping into the role in February, Walker has focused on evaluating the organization’s direction and aligning it with the broader needs of the region. “The Alliance’s vision is ambitious yet grounded: to be a team of dedicated professionals working in coalition with businesses, industry, public entities and nonprofits to make Southwest Louisiana a better place to live and work,” said Walker. Central to this mission is the adoption of the Entrepreneurial Operating System (EOS)—a framework that ensures the organization remains focused on its goals,
responsive to its stakeholders and agile in its execution.
The Alliance recognizes that the competition isn’t just regional—it’s global.
In addition, the Alliance recruited Paul Moses to lead its Economic Development Team. Paul has an impressive background in economic and workforce development as well as entrepreneurial support and advancement.
“Every community in the U.S. is vying for talent and investment. To win, Southwest Louisiana must become a magnet for both. This means creating a virtuous cycle where great talent attracts
great companies, and great companies attract great talent—all underpinned by a high quality of life,” stated Moses.
The Alliance has identified five key traits that define successful regions:
1. Strategic and Long-Term Focus
In alignment with the newly launched Louisiana Economic Development Plan, the Alliance is initiating a sixmonth strategic planning process. This plan will identify barriers to growth and outline actionable steps to overcome them.
2. Investment in Themselves
Projects like Port Wonder exemplify the kind of qualityof-life investments that make a region attractive. The Alliance emphasizes the importance of continuing to invest in amenities and infrastructure that enhance daily life.
3. Organized for Collaboration
The Alliance aims to foster a unified regional message and coordinated action across all levels of government and business.
4. Customer Service Focus
Helping companies succeed is a top priority. The Alliance is committed to streamlining processes and providing
support to businesses looking to grow or relocate in the region.
5. Continuous Improvement
The best regions never rest. They evolve, adapt and strive for excellence. The Alliance is committed to this mindset, ensuring that progress is not only achieved but sustained.
The Alliance is not doing this work in isolation. Over the next six months, it is inviting community members, business leaders and public officials to actively participate in shaping the region’s economic development vision. This collaborative approach is essential to
building a future that reflects the aspirations and needs of all who call Southwest Louisiana home. As the region stands on the cusp of transformative growth— with major investments like the Woodside LNG project already in motion—the time to act is now. With strategic planning, community collaboration and a relentless focus on innovation and quality of life, Southwest Louisiana is poised to become a model for regional success.

When Cody Simmons began transporting mobile homes at just 15 years old, few could have predicted the impact he would have on the manufactured housing industry in Southwest Louisiana. Now the proud owner of LA Manufactured Homes, Cody is carrying on a family legacy with passion, innovation and a deep commitment to community.
A third-generation mobile home mover and installer, Simmons launched his first business—Cody Simmons Mobile Home Transporters—at just 24 years old. By the age of 30, he had grown his vision into LA Manufactured Homes, the only locally owned and operated manufactured home dealership in the area.
Today, LA Manufactured Homes is a trusted source for high-quality single, double, and triple wide homes, all manufactured and modular. What sets this company apart isn’t just the homes—they’re beautiful, modern, and affordable—it’s the personalized care and hands-on approach every customer receives.
“We don’t just sell homes,” Cody explains. “We guide people through the entire process—from land prep and utility connections to the final walk-through. We make sure they’re supported every step of the way.”
And that dedication hasn’t gone unnoticed. LA Manufactured Homes has been voted Best Manufactured Home Dealer in Lagniappe Magazine’s Best Of competition three years in a row. The company is a proud member of the SWLA Chamber of Commerce and was recently featured in FACES of SWLA.
But perhaps the most inspiring part of LA Manufactured Homes’ story is how deeply it’s rooted in service. Each year, the company donates food and gift cards to families in need during the holidays. They sponsor school newspapers and athletic programs at Sam Houston High School, Westlake High School and Vinton High School—supporting the very communities they serve.
As parents to two boys on the autism spectrum, Cody and his wife Hayleigh are also passionate about supporting other families navigating similar journeys. Together, they plan to partner with the Autism Society of SWLA, working to raise awareness and provide meaningful resources for children and families across the region.
“We believe in doing business the right way,” Hayleigh shares. “That means helping our neighbors, lifting up our community and making sure every family we serve feels at home.”
At LA Manufactured Homes, the dream of homeownership is more than a transaction—it’s a promise. A promise of quality, care and a place to truly call home.
HUNT Tech, LLC’s innovative insect repellent is now available to consumers. HUNT Refined Repellent is scent and DEET-free and available through the company’s website, huntrepellent.com, and at a growing list of retail locations. What began as a mission to help hunters stay protected without scent has evolved into a breakthrough formula that is EPA-approved and among the longest-lasting options currently available. The HUNT Refined lotion offers 14 hours of protection. Its spray delivers protection for up
to 12 hours, making it ideal for sportsmen, workers, families and anyone spending time outdoors in mosquito-prone regions.
“Louisiana has some of the toughest mosquito conditions in the country,” said Gabriel Fontenot, founder and CEO of HUNT Tech. “We knew if we could build a repellent that works here, it would work anywhere.”
For the last two years, HUNT has worked on developing its technology, its team and the company’s go-to-market strategy out of The Business Incubator of Southwest Louisiana, located in the Henning Seed Center at McNeese State University. The team includes co-founder Burns Mulhearn and General Manager Jake Armand. Jagger Morvant and Kaden Marshall were also members of the launch team.
“There is so much work that goes into launching a new company. Gabe and the entire HUNT team are to be congratulated on this significant milestone,” said Paul Moses, vice president of economic development for the SWLA Economic Development Alliance and the incubator director. “It’s one thing to have an idea. It’s another thing to bring your idea to full commercialization, and we couldn’t be happier for them.”
While HUNT’s leadership team will continue working out of the Henning Seed Center, it is setting up its packaging and distribution facility in nearby Elton, Louisiana, Fontenot’s hometown in Jeff Davis Parish. “Our roots are right here in Lake Charles,” added Fontenot. “We’re proud to build this product in Louisiana, hire local and grow with the community that helped us get started.”
“We’re proud that HUNT Tech sees long-term potential in Jeff Davis Parish, and we stand ready to support their growth as they bring new jobs and cutting-edge products to market,” said Kendal Henry, chair of the Jeff Davis Parish Economic Development Commission.
“Seeing a business grow out of the incubator and into one of our rural communities highlights just how valuable and impactful our regional collaboration truly is,” said Cesilee Oliver, director of Jeff Davis Parish Economic Development.
“We all know this product is needed here for sure,” said Ronnie Petree, current member and past chair of the commission.
“Elton is my hometown, and I am thankful HUNT will be creating outstanding new jobs here in the parish.”
Moses added, “While it’s a bad day for bugs, it’s a great day for Southwest Louisiana. This is a great example of how start-ups can have a tremendous economic impact on entire regions.”

Lake Charles Memorial Hospital and LSU Health Sciences Center launched the Family Medicine Residency Program in 1995 to train doctors who want to care for the whole family, from newborns to older adults. Since then, the program has grown in size and strength, earning full national accreditation in 2002 and maintaining it ever since.
These physicians have finished medical school. Now they spend three years learning to treat people across all stages of life. They gain experience in internal medicine, pediatrics, surgery, women’s health, cardiology, emergency care, and more. They care for patients in clinics and in the hospital, including those without insurance or a regular doctor.
They work closely with experienced physicians at LCMHS who supervise their care, teach best practices, and model what it means to serve a community with skill and compassion.

So far, the program has trained more than 150 doctors with many now practicing in SWLA. In fact, over half of our graduates have stayed in the state, providing high-quality, full-spectrum care in clinics, hospitals, and communities across Louisiana. In fact, the new 2025 class consists of physicians who were born and raised in SWLA or have close ties to the area, making this class a "home gown" group of family medicine physicians.
Why does it matter? Because these doctors are here to learn, care for you, and stay rooted in the communities that need them most.
When you see a resident physician, you’re helping shape the future of healthcare in our region. And you can trust that your care is guided by a team that believes learning never stops.

Tab Finchum, a financial advisor out of Sulphur, Louisiana, with Edward Jones, has been named on the 2025 Forbes Best-InState Wealth Advisors list. All applicants had to fill out a 72-question survey about their practice. Shook Research analyzed the data, which included information on years in the business, involvement in the community and with clients, compliance records and financial numbers, to determine which advisors were the best fit for the accolade. Finchum says, “It’s amazing to be recognized for the work that I’ve done over the last 41 years in the business.”
Finchum grew up in Orange, Texas, and graduated with a bachelor’s from the University in Houston in hotel and restaurant management due to his family’s involvement in that industry. He remained active in the restaurant industry for a few years before deciding he wanted a career change.
A visit to his local Edward Jones branch to set up an IRA was the catalyst for Finchum’s
transition into a financial advisor. He talked to his advisor about looking for a new job and his advisor took the opportunity to recruit him. Finchum was hired with no experience in stocks and bonds beyond information learned in finance classes during college, but he learned quickly and loved the challenge.
It was 1984 when Finchum began working for Edward Jones, a time when the company was just a regional firm based in Missouri with only about 700 branches. He ended up settling and working in Sulphur, which he describes as a “great community that is very accepting.”
As to what has led to the longevity in his career, Finchum says, “I help people create wealth and spend wealth intelligently and pass it on to their children. I enjoy relationships with my clients, and I care about what happens to them.”
Tab Finchum is married to Misty Finchum. His daughter, Taylor Finchum, is also an advisor and regional leader with Edward Jones.

Shayne Laughlin has deep roots in Lake Charles.
Three of her four grandparents were born and raised in the area and both her parents grew up in Lake Charles. Her paternal grandparents owned Cormier’s Meat Market on 18th street for years, which later became ShopA-Lot, owned by her parents. So, it is no surprise that Laughlin also became an entrepreneur. She opened her State Farm office in 2012. “My husband, Stephen, has worked for State Farm corporate for 27 years and he encouraged me to pursue
an insurance agency. He felt that my general love for people and ability to quickly establish genuine relationships would be the perfect mix for a successful insurance business.”
The last few years have been extremely difficult for Laughlin, her family, her team, and the entire community. Even though they are no longer dealing with hurricane claims, they are not done dealing with the aftermath.
“The insurance environment in Louisiana is a complete mess with no easy fix in sight,” says Laughlin. “I am often asked why so many companies have left the state and it’s because they were
underpriced for this area. State Farm has long been seen as the ‘expensive’ insurance, but the obvious truth is that we were just priced correctly, which is why we are still here.”
There is no magic button to fix the problems with insurance in Louisiana, but Laughlin says writing to your legislators is a great start.
“It’s everyone’s responsibility to voice their concerns in order to promote change. Until then, my office will continue to educate and communicate with our community through articles like this, social media, and face-to-face meetingsour favorite. We live here, we work here, and we love it here, so we will do our best to help our customers navigate this chaos.”
Laughlin has always prided herself on having integrity and being transparent. She understands how challenging the current insurance climate has been for homeowners and offers the following advice:
• Choose your insurance company, your agent, and their office very carefully.
• Interview your agent. Ask them what their plan will be after a catastrophe and how quickly they will be able to assist you. Ask them if they’ll go to bat for you when things don’t seem right.
• Although price is a factor, it should not be the most important piece of the puzzle. Remember, you get what you pay for.
Laughlin says, “No insurance office is infallible and humans make mistakes, but it’s how an agent responds and handles those potential mistakes that matter. We don’t win every battle, but my office will do everything in our power to ensure our customers are heard and treated fairly. If you need an insurance advocate, come see us at 4328 Lake Street, across from Johnson’s Funeral Home, and let us take care of you.”
With the merger of two of the most respected names in Louisiana real estate—CENTURY 21 Bessette Realty and Flavin Realty—a real estate powerhouse was created this year, bringing together decades of market leadership, service excellence and local expertise.
CENTURY 21 Bessette Realty has been in business for 35 years and Flavin Realty has been in business for 49 years, with the family-owned companies building a proud legacy rooted in integrity and hard work.
CENTURY 21 Bessette Realty, Inc. was founded in Lake Charles in 1990 by Harvey and Moria (Moe) Bessette. They successfully led the company for 17 years, when their daughter, Tara Demarie, stepped into the role of broker of record. Continuing the family legacy, Tara and her sister, Tobie Hodgkins, became equal owners.
Flavin Realty was founded in 1976 by Bill Flavin in Lake Charles. The company has been a family business for three generations, with Bill’s sons, Dan and Tim, taking over and now Beau, Dan’s son, continuing the tradition.
“Century 21 Bessette Flavin represents a uniting of shared values, vision and dedication to customer service shared by previously separate agencies,” says Tara Demarie, CEO and co-owner.
“By bringing together the strengths and expertise of our companies, we became the No. 1 CENTURY 21
franchise in the State of Louisiana, setting a new standard for excellence in the industry whether you are looking to buy, sell or invest in real estate,” adds Beau Flavin, company president and co-owner.
CENTURY 21 Bessette Flavin has offices in Lake Charles and Baton Rouge. Tommy Eastman is the firm’s broker and Shane Robertson, partner, leads the Baton Rouge team.
Leveraging the CENTURY 21 brand’s robust suite of business-building tools, the firm’s more than 80 agents all have access to state-of-the-art technology and an international network to complement their community connections and local market knowledge.
CENTURY 21 Bessette Flavin now offers an expanded portfolio of services, a deeper bench of talented professionals and an unwavering focus on meeting the diverse needs of homebuyers, sellers, investors and developers across the region.
Expertise, ethics, innovation, teamwork and patient-focused care provide the foundation for the tremendous growth CFO has experienced since its founding over 30 years ago.
Today, CFO is the region’s largest musculoskeletal group, serving all of Southwest Louisiana and Southeast Texas.
The group has expanded to include a second location in Moss Bluff and an imaging center adjacent to their Lake Charles office. The medical staff is now made up of 18 doctors in various specialties, along with three podiatric surgery residents and a large clinical support staff and office personnel.
An essential factor in CFO’s growth is the doctors’ strong connection to this community. Most of the doctors are from this region, and those who are not have practiced here for nearly the entirety of their careers. As a group, they are committed not just to CFO, but also to Southwest Louisiana.
Part of this commitment means bringing the latest advances in care to patients, from surgical technology like the MAKO robotic-assisted system for more precise hip and knee replacement procedures, new innovations to manage pain without narcotics, and advanced wound healing technology.
The CFO doctors also supervise a team of experienced athletic trainers who provide sports medicine coverage for area high schools to prevent and treat injuries in young athletes.
When experienced care is needed quickly for an injury, CFO’s OrthoExpress ensures an appointment within 24 hours.
The wide range of specialists at CFO allows patients to receive collaborative care when needed, all within one group. This is not only more convenient for patients, but also optimizes the level of care they receive.

In Louisiana, “homegrown” doesn’t just mean local—it means invested. It means rooted in the community, built with purpose, and thriving because of deep relationships and shared progress.
For decades, HASC Louisiana has stood shoulderto-shoulder with the industries that define our region—building safe workplaces, developing skilled workers, and supporting sustainable growth. What began as a local commitment to serve the needs of our neighboring plants and contractors has evolved into a statewide standard of excellence, trusted by facilities, workforce partners, and safety professionals across Louisiana.
Our story started here in one of the nation’s most vital industrial corridors. Since the 1950s, we’ve collaborated with industry leaders to develop services tailored to the real-world needs of the petrochemical, oil & gas, and energy sectors. Rather than apply a one-size-fits-all model, we listened, learned, and built programs shaped by local values, pace, and priorities of Southwest Louisiana.
We’re proud to be a part of the SWLA growth story— preparing thousands of workers for safer careers and giving companies confidence that their teams are trained, tested, and ready for the field.
With our flagship campus in Sulphur and an additional location in Gonzales supporting the Capital Region, HASC Louisiana continues to expand our reach—bringing safety, training, and workforce development closer to the communities and industries we serve.
New locations in Brusly and LaPlace are on the horizon, expanding access and strengthening our ability to serve even more of Louisiana’s industry.
Every HASC Louisiana campus offers multiple high-quality services for industry needs—comprehensive training, occupational health, contractor compliance, and workforce screening solutions—all provided by teams who live and work in the communities they serve. For added flexibility, many services are also available virtually through live online proctoring or telemedicine, making access as simple as logging in.
While our footprint grows, our foundation remains the same: strengthen Louisiana’s workforce through local relationships, real-world solutions, and a deep commitment to safety. Whether in-person or online, HASC Louisiana is where safety meets scalability.
We’re excited to announce a new occupational medicine clinic coming soon to Sulphur. Opening in Q1 2026, this clinic will expand access to quality care designed specifically for the industrial workforce. A stronger, safer workforce starts with access to the right care at the right time.
Staffed by board-certified occupational health physicians and OSHA-knowledgeable providers, services will include:
• 24/7 injury care
• Fit-for-duty exams & DOT physicals
• Medical directorship & case management
• Virtual telemedicine care options
• Centralized scheduling & records
Louisiana’s strength lies in its people—hardworking, community-minded, committed to doing things the right way. At HASC Louisiana, we share that commitment. We’re proud of where we’ve come from, and we’re invested in growing with you for years to come. Visit louisiana.hasc.com to learn more.

Tina Higgins was born and raised in Lake Charles, graduating from McNeese State University with a Bachelor of Science degree in mathematics with a concentration in computer science. Her first jobs, post-college, reflected her passion for math, computer technology and industrial engineering. For thirty years, she shuttled back and forth between Houston and Lake Charles before making a lifechanging decision . . . owning her own company.
Having no prior experience as a business owner, she opted for the support provided by a franchise. In her research, she discovered Cruise Planners, the nation’s largest home-based franchise host travel agency. She liked its business model and strong focus on empowering entrepreneurs.
She is now a Certified Destination Wedding, Honeymoon &
Romance Travel Specialist. This new certification from the Destination Wedding & Honeymoon Specialists Association (DWHSA) means Higgins is even better equipped to help couples plan their dream destination weddings, once-in-a-lifetime honeymoons, romantic anniversaries and sweet getaways for two—anywhere in the world. Whether you’re dreaming of saying “I do” on a beach in the Caribbean, honeymooning in the hills of Tuscany or planning a cozy celebration closer to home, Higgins has the tools, connections and creativity to make it all come together perfectly.
“I’ve always loved helping couples celebrate their love through travel,” Higgins said. “Now with this certification, I have even more resources to make sure every detail—from the big day to the little touches— is just right.” Tina brings years of experience, insider access to top resorts and cruise lines, and a passion for making travel personal.
