• We take a full and detailed ‘Design Brief’
• We both agree & sign o on the ‘Design Brief’ which forms the basis for the design

• Site Plan including accurate contours (we can organise a surveyor on your behalf)
• Instructions to proceed and 50% deposit of Concept Design fee
• Detailed feedback on the Concept Design

NOTE: We expect that you may wish to slightly modify the design however we do not undertake any further work on the concept design until moving onto Step 3.

• Possible specialist reports if Resource Consent is necessary (we can co-ordinate & recommend appropriate professional consultants)

• Resource Consent on an hourly basis, time dependant on individual application
NOTES: Many projects require Resource Consent approval to satisfy planning and Resource Management Act (RMA) requirements. In most instances these require an Environmental E ects Assessment and more detailed drawings showing compliance with controls and covering those aspects requiring approval.
• With approval of the Developed Scheme Design and Building Cost Estimate (and if necessary the Resource Consent) then Working Drawings can be prepared
• This process e ectively builds the house on paper and involves full documentation of material speci cation and client selections where known
• The structure may include Engineering aspects both geotechnical and Structural (we can co-ordinate and liaise on your behalf)
• Mechanical Engineering may also be required in some circumstances (we can coordinate and liaise on your behalf)
• Drawings will be produced to meet the requirements of the Territorial Authority (T.A or Council). These will include details of structure, weatherproo ng, safety, cross referenced to Engineering and other Speci cation and Full Speci cation.
• Layouts are included for kitchen and bathrooms but detail is not required by the T.A (If more detailed Working Drawings for these are required our preference would be to provide these in the ‘Supplementary Drawings’.

• When Working Drawings, Supplementary Drawings, pecification & Engineering are complete, we are able to begin the costing & pricing of your home
•This will entail a tendering process to get competitive prices on materials and labour from our preferred suppliers & contractors
•Presentation of the Building Contract quote

• Decisions on some colour selections i.e roof, joinery etc as these can e ect pricing

• Make payments to T.A for all consent deposits
• Upon approval of consent make balance of payment to T.A so we can uplift consent
• Lodgement of building consent on your behalf
• Answer any T.A queries during consent processing
• Uplift approved consent on your behalf
• Council must process the consent in 20 working days (however allow 8 weeks for possible requests for further information and variation in council workload)
• The exciting stage.... watching your dream transform into reality
• We will start work on site as soon as practical after the issue of building consent, weather permitting – this is generally within 4 weeks of the issue of consent
• Further con rmation of details, colours etc
• Progress payments based on value or work completed on site
• Possible requests for variations to contract
• Proceed with the construction as set out in our construction programme
• Manage all aspects of the construction to completion of your home
• Price requested variations to contract and agree with signed variation to contract before proceeding with the change
• Obtain all inspections and approvals
• Apply for and obtain C.C.C. on your behalf

• Complete any defects at the end of the 12 month defects warranty period from Practical Completion.

• 3.5% - 2,000,000 to 3,999,999
• 2.5% - 4,000,000 to 9,999,999
• 2.0% - 10,000,000 and over
* An additional fee equal to 2.0% is charged for Renovation or heritage projects reflective of the additional work
