After several years away, the Home Builders Association of Southwest Louisiana is thrilled to announce the return of one of our region’s most anticipated community events—the 2025 Home Show, happening Saturday, August 16th at the Lake Charles Event Center.

The real estate market in Southwest Louisiana is showing promising signs of optimism, as the region continues to recover from the economic and environmental challenges of recent years. While national headlines have painted a mixed picture, local experts emphasize that the SWLA market is stabilizing and evolving in unique ways.
According to Tommy Eastman, broker with Century 21 Bessette Flavin, buyer confidence is gradually returning, and sellers are beginning to re-enter the market. “National reports don’t always reflect the true local picture,” he says. “We are seeing positive trends. Home sales have remained relatively steady, with more sellers getting into the market. Inventory is picking up in SWLA, giving buyers more to choose
from, which is also leading to more competitive pricing.”
He says ongoing construction and redevelopment efforts are beginning to replenish the housing stock, offering more options for buyers and potentially easing price pressures in certain segments.
Interest rates remain a key variable. With the Federal Reserve signaling possible rate cuts in 2025, mortgage rates are expected to gradually decline, which Eastman says could stimulate homebuying demand in the coming months. “If rate reductions materialize, motivated buyers may find better financing deals,” he adds.
He says location continues to be a critical factor in property values. Areas with strong infrastructure, schools and amenities are seeing more resilient demand and price stability.
“We advise sellers to focus on home improvements and strategic pricing to attract buyers in a competitive environment,” adds Eastman.
Looking ahead, the SWLA real estate market is expected to remain dynamic, shaped by economic trends, rebuilding efforts and shifting buyer preferences. “While challenges persist, our region’s resilience and ongoing development suggest a cautiously positive outlook for both buyers and sellers in upcoming months,” says Eastman. “Buyers should stay alert to changing financing conditions and act swiftly when the right opportunity appears.”

The more involved you are, the smoother the project runs. “I want you to understand what’s happening at every stage—not just so you feel confident, but because this is your home. You should know what’s behind every wall,” he says.
The bottom line? “You don’t have to know everything about building. We’ve got that part handled. But if you come prepared, stay open and work with a contractor you trust, you’ll end up with more than just a house. The work of the not-for-profit PBAF embodies resilience at every level—from foundation to community. PBAF’s partnership with the “Resilient Housing for SWLA” toolkit underscores that approach by emphasizing accessible, practical solutions for flood resistance and insurance mitigation.
Its latest initiative, Kingman Crossing, exemplifies this mission, integrating fortified construction techniques with thoughtful community design.
Here’s how resiliency shapes each layer of PBFA’s work:
Fortified standards in home construction. At Kingman Crossing, for example, PBAF has committed to resilient building standards across every home. Walls, roofs, doors and windows are built at fortified standards. This includes stronger roof assemblies, continuous load-path framing and reinforced foundations designed to withstand hurricane -force winds and excessive storm impacts.
Eye on insurance. The design ensures that the homes offer structural reliability during high-wind events, like those seen during Hurricanes Laura and Delta, while also reducing long-term insurance costs. These measures translate into savings over time through lower damage repair and reduced premiums.
Community-wide planning and adaptability. In addition to building and renovating single homes throughout portions of Lake Charles, PBAF strategizes entire neighborhoods with resiliency embedded. Further, grants, like the $100,000 from the Federal Home Loan Bank of Dallas, support legal and title assistance to ensure secure property ownership.
Education, equity and long-term neighborhood revitalization. PBAF’s comprehensive model extends beyond building. It also offers free homebuyer counseling, financial education and sweatequity support. Their near-zero foreclosure rate confirms the success of this integration of
Charles, where old housing stock was heavily damaged during past storms, PBAF is also renewing aging infrastructure, streetscapes and community morale.
“Project Build a Future’s work in Lake Charles demonstrates that resiliency is not an afterthought. It’s the backbone,” said Charla Blake, executive director. “From fortified home construction and rainwater management to phased community design, financial accessibility and robust education, we build with the whole person, and the whole neighborhood, in mind.”
