Virginia trioli \ Plan Melbourne, if you can

R

iddle me this: if you stacked one on top of the other all the “plans for Melbourne” ever commissioned and ever written, would they actually reach all the way to the moon? Or would you need Grocon to come along and add a little Eureka Tower-like lightning rod to the top to fill in that last bit? It would only be a little jump, for as sure as governments will come and governments will go, each new wave will feel the need to commission their own plan to deal with a basic truth: that this city is going to keep growing and will need an ordered approach to development, service provision and infrastructure, and a sensible plan to fund it. Now we have a new one. Previously, we had another one. Melbourne 2030, meet Plan Melbourne. To paraphrase a certain prime minister, I have said here before that I was the best friend Melbourne 2030 ever had – not that I was ever in a position to take care of my dear friend. But unlike most of the then-government members who were actually charged with the task of defending its core principles and going out and advocating them, I was always happy to argue the case for a limit on urban expansion and an increase of urban infill that was quite evenly distributed throughout Melbourne. The focus on major transport hubs just seemed smart to me: with pre-existing infrastructure that would

easily handle improvement, and solid communities that could absorb more citizens, Melbourne 2030 not only envisaged a bigger city but a uniformly developed one. High-density was not just for the suburbs that had no political leverage to argue against it. The new Plan Melbourne on basic analysis seems to see the city a little differently. Integrated transport is good. So is identifying employment zones where pre-existing institutions can be better linked in with business. (The South East Melbourne Innovation Precinct, which is aligned with Monash University, is a good example of this). But in Plan Melbourne, urban renewal is the big thing. Areas such as Fishermans Bend and E-Gate and Arden-Macaulay have been earmarked for major population growth and the choices are smart – not too far out, close to services and amenities, even while the timeline for their much-needed transport options seems way too long. But the protective cordon thrown around the suburbs is short-sighted and cowardly. The plan states: “Achieving housing and population growth in defined locations will enable local governments to protect the majority of Melbourne’s existing suburbs from significant housing densification.” Unless of course the “densification” is in your local government area … This flies in the face of all the work and research and planning that has been done over decades looking

at sensible ways to deal with Melbourne’s growth. It also squanders the opportunities that exist for building non-ghetto communities within a solid suburban setting. There IS a way to embrace higher density living within the suburbs without ruining the reason people want to be there. The older, pre-existing small-scale developments throughout South Yarra, Toorak, Prahran, Armadale, Malvern and, yes, even Camberwell, demonstrate this: with decent height restrictions and mandated open space or green building requirements, such suburbs could absorb more residents with little impact. The infrastructure requirements of the new E-Gate-style developments are significantly more than would be required in pre-existing transport hubs such as Camberwell and Box Hill. And who plans for and funds the establishment of the libraries, schools, pools and recreation centres that will be needed sooner than everyone wants to believe? I know this can be achieved, but my heart sinks at the prospect of these important requirements falling victim to another change of heart, another version of our planned future: another dusty document stacked high and shooting for the moon. \

PETER WILMOTH meets Lorna Jane Clarkson, the name on everyone’s hips

I

t’s Saturday morning in a city hotel in Melbourne and Lorna Jane Clarkson is telling her story with all the enthusiasm, excitement and brio you might expect if you’ve read her books or her blogs, or even met her, which is not uncommon given the priority she gives to connecting with her customers and fans. When your name is on 160 stores around the world, you’re No. 26 on Business Review Weekly magazine’s top 30 richest self-made women, with an estimated wealth of $50 million, and you’re on the cusp of opening a range of new cafés, stores and wellness centres, you have every reason to be excited about life. And perhaps there’s another reason for her excitement. A few weeks after our interview, media reports emerge airing speculation that the Lorna Jane empire is on the market for a cool $500 million. Clarkson, who with her husband Bill owns 60 per cent of the business (the remaining 40 per cent is owned by a private equity firm), has refused to comment on the reports but, if true, she stands to walk away a very, very wealthy woman. Today as we talk over coffee in Collins Street, there’s no mention of multimillion-dollar business deals. In fact, she says the global empire she founded 24 years ago was never about the money. “This has been about following my dreams and doing what I love to do, and I’ve got all these amazing women all over the world who love what I do and love the active-living philosophy and want the same things in their lives,” she says. Clarkson’s passion for active living has been the motivating force, not just of her business but of her life since she moved, aged 11, to Brisbane from a small town in the north of England. “It really did change my life because in England you have a different way of living, all indoors,” she says. “What I really loved about Australia was that outdoor, being-active way of living. I can thank this really amazing Australian environment for getting me excited about moving my body.’’ In Brisbane she did ballet, played netball and was a cheerleader at school. “I’ve never been this great athlete and I think that’s what’s appealing about what I do,” she says. “It’s for everybody and you don’t have to be an amazing athlete and be gifted to move your body and enjoy it. I’m a high-energy person and exercise definitely has something to do with it. I’m just your everyday girl next door who likes to hike and feel great about myself, and part of that is moving. I think moving helps you think and be positive. It makes you feel like you’re alive because all your cells are regenerating.” At school she wanted to be a journalist but her mother thought that world was a bit tough. Instead she did dental therapy for the Queensland government and was posted to Cairns to work in schools. She stayed in Cairns for four years until age 24. “I did my first marathon there but not very well. It was hot. I couldn’t move for a week.” It was while studying dental therapy, that Clarkson began teaching aerobics at night. “I was really into that ’80s fitness, Olivia Newton-John, Jane Fonda – that whole fitness thing was really big for me,” she says. “I remember in year 12 getting my hair cut off like Olivia Newton-John in the Physical video, and my ballet teacher going ballistic because you’re supposed to have long hair.” All her friends were in fitness and she began to feel the constraints of working for the government. “I felt like I was turning into this person that wasn’t dreaming big enough any more,” she says. The boundless energy was always there. “The gym I was working at nominated me to be Miss Cairns and I won, for some reason,” she says. “When I got up to get my crown [a DJ] said, ‘Wow, have you been drinking?’ because I was so excited. I said, ‘No, this is a natural high, from exercise’, because I’ve never drunk.”

Cover Story She needed the energy for all the work she took on. She was teaching 13 aerobics classes a week, before and after work. Just for herself, she started making activewear. “I got my favourite swimsuit, unpicked it, laid it out on some newspaper and made a leotard. I started wearing them to my classes and because you’re up there and teaching – and remember, classes were huge then, there were 50 or 60 people in front of you – after the class they’d say, ‘Where did you get your outfit, it’s amazing’. I said, ‘I made it’. ‘Will you make me one?’ And that’s how it went.”

S

he returned to Brisbane and soon there were hundreds of people in her classes. “It got to the stage where I was spending every waking moment making activewear. I remember waking up one day and having to go to work and thinking to myself, ‘I don’t want to go to work today’. I want to get up and make activewear. “I was talking to one of the guys who owned the fitness centre and he said, ‘Well, Lorna, if you want to do that we have room upstairs, and you can do some hours on reception if you need some extra money’.” That was 1989. She opened her first store in 1990, in Brisbane in an old building above a fitness centre. On the flight to Melbourne before our interview, she bumped into a man she knew, who reminded her of those early days in her first studio. “We were on the top floor and there were pigeons and they were pooping and the cockroaches were eating it, and when people used to jump around in the very corners of the room all the cockroach poo used to fall down. And that’s what he remembers about my first studio, that I would always be cleaning out the

ZEST FOR cockroach poo. “You forget these things. You forget things that don’t matter. It’s like when Bill and I sold our home and bought a big old building in the valley so we could have a warehouse, and we lived upstairs in this amazing apartment. People said, ‘Oh my God, you sold your beautiful home’, but at the time you’re following your dream, it doesn’t feel like you’re giving anything up. “All our friends were going on holidays, had beautiful cars and stuff, and we were still on our pushbikes, but you look back now and I feel we never missed out on anything, ever.” Any sacrifice certainly paid off. These days Lorna Jane counts 134 stores across Australia and 25 in California, as well as shops in South Africa, Britain, Canada and Dubai. There are stores planned for Texas and Arizona. I ask Clarkson if all this success has changed her. “You still want the same things in life and you still care about the same things. I don’t do anything different. I believe health’s important, family’s important, who you are at the end of the day and how you feel about yourself when you close your eyes at night are really important.’’ She’s keen to use her public profile and business

Food \ LEANNE TOLRA REVIEWS OSTERIA LA PASSIONE

I

’ve rarely seen a chef work the room like Carmine Costantini. He’s in the kitchen, he’s cruising tables, checking on diners and basking in their enjoyment. He prepares food at the front counter, plates dishes out the back, delivers meals to tables, observes wine choices and charms his customers, encouraging them to feel more like guests. The floor and kitchen staff at this rustic eatery are hardly tardy, so he’s not compensating for anyone. The passion element of Osteria La Passione is writ large on its chef and owner – and in his food. Respect for produce, and integrity of flavour, is delivered via a daily degustation menu: three courses, or six at dinner, an antipasto and pasta option mid-week and an express lunch menu. Don’t expect fancy; it’s about honest, bold flavours. And the skills of the chef. Sardines au gratin is dish one of our six-course banquet which, at $85 a head, sounds more costly than it felt when time came to pay. The sardines arrive with tails intact in a sepia-toned broth that delivers flavours of earth and sea. A light hand has tucked breadcrumbs, garlic and parsley under their shimmering scales, and they rest on a radicchio and rocket salad, wilted by the heat of the oven-baked fish. Bottarga, salt-cured roe, adds the golden “au gratin” element to the finish and a flourish of Sardinia. We have only a handful of places in Melbourne that have coined the term osteria. It’s the Italian version of a bistro: inexpensive, modestly furnished and homely. Here, it feels like the real deal transported to a quiet section of Bridge Road. Italian-born Costantini came to Melbourne nine years ago. He lists Caffé e Cucina, Tea Rooms of Yarck and, briefly, Stefano’s, on his résumé and has a framed selection of international culinary awards on his restaurant’s walls. His father’s butchers knives, lined up on a hessian background, take pride of place there too. Furnishings in the two-room restaurant are mostly timber, tables wear starched white cloths, and brick walls are exposed. A layer of emotion is added via mosaic floors, framed photographs and a mural in the outdoor amenities. Dish two comes from the chef’s garden: a broad bean, pea and artichoke soup. It’s spring bounty rendered winter comfort food. Costantini picks, cuts, cooks and vacuum seals his garden’s finest to bring them together in a protein-infused (beef and chicken) stock that becomes a mossy pool of textural contrast. He appears next at a meat slicer behind the front counter. Promptly, a waitress bears a plate of cured porcine cuts: from the belly there’s lipid, creamy pancetta. From the shoulder is a vivid, spiced salami; from the legs a wafer-thin slice of prosciutto and from the neck a nutty capocollo. The pigs are farmed on the chef’s property at Arthurs Creek and house cured. Course four is always pasta. Pale plates of gnocchi glide by. But the chef presents us with a tagliatella ragù and a beaming smile. He has no idea we are reviewing

his food, and when I ask later why our pasta was different, his answer is matter-of-fact: “I matched it to your wine.” We were drinking a Lana Il Nostro Gallo, from Pizzini Wines in the King Valley. The marriage of this savoury, earthy wine, predominantly sangiovese, blended with canaiolo and colorino and the chef’s intense, aged beef, pork and veal ragù was brilliant. I owe my colleague Ben Thomas a thank you for the referral to Osteria La Passione. It was on a list of places that allow BYO wines – BYO is welcome here on Tuesday, Wednesday and Thursday nights. If he’s impressed by your choice, Costantini might just deliver you an extraordinary match. It was probably no coincidence either that our next course was a red-wine-friendly skewer of venison, wrapped in pancetta and chargrilled. The salt and fat of the cured meat added complexity to the fiercely

flavoured game meat, accompanied by balsamicvinegar-enhanced red onions, griddled polenta and farm-grown kale, dressed in a complex, buttery olive oil. I think that same dish landed at the other six-course tables in the room but I was too intent on savouring the flavour balance of my own meal to be certain. A dark cocoa bonet – a chocolate crème caramel from the Piedmont region – given richness and texture with amaretti biscuits, also went superbly with our final sips of wine. \ ltolra@theweeklyreview.com.au To read more reviews www.theweeklyreview.com.au/food » See Ben Thomas’ decanter column this week for more BYOs

Developing our city \ A single-minded vision has ensured international success for this avant-garde Melbourne lighting designer, writes SARINA LEWIS

Light It Up (John Tsiavis / supplied)

t is hard to get your mind around a handmade, 427-kilogram quartz crystal-laden hanging light. There is the cost, of course, not to mention thoughts of the grandeur of the home in which it is to hang. And certainly the level of artisan skill and design detailing comes to mind. But the most pervasive thought is of the courage of the designer himself; to consider the artist – in this case, 33-year-old Melburnian Christopher Boots – and the self-belief that has brought him, at a young age, to this daring space. He certainly looks the part, seated at his desk in the middle of a polished warehouse space in the creative backstreets of Fitzroy. Boots’ Ned Kelly-esque beard is offset with a street-slick black leather jacket and the disarming warmth of a quick grin. He has the aura of a person totally comfortable with his lot in life; if not impervious to the need for praise, then certainly aware of its fickle comfort. It’s easy to imagine that ease was birthed long back. He says he was a “reflective” child, obsessed by the forms of nature, and that strong affiliation planted the seed of interest in building a life around the beauty of the outside world. “Being an only child, I had a lot of time on my own and I was always collecting rocks and feathers and sticks,” he recalls. “At one point I was close to studying to become an arborist, or I could have been a farmer who grew olives and grapes. So I guess my work is based around that; in looking at crystalline structures and the way branch patterns occur in plants.” It is the last comment that provides some context to Boots’ striking works. And they are striking, these lights that are as much sculpture as sources of illumination. At first glance the designs seem driven to some extent by geometry, particularly when regarding the angular sharpness of the Y-shaped Bucky Light, or the Oblique Rhombic Prism. But then mother nature must be the queen of geometry, what with her complex shape patterns occurring in everything from the veins in a leaf to the symmetrical beauty of a snowflake: it is this that Boots channels. “My lights have living surfaces,” he says, explaining his preference for neo-classical materials such as brass, gold, iron and copper, “because we use leafing and do it all by hand, then textures and variations are desirable.” His discerning eye and dedication to quality and making things by hand (his studio is filled with half a dozen artists working on lights in various stages) has opened up an enthusiastic national and international market. The one-time industrial design student estimates half of his work is sold in Britain and the US, with talks to open doors in moneyed Singapore and Hong Kong. The Australian market is growing, but Boots sees a slower expansion here compared with the possibilities overseas. “Based on pure numbers, the American market, for instance, is 15 per cent bigger, but also it’s a much more educated market,” he says, lamenting a little that lighting often becomes an afterthought. Not his lighting, though. Depending on size, materials and design complexity, Boots’ lights force themselves to the front of mind, with prices ranging from $1000 to $50,000. But then, these are works of art. Trained by internationally recognised lighting designer Geoffrey Mance (Boots ran Mance’s company for a time after his mentor’s unexpected death in 2007), Boots approaches his designs with the eye of an artist. “For me it changes your perception of pretty much everything,” Boots says. “Creating these pieces is all about considering lighting in its context socially and its historical references as well.” Which brings us neatly back to that aforementioned 427-kilogram crystal behemoth. Now hanging in a house in Dubai, it is an awesome expression of the principles and beliefs that have carried Boots to where he is today; his infatuation with the

It’s when the premises are no longer being used to produce part of the human condition; newspapers, the sniff of print and the task of delivering the world keeps spinning so meaningful sentences lingers. Such is the case with we’re bound to feel giddy and the Herald and Weekly Times Building; designed by slightly nauseous. American comedian Bill Hicks used architects HW & FB Tompkins and built in stages to say life was “only a ride” – until he died of cancer. As between 1921 and 1928, the five-floor building still a child, that’s exactly what I’d tell myself when the Big dominates the corner of Flinders and Exhibition streets. Dipper teetered on the summit of its rickety track The neoclassical façades with their giant Ionic or a ghoul leapt out in front of me on the Ghost pilasters, the rooftop neon signs and the twin Train. I screamed and clung to the rail until my radio towers communicate the influence and building knuckles were white and when it was all over impact of the print media in the first half began in 1921 of the 20th century. The building was the the first thing I did was throw up. I still go and ended through this process on first dates. But what home of The Herald, The Sun News-Pictorial, these amusement rides (and first dates) have the Herald Sun, The Sporting Globe, Home in 1928 taught me is that I can survive dread. Beautiful, Who’s Who and Victoria’s leading Like many of you, reading a newspaper is country newspaper, The Weekly Times. The the balm for my dread. Yes, I know, there are other steel radio tower is a remnant of radio station 3DB options and I agree newspapers can be full of useless broadcasts from the building. information and columns written by nothing-burgers In 2005 the building was transformed into 61 who want to sensationalise news and provoke boorish individual apartments inserted behind the imposing passions just to increase circulation. Nevertheless, façade, masterfully restoring the original elements to the newspaper is the first thing that greets us in the blend the old with the new. Personally, I’m grateful morning; along with our first mug of coffee, it’s what the large rectangular clock on the Flinders Street side we need to crank up our brains. The content can be of the building wasn’t removed; it’s a potent reminder stimulating, depressing, political or at times even that time passes, politics and styles change – only paranoid, but we’re reminded that we are mere pimples history remains. \ boomboom@rachelberger.com on the universe’s adolescent chin and there’s always someone worse off then we are. got an ironic iconic idea? email me

Designed in 1890 by Melbourne architect Nahum Barnet (1855-1931) for Alexander McKinley, publisher of Melbourne Punch, the Austral Building is best viewed from across the road to appreciate its ornate style. This was a creative hub; the fourth floor studios were occupied by noted artists such as photographer J.W. Lindt and painters John Mather, Charles E. Gordon-Frazer, Leslie Wilkie and Alexander Colquhoun. During the 1890s it was home to the Austral Salon, a pioneer Victorian club founded by a group of women journalists. The salon still exists, encouraging young artists through scholarships and hosting student performances. \

Argus Building \ corner of Elizabeth & La Trobe streets, city The Argus Building was the former headquarters of Melbourne’s Argus newspaper; a daily newspaper established in 1846 and closed in 1957. Built in 1924 to the design of Godfrey & Spowers, this building combines several interwar styles with Beaux-Arts, Chicagoesque and Moderne influences. For many years it remained unoccupied and derelict, revived occasionally as a film set and for arts events. In 2010 businessman and Melbourne Institute of Technology founder Shesh Ghale bought the site from La Trobe University. It is being transformed into a university campus under a $60 million redevelopment; MIT students will be moving in this year. \

Record ChamberS \ 479-481 Collins Street, city This building was designed by J. A. B. Koch and built by G. B. Leith for McCarron, Bird & Co – one of Melbourne’s largest 19th century publishing companies, which published a banking journal called The Record. The classical elements express the growing architectural exuberance of owners and architects during the boom period of the late 1880s and the importance of banking and insurance journals. The façade is arranged as four bays with the central two projecting slightly towards the street. Engaged columns and pilasters define each bay, with a caryatid terminus (half-female figure on a pedestal) replacing the central column on the second storey. \

BRIGHTON \ 14 Dendy Street Over the years, the vendor, an interior designer, has turned her 14-year-old family home from a white-on-cream generic house to a haven that features in Home Design magazine’s 2014 Annual Collector’s Edition. She has added dark chocolate and coffee to the colour palette, darkened pale floorboards, and included bespoke fittings and velvet, bronze and gold features such as an antique chandelier from a French farmhouse. The result is a stunner. It begins to impress as soon as you open the glossy black front door – the wide entrance hall runs right through to a water feature and goldfish pond that are as striking during the day as when downlit and uplit at night. The second showstopper is the main bedroom suite with bay view upstairs. The walk-in wardrobe and dressing area, with velvet seats, is a dream. The en suite in marble with oversized egg-shaped spa has its own balcony with bay view. All three upstairs bedrooms have balconies. Downstairs are a study, and an open-plan martini room that flows through a large archway to the dining and lounge areas, bookended by open gas log fireplaces. This entertainment zone, which is also open to the Kashmir-granite kitchen, leads through a series of french doors to a sunny courtyard that is half-paving, half-lawn on the north side. The cream on the cake is that the beach is just six doors away. \ Harbant Gill

PORT MELBOURNE \ 78 Princes Street Tight and challenging sites can often inspire the most interesting architectural responses. In Princes Street, just a block up from the thoroughfare of Station Pier, this contemporary three-storey house offers a raft of design features – polished floorboards, bespoke lighting, custom-designed joinery and steel columns. The ground floor comprises the main bedroom, a double garage and a study. The bedroom has a wall of built-in wardrobes and a stylish en suite with twin vanities. A stair of floating timber treads leads to the first floor, which contains the main living areas and the open-plan kitchen and dining room. Framed by timber cabinetry, an open gas fireplace with pebbles immediately grabs your attention. The living room spills onto a balcony, which is just one of three outdoor areas. The kitchen has state-of-the art features such as marble benchtops, Miele appliances, an integrated coffee machine and a mirrored splashback that enhances a feeling of space. On the second level are two more bedrooms with built-in wardrobes. They are both serviced by a bathroom and open onto a balcony and lap pool. A feat of engineering and design, the pool wraps around the right side of the building and offers spectacular views of Port Melbourne and the bay. On the top level is a rooftop garden with barbecue facilities and views of the city skyline. \ FRANCESCA CARTER

You can smell the newness of this just-finished modular townhouse. It a mere putt away from Elsternwick Golf Course, which is visible from the main-bedroom balcony. Architect Roger Brayshaw, of The Design Alliance, has a strong ecological ethos that is evident in the big, double-glazed windows and doors that flood the interior with natural light. The ground floor is cleverly designed around a central deck with glass on three sides; a carpeted living area and open-plan living/dining are on either side. The back area, served by a storage-blessed Smeg and Caesarstone kitchen, opens to the full-width courtyard fringed by camellia trees. Spotted gum floors flow from entry to the back and upstairs to the carpeted bedrooms and another lounge area. The resort-style main bedroom has a walk-through wardrobe behind the bed, an en suite with double vanity and the balcony facing Rusden Street. This 367-square-metre property also has solar (and gas) heating, zoned cooling and heating, quality fittings throughout, and a 2000-litre water tank. \ TERESA MURPHY

This Edwardian is one of just a handful that back onto a park. Perfect for families with young children, the park serves as an extension of the property and is a great place for games of cricket and birthday parties. The house presents a classic Edwardian façade with red brickwork, cream-coloured flush joints, gable ends and a steeply pitched roof. Classic period features are sprinkled throughout, with high ceiling heights, leadlight windows and ceiling roses adorning the bedrooms. Three bedrooms, all with open fireplaces, open onto the L-shaped hallway. The first bedroom has a bay window. The other two bedrooms have built-in wardrobes. Towards the back is a contemporary living room with a pebble-gas fireplace. The open kitchen and dining area flows out to the west-facing courtyard. A lock-up garage has the potential to be anything – home office, teenage retreat or an entertainment area. Upstairs is the main bedroom and en suite. There is also a studio space, which could easily serve as a fifth bedroom, and an attic. \ FRANCESCA CARTER

It’s an uplifting experience to arrive at this apartment – on the first floor at the rear of a new boutique block of five – even if you don’t use the lift. Yes, you don’t have to walk from the vast basement carpark, which is handy if you’re carrying shopping or items from the lock-up storage room. Otherwise, entering from the footpath, you admire the building’s stately appearance in a quiet tree-lined street, its immaculate landscaping, security features and generous carpeted foyer with artwork. This prepares you for its 19 squares of luxury inside, designed with the upmarket downsizer in mind. The 11-metre-long living area in smart neutrals has its sitting area to the right, alongside a gas pebble fireplace, and kitchen to the left, with walk-in pantry, island bench, Miele appliances and Emporite cabinetry. The full length abuts a south-facing terrace that tucks around each end. The main bedroom has a balcony and the second has a treetop outlook. Each has a sophisticated tiled en suite. There’s also a laundry, a powder room and a fitted study near the front door. \ JACQUI HAMMERTON

ELWOOD \ 108 GLEN HUNTLY ROAD In an area ever-popular with young families, this distinctive new townhouse has a bold exterior, six-star energy rating and high-end detail throughout. The property is on the favoured beach side of Nepean Highway, within walking distance of schools, parks and Elsternwick station, and surrounded by shopping and restaurants. From the street, the house and its adjoining twin – where the architect resides – nestle within a broad, dark frame of zinc cladding, behind triple-glazed tinted windows. The front living room faces a garden planted with native grass and silver birches. At the rear, the family/dining zone has a view of a small lawn and bluestone paving, beyond which is a stylish double garage of glass and brick that is accessed via the rear lane. At the core of the house, the elegant kitchen features Miele appliances, Carrara marble benchtops and 2pac cabinetry. Upstairs are three bedrooms and two opulent bathrooms (with Italian porcelain tiles), plus a walk-through fitted wardrobe for the main bedroom. The unusual and flexible floor plan, with a staircase that is carpeted at the front and has floating treads at the back, gives full-length access without a complete hallway. Zoned heating and cooling, solar hot water, sunblock blinds and natural light through skylights and highlight windows contribute to its energy efficiency. \ JACQUI HAMMERTON

If you love period homes, this beautifully renovated Edwardian should tick all the boxes, combining the charm of yesteryear with modern glamour and loads of space on one level. It even has a cloakroom, which was once the meat-curing pantry, with underfloor storage that was an early form of refrigeration. Every part of the property is gorgeous but perhaps the backyard cabana with outdoor kitchen is the place to be on a glorious day: looking over the pool and sloping verdant lawn is perfection, really. Indoor dining is pretty special, too, with a stepped alcove looking out to the pool and french doors to yet another entertainment space. The spacious family lounge with gas log fire can open right out to this deck. With a designer kitchen, a study, another lounge at front, glamorous bathrooms with bespoke mirrors, floors of Baltic pine and Fibonacci stone, and fabulous Schots lighting throughout, this 859-square-metre property has it all and so much more – and a great spot near Hampton shops and the beach. \ TERESA MURPHY
